    Rented and moved in about 2 months ago. I like this community very much. Its quiet and seems…read morequiet all of the time. My unit, though, has been quite cold. I'm in a corner unit and the cold winter temps this season have caused freezing cold temps in the condo. Have analyzed and resolved some of the issues, which are no fault of the condo association, just things that happen after the fact. Building management (Candee) and assistant manager (Corina) are excellent and really help the residents with questions and concerns and setting up for moves. Corina and the weekend desk folks are wonderful in scanning packages and letting the residents know via email that there is something waiting for us to pickup. Haven't experienced the pool yet as I moved in during the winter and its not yet open. Have walked through the clubroom and it is very nice. The gym is a nice feature, even though there aren't a tremendous amount of machines, it is still a nice touch. The pet policy of not allowing pets to walk through the lobby is a little weird. It makes the community seem like it is not pet/dog friendly. My dog is a registered service dog, so that differs from the pet policy in the lobby. Still, I try to adhere to the rules and regulations for the building itself. It is wonderful being next door to the Westin. They have a nice wine bar and patio, and I have been told the music on the patio is amazing and they have a very nice happy hour. I learned shortly after moving in that the Westin has a special price for Mercer residents if we should need to stay there for any reason. The Westin/Sheraton have a shuttle to Dulles airport and other local drop-offs. Mercer residents are welcome to use that shuttle. Parking for residents is excellent. At least with my unit rental, I have the ability to have a single space for my car in the garage, as well as a storage unit. The storage unit is extremely helpful. Lastly with regards to parking, Mercer has 50 spaces in the Westin garage on the lowest level to use for visitors or if you have a second vehicle for your unit. Its very nice that Mercer pays for these visitor spaces. Overall, this is a well run community. Everyone is friendly from maintenance to staff to the property manager and residents. Again this place is QUIET! I've seen bulletins to keep the noise down, but that must be in another area of the complex because I haven't heard or seen any commotion to complain about. I may look to purchase a unit here when my lease is up. That's how much I enjoy living here! Highly recommend if you can get in, I think you'll love living here as much as I do.

I emailed them many times and called in more than 8 times they said they have to wait for the manager meeting but they don't know when is the meeting. Problem are list as below: 1. Extra $77.25 a month of special assessments the first year and 35% price increase the next year of the HOA price. We bought a condo with Kincora last year September and agreed with $240 a month of HOA price and the first 6 months are including with our loan,for somehow this company has extra charges every month so our account was lower than balance. 2.They charge you late fees $75 a month and administration letter fees(twice a month,once $30.69 demand letters $71.23 total of $101.92 just for the letters to remind you to pay)So except the monthly HOA fee they up charge $176.92 more monthly. 3.They will keep charging you extra fees if you don't pay in full payment( including whatever fees they put and add to your bills )it's such a unfair clause that they made to just charge you more and more. 4.I got my first letters June 24th because it noticed me I need to sign for it.When I spoke to the agent she said they sent many letters and they will charge as they sent out not as I first received. From my requests I was even telling them I was living in the hospital for March and having seriously health issues til now that has hospital and doctors records that's why I missed the payments by mistake. I'm really disappointing that my community choose a Association manager that would just rob you like this,it's nice to own a home but if I know the HOA fees are everything fees they put for you would be like this I won't even choose to buy this property.

    TL;DR: They don't care about you even if their actions possibly endanger you…read more NRP hired a contracter to fix a foundation water intrusion problem on my neighbor's unit. Well, they hired three contractors. The first two were incapable of fixing the issue, then the tenant moved out, then NRP did nothing for several months as the unit was empty, and only then, in late December, when new people had already moved in did this become an issue and they hired someone. The waterproofing chemical that the contractor used caused my unit to fill with noxious fumes which forced myself, pregnant wife, and dog to leave to go to a hotel. Over 24 hours and with numerous phone calls and emails from myself and property owner, no one from NRP responded to me. Their contractor, working without a required permit from the city, forced me and my family to leave our home and they could not care less. The incompetence and disregard that they demonstrated is a warning to everyone considering working with these people. Avoid this horrible company, they do not care if their actions endanger you.

