Upon vacating the unit, we hired a licensed professional cleaning service and left the apartment in excellent, move-out-ready condition. Despite this, Maxx PM withheld our security deposit and charges us over $300, citing vague and unsupported claims of "damages" and "uncleanliness." No meaningful justification or itemized evidence was provided that would reasonably support these charges. Based on our experience, it appears the withholding of security deposits may be a routine practice rather than a reflection of actual tenant-caused damage. Prospective renters should proceed with extreme caution and carefully document the condition of the unit before and after occupancy. I strongly recommend considering alternative property management companies unless you are prepared to dispute improper deposit deductions.

They had zero grace when we lost a job for one month and planed to start eviction processes four days after rent was late because of it. They drained our savings because of all the extra fees. Now that we are gone from the company from hell, they are asking for 1100 of extra fines for things that they said were wrong.

Our association's experience with ACS was deeply damaging, both operationally and relationally. From the start, the company's leadership demonstrated an alarming lack of professionalism and ethics. Their conduct created conflict and division among board members, undermined collaboration, and eroded trust within our community. Rather than supporting sound governance, ACS repeatedly fueled tension and made decisions that favored control over transparency and compliance. During their tenure, the company failed to honor multiple written and verbal commitments, ignored homeowner concerns, and supported board actions later shown to be inconsistent with our governing documents and Utah state statute. Communications were often unresponsive or dismissive, and legitimate issues affecting safety and fairness went unaddressed. The result was years of unnecessary conflict, financial waste, and community polarization--harm that still reverberates long after ACS's departure. A property management company should strengthen a community, not divide as ACS did with our community, in my experience. If your board values integrity, responsiveness, and respect for homeowners' rights, I strongly recommend seeking another management company.

I have had so many issues with them raising the HOA dues and now they hired an attorney and are pretty much forcing me to pay a large amount because "I am past due". How can I be past due if you never let your residents know? Make it make sense.

If you don't want a negative reply back for your own diligence, then be an adult and give respect. If you don't like someone because management wont allow anyone to get away with nothing that no other tenant can get away with, then maybe you shouldn't rent from anyone but your parents. I have seen a lot of ppl come and go with tenants blaming the management when its black and white in the agreements and if respect and communication came from the ones who have horrible things to say, then maybe its not RESE management however its your own problem that no company nor human should have to carry in their own shoulders. COMMUNICATE, DOCUMENT IT, REPORT IT, PAY YOUR RENT ON TIME WITH NO EXCUSES and the property managmenst would be more willing to work with alot of your poor sorry me ego. Waited 8 weeks to get our deposit back and only after calling and texting over 20 -30 times . Over the 8 weeks , Then charges us to send half of our deposit back .We left the house immaculate. Mowed the lawn made a sure weeds we're pull etc ... they charge us 500.00 to fix a gate that was broken when we moved in and to fertilize and mow the lawn which we did before moving out . Any nit picky thing they could find so they could keep our deposit .. I would recommend you steer as far as possible from this company .     Our experience with Keyrenter Provo was disappointing. The information on their website and other…read morerental listings (apartments.com, Zillow, etc.) was not consistent with the actual property. The home we toured was advertised as having access to all three floors (including a finished basement) and a large two-car garage, but after viewing it in person and talking with management, we learned only the main and upper floors were included in the rent -- nearly 1,000 sq. ft. less than listed -- and the garage wasn't even accessible due to a curb blocking the entrance. When we asked for clarification, communication was slow and unclear. The rent price also wasn't adjusted to reflect the much smaller space and lack of garage access. On top of that, their pet/ESA approval process was overly complicated and handled through a confusing third-party site, which made the process frustrating and time-consuming. They have many good reviews, so we were surprised and disappointed by our experience. The property itself looked nice, but the inconsistencies between the listings and reality, along with poor communication and lack of transparency, made us decide not to move forward.
