I moved into a home that the a/c was broken/not efficient and no heater as well as some electrical issues that were never checked out. James Tan and Rosanna Mao take no responsibility and James suggests I close the vents to most rooms to get efficient air flow. I have spent $20K on their mistakes and even the seller pitched in because I was screwed over and the broker, James Tan is offering a very small amount that doesn't even pay the attorney fee's, that I had to get to get them to take some responsibility, after they made $39,600 off of the sale and purchase from me in a months time. They have not helped and just went on with the next sale. They just wanted money and didn't even conduct business honestly. BEWARE!!! there are plenty other realtors and brokers out there.

They are a short sale company so if you are about to go into foreclosure they will help you sell your house so you don't have a foreclosure on your credit report. Now maybe they are great at this I don't know but this is my story. I went to make an offer on a house (3205 Kinlock, Plano, Tx) that was originally listed at 189, then one-two weeks later went down to 179 then one week later went down to 159. Now I didn't know the entire sale history when I made the offer but I did know they just dropped it 20k. So you are wondering what's wrong with the house, has to be something terribly wrong to drop the price that much, right? Well no not in appearance anyways. Beautiful neighborhood in Plano, beautiful remodel. So I made an offer, didn't hear anything for a week. At that point I was like okay it was too good to be true so let's just leave it at that. In the meantime, I did do my homework though and found out who owned the house at 3205 Kinlock, Plano, Tx (Azul Group) and researched the pricing history. A week later they come back and say everyone put in your best offer because their are multiple offers. I put in my best offer which was asking price (good offer right?). Nope, they come back and say it wasn't nearly the highest offer. So you would think at this point they accepted someone's offer right? NOPE. They put it back on the market for 179. They are just playing pricing games with this house to test the market. That's great if you want to test the market but don't do it on behalf of home buyers trying to find a house. It makes you come across as a sleazy business owner. So apparently Azul Group bought this particular house (3205 Kinlock, Plano, Tx) and they are wanting to see what the market will bear. I just want everyone to know who may come across a house listed under the Azul Group that you may not want to make an offer especially if you see them playing with the listing price UNLESS you are going to offer say 20k over asking price. In addition the guy that listed the property at DFW Elite works for Azul so not sure if DFW Elite is owned by the Azul Group or not but it was never relayed to us that the two were tied together which apparently is a big no-no in the real estate biz. If you are the seller and listing company (both the same) than you are supposed to let the potential buyers know this little piece of information.

I have done business with them and they really helped me a lot. Jeremy and Keith are awesome. They help people in hardship everyday with their real estate issues. Not only that, they are experts at what they do. They don't let just anyone have radio shows about real estate. Not only did they help me, but clients of mine that I still work with today, bought a house from Azul Group about three or four years ago and had a great experience. They still love their home today.