    I am reporting a couple years subsequent to the harmful, painful injury to my left great toe that…read moreoccurred when an unsecured, wobbly bollard adjacent to Midtown North fell onto my foot. The board members at Midtown and their lawyer denied any responsibility, challenged me to produce evidence that the bollard fell onto my foot and broke two bones in my great toe. They ignored my request that they investigate the possibility that the injury was recorded on a camera on the exterior of the adjacent building, and they rejected my description of the bollard falling on my foot. They did not use the noun "liar" to describe me, but they used every possible means to suggest that I was a liar. They made no effort to suggest a way in which my toe had been injured because there was no believable, logical way that my toe would have been crushed as I walked my dog along the street where the old, unstable bollards lined the entrance to the mews. Nota Bene: Immediately after the bollard fell on my toe, the number of bollards was reduced by one. The Midtown authorities apparently removed a bollard, perhaps the bollard that crushed my toe. Soon after my injury and the denials of the Midtown management and its lawyer, the falling-over bollards were replaced with new bollards. Could that be a coincidence?! Or could it be obvious evidence that there was a need to replace the former, old, unsecured bollards to prevent subsequent injuries to pedestrians and pets who could be injured by the toppling of another bollard like the one that crushed my toe and broke two bones. Subsequent to the healing of the two bones in my great toe, another condition became a painful problem. The weight of the bollard crushed my toe nail deeper into my toe and caused the permanenneed to trim the nail, left and right, that became imbedded in my toe and causing pain until being cut. Ingrown nail? No. Imbedded nail. Clearly caused by the Midtown bollard that fell onto my left foot and crushed my left great toe, breaking two bones and pushing the nail into the body of my toe. The positive news is that moved away from The Cosmopolitan, The Midtown, and Reston as soon as I was able. I feared that living there was not judicious for anyone, particularly for old people. My experience caused me pain and suffering that could only be assuaged by escaping the location of its occurrence and the people who denied me of the help for the injury that they caused and emphatically denied.     Ugghh.. The Negatives…read more We have had a hole in our wall for two months. There is a leak and engineering can't find it and they get busy and forget to deal with it. It is still there. They are in no hurry to fix it and so we have a bowl in the middle of the hallway collecting water. As far as cold showers - true - the East Tower has to have its water shut down at least once a month for a full day due to maintenance. This means in the summer - no air conditioning - a building with all windows and no air conditioning is intolerable. During these times it is necessary to fill a bath with water so you can flush the toilets. Construction has been ongoing and so the balconies were unusable for 8 months. The construction was incredibly loud and would go from morning to night - it was not possible to do a call while they removed the facade. It was not the fault of the construction crew but during construction there was very little privacy. Looking down at the pool during winter months you can see a fair amount of construction material and a Johnny on the spot... The management staff is obnoxious and unable to provide customer service. They are unable to deal with the upsets of tenants and prefer to cower in the offices and instruct front desk to tell them they are not available. I have sent plenty of emails complaining about the water leak and their response is they have not received anything. They chastise the tenants when they don't understand how to log in to their portal - there are a lot of older tenants in the building and the system is complex for them. The Positives The Front Desk staff tries very hard. There are some very nice people struggling to do a great job despite management. Kudos to them. There has been rapid turnover however they try their best. There are some fantastic people living in Midtown. There is a friendly community spirit among residents. Bottom line is this is not a luxury residence. It is close to great restaurants and goods and services and has a fantastic view. Anytime I am living in a place where I need to fill a bathtub with water to flush my toilets and have a bowl in the middle of the hallway for two months to collect what I hope is clean water does not say "luxury" to me.

I have gone through some of the most stressful situations in my life with these types of people. This company has two of the best service professionals you will ever have the pleasure of working with, Barbara and Cathleen. They have healed our wounds. The experiences that I have had with them over the last couple of years have been the polar opposite of all of the experiences I have had in the past. Some of their attributes include but are not limited to immediate service response with high-quality providers, follow-up phone calls, and personal involvement to ensure that things were done the way they were supposed to. Most of all I appreciate their enjoyable kind personalities, authenticity, and true desire to serve. I have been through hell and I thought it was just the way it is. These people have changed my perception and therefore affected my reality, They are a true blessing.

If you're any sort of professional realtor you don't post an ad all over like that and then ignore the responses. They blow it off because they aren't true realtors building relationships it's just low margin property mgt, like who cares who we stick in here we'll find another body to fill it up.
