From start to finish, they made the entire process smooth, stress-free, and genuinely enjoyable. When you're building a new home, challenges will come up, that's just the nature of building. It's unrealistic to think you won't run into any issues or things that need to be fixed along the way. What makes all the difference is how your builder responds to those challenges, and that's exactly where our builder shined. Seth never made us feel like we were being too picky. Every concern we brought up was met with patience, professionalism, and a clear commitment to getting things right. He validated everything we noticed, big or small, and resolved every issue quickly and thoroughly. When challenges came up, Seth always had creative, thoughtful solutions that made us feel confident we were in good hands. Even after we closed on the home, Seth continued to support us without hesitation. We didn't have to jump through hoops or fill out paperwork, and we didn't have to do a lot of extra work just to get help, often a quick text was all it took. Unlike the horror stories you hear where builders disappear once the ink is dry, Seth, and Grand Homes, stuck with us. For example, the week we moved in, we noticed a piece of flashing wasn't aligned properly and water was pouring into the yard instead of funneling into the gutter during a rainstorm. We let Seth know, and within days, he had a team out to fix it and check the rest of the gutter system just to be sure. That kind of follow-through is rare and speaks volumes about Grand Homes' commitment to quality and customer satisfaction. I've lived in my Grand Home for 4 years now. Most of the tile flooring has popped loose in the master bath, there are cracks in the drywall everywhere might be more than settling cracks... I've just had to replace both cheap Rheem water heaters that continue to fail out of grand homes two year any thing goes warranty, 2x gas valves each unit. Hire a good inspector and hope for the best if you buy one of their homes. There's more but this is already a long enough review. read more

Avoid Grand Homes - A Costly Regret Building with Grand Homes was one of the worst financial decisions I've ever made. Don't be fooled by the model homes--the quality behind the scenes is shocking: poor workmanship, faulty plumbing, cheap materials, and terrible customer service. They delayed our closing by 3 months in 2020, leaving my family homeless after selling our previous home. We moved into a house with multiple issues--no A/C in one bedroom, a leaking dishwasher, broken fireplace, cracked driveway, and a misaligned stairway. I am a home owner with grand homes at Walton ridge located in Corinth, and I cannot express how frustrating and regretful it has been owing a home with grand . The moment after you sign that contract to own the home, they show you their true colors of poor customer service and unreliability. The low quality homes built with everything literally falling apart after living in the home for a year is a topic I will not even elaborate on here. But what is most baffling is the ill customer service , unreliability, disrespectful employees from their maintenance department to the sales department ( one exception is Courtney with sales, she has been the only respectful, reliable/ helpful person in my opinion). Almost everybody else that I have contacted/ spoke with over the phone have always been very disrespectful, condescending and dismissive about out complaints. Interestingly they will always follow up with a text message that is well scripted and professional which is in contrast to the tone and response they give when you speak with them over the phone ,in order to keep a clean track record of their deeds. My most recent encounter was on 6/23/2025 with someone named Gary, apparently the sales manager. I contacted him, getting his number, from the customer service department, in regards to a complaint I had about the builder office. Our home is right next to the builder office and our dining room space has large glass windows facing the builder office. The office has maintained this space very poorly. The builders pour their cement right next to our window , where we seat daily to eat our meals. We have been patiently watching this go on for a while now and there seems to be no solution or regard for us, their neighbors ,sitting and staring at this pile of unkempt dirty water in this area. I contacted Gary to ask about who the right person is to launch this complaint and what is Grand's plan on keeping this area clear , which clearly seems to be a HOA violation. He was very rude in his tone and dismissive to my complaint and said grand has nothing to do with it and it is our responsibility to extend our fence if we do not want to stare at the pile of mess on the builders yard. Also he added that this is clearly not a HOA violation. I then told him that clearly it is and it is bad customer service and not a good neighbor etiquette. He followed up with this conversation with a well scripted text message about following up with the matter, a tone that was very different from the conversation we had on the phone. In the past we have also dealt with maintenance being rude and very unprofessional in terms of dealing with our complaints. Another specific example was with a guy called Terrel, and another lady, I do not remember her name. In short, we wrote constructive feedback on the annual review sent to us by grand, we had complaints about dealing with maintenance and the services they provided. Terrel and this other lady came to my home and literally verbally attacked us for dropping a bad review for them, I told them there was nothing personal about the review but it was how we felt and if they do not want us being constructive on our feedback, then maybe they should not send us a review to complete because I will not sugar coat our experience with the company; and that was the last time grand ever sent us a review to complete about the company. We also had another terrible experience with warranty, we spoke to a guy named Mike about an issue and the experience was pretty much the same, same condescending tone, disrespectful and dismissive, followed by a nice text to get a beautiful paper trail. Avoid this Grand Homes builder at all cost. Our house was built by them. In order to make up the portion of the foundation that does not support the brick wall above, they were supposed to add additional concrete so the brick wall is fully supported at the corner and not suspended in air. But instead, someone put a coke can in the corner and just put mortar around it to cover it up. Called the company, and the warranty officer said it already passed 10 year warranty so there is nothing they can do about it. Talking about "Made in Ameria." What a shame. Grand homes is a developer in Plano/Dallas/Fort Worth area of Texas. They have the most beautiful homes I have ever walked through. My sales consultant was Mike and he was proactive in serving me to go through the details to answering all my questions. The properties get bought out and half the homes in the community looked readily built and in full live in condition. Buyers should beware that there are significant add on costs to the base model homes including adding bedrooms, bathrooms, bathtubs, garage space, and anything else that is not the basic walls and flooring. Think of it as 2x to 3x the cost of the base price if you truly want a fully customized home. read more

