Your pricing might be the market price, however there are many senior citizens in the area that cannot afford your so called market pricing. Especially your one of the few in the area charging sewage and water. read more

Avoid this apartment complex at all costs. They're nice and courteous upfront when applying for an application. But once you become a tenant, all that goes out the window. They communicate very rudely through emails and letters in the doorways. For an example, we received a "courtesy" letter from the office accusing us of making loud noises all day. Even though we had just gotten home from work (8-5). They didn't call to speak with us or to even ask if we had been home. They just used multiple exclamation points and some sentences were in all caps. Are we really getting yelled at through a letter? Very unprofessional to speak to an individual, let alone a tenant paying for this home. Bugs are a huge issue at this complex. I read previous reviews about it. I'm assuming they don't want to pay for a pest control exterminator. It was disgusting always finding cockroaches. I cleaned every night, never left food out. How could there be many cockroaches?! Please view my photos attached to this review. The bathtub has mold in between the walls. Why would they build and allow for space to be inbetween the bath and wall? Every time I'd clean it, black mold would wash down. It was unhealthy and unhygienic. If you don't get a unit with a dryer/washer hookup, you're going to hate doing your laundry at their on-site laundry mat. Other tenants are using the machines and sometimes don't get their laundry for hours. Some people would leave their laundry in a machine all day and there are already a few machines to choose from. You are assigned one parking spot, even though most households have 2-3 cars. Parking is extremely limited. If you don't find parking within the complex, you're parking out on the street. There's been quite a few car break ins. I didn't feel safe walking from the street to my apartment, especially at night when I got home from work. Don't expect to get your deposit back. At all. Our deposit was $700. Our last date was 10/21 and we left to our new house on 10/08. We didn't use the water, electricity or gas for two weeks. We deep cleaned our unit, shampooed the carpets, etc. They stated they kept our deposit due to cleaning and paying off the utilities. But we had already paid utilities and only owed money for 8 days out of 21. Last, Oak View Apartments raised the rent prices during this Covid-19 Pandemic. Some people are struggling to pay their rent now, imagine trying to pay it during these unknown times. Our rent went up from $1350 and they raised it to $1411. What kind of heartless company does that? They should be ashamed and embarrassed of themselves. Thank God we had the opportunity to leave. read more

Worst place I have ever leased with, I have lived in so many places all across California and now Washington since I move cities a lot. This is by far the worst place I have lived. Especially after they switched owners. To start: -They gave me a notice stating I received a final warning for a messy patio. I sent them photos letting them know I have never received any notice and my patio has always been empty. They responded with thanks for clearing it up to which I let them know there was nothing to ever clear up and their "warning" was unsubstantiated. -They switched companies and were going through a lot of turnover. i was working out of state for a long period of time and mailed in a money order. They confirmed it was received but MONTHS later left a 3 day notice on my door stating they never received it and I would be evicted if I didn't pay. I had never missed a payment or was late. I asked them how they got all the first few payments from the year but not the one in December. At the time a Heather took over. They left my emails unresponded, didn't return any calls and admitted they went through a lot of staff and it was either lost or deposited incorrectly but stated if I didn't pay i would be evicted. I had to pay my rent twice, months after the fact because I only kept the receipt for two months. -When it came time to renew my lease. They stated it slipped through the cracks and they forgot. Called me daily to follow up. I told them I would not be renewing to moving out of state. They gave me ONE week to either sign a 12 month lease or move out. I was so stressed and emotional thinking I had a week to leave. I went over my lease and told them it was illegal and that they had to honor my lease which stated after a year I was month to month until either they give a 60 day notice or I give a 30 day notice. They tried to argue with me until I told them I would connect with my lawyer and get back to them. They never spoke to me again and just let me ride out my month to month lease until I submitted my 30 day notice in writing. I left them a long letter, recorded myself dropping it off and sent it to them via email. The most vile, unprofessional business I have ever dealt with in my life and this comes from someone who works in Corporate America. The lack of accountability, follow up and the attempt to illegally evict me multiple times was insane. I would never have my enemy or Hitler even live here. read more

