So it's more family oriented, but everyone stays to themselves and minds their business. Keeping a nice and quiet neighborhood. The best part of it all is the property manager, Anna is super helpful and caring. She handles business and has always been their to answer my questions and solve any issues I'm having in a timely matter. She's very reliable and I enjoy talking to her. I can't say that about other places I lived at. The apartments are older, but I love the addition of the fireplace and the windows in the kitchen, bringing in all that natural light. I honestly can see myself staying here until we get a house. Because in my opinion a house is the next best thing. You won't find another place like this in visiala. The area is nicer, yea. we stay on a busier street, but the fact that it's it gated is AMAZING. I feel safe here, and Anna makes this place feel like a neighborhood she involves the community. I like coffee and donuts. Raffles, I mean, it's been great, and I have only been here for a few months.

The site manager speaks to you like you're dumb when you have an issue she hasn't taken care of and the management company representative is unreachable at all hours of the day on any given day. They play trickery with your lease after you sign it and add on other charges you have to sign off on on the day you are ready to move in. Don't move here. It's a headache.

They come off as nice but are very condescending. We left the apt. As we received. We requested a pre move out walk through to prevent future issues with our deposit and still they charged cleaning fees. Whilst Cynthia kampen and Maria Canizalez inspected the apt. my husband asked if everything was ok, they said yes the only thing that needed cleaning was the blinds in the living room (which I gone back and cleaned) They even crossed over the move out cleaning fee and handed it to my husband. The next day my husband and I drove to the office and returned the mail keys and fob cards, we even left the apt open with keys inside for final inspection. Cynthia stated everything was fine and that we'd be receiving the deposit in the mail. My husband ran over back to the apt. And returned the apt keys to her. She herself declined walking over to the apt for final inspection. I'm assuming it was bc she was by herself in the office that day and didn't want to do it by herself or they had intentions to keep that deposit from the get go. I called the office and spoke to Cynthia as to why they deducted from our deposit she said it was for cleaning even though they had already stated everything was ok. Then she continued saying she didn't do the pre move out inspection which she lied bc her and Maria had indeed inspected it. Lie#2 she stated they charged bc they had to sanitize the apartment? 285 dlrs ? Then said they had to take the plastic off inside of the fridge compartments?? Our lease contract said it had to be adequately cleaned unless it was beyond wear and tear then they'd deduct accordingly so I guess the chose the maximum fee? I took photos and video of everything, even behind appliances and in every drawer and still we were charged. I gone a step ahead and called Royalty cleaning and asked if they had photos of any damages . Adriana answered confused and mentioned they hadn't gone to the apt and that as soon as they walk up there they'd take photos to see if there was any deep cleaning needed. I asked if she could forward me the photos but never received anything back. They were questioned by royalty cleaning so Cynthia gone back and took photos herself after everything was supposedly cleaned and emailed them to me everything was the same as I left it (clean)Lie#3. No tenant should be charged for so called "sanitation" it's not a coincidence that others have complained for the same issue. At this point it's not so much the money wrongfully taken from us but the malicious intent. Also, lastly there are always random ppl who don't live there going into the swimming area and gym room.

My only concern is I see that young lady always on foot but the men on golf carts? Even in blistering hot weather she was always on foot..... I remember a couple years back the other cleaning person would use the golf carts but she doesn't? It kind of makes it seem like discrimination if I am being honest. I have talked too a couple of my mother's neighbors and they all agreed it seems like they are discriminating that young lady. Could it be the way she looks and dresses? I'm not sure but it doesn't seem fair for her too be the only person on foot. We did come up with a solution. By the time it starts raining and she is still on foot in rain we will set up a GoFundMe account too get this hard working lady her own personal golf cart.