We but a house of Grand Homes and have been a nightmare, what they show you vs what you buy are two different things. The issues start from the 1 day we moved staring with the Air condition that before we buy the house never work and the contractor said that was working, an after 7 month in the house still don't work, walls crack, very poor terminations and more. We try to talk with the warranty person but they look working and trying resolve the problems but don't resolve nothing and the actitud from the Administration of the company are very unprofessional that I realize that off course his people are the way there are because is a reflection of them. IF you are looking for a dishonest, pushy loudmouth with no integrity, more than questionable character and an open disdain for women, even his own wife and her family, Sam is your guy. IF you want big dogs running around and through your lot at anytime day or night, and if you enjoy being lied to for his personal gain, he's your guy. IF you want to live in a mobile where the two previous tenants died (one on the porch and one inside who's body wasn't discovered for a couple of week) and have that information withheld from you, but you are charged a cleaning deposit to move into a place with a jar of sticky pickle juice smeared on the floor that you get to clean up, a stove that is too filthy to even use, but YOU are expected to clean, even though they lied and said "that will be cleaned before you move in"...but you are charged $250 off your deposit refund, he's definitely your guy. After being lied to and told "my wife will clean that when she gets back from vaca in Florida (but she never does)," he's DEFINITELY your guy. IF you want to have to listen to repetitive "stories" of self worth and self wealth over and over, well...you get the picture I'm sure. What a massive disappointment this place turned out to be. Good evening, My husband and I met with Taylor who is the seller for Grand Homes in the Savannah community. Taylor guaranteed us that if we bought the Rivercrest home our build would look exactly like it. We then saw the model home for Rivercrest and Taylor still guaranteed us it would look just like it. She then charged us for the specific elevation for our Rivercrest to look just like the model and proceeded to presure us into giving her $5,000 for a chimney but we declined many times to later learn that the chimney was already included in the Rivercrest. The build has been an extreme and utter nightmare and now we noticed that our house does not look like the Rivercrest Taylor guaranteed us would look like for half a million dollars! Taylor nor her manager want to talk to us after an extreme amount of times we have attempted to reach them. We reached out to another seller of Grand Homes who informed us that of we bought the Rivercrest then it should look just like it and that our architect and Taylor made a mistake. We then reached out to our neighbors in Savannah who told us Taylor did the same thing to them and lied to them as well. You can easily go to our build at and corroborate the structure itself is different than what is advertised. The builder then stated that maybe the architect changed the blueprints of the Rivercrest that was promised to us without consulting if we wanted to buy that specific build, then once they gave us the changed and altered blueprints they still told us those were the blueprints of the Rivercrest from the model home that were promised to us, thus lying to us. The worst experience building our dream home. The build quality was poor and we had to stay on top of every move. Even then, their "fixes" were "Jerry Riggs." They, Grand Homes have no integrity in their builds, no care for their customers. In speaking with a VP he basically threatened us that he would buy our house if we didn't like their "fixes." One of the issues was they poured the foundation short! Meaning we lost square footage that we paid for. We are in the house now and continue to find issues that are fundamental, and beyond. Electrical, a water leak, and cosmetic. So much for executing a "dream" we worked our lives away on! This was in Parker, TX. Poor customer service. I bought a one year old home. The ceiling attic ladder wouldn't extend to the floor. They said it wasn't like that a year ago. The shower temperature was set to half the temperature and didn't get hot. They said it wasn't like that a year ago. When I checked out the screws one was stripped out. There was a hole above the fireplace for a tv mount but no power. They said that's how it was. They fixed none of the problems. Just a legitimate warning: Not a good builder to build with. My client started the build contract of over half a million dollar home in March 2017. It is still not completed after several walk throughs and several corrections on the builder's part. It is costing my client more money because he has sold his house in December expecting the new Grand Home to completed for move in as of January 15, 2018 per builder's agent. Now it is not to be closed until Feb 28, 2018 per the builder's new agent. Grand Homes builder uses the loophole of the contract for a no closing date to close whenever Grand Homes decides. Almost 12 months later from the first signing of the contract we still don't know when it is going to close. read more