THE WORST PLACE TO LIVE. Me and my fiancé just moved in when we were expecting our first baby. We had let the office staff and property management know prior to about me going on maternity leave meaning we'd be relying on my fiancé's income as well as EDD for my income so I can bond with my baby. Any Mom who has taken maternity leave/baby bonding knows checks and deposits from EDD are unpredictable and can come so many weeks late. Keep in mind we were never 30 days late on our rent EVER and I always communicated. Even though I would communicate and be responsible about when we would be able to pay it, every month we would have a pay or quit paper on our door. I feel like I wasn't able to enjoy the early days of my baby's arrival because I was always stressed out with office staff and property management. We ended up having to pay over $300 in attorney fees that they stated they "contacted" whom we never spoke to. The Property management and office staff are so shady. We've contacted office staff multiple times for maintenance and no one ever came by to fix the issues. The office girls are more interested in their unprofessional relationship with the maintenance guys and vice versa than doing their own job.. The jacuzzi only works in the summer, it was broken the entire winter I was renting there, our upstairs neighbor would play music from 5pm-5am every night; and the bug issue is horrible. They repeatedly say they spray but come June-July your apartment will be invested with June bugs. As well as roaches, spiders all year long. There's even bugs in the lights of your apartments it is disgusting. From the times we moved in we heard and saw at least 6 fights from families yelling outside. In addition all year round, you only get at-least 10 min of running hot water anything after that it turns freezing cold. I wasn't even able to take baths the duration of me living there because the water would never stay warm. This place was an absolute sh*tbox. read more

If I could give these apartments 0 stars, I would. The first week that we had moved in we received a paper on our door saying that there was a noise complaint coming from our building. We had Only lived there for 4 days... After living there for a week, I received an email saying that my husband wasn't allowed on the premises and neither was my dog. When I signed my lease the lady in the office knew my dog was a service animal. She told me it was fine if I had him there. My husband on the other hand, I had also told her my husband was moving in and so was my step daughter. They told me that he also needed to be on the lease if he was living there. So the next day we went to put him on the lease. 10 months down the line of living here, I receive an email saying they are going to perform a background check on my husband to add him to the lease. 10 MONTHS LATER. We had roaches, spiders, and our neighbor would put her trash outside of her front door every single day instead of taking it to the dumpster. I complained about it but nothing was done. The maintenance guys are on the look out for everything to complain about. One of them actually was supposed to come inside and fix our water heater. I was in the shower so obviously I didn't answer the door and he just let himself right in anyways. It was very disturbing and made me wonder if they had ever came into our apartment when we weren't home. The laundry rooms are so dirty and very unprofessional. Multiple washer and dryers don't work and they don't fix them. The ladies in the office are also very rude. Every morning they would roll into the apartment complex with their music blasting but would complain to us that we would have to be quiet and we shouldn't disturb our neighbors. One of the office ladies had parked her car next to my husbands truck. She sat in the car for about 10 minutes and didn't get out so we started to back out of the parking spot. As soon as our car started backing out she raised her hands in the air at us. Extremely unprofessional. You have absolutely no freedom the do anything and you cannot live comfortably. read more

I have Been apartment hunting In this area. I made an appointment at Oak view to walk through an apartment and the grounds; We were very interested in this community because of the location to shopping, great schools and it's in a very nice neighborhood. We have had other friends live here and they were very happy and Loved the atmosphere.The staff was very helpful and professional. I have read past reviews and the negative about the pest problems well unfortunately that's what you get when you rent apartments anywhere you never know what others are going to bring in;from my experiences as long as you keep your home tidy you shouldn't have any issues and if you do tackle the problem right away. As soon as my lease is up in the next few months, I will definitely be applying here. read more

Before you decide to live here; look up the 3rd Party Utility billing service that Management uses to charge its tenants in the Better Business Bureau website; CONservice . They practice overcharging your water/sewer based on "estimated usage". This place will milk as much $ as they can from you. Read and understand your lease. Worst place to live. Roaches everywhere, no matter how many times they have sprayed. I'm extremely clean. You can hear your neighbors downstairs both of your side neighbors. I moved out many months ago, and they charged bogus stuff that wasn't even possible. Be prepared to pay for ridiculous amount of money. When I first moved in the apartment, it was filthy. The carpet was dirty and had holes, and the restrooms had mold in the shower. What really grossed me out was that the bathroom sinks and shower and tub drain still had hair from previous tenant. There cleaning people must really suck. Helpful tip: document everything when you move in with all little errors with time stamps. If not you will be ripped off. My next step is BBB! read more

