In the email they sent to inform us of this, they expressly outlined to respond to the email with concerns. When we did, it bounced back as undeliverable. When we reached out via text, since email was unavailable and no one seems to answer the phone at the office, and expressed our concerns and asked for an itemized list, they ignored us for 2 weeks. I literally had to reach out several times, but they had the audacity to give us 30 days to pay or be sent to collections while making us wait 2 weeks to hear anything about what we were even paying for. Once we finally received a response, the email we got was rude and told us our apartment wasn't clean. This is objectively untrue, we cleaned the entire unit. They were charging us for things you might not even notice at a CRIME SCENE on the itemized list, and charged $80 PER HOUR for labor to clean an apartment we spent 3 days ourselves cleaning. They were very rude in their email to us and refused to budge, so we just paid them to avoid being sent to collections. Our time living there was fine, the response times were slow and I'm not sure what the management company really does aside from turnovers. Whenever we had a maintenance issue we'd have an external vendor come out, so I don't think they even have on call maintenance. The move out process was a nightmare, and they won't budge on concerns.

As a result of the poor service I received from PMI, I was fined $500 by the HOA my rental property was in. I received several warning letters from the HOA about the condition of the yard, I forwarded each letter to PMI, and they informed me that they initiated work orders, and completed the work orders, to resolve the issue. Unfortunately, they never did the work, or contacted the HOA, which resulted in a $500 fine. When I decided to terminate my contract one month early, PMI charged me an additional $750, plus $100 for sending someone out to look at the yard, after I requested them to cancel my contract and the service call. PMI stated they were not responsible for the damage the tenants had done to my yard, and it was my responsibility. They would not let me speak to upper management about the issue. This company is horrible, I would strongly discourage anybody from using PMI to manage your property.

We were left with complete scum in our rental home that never paid a single dime the entire 6 months that they occupied the unit. When we questioned PMI about the lack of payment we were brushed off for 3 months. After multiple methods of repeated attempts to contact we were forced to start our own eviction process and that took an additional 3 months. By the time the scum were evicted we were left with destruction and garbage on every inch of our rental unit. It was pristine prior to them and completely destroyed when they finally left. This is all due to the owners of PMI lacking in ability. They are clearly out to steal from homeowners. They never attempted to reimburse us for our losses or had concern for everything that we had to go through. Don't use them! When we reached out to PMI corporate we were ignored for the first attempt the second attempt was met with a response that they are working with the local group to remedy the situation. NOTHING was ever done!

I've never had such an amazing experience with being able to trust someone 110% with my property and finding quality tenants that pay the bill on time and take care of the property. Derek has helped me raise rents when needed and help keep my property 99% rented over the last 6 years. He strategizes with me about future costs so we can plan ahead, he's helped my determine when is the best time to raise rents and he's always been spot on and HONEST! I own another property that Wasn't managed by Derek and I had problems with something every 2 months or so. After 18 months of giving second chances I finally fired the property manager and hired Derek. It's been 13 months since the switch and I've had happier tenants and made a much better return. Again 110% positive experience. Because I've had such a positive experience with Derek, I decided to ask him for referrals out of state for a property I was looking at managing and he helped me out there too. Last note, I hired derek as a real estate agent and out of all the properties I have purchased this has been the best experience I've ever had. He's responsive and updates when he doesn't need to update. He tells me when a property looks like it has issues and let's me know when he would pass. Not too many realtors would ever do that. Derek must make all of his money as a property manager by sending out warning letters and fines. I have lived in my home for 3+ years and have had a great experience until Gorilla Rents/Maxfield has taken over. I am about to hire an attorney because I feel personally harassed by this company. The home we toured was advertised as having access to all three floors (including a finished basement) and a large two-car garage, but after viewing it in person and talking with management, we learned only the main and upper floors were included in the rent -- nearly 1,000 sq. ft. less than listed -- and the garage wasn't even accessible due to a curb blocking the entrance. When we asked for clarification, communication was slow and unclear. The rent price also wasn't adjusted to reflect the much smaller space and lack of garage access. On top of that, their pet/ESA approval process was overly complicated and handled through a confusing third-party site, which made the process frustrating and time-consuming. They have many good reviews, so we were surprised and disappointed by our experience. The property itself looked nice, but the inconsistencies between the listings and reality, along with poor communication and lack of transparency, made us decide not to move forward.