We purchased our home in 2014 and since we have had 3 water leaks in our house. It is concerning that we have to issue a complaint to BBB to get the attention and response from Grand Homes. We have had 3 different water leaks since building in 2014 and moving in. See below. April 5, 2019, Dishwasher (installed by Grand Homes when built) plumbing connection leak, paid out of pocket for repair. June 16, 2019 repair of partial wood floor replacement in living room due to dishwasher leak. July 25, 2019, 5:30 PM returned home from work to find the entire house under 4-6 inches of water as a result of plumbing leak/gushing from attic. Cost over $200,000 in damages to house and household. Displaced for 6 months. *Note: July, 26, 2019 I walked to the neighborhood Grand Homes model home office to ask if they could help us figure out what to do as we were in disbelief and shock. The answer was "we build houses, we don't repair houses." June 19, 2020, (moving back in January 20, 2020 to our newly remodeled home) in the middle of a pandemic, another pipe in the attic leaked. We are in negotiation with our insurance company (again). We will see if Grand home would step up to admit they should have used master plumbers to build their houses as well as using better materials to avoid costly repair jobs. My next step is the media, TV Radio and anyone who would listen. We were so happy to buy a new home not knowing Grand Home is not as Grand as they claim to be. read more

I've read bad reviews about this builder but thought that people were just upset because of rare and not picky issues. Boy do I wish I had listened. Their warranty is a joke. If they send someone out to repair issues. The repair is not warrantied and their obligation end there. You need to make sure they diagnosed the issue and correctly fixed the issue and validate the fix. If your issue is related to a weather event, don't sign anything until the event happens again and you are absolutely sure the issue is resolved. The Grand Homes home designs and design center are good. Their ability to accommodate some customization is better than most mass home builders. And, their marketing suggests they're somewhat a premium builder. Overall, we like our home design and its location. However, we are disappointed in the Grand Homes' construction quality. I get that as of mid-2018 to now, April 2019, it is a very good time for homebuilder in the greater Dallas area. Like the rest, Grand Homes is selling and building homes fast, using very busy and perhaps lower cost sub-contractors. These circumstances, coupled with Grand Homes' weak quality control, inevitably results in a lower quality constructed home. Nonetheless, if you do buy a Grand Homes realize that YOU are the primary quality control agent. Consider hiring a building inspector that represents you if you are not familiar with the industry. It'll be money well spent. Regardless, DEMAND Grand Homes immediately fix what you notice prior to them moving to the next construction phase. For homes $500,000 or below, you'll likely get long-term value in a Grand Homes built home. Above $500,000, you'll likely find more value in a custom-built home or, more realistically, remodeling an existing home. Just my two cents. read more

Grand Homes designs beautiful homes. We really like the Downtown Abbey model in Bower Ranch, Mansfield and were prepared to sign the contract to build and put down $15,000 in earnest money. However we decided not to build the home due to "bait and "switch" sales tactics, misinformation and misleading pricing. After the mistakes were acknowledged, there was no effort to do service recovery. This made us doubt their intergrity and question the philosophy of Grand Homes' sales strategy. My review is with the Warranty Dept. My husband bought this home in Oct 2017 before we married. The home inspector found a few issues before closing and the major ones were taken care of. The minor like a screw broken on a window could be resolved after. Well...just before the one year mark we had the home inspector return because we had discovered some issues. He did find a problem with the roof, gutters going the wrong way, a plug that only works in the hall when you turn the porch light on and counter tops that have been marred by soap and water. The first warranty person was usless and tried to push us off. The second one, Rebecca, came out looked at the issues and said she would get back to us. The roof was fixed. The electric folks said they needed to get with Rebecca because to fix the plug/porch light issue required cutting into the wall and they needed her permission. The sprinkler issue was corrected. After no responses from Rebecca my husband sent an email on 12/18/18. She never responded and we found out later from one of the Managers over construction that the claim had been closed. Well we are now in an email match with Rebecca because she says the counter tops are cosmetic (NOT!!!). Cultured marble that is properly sealed does not get marred by soap and water!!! And that the screw on the window was fixed (NOT!!!). Gutters are still pointing wrong way. Gaps in front door not fixed. And electric issue note fixed. My husband bought this home based on it's promised construction. I'm beginning to wonder if that's really true. read more

I live in The Tribute where Grand Homes has many new builds.... I walk my dogs often and walk by their home sites in process and the grounds are filthy compared to Highland Homes and American Legend. Trash everywhere, debris scattered about as well as construction supplies. I would have to imagine if there is no cleanliness standard at this stage, what kind of finished product can a new buyer expect to be getting?? All my neighbors complain about the lack of quality and integrity at Grand Homes... So glad I dodged that bullet, you should probably too! read more

My Realtor, Wife and I had a terrible experience with a Grand Homes sales agent. The agent was dishonest, unresponsive, and the service was all around disappointing. The situation was so horrific that we reached out to the regional sales director and we still received terrible service. We provided evidence of the initial price that was discussed with the sale agent via text and screenshots and the local and regional sales agents manipulated documents to meet their narrative.
