I lived at Oak Park Townhomes for one year, and I completely regret moving there. The online…read morepictures are very deceiving, so I strongly recommend going in person and walking around the community before applying. My apartment was not move-in ready. The blinds were broken, a window was broken, there were no screens even though I requested them, and the unit was very dirty. The walls had stains, and I had to spend about one to two weeks cleaning, steaming the cabinets, wiping down the fridge and cabinetry, sweeping, and mopping before I even felt comfortable moving in my furniture. Roaches are a problem! The community also did not feel safe. There are a lot of homeless individuals around the trash cans day and night. The police were constantly showing up because of fights/ gun shots/ Domestic Violence, Cars being broken into, and I even saw SWAT there while I lived there. I often felt unsafe just going to get my mail or taking out the trash. Parking is also very limited. You only get one parking space; additional parking costs extra, and there is no visitor parking. People are always parking in your stall management doesn't help. They also do not clearly explain all the extra charges up front. You will be billed separately, expect it. The amenities are not as advertised either. Not all units have a washer and dryer, even though listings online can make it seem that way. The community laundry was also unreliable, with dryers and washers not working, so I still had to go to the laundromat. The only person I can say truly tried her best was the previous maintenance worker, Kenia. Overall, unless you are in a very desperate situation, I would not recommend this place. There are better places to rent in Tulare. Make sure you inspect the exact unit and confirm it is move-in ready before signing anything. Believe the comments: they do not return your security deposit easily, and they take forever to process anything. Take pictures and video before moving into your unit. You will thank me later. Any time we have had a maintenance request, although rare since everything is so nice and new, the staff (Jose) is very prompt in coming and fixes things on the spot. The apartment is very spacious, plenty of closet space, and front door/lights/air conditioning are all smart and can be controlled with your phone. The on-site gym, dog play area, swimming pool, and "clubhouse" (multipurpose community room with pool table and ping-pong, full kitchen, and living room with TV) are nice and well-kept. It's very quiet and comfortable throughout.

She is always nice to run into and I appreciate her kindness and demeanor. We moved out to be closer to my work and after a year we moved right back. They Charged me for routine carpet cleaning (when I was only there for 5 months): WHICH IS AGAINST THE LAW!!!!!!!! They also didn't give me my receipts which if anyone is reading this, if they take over 125$ out of ur deposit, you have the LEGAL RIGHT to ask for the receipts so you know where your money is going. Then Diana wrote out the check to me and my husband, KNOWINGLY he wasn't available to be with me to cash the check.... Also Wrote the check on the April 5th (moved out on march 31st) and waited to mail it to me on the 21st. (By law landlords HAVE to give you ur security deposit within 21 days, unless it's taking longer to figure out the amount that's being taken out, then by that point, they need to contact you within those 21 days to let you know about the delay. If you have to ask more than once for your deposit after 21 days, by default, they have to give you your entire amount of deposit. But ironically, when I went to the office on April 24th to speak to them about my check, I was told Diana is out ALL week lol Don't not trust this apartment. Or before you contract with them, LEARN YOUR RIGHTS AS TENANT!!!

During that time they were very aggressive with our long term tenants. After they evicted them they brought in new tenants, who we think were someone they knew. They do not look out for the owner's interest. They protected these new tenants and had us constantly fix things although we had remodeled the house after they evicted the long term tenants. During the year of their tenancy we did not receive any rental payments because something always needed to be fixed or something had suddenly broke and was deducted from our rent. The companies they hired to do the "work" did not perform professional work. They installed mismatched fixtures, the tenants ruined the carpet and did not take it out of their security payment. I could go on and on, but wanted to make sure others know to stay away.

Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. After my frustrating experience, I spent a lot of time researching for a better property manager. After interviewing Kendra, I decided to switch to Chambers, and the difference has been unimaginable. Kendra and her team have been nothing short of amazing. They are incredibly professional, responsive, and genuinely make me feel valued as a client. Kendra's communication is excellent, she's quick to respond and always keeps me informed. The level of service she provides has given me peace of mind, something I desperately needed. I also appreciate having Chambers PM, specifically Kendra, to serve as a resource. My other properties are in Oakland and Walnut Creek, which is currently out of their service area, so I self-manage those rentals. And any time I have question about landlording or just need a second set of eyes on a tenant application, Kendra is willing to offer her expert advice, even though those properties aren't being managed by Chambers (yet! when/if they come to the Bay, those properties will be managed by Chambers.) My tenants are also much happier now. Kendra doesn't waste any time finding reliable tenants to fill vacancies whenever I may have one and her attention to detail has made property ownership stress-free. I feel very comfortable reaching out to her whenever any issues arise because I know she'll handle them promptly and effectively. The Chambers' team are a wonderful group who are truly engaged with their clients. Kendra's informative, has great communication skills, and goes above and beyond for her customers. She actually cares about her tenants and always answers the phone or calls back right away. If I could give more stars, I would! I highly recommend Kendra and her team to any homeowner looking for a reliable and trustworthy property manager.
