To put it this way, this mall is well past it's glory days. When I first moved here in 2008 it wasn't that great then, now it's gotten far worse. There are hardly any major draws to this mall now, and it's literally living off it's four anchors and a few inline stores. Having just walked though the place the other day, it's a great place to shop for shoes, because there's almost nothing but shoe stores in this mall now. Forever 21 closed recently in favor of the Central Texas Marketplace location down Highway 6 from Richland, and a large portion of the storefronts are either closed or behind a renovation wall. The food court was always kind of a joke, now it's down to like four offerings and they're pretty much okay at best. The rest of the stores are either sketchy unknowns(They actually leased space to a rinky dink indoor mini-golf course) or shoes stores like I said earlier. H&M and the former Forever 21 space, not to mention the new Vicorias Secret being built are so huge that it seems like they're just trying to fill up any dead space they can. I don't have high hopes for Richland Mall to be completely honest. CTM is has far more enticing offerings and has better direct access to I-35. Sears is probably going to tank in the next few years and when they go, I doubt they can find a tenant to fill that space. Everything would probably just go downhill from there though I feel JCPenney and Dillards can survive on their own, not sure about Bealls though. At that point I would probably just call it best to to demolish the interior portion and then build an outdoor retail park akin to CTM or even Round Rock around the existing anchors, if there are any left by that time. Having visited the far larger and far more depressing Valley View Center in Dallas about two weeks ago, they plan on doing the same and it's probably best for a dated dead mall. They would have to take some drastic measures to allow Richland to survive as an indoor mall but right now I'm not seeing it. They just need to figure out a new home for Auntie Anne's bottom line. read more
