If I could write a 0 star review I would. As a current resident under this poor pitty property management company, I would never recommend or hire these scums to do business. Starting from the very beginning of inquiring about a property, this company was very hard to get ahold of, no one answers the phones. They screwed up the "self service viewing when we fist wanted to check out the property by scheduling me incorrectly and the lockbox code was incorrect. We sign the lease and move in. They prorated us for the half of the month we moved in. They over charge us every month for $91 for sewer, and trash. After several maintenance requests, we finally got a new water heater after the old one was out of code, and completely rotted at the bottom. Every time we request maintenance on the property, it is either 1) an unlicensed company coming to work on the property who don't speak any English or 2) half -assed work that eventually caused a bigger problem that needed to be fixed 2 weeks later. We are now 5 months into living here and we get told on 6/12 we have 26 hours until we have an inspection. Ok, not a big deal, legally it's 24hrs. I take off work on 6/13 to meet this person, they show up 30 minutes after the time they told me they would be there. The inspection (just like everyone else's review) was to look for something they can charge. We had fish in the apartment (out of 3 properties we have rented from, it has never been an issue to have fish). They charged us $600 for an "unauthorized animal fee."Sure, whatever we will pay it. On 6/19 I get a text message (btw this is the only way they communicate with their tenants, if you call in they ignore the call and it will go to voicemail and they WILL NOT call you back) that an inspection happened again and the fish hadn't been removed. I told them yes, we have someone coming to buy them this weekend. I go into the payment service portal and find an ADDITIONAL $100 COMPLIANCE FEE. Not even a full week to get rid of the fish. The best part about this is...we have cameras inside our unit through Google home. My husband was home all day on the 19th for the holiday. He left the house at 2:12 in the afternoon. At 2:21 on the doorbell camera, an employee with Rese property stood outside of our door, and then proceeded to enter the property with no notice, no knock, no regard for personal property. As I know we are renters, I know we have rights as renters. One of them being that the property company or landlord cannot under Utah Law enter a unit without at least a 24hr notice. They did not notify me or my husband via email, text, phone call, about an additional inspection. Fortunately I do have a friend who is a lawyer and we will be discussing legal actions against this as a violation of our privacy and the law. I will update this review once more develops on the situation

Upon vacating the unit, we hired a licensed professional cleaning service and left the apartment in excellent, move-out-ready condition. Despite this, Maxx PM withheld our security deposit and charges us over $300, citing vague and unsupported claims of "damages" and "uncleanliness." No meaningful justification or itemized evidence was provided that would reasonably support these charges. Based on our experience, it appears the withholding of security deposits may be a routine practice rather than a reflection of actual tenant-caused damage. Prospective renters should proceed with extreme caution and carefully document the condition of the unit before and after occupancy. I strongly recommend considering alternative property management companies unless you are prepared to dispute improper deposit deductions.

They had zero grace when we lost a job for one month and planed to start eviction processes four days after rent was late because of it. They drained our savings because of all the extra fees. Now that we are gone from the company from hell, they are asking for 1100 of extra fines for things that they said were wrong.

When considering reviews on HOA management companies you first need to determine if the person writing the review a homeowner or a part of the HOA board. ACS unfortunately is the one who must relay information, dues increase, violations etc. to the homeowners that the homeowners may not be happy to receive thus ACS gets a bad rap. In all cases ACS is just following the directions they have been given by the HOA board. ACS does not determine what your HOA dues will be put rather reports to the HOA board regarding expenditures and the HOA board, who are actual homeowners, determines the dues. My advice to you if you are not happy with ACS become a member of your HOA board where you will see the quality of service that ACS provides and the difficult situations they must handle. However, becoming a member of your HOA board will require you to give of your personal time, which I find most people are not willing to do but would rather complain than be a part of the solution. Now for my experience. Our HOA had been managed by the developer for 15 years where the developer had not raised dues during that time. Unfortunately, this left the HOA extremely underfunded when it comes to replacement of common area assets. The developer left without a transition period and left use with a HOA management company that had done nothing but take their monthly management fee without providing adequate management services. Being the first HOA board made up of homeowners, none of us having prior experience in serving on an HOA board but all having professional backgrounds we quickly realized that we needed an HOA management company that had the expertise to guide us thru this situation. We chose ACS because of their experience and transparency. After terminating our contract, the old management company tried to hold our HOA funds hostage but due to ACS's experience we were able to have the HOA funds transferred to the new accounts. As a board member we can see all the correspondence between the homeowners and ACS. ACS's response time to our homeowners is normally less than 24 hours. If you are looking for an HOA management company with experience, transparency and one that will provide professional management services I would highly recommend ACS.

I have owned multiple properties in multiple states for the past 25 years. PMI was by far the…read moreworst property management experience I have ever had. As a result of the poor service I received from PMI, I was fined $500 by the HOA my rental property was in. I received several warning letters from the HOA about the condition of the yard, I forwarded each letter to PMI, and they informed me that they initiated work orders, and completed the work orders, to resolve the issue. Unfortunately, they never did the work, or contacted the HOA, which resulted in a $500 fine. When I decided to terminate my contract one month early, PMI charged me an additional $750, plus $100 for sending someone out to look at the yard, after I requested them to cancel my contract and the service call. PMI stated they were not responsible for the damage the tenants had done to my yard, and it was my responsibility. They would not let me speak to upper management about the issue. This company is horrible, I would strongly discourage anybody from using PMI to manage your property.

We trusted them to place people in our rental and they promised that they had a two step screening process for the potential renters. It sat vacant for a long period of time which was not a serious concern because we didn't want bad renters in the newly renovated well cared for home. When we got the call that a tenant would like to move in we were told that they went through all of the background checks and qualified. We were left with complete scum in our rental home that never paid a single dime the entire 6 months that they occupied the unit. When we questioned PMI about the lack of payment we were brushed off for 3 months. After multiple methods of repeated attempts to contact we were forced to start our own eviction process and that took an additional 3 months. By the time the scum were evicted we were left with destruction and garbage on every inch of our rental unit. It was pristine prior to them and completely destroyed when they finally left. This is all due to the owners of PMI lacking in ability. They are clearly out to steal from homeowners. They never attempted to reimburse us for our losses or had concern for everything that we had to go through. Don't use them! When we reached out to PMI corporate we were ignored for the first attempt the second attempt was met with a response that they are working with the local group to remedy the situation. NOTHING was ever done!

Our experience with Keyrenter Provo was disappointing. The information on their website and other…read morerental listings (apartments.com, Zillow, etc.) was not consistent with the actual property. The home we toured was advertised as having access to all three floors (including a finished basement) and a large two-car garage, but after viewing it in person and talking with management, we learned only the main and upper floors were included in the rent -- nearly 1,000 sq. ft. less than listed -- and the garage wasn't even accessible due to a curb blocking the entrance. When we asked for clarification, communication was slow and unclear. The rent price also wasn't adjusted to reflect the much smaller space and lack of garage access. On top of that, their pet/ESA approval process was overly complicated and handled through a confusing third-party site, which made the process frustrating and time-consuming. They have many good reviews, so we were surprised and disappointed by our experience. The property itself looked nice, but the inconsistencies between the listings and reality, along with poor communication and lack of transparency, made us decide not to move forward.
