The walls are so thin and there was a two inch gap between the floor and the apartment below me so that let every soundbof all my neighbors. come up. that I could hear thevoice of the phone conversations of my neighbors the property management just told me to ignore the noise. It turned out that one neighbor fmy neighbors was a front office employee of the property manager. The staff is extremely rude and incompetent. Most of the maintenance staff has to do numerous jobs at the same time: the guy flipping apartments is also the guy Fixing light fixtures and plumbing issues. The large windows and high ceilings look amazing but it's impossible to keep the place warm. If all you want is for a cool looking apartment that has amazing interiors but not much functionality as there is almost no storage. Give it a look. We paid the application fee and a $300 holding fee for an apartment that would be ready in a few weeks. A couple weeks later, we moved all of our belongings up from NC just to read the Ribbon Mill lease terms and find out the entire building was constructed with lead-based products. Mind you, I am 7 months pregnant and have two toddler daughters. We didn't feel comfortable moving 3 small children into a lead-based hazard that requires much upkeep and concern and shocked it was the first we were hearing of it. When we confronted Patti, she acted as if my husband was in the wrong for not knowing it was common to have lead-based construction in "all old New England homes" and denied a refund on our holding fee. We were not disclosed this information or we would not have even applied! After we discovered the lead documents, all we got from the property manager was "Yeah, it seems to be a concern for families with children." Of course it's a concern and you should disclose it before accepting any form of payment! Now currently taking it to small claims court after little to no response from the property manager. The apartments are nice though!

Do not live here! This place is awful I have lived here for 2 years and has gotten really bad. When…read moreyou first move in it seems ok but after a while you notice it is not all that nice. One of the major problems we had was with the air conditioner. When it got warm out we started using the air conditioner. Immediately after we turned it on my boyfriend and I started getting extremely sick. We told the office and said they would send someone up to change he filter. Yes, someone came up and changed the filter but it did not help. We were still getting very sick we told them again, still not very concerned but after complaining a few times someone came and replaced our entire unit. That is the one good thing they did fix it. However, fast forward a few months and I started noticing obscene amounts of mold in the corners of the windows, in the bathroom and on the sides of the air/heat unit. I clean often and even after trying to get rid of the mold it continued to return. Yet again we went to the office and told them about the issue and said we thought maybe it was because the filter in the bathroom has never been changed. They sent someone up and when we told him the issue he said, "that fan doesn't go anywhere, of course you are going to have mold". Are you kidding me!? He did not change the filter on the fan that says, "change every 6 months", and told us that we are going to have mold, basically tough luck. This is absolutely ridiculous. My boyfriend and I have had several bronchial problems and my parents are convinced it is because of the mold in the apartment. I know that our apartment is not the only one with this problem. I have heard several people talking about how disgusting it is that there is mold in all the apartments. So as you can see it is no use to risk your health to live somewhere. They continue to spend loads of money on painting the walls and renovating the laundry rooms, maybe they should worry about the mold and the residents health first. I am so happy to leave when my lease is up and hopefully feel much better.

NOTE: The new management company, called Eagle Rock, is way worse than Westgate! Just don't, you…read morewill regret it.... I don't recommend this place at all, here's a just a few reasons why... There is an inch wide crack all the way around the doors to the hallway and the wind whistles through the door all night in addition to letting in the hallway light and all the hallway smells. The hallway always smells terrible, both from people living in the building with incontinence issues and the laundry room vents into the hall. Bugs enter the apartment through the hallway door, spiders, stink bugs, earwigs... The windows do not shut tight we and the wind whistles through the windows. The windows leak water into the apartment during a rain storms. Birds live in air conditioner and wake you at 4 AM. Outdoor lights in the courtyard never go off so they shine in all night. KITCHEN: The kitchen sink was installed with very cheap fixtures that lacked gaskets so water leaked down under the sink. The dishwasher leaves debris on the dishes so every load needs to be rinsed off. The garbage disposals are ancient and don't grind. If your unit has a washer/dryer... the washer tears your clothes and the dryer vents INSIDE causing massive dust in the apartment. The stove also vents inside, putting grease everywhere. Other people have said this -- they raise the rent - a LOT, every lease renewal!