We have, black widow spiders, roaches, water bugs, ear wigs, (neighbor had a rats). We put bug traps outside our front door and they become full of roaches from the outside with in days. There are also fleas in the grass and tiny black bugs anywhere there is water like sinks, pool and tubs. They are constantly working next to my house and making loud sawing noises. They cut marble with a loud saw almost everyday and practically all day. I can hear it even when my windows and door is closed. We told the office and they still didn't care. You can hear the neighbors walking, listening to the tv or having a conversation. My car was broken into twice. Our locked bike was also stolen. Many neighbors have had there registration stickers removed from there license plate. When we first moved in, the apartments didn't look clean. The heater didn't work. When we asked them to fix it, while they were fixing it the house starting to fill up with smoke and the carbon monoxide alarm went off. It smelled horrible. The carpet also smelled really bad for many months. The carpets had nails sticking up which I accidentally stepped on and started bleeding through my heel. My cabinets have shreds of wood that fall whenever you open them. We have also had our roof leak in the bedroom and we are on the first floor. Many apartments have leaks especially during the rain. My biggest issue the fact that from the day I moved in, there was water accumulating underneath my floors which after about a year and a few months, I noticed mold in my cabinet and water build up next the wall of my bathroom. They fixed the cabinet but I kept on insisting that the issue was not fixed. There was a musty smell that just kept on getting worse and worse. It turns out that the whole bathroom floor all the way to my living room and kitchen had water underneath it. They are refusing to say that there is mold but I definitely saw the wood that came out of there from the repairs. The office managers first response was that I could end my contract and leave! Really, how about fixing the problem and making it right. So they had me stay in there model unit for about a week while they fixed the issue. I asked them to have the pipes checked and to hire a professional mold inspector. But they refused to do this. Instead they said, we will give your a different floor and a newer stove. Im close to the end of my lease, and guess what, they never brought the newer stove. read more

I haven't reviewed until this point because I was hoping it would get better. If you work nights and come home at odd hours at night do not move here. You have your assigned parking stall but the tenants and their guests see an open stall at night and they WILL park there. I have had to ask numerous people to move and leave notes on cars to not park in my spot, while I'm walking in at 2am from the street (while paying an insane amount for rent for a "luxury" apartment which I beg to differ with some of the issues we have faced) because the open parking is full as well. The main issue I have is the towing policy. If you think oh I'll just call the office and have the car towed you are wrong. They have to put a notice on the vehicle and wait 12 HOURS before they will have it towed. So basically anyone can park anywhere at night as long as they leave in the morning with NO CONSEQUENCES. read more

I must respond that our questions were not answered with your email. We clearly stated and explained the condition and received a move out letter. Hopefully you are able to fairly and legally help others. On the first walk through any minor areas that needed extra attention we went back and fixed. Our statement said light cleaning and yet we were charged for four hours of cleaning and expensive carpet cleaning when we left the carpets looking brand new. I gave 2 stars because we love our apartment and the office ladies have been great to talk to. Our issue has been the other tenants who live here. We have been here since September and have already had items stolen out of the laundry room, the police are called out to break up altercations in the parking lot and that's not to mention the constant yelling and screaming at all hours of the night. We have 2 children and we moved here thinking we would be away from these kinds of problems. Again, we have no problem with the apartment itself or the ladies in the office but until they find new tenants I would not recommend moving here. We sadly will be leaving once or lease expires. read more

