    My Adventures in Selling My Home…read more I was exhausted from moths of attempting to sell my home in Allen, TX when JT from Myers Home Buyers reached out. He was polite and kind and empathetic. He came over, gave me an honest rundown, and offered $342K. He let me stay in the house for two weeks while I found another place to live. With all the hassle, fees, and uncertainty, his offer was solid, so I accepted. When the closing date came around and I still hadn't found a new place, JT postponed the closing and even got me in touch with a realtor to help me secure a new home. Thanks to that cushion, I found the perfect home, moved, and never had to deal with temporary housing or stress about my dogs. All in all, Myers Home Buyers was the best option out of everything I tried over the eight months including fsbo, every investment company and two realtors. I'll admit, I was scared it might be a scam, but it wasn't. I'm real, and you can find me on social media to verify that this story is legit. I'm writing this after my move-out, and there's no gain for me in sharing this--I just want others to know that JT was a better option than any investor or realtor I worked with. I was simply wiped out and done when Myers came to my home and he treated me with respect and kindness. I'm thankful I chose them. Truly a good guy. Thank you, Myers!

Minutes after a frustrating 3 hour consultation with a realtor I got a phone call from JT at Myers that he wanted to buy my home. I was overwhelmed with joy because it was my chance to get out of it without any of the stress I was about to go through. He said he was a cash buyer and could close any time on any date - even earlier if I found a home I wanted sooner. Unfortunately that part wasn't true because the buyer they found for the home couldn't close early and it cost me a home I had fell in love with. Regardless, they had a realtor they provided me with that worked day and night to make sure I found the right home for me at the right time.

From July 2024 to April 2025, my fiancé and I endured delay after delay, miscommunication, and gross incompetence. We were pushed through four different loan officers, misquoted $10,000 on our well, and forced to make nearly 500 miles worth of trips just to handle paperwork that should've been streamlined. Their utility "expert" placed our septic in the worst spot on 11 acres of land, right behind our bedroom window and over tree roots that now require removal. Our home delivery was delayed repeatedly due to permit oversights. When it finally arrived, the trim-out crew was late, careless, and the workmanship was abysmal: mismatched caulking, chipped cabinets, damaged floors, a missing custom door, and two defective freezers, one of which they left with a handwritten "broken" note. Every step of the process was riddled with errors, delays, and indifference. We spent $271,000 and got treated like an afterthought. Their definition of "factory standard" is laughable, if you want quality or accountability, look elsewhere.I regret ever setting foot on their lot. Please learn from our mistake.

From start to finish, they made the entire process smooth, stress-free, and genuinely enjoyable. When you're building a new home, challenges will come up, that's just the nature of building. It's unrealistic to think you won't run into any issues or things that need to be fixed along the way. What makes all the difference is how your builder responds to those challenges, and that's exactly where our builder shined. Seth never made us feel like we were being too picky. Every concern we brought up was met with patience, professionalism, and a clear commitment to getting things right. He validated everything we noticed, big or small, and resolved every issue quickly and thoroughly. When challenges came up, Seth always had creative, thoughtful solutions that made us feel confident we were in good hands. Even after we closed on the home, Seth continued to support us without hesitation. We didn't have to jump through hoops or fill out paperwork, and we didn't have to do a lot of extra work just to get help, often a quick text was all it took. Unlike the horror stories you hear where builders disappear once the ink is dry, Seth, and Grand Homes, stuck with us. For example, the week we moved in, we noticed a piece of flashing wasn't aligned properly and water was pouring into the yard instead of funneling into the gutter during a rainstorm. We let Seth know, and within days, he had a team out to fix it and check the rest of the gutter system just to be sure. That kind of follow-through is rare and speaks volumes about Grand Homes' commitment to quality and customer satisfaction. I've just had to replace both cheap Rheem water heaters that continue to fail out of grand homes two year any thing goes warranty, 2x gas valves each unit. Hire a good inspector and hope for the best if you buy one of their homes. There's more but this is already a long enough review.

    Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.