I lived in a studio from 2007-2011, which had a hallway, huge closets, and a humongous bathroom. The grounds were kept immaculately and the location was sheer perfection. Maintenance were very friendly gentlemen. When my fridge stopped working, they were quick to replace it with a newer one. When the ceiling fell out in the kitchen, they fixed it too. I used to walk to Stop and Shop, CVS, Dunkin' Donuts, and Boston Market all the time. The Chinese restaurant, Tasty, was a delicious convenience for me. They would throw two parties a year; a holiday and a summer cookout! The leasing office for the most part was very nice to me, except when I tried to negotiate the price. A bus stop is in front of the complex in case you don't have a car. The one-star deduction was for the price. These are very, very expensive apartments. The starting price for the studio is about two hundred dollars more per month than my last year rent. For the price, they should include a hot tub in the pool area and built a gym in the basement. Though I felt like I had no disposable income when I lived there, I felt it was worth living in a safe, convenient and beautiful place. I moved out solely because I could not afford (and I had decidedly to move in with my boyfriend). I do recommend Westgate if you make lots of $$$$$, but don't want the commitment of home ownership. Westgate was a wonderful experience for me.

You are also REQUIRED to tell them 2 months before the lease is up that youre not resigning or they charge you 20% increases PLUS 250 a month. Giving 2 months notice in this economy is virtually impossible. Especially since the lease says absolutely nothing about them being required to let me know if rent is raising or lowering at that 60 day remaining mark. My biggest frustration is them requiring you to run hot water ALL NIGHT so THEIR pipes dont freeze and then they will not reimburse you. Using my money to save their as*ess from having to repair something. Not to mention i had to reach out 3 times before receiving my lease paperwork. Management never picks up the phone, i will call and no answer. Then 5 seconds later when i walk in the door theyre all just sitting on their computers. Dont let the new shiny counters and "amenities" fool you. Youll pay 2000$ for an apartment slapped together in a month. Also its been two years since that others persons review and the dumpster is still a disgusting mess. The residents dont care, dog poop and pee everywhere too. Literally trash left everywhere next to the dumpster. When going on a tour, they'll tell you that they plow bright and early so there's no need to worry about that, but all they do is the one strip in the road and block your cars in. They never clear out the car spaces so there are mounds of ice in between each car. If none of this matters to you, its a good place to live and its in a good spot. If these things do bother you, look elsewhere

- I DO NOT LIVE HERE -…read more This review is based off the tour I had the other day and will hopefully answer some questions for future residents. Within a week of my tour request, I had 3 different voicemails from 3 different leasing agents trying to schedule with me. Our appointment was at 3pm, and our leasing agent was 10 minutes late. I don't think she ever introduced herself, because I don't remember her name. She also failed to acknowledge my partner and only addressed me. Turns out she's only been with the company for two months. She never asked me for any ID, even though the desk sign said it was required. OK. I gave her my price range and she took us on a golf cart to tour ground level, basic one bedroom. It did look outdated and had carpeted flooring. Then we drove over to see a two bedroom. Neither of the apartments looked like any of the images online. I asked to see the renovated one bedroom that was online. Looked much better, but the price was over $2000/month. False advertising using the basic apartment prices for the updated ones. The application fee is $50 per person. Utilities are NOT included. You have to pay an annual fee for the amenities. There are monthly garbage disposal fees, as well as a monthly $5 admin fee. The leasing agent only told me this because I asked... There are also annual and monthly pet fees PER pet. We were never shown the club house or gym, so I can't speak to that. What I can say is the club house had a boarded up window due to it being broken the day before by kids residing in the complex. The pool looked clean to me. All units have a washer and dryer. Maintenance is based off a work order system, with emergency requests taking priority. Pest control is onsite weekly to maintain the property. There are car ports you can rent for $50/month that have surveillance cameras. We saw some pretty expensive cars on the lot. The leasing agent told us to keep our doors locked. I asked the agent about safety in the area due to the mixed reviews about the complex. She said she knew nothing about the reviews and asked me what I meant. Huge red flag in my opinion. How can you sell a product you haven't researched? Anyways, I told her what I read (that residents mentioned roaches and shootouts) and her only explanation was that a new Jewish management company out of New Jersey (I think) took over a year and a half ago and have been working on changing things. However, old residents from prior management who "let anyone live here" (her words not mine) still reside in the complex. She says they deny many applicants weekly now in order to improve the complex standards. I asked her what the minimum credit score was for acceptance, and she couldn't even answer the question. I can't speak on the minimum requirements for having an application accepted. Overall, this place seemed very, very overpriced. I understand that is the market now, but nothing is included in this complex. It's base rent + everything, even if you don't want to use their amenities. AND you can't guarantee safety? Good luck.