We lived here for a year in 2013, and had a mixed experience at Oak View, so here are my pro's and con's of living there: Pro's: Kid-friendly. Right next to an elementary school, which is great if you have small children. Some afternoons you can hear the students practicing music outside, which was nice to listen to. The grounds also have a playground and 2 pools, which always seemed packed full of happy children. Fairly quiet area. Never had an issue finding parking spots, and staff is on top of cars that stay in the same spot too long - they are tagged and towed. We lived in one of the duplexes in the back area, which was really cool because you had a garage, a private back yard, and a shared front yard, and you can garden a little if that's your thing. They allow dogs up to a certain size, and cats. We never had a problem hearing dogs barking around us. Staff is super friendly. Maintenance is very good at fixing your issues, even coming in the middle of the night if it's urgent. They host barbecues and other events throughout the year, which is nice. They also encourage seasonal decorations, and even have a contest for best Christmas decorations, which was pretty cool, since most apartment complexes don't let you decorate the exterior. Thank God for the central air and heat. It was over 100 degrees for almost 3 months straight in the summer, and our A/C worked like a champ. Don't live anywhere in the Central Valley unless you have A/C. Con's: Laundry: Our duplex had a hook up in the garage so we had to buy our own washer and dryer, which was far superior to using their laundromats. They have 2 laundromats on site but we never could find an open machine. I am not sure if the regular apartments have washer/dryers or hookups, but that would be good if they did. The units are old and worn. If something needs to be replaced though, they will replace it. We made the mistake of not viewing the interior of our unit before renting it, and after we moved in we realized the carpets reeked of pet urine. But, management replaced the carpets for us, which was nice. We had to move our furniture around for it, which was a pain, but it was worth it. They also replaced the cupboard doors which were worn down and crumbling. Mixed: Area was fairly quiet. They have security on call if you have an issue. We only had one sketchy person show up at our door pretending to sell magazines during the year we lived there, and I think one of the kids walking to school tried to get into our back yard at one point. Also, there was a huge amount of graffiti sprayed on the back fencing one day, but maintenance cleaned it up within a week. You are across the street from a park that is nice to walk or jog around, which also has a playground. I wouldn't recommend walking through it at night alone, but I would sometimes do a walk after dark with my husband and dog, and never had a problem. The gym on site was small but looked clean. We only used it once. The suburban neighborhood surrounding the complex is pretty nice so our exercise was to walk and jog around it. Nature: We also had a few water bugs (they look like roaches) and spiders scurry around once in a while. I think they come from underneath the sink area, which was not completely sealed. Water bugs and black widows are EVERYWHERE in the Central Valley - I encountered them even at work. We set up bug traps under the sinks, and bug bombed the garage, and that really helped. I'm sure management would have helped with pest control if we asked, but we just handled it ourselves. If you are lucky, you will see in the grassy areas jumping spiders, which are these cute, fuzzy, curious, turquoise colored little guys that actually walk out like they want to talk to you. They are very friendly and completely harmless. I miss those guys. All the other spiders I killed. Oh, we also saw a frog and toad some nights, which were really cool, and if you look up in the sky right after sun goes down, you can sometimes see bats flying above the fields next door, which is pretty cool too. At night in spring and early summer, you hear the frogs singing in the park across the street. We also had a bird feeder, which attracted some beautiful birds, and even a parakeet that was living wild. I give it a solid 3 star. If they renovated, then 4 star. read more