Two car attached garages with remote. All appliances including full size washer and dryer. All apartments have small patio sitting areas with low water shrubs and plants. There is a common area with bbq's, dog park and small putting green, gym, pool table and community room with small kitchen. On site management/maintenance and 24 hour emergency maintenance service. The majority of the residents are seniors, and they do allow pets with a pet deposit. Located close to transit points for the city bus. I moved across state and this was the property that I decided upon as it was in my budget so I thought until my 18 wheeler moving truck showed up weeks later. What I thought was $2200 a month for a three bedroom ended up being $2400! No reason for the sudden increased rate! My plan was to rent for two years and move on from there as I got to know the neighborhood! Moving into Visalia Vintage was the greatest disappointment and decision that I ever made! Not only was I discriminated against due to my ethnicity, age and sexual origin. Rental rates were not based upon your income but more of your sexual gender! Caucasian men were given preferential treatment! My apartment was used as the model for the property and sadly so many potential renters were denied an equal opportunity due to their ethical background! The leasing manager at the time was a black African American woman who has since been terminated for many alleged reasons including but not limited to allegations of exploiting residents, allegedly stealing from the company! This same individual would take it upon herself to enter my apartment without my permission! She would open my mail and let me not leave out the fact that she would constantly show up at my apartment begging for snacks and drinks! She claimed to be my best friend yet she blatantly lied to me and lied on me! I was dealing with a faulty part on my air conditioner until. I was supposed to be reimbursed once it was fixed after two years of waiting for her to call the vendors! Every vendor report was denied by her specifically! My bill racked up to $5000.00 and this so called friend did everything to deny what she had promised me that Manco Abbott would take care of the bill. Manco Abbott refused to pay anything on the bill as a billion dollar industry! For this reason and many others, I would NOT recommend anyone this place! I would not recommend nor refer anyone to this racist leasing company! After all of my efforts in pointing out the obvious unprofessional behaviors that were happening within the company, you would think the company would be grateful for someone like myself! Not at all!!! Just I'm glad that the former leasing manager was terminated! She never once did anything for the residents of the property! There was nothing like monthly gatherings! So much for Holiday parties! She'd purchase enough food for 4 when there were 40 in attendance and don't think for once there'd be anything left over. Her boyfriend or roommate of ten years would make a mad dash for the door with anything edible if there was a crumb of leftovers! To all the alleged coworkers that suffered SA at her hands, you're not alone! Her behaviors continued throughout the premises of Vintage Visalia maintenance as well as alleged residents single, married it didn't matter! The alleged inappropriate conduct was reported to upper management! Sadly, if you were a victim of prior abuse, I would do something about it!!!!! No one should ever have that much authority over their co workers, maintenance and the like!!! There's a lot of sick people in this world! Both mentally, physically and emotionally!!!! Allegedly what I witnessed was more like a disease of another kind!!!! I was used as the escape goat!!! Unknowingly, until it was bought to my attention!!! Also, In case anyone didn't know, if you refer a someone to any of Manco Abbott properties and they sign a lease, you are to receive a $500 bonus! Sadly, with all my referrals, I never saw one penny! I guess allegedly she benefited from those funds as well. I guess it wasn't enough when she allegedly would help herself in borrowing alleged water, paper towels, coffee and toilet tissue and let's not forget the hand soap! Let me not forget the allegations of helping herself to belongings left behind when a tenet moved out! So allegedly, you just have your boyfriend go into the apartments and help himself to the items that you wanted for yourself! Yet you would still charge the residents allegedly a clean out fee! Help me to make that make sense!!!! Despite all of this, I enjoyed the two and a half years of making new friends! I still would not recommend or refer anyone to any of Manco Abbotts properties. Manco Abbott from my opinion is NOT an equal housing opportunity environment! As an African American woman, who witnessed so much discrimination in addition to being lied to about the resident being strictly for seniors above 55 years of age was a blatant lie!!!! Allegedly, I have witnessed so many residents move out during my two and a half year lease agreement! It's sad when seniors have to choose between feeding themselves or paying bogus inflated rental fees! This is a true and factual statement!

The Property Manager Tony Montelongo is one of the best Property Managers that I have dealt with in a very long time. Safe to say that I followed him to this property from another property on Lovers Lane that he used to manage. The Maintenance Manager Eric Orozco is also very attentive to the residents needs and takes care of any issues and or concerns very promptly. I work in Mojave three days a week and these two individuals take the time to check on my Grandmother while I am away. I highly recommend this community to anyone living in or around the Visalia area. Richard Gonzales Resident since 10/2023.

    UPDATE: As if things can't be more shady; I just got billed for something weeks after I received…read morethe rest of my deposit back. This was very conveniently after this review was made. I got about 10% of my deposit back. I understood that was likely the case, via listening to other tenants as well as the other comments. They charged me around $115 for floor cleaning services and restoration. That was already taken out of my deposit. They had also already charged me for carpet cleaning with added fees. I thought to myself: alright, that's not okay-- but I don't want to deal with these people anymore so I'll let it be. Weeks later after receiving the little money back from my deposit, they send me a bill for $375. Apparently the original bill taken out of my deposit was just an estimate. Mind you, they sent me a very cookie cutter invoice with nothing other than "floor restoration"-- the total for everything being $350. They didn't deduct the $115 I already paid, then added on another $25 for carpet cleaning that I also already paid for. I just got out of surgery and literally cannot fight this nor did I want this going to collections, so I paid it. I had sent pictures of my last walk through of the apartment that looked EXTREMELY different than what the complex provided. I wish I was in a better position to fight it, but let this lesson of mine show you what every other person has been saying about this place. It's a nightmare.

Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

Instead of managing and stabilizing my building, I lost money every month and my stress level was out of control. My priors manager's communication was terrible and to make things worse they were also unapologetic and unprofessional. I think the latter may have actually pissed me off more. After my frustrating experience, I spent a lot of time researching for a better property manager. After interviewing Kendra, I decided to switch to Chambers, and the difference has been unimaginable. Kendra and her team have been nothing short of amazing. They are incredibly professional, responsive, and genuinely make me feel valued as a client. Kendra's communication is excellent, she's quick to respond and always keeps me informed. The level of service she provides has given me peace of mind, something I desperately needed. I also appreciate having Chambers PM, specifically Kendra, to serve as a resource. My other properties are in Oakland and Walnut Creek, which is currently out of their service area, so I self-manage those rentals. And any time I have question about landlording or just need a second set of eyes on a tenant application, Kendra is willing to offer her expert advice, even though those properties aren't being managed by Chambers (yet! when/if they come to the Bay, those properties will be managed by Chambers.) My tenants are also much happier now. Kendra doesn't waste any time finding reliable tenants to fill vacancies whenever I may have one and her attention to detail has made property ownership stress-free. I feel very comfortable reaching out to her whenever any issues arise because I know she'll handle them promptly and effectively. The Chambers' team are a wonderful group who are truly engaged with their clients. Kendra's informative, has great communication skills, and goes above and beyond for her customers. She actually cares about her tenants and always answers the phone or calls back right away. If I could give more stars, I would! I highly recommend Kendra and her team to any homeowner looking for a reliable and trustworthy property manager. They have exceeded all my expectations and made a world of difference in managing my property.