In 2014 my rent was $1230/mo, in 2015 it increased to $1245/mo in 2015, with heat and hot water included. I paid $35-$65/mo for electricity (Eversource), and $35-55 for internet (Comcast). The living room had a wall-unit A/C which kept the living room cool, and with fans to help air-flow kept the upstairs cool. The basement kept naturally cool in the summer. (My basement sliding doors were in the shade from 10am on.) In the winter, the basement was a bit cool near the outside wall (socks were necessary), but otherwise the apartment kept very toasty. The staff were very helpful. I locked myself out 3 times (during office hours) and each time they very promptly drove over with me or lent me a key. After that I did make a copy of my key, which is allowed. If you lock yourself out when the office is closed, it's a $50 call to the locksmith. The online bill payment system is great - responsive on computer and mobile, and very easy to use. I lived in the apartment above the row's furnace, etc. and one night it started making weird clunking noises. I called the emergency maintenance phone number and they got someone over to repair it within 90 minutes. My neighboring residents were a stable presence. There was a college-aged couple, several older couples, and at least 2-3 families with young kids in our row. I saw only one of them move out in my 2 years there. There were maybe 1-2 moving trucks a month in the larger vicinity that I saw, but in general, turnover didn't seem particularly high for a large community of rental properties. Also, the soundproofing between apartments is excellent. I never heard my neighbors unless they were vacuuming and we both had our windows open. The gym at the clubhouse is available to all Santini residents. It was always kept neat and clean, and it's 24 hours. I went at random times, and in general there would be 0-5 other people there. Enough to be friendly, but not crowded and no fighting over the machines. Snow-plowing was always very prompt, especially salting of the steps. They clear out the visitor spaces and then everyone moves their cars there so they can plow the main parking spaces. It would happen at 8 or 9am, so not compatible with sleeping in, but worth it to have a nice clear lot. Trick-or-treating is also nice. You grab a sign from the office during October, and on Halloween if you want trick-or-treaters, you put it on your door, otherwise you're left alone. Kids from the complex and other nearby complexes come around, so it's not an overwhelming amount of kids, but enough to make it satisfying to give out candy. I did sometimes find some house centipedes in the basement as the weather turned cooler, but they are harmless. Also, while some areas of grass are nicely maintained, my back area was a smaller strip that got less attention, and did become a bit dry and weedy during the high months of summer. The kitchen was a bit small in terms of counterspace, but it was manageable so long as I didn't let the dishes pile up. The shower drain also had a weird design that made it a bit difficult to pull out hair that accumulated. In general, pretty minor complaints. Since at least March 2014, there is a specific Model Home apartment for the Woodbrook apartments that Santini takes prospective tenants to tour. That means you don't have strangers tramping through your home after you decline to renew your lease. Overall, I loved my apartment here. The staff was friendly and helpful, the apartment was spacious (that basement!!!!!), had big windows, lots of parking space, and the gym and pool were always well maintained. I'm sad to move, but a new job in a new state awaits! 3 weeks after my lease end-date, I have received my full security deposit back with no problems.