Recently moved in a few months ago and this is a very nice place to live! Sure every place is going to have it's pros and cons and this is no exception; however, I have more pros to this place than cons, at least on my list. Staff: The staff are extremely nice and super helpful from the beginning stages of looking for a place, to after you move in and get settled handling any problems that come your way. We had a few maintenance issues in the beginning with our bathtub and smoke alarms and they took care of it right away. Sarah and Leticia from the office are top notch, not to forget Joe and the others from the maintenance crew. Grounds: The grounds are very well maintained and they stay on top of trash issues etc. There is one part of the grounds I wish they would make a short sidewalk on (there's room) which would make trekking to the laundry room easier, at least from our place. Parking: Parking is always gonna be difficult if you have more than one vehicle. While you have an assigned space for one vehicle, any uncovered spaces are up for grabs. It is more difficult to find parking near your unit at night but that is to be expected. So far I haven't had issues with anyone parking in our assigned space (let's hope that doesn't happen!). Units: The management is in the process of renovating as many of what they call "Classic-Style" units into either partial or full reno'd spaces. The Classic is just outdated (70s) while the partial has upgraded flooring and paint, with new carpet. The full have all new cabinets and granite countertops, new paint, new flooring, and new carpeting. Check out their website for photos. Pests: As with any place you live, especially apartments, you will run into pests both inside and out. In another review I saw mention of water bugs and spiders. Yes we get them, and we have traps in various parts of the apartment. They do spray the outside and if you have an issue that won't go away they will schedule a time to spray the inside. I've commented on the water bugs before and they've sprayed the outside and I do have to say I don't see them too often anymore. Luckily there are no ants! Laundry: Some have said the laundry mats are awful, I beg to differ. I've lived in many places with onsite laundry and with my own hookups. I live in one of the apartments so I don't have hookups unlike the duplex's which do. In the past I've never used onsite laundry rooms because they are poorly maintained. That is not the case here. They have 3 laundry rooms on site and all are clean, well lit, and have newer commercial Maytag machines. These machines don't take quarters, they are smart phone activated which is awesome. You just pre-load $ onto the app, and when you go into the laundry room it uses Bluetooth to connect to the machines. It's $1.50 to wash and $1 to dry. I can get 3-4 loads of wash done in about an hour, hour/fifteen. What I really like is how it will notify you on the phone when your machines are almost done so you can make your way over. Just make sure (no-brainer here) to not overload the machine, especially the dryer or you'll be drying them a 2nd time or hanging them up at home. Also, they're open 24/7 for your washing and drying needs! Pools: Yes it is true that most of the time the pools are occupied by children. That being said, it is still wonderful after a hard day's work to take a relaxing dip in the pool. The pools are open til 10pm which gives the opportunity to swim with less crowds. I've been in the pool a few times when there were probably 10-15 other ppl swimming and it doesn't feel crowded. The deep end is only 6ft which means it is safer for parents with smaller children. Also it means the pool temp is good all the time. The pools are open year round too so if you like that cold winter swim you can have at it! Apartment living: Not bad! I've lived in places where you hear absolutely everything the neighbors are saying. We live downstairs and there are some kids that live upstairs and yes we hear them walking or running down the halls etc. We hear the shower running too. This is normal in apartments, but I have to say the walls and ceiling are much thicker than other places so I've never hear music blasting, or conversations etc. And because we live downstairs our place stays cooler during these hot hot days! We like having a smaller place than our last place which was only 2 bedrooms. We have 3 bedrooms now and love it! The long hallway leading to the bedrooms is nice too, makes it feel larger than it is. Also the open wall in the kitchen looking out to the living room opens it up and makes you feel like you can be either in the kitchen, dining room, or living room and still be part of the conversation or party. There's a very small backyard patio which we don't spend time one but nice to have. All in all, we like living here, but don't take my word for it, find out for yourself! read more

Great location, plenty to do, great office girls but terrible district manager..no one ever handles complaints. You have a lease and your stuck to deal with bad neighbors and no parking. Several of us have complained about a horrible family3236 A and nothing gets done we are all tormented by the kids and their friends. My two friends and I just moved in to a 3bedroom two bathroom apartment here, and we are very pleased. The ladies that manage the apartments are so nice, helpful, and always seem happy to see you. Their offices are very inviting, there's always cookies and snacks and water. Our apartment has granite countertops in the kitchen and both bathrooms, our air conditioning gets really cold, and we are walking distance from Winco, it's a good place. read more

Oakview has new owners not sure if this is good or bad but I can say the pools always closed, they say they have the right to close it if it needs maintenance, trash is always over flowing and homeless are always digging threw it, not enough parking, apartments are old and outdated and you can complain about issues but nothing gets dealt with. The lease states security but theres never any security here. pro is that its close to the schools 1280 a month so my kid can walk home in case I work late also you cant move to a smaller unit or leave with out a huge fee and you never get your deposit back so you definitely pay for the conviences of being close to the school. read more

