    They are managing a property is in a residential neighborhood, and their tenant is causing late…read morenight disturbances. There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.

    I do not think that this company can be trusted. Avenue's site states: "Low Fee Guarantee - We…read morematch any competing proposal fee for comparable service. We won't be beat on fees." Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

The day I stopped in to start the process, I met with a young lady (forget her name) and she asked a variety of questions. She then matched me up with, Stefan Kelly. When we met, I told Stefan I wasn't under any time frame. My goal was to really find the perfect match. We worked as a team, I searched Zillow and followed other listings as well. I started out wanting a bungalow or some type of small house. Then I started looking at condos, as a possibility. Once I did that, I knew I was on the right track. Once I found the one that meet all my needs, Stefan and the Garcia team made it a reality. So, if you're looking for your first, or a new dream home, I highly recommend Garcia Properties.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

When they worked for me as my property manager, I requested a phone call to discuss questions that I had and I waited MONTHS and in the end QDM reps Josh Mariconi and Emily Love NEVER returned my phone call. I don't think they have the attention to detail that someone who made sacrifices to procure investments deserves. There was a minor repair done on my property and because it was under $300 they did not apply any scrutiny to the repair. They didn't even send me a picture or anything so I would be assured that the property isn't looking kitchy. They didn't take a picture of the problem or share a description with the problem with me like my other property management companies do so that we know the complaint is valid. When I changed property management companies to Courtney Clendenin at JJK Realty so I could get proper support it felt as though they were trying to spite me by not immediately returning security cameras and by sending money back to the state instead of paying out my rent timely. In one embarrassing event, Josh Mariconi accidentally texted me a conversation he was having about me behind my back. That was very trust breaking. I don't think they're aware of the laws about security deposits which is frightening. They took my tenant security deposit and made a bunch of deductions to it including management fees, water, inspection permits and then they told my new Property Management company that they sent me the deposit. There are legal reasons for deductions to be made for a security deposit and they don't seem to follow those legal reasons. Finally there were so many mistakes on the invoices that they later tried to correct that it's hard to know if they're being honest or taking you for a ride. It's just confusing. If I could offer the company a few pieces of advice I would definitely say if you have your owners hold a security deposit - don't make illegal deductions from it. Second I would say I waited over 2 months for a phone call and that is not acceptable. Put yourself in your clients shoes. Third, apply scrutiny when work orders come in and be open and candid with the owner as well because it's so trust building. Fourth, make sure you're invoices are clean and your free as much as possible. I'm not new to investing and I am very grateful to the property management companies I have all over the country who show me respect in these ways. I explained to them, that a loan I owed on ha s nothing to do with previous rentals. So she Claimed to have reopened my application but never did contact me back. When I called back, one female refused to tell me why I was still denied and would not tell me the person name she said worked on my application. it has been over a month. I still have not gotten and information, email, or letter about my app. I want my $50 back. I did not get the service I paid for. Your just taking people money and not trying to help them

As a military spouse who has been sent to live back and forth CONUS and OCONUS for the last 16 years, I trusted them to manage my property while I was away. I naively thought that because I never heard much from them that things were going well and the home was being taken care of. Lesson learned even though I asked for mid lease inspections and was rarely alerted to any issues. What I discovered when the last tenant moved out abruptly last year was that their vendor had not fixed a roof leak and the tenant was fed up with living in inadequate conditions and unresolved maintenance requests (of which I have no access to and was never made aware of). When I asked Joe how something as big a roof leak could go overlooked (the job sent to a vendor but never completed) he completely lost it on the phone, yelling at me, talking over me, and basically telling me that because I didn't have a high value property, I wasn't worth his time and it was more of a hassle than it was worth for him. Nice thing to say to someone who has trusted you and provided you their business for nearly 2 decades regardless of the property price point. I was stunned. When I tell you I've never had someone be so rude and belittling over the phone toward me when supposedly acting in a professional capacity, I am not exaggerating. I should have changed agencies then, but they all seemed to have horrible reviews and I figured the "devil you know is better than the devil you don't" and I requested to only deal with one of the other agents in the office from that point forward, who happens to at least be polite and professional in all my dealings with her. I realized I could no longer trust their management and brought in outside vendors who pointed out issues with fascia, gutter, drainage, plumbing...the list goes on. Fast-forward to now, 20k in repairs after getting neutral eyes on the place, I have a new tenant who happens to do construction work and is pointing out other issues with the home that should have been addressed during the transition between tenants - missing garage door openers, lights not working, missing fire alarms! After he put in a number of maintenance requests, they decided to terminate my contract, which to be honest I'm grateful for and should have initiated myself last year when Joe crashed out and gaslit me on the phone over a simple question about their oversight of maintenance requests. In his email terminating the contract, Joe stated he's "committed to supporting a smooth and professional transition. Over the coming weeks, we will finalize all outstanding responsibilities and provide you with any necessary records, reports, and assistance to ensure continuity." We shall see...

    These people are thieves. They stole better than half of my $2400 deposit by making up charges…read more When asked, they refused to provide pictures of supposed conditions they claimed existed even though I had the rental property professionally cleaned when I vacated. They refused to fix property damage due to storms and hail until I threatened to sue them after repeated requests. In short, they are the worst people to deal with I've ever been associated with and I wouldn't rent a dog kennel from them.
