    The Montecito Apartment Homes have taken the cake for the worst apartments I have ever lived in by far. I have lived in lower income apartments in worse neighborhoods and still never had to experience what I experienced at Montecito. I wish I was able to say that the bug infestation was the worst part but the management and community was a nightmare to live with. Everyday at least 2 new cockroaches and silverfish would randomly appear in our apartment, whether that was in beds, on the walls, or in clothes. There are so many stray cats outside the apartments, when trying to go on family walks you could see and feel fleas jumping on your ankles one after another it was absolutely disgusting. We had neighbors that would get many complaints and management would do nothing about it. There were drug deals in the parking lot of the residence, used heroin needles left on the floor outside, and racist terms written in chalk on the sidewalk of the residence. There were so many nights we would hear fights, screaming and threats of shootings happening just next door of our home. When complaining to management they would state that they are taking care of it but realistically would turn their cheek and look away from the issue just to continue receiving payments from them just to make money. I am so grateful to have moved out of these apartments and would highly advise everyone to stay away from these apartments.

So it's more family oriented, but everyone stays to themselves and minds their business. Keeping a nice and quiet neighborhood. The best part of it all is the property manager, Anna is super helpful and caring. She handles business and has always been their to answer my questions and solve any issues I'm having in a timely matter. She's very reliable and I enjoy talking to her. I can't say that about other places I lived at. The apartments are older, but I love the addition of the fireplace and the windows in the kitchen, bringing in all that natural light. I honestly can see myself staying here until we get a house. Because in my opinion a house is the next best thing. You won't find another place like this in visiala. The area is nicer, yea. we stay on a busier street, but the fact that it's it gated is AMAZING. I feel safe here, and Anna makes this place feel like a neighborhood she involves the community. I like coffee and donuts. Raffles, I mean, it's been great, and I have only been here for a few months.

The site manager speaks to you like you're dumb when you have an issue she hasn't taken care of and the management company representative is unreachable at all hours of the day on any given day. They play trickery with your lease after you sign it and add on other charges you have to sign off on on the day you are ready to move in. Don't move here. It's a headache.

They come off as nice but are very condescending. We left the apt. As we received. We requested a pre move out walk through to prevent future issues with our deposit and still they charged cleaning fees. Whilst Cynthia kampen and Maria Canizalez inspected the apt. my husband asked if everything was ok, they said yes the only thing that needed cleaning was the blinds in the living room (which I gone back and cleaned) They even crossed over the move out cleaning fee and handed it to my husband. The next day my husband and I drove to the office and returned the mail keys and fob cards, we even left the apt open with keys inside for final inspection. Cynthia stated everything was fine and that we'd be receiving the deposit in the mail. My husband ran over back to the apt. And returned the apt keys to her. She herself declined walking over to the apt for final inspection. I'm assuming it was bc she was by herself in the office that day and didn't want to do it by herself or they had intentions to keep that deposit from the get go. I called the office and spoke to Cynthia as to why they deducted from our deposit she said it was for cleaning even though they had already stated everything was ok. Then she continued saying she didn't do the pre move out inspection which she lied bc her and Maria had indeed inspected it. Lie#2 she stated they charged bc they had to sanitize the apartment? 285 dlrs ? Then said they had to take the plastic off inside of the fridge compartments?? Our lease contract said it had to be adequately cleaned unless it was beyond wear and tear then they'd deduct accordingly so I guess the chose the maximum fee? I took photos and video of everything, even behind appliances and in every drawer and still we were charged. I gone a step ahead and called Royalty cleaning and asked if they had photos of any damages . Adriana answered confused and mentioned they hadn't gone to the apt and that as soon as they walk up there they'd take photos to see if there was any deep cleaning needed. I asked if she could forward me the photos but never received anything back. They were questioned by royalty cleaning so Cynthia gone back and took photos herself after everything was supposedly cleaned and emailed them to me everything was the same as I left it (clean)Lie#3. No tenant should be charged for so called "sanitation" it's not a coincidence that others have complained for the same issue. At this point it's not so much the money wrongfully taken from us but the malicious intent. Also, lastly there are always random ppl who don't live there going into the swimming area and gym room.

Every time someone…read moremoved out I was bracing myself for months of vacancy, showings that went nowhere, applications that looked good but flopped, and then sometimes ending up with tenants that weren't even good. My old manager? meh... didn't really care, made me feel like I was losing money and it was all on me. Chambers kinda changed all that. Vacancies dont drag forever anymore, tenants actually pay on time, treat the place decent... sounds simple but after what I went thru before it felt amazing. Tenants seem way calmer too. Less drama, fewer complaints... stuff actually gets handled. Chambers takes care of the communication, maintenance, all that stuff without turning it into a headache. Tenants know who to call and stuff actually gets fixed lol. I also like that I'm not just left guessing anymore. New applicant? I know. Lease signed? I know. Something pops up? I hear about it before it's a bigger problem. I don't feel outta the loop like I did before. Honestly... I'm not stressing about who's living there or how long it'll sit empty. Things feel steady now. After years of chaos and headaches, this kinda stability is worth way more than I thought it would be. Thank you Chambers.!

Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

    I lived here for a year and I always paid my rent on time and they never had to come talk to me…read morebut....i had a light go out in my bathroom and it took them a week to fix it. I took my nieces and sister in law swimming with me when they visited, and I was apparently having a pool party. The manager there is very rude. If she don't like you, she tries to bullshit you. When I moved out she tried to say she has 3 months to get my deposit back, I obviously was smarter then her cuz I let her know legally she only has 3 weeks so I got my deposit on the 20th day. They also take part of your deposit no matter what. I had no animals and I never wore shoes in my house, my kids didn't eat outside the kitchen and I even have pictures of a perfect carpet....she still took $650 to "deep clean". Because this lady is the manager she parks under the stalls which I'm sorry but if u don't live there u shouldt be taking up peoples parking who actually pay a lot of money to live there. I had this stolen off my back porch and that's pretty pathetic for living in a gated community. The parking lot stripes were being repainted and they told me I could park in a handicap spot and they ended up towing my car that I had to pay 500 just to get it back after them barely picking it up for 4 hrs. It's a nice apartment complex but that's about it.