It is beyond annoying how the office keeps call to tell us that they forgot to charge for many things. And not only do they call weeks later after it was "due" but there is a fee now!! They just expect us to just be happy no! Not only I have lived here for only 2 weeks, I have already many reasons to move out! And that is a main one! - this place is infested with roaches. Not only when I came to start bring my stuff in, and nothing was inside there was roaches! Let my remind you this apartment should be "spotless" it was not. The bathtub was not clean, it had mold on it from the previous people. The carpet is dirty, the carpet has holes!!! The sliding door is dirty and it can't get clean. When you walk around the apartment the floor cracks, so the neighbors downstairs always complain about noise. The kitchen is so old. - people here are loud at night. Parties during the weekend at late hours! Hello some of us have work at 4am!!! - around the hours of 2pm-4pm the buildings make weird noises. To the point it makes the outside walls rattle. I have to hold down the windows so it can stop! - early hours in the morning the buildings make a lot of noises. -you can hear your wall neighbors all day, for example: when they turned there water on or flush or even when they speak! I am excited to leave! Happy I have a short lease! The only good thing it has PLENTY of parking!!! Here is a tip: ask to see the both remodeled and non-remodeled. Specially ask to see your into before signing anything. Because they like to lag it for a week that it was being "cleaned" when we came it was dirty! I guess this is a tactic they use, we have more people wanting your unit, so today is the last day to sign for your unit or we are giving it to the next person. HERE IS MY FAVORITE!!! They charge you for moving in early! Okay, so the leasing agent never mentioned this. When they send out the welcome letter it states what your paying ONLY! I even asked the leasing agent about other charges and they said no! But here I am 2 weeks later with phone calls saying we owe money and it has late fees! By far the worst experience! I like the false advertising on the website the best. Chose a 3 bedroom duplex. Was given lengths of lease and then price based on that. 1275 is what it told me. Took a drive over to take a look at the inside of one. Was told by Luz that those prices were wrong. I informed her that it was on their website even showed her on my phone. the "manager" pointed to me the fine print with said "Please Note: Monthly rent will cary depending on specific amenities for that unit and the length of the lease, chosen on next step." All the 3 bedroom duplex units started at the same 1275 a month and went up depending on lease length. Now either the office staff are full of it and paid based on the monthly rent people are paying on each unit, or they plain and simply like to use the bait and hook method of getting calls and foot traffic. I would like to think that the office staff and web master would get together and figure out who is lying. Personally I would not live here who is to say office staff wouldn't pocket the rent you paid? They can't even be upfront and honest when if comes to quoting rent prices. read more

Don't even waste your time moving to this apartment complex. They say its luxury but the managers are trash. They say one thing and do another. They don't keep to their lease policies. The spa doesn't even have jet streams and its an "luxury" you pay for in your rent. The dryers are broken and don't dry your clothes. The basketball court doesn't even have a net. Better yet they only have one maintenance man to fix broken things. Since we've been here two have quit because they are rude and bipolar. Don't eat the cookies because I saw the lady drop one off the serving tray and put it back on the display. I tried to view an apartment and I heard the manager call one of the kids a monkey. Horrible Apartment to live at for almost $900 a month you are better off finding a house that has more space and less noisy neighbors to deal with. Apartment is way over priced, the staff was nice to deal with in the beginning of the moving process but once you are signed on the lease, their whole persona change. The laundry room is a nightmare, the complex need to regulate their facility much better instead of just writing it down on a piece of paper and saying they've done all they could. I have lived here for four years. It is a very clean and family friendly place. The staff are helpful and very friendly. You can tell they work hard at keeping up the homes and apartments. I am glad to call Oak View home. read more

DO NOT RENT FROM THIS COMPANY!!!. If you decide to rent here have an attorney review the lease first. My daughter rented an apartment here and had been diagnosed with cancer. Unfortunately, she was not able to take of herself and needed to move home. We were told in order to break the lease she would need a letter from her doctor, we provided one from her oncologist. We were also told she would have to pay through the end of the month, which we did. They came back to us and said we would have to pay for 30 days from when she gave notice, and we paid. Now they are coming back and saying we need to pay for the time it took for them to rent the apartment and that THERE IS NO PRECEDENT for breaking a lease due to a medical condition, even though they asked for a letter from my daughter's doctor. Greed, corruption and lies - not a company I recommend to anyone. The lease is a 50 page document - this should be a clue to STAY AWAY!!! read more
