Avoid This Rental Company at All Costs. I rarely write reviews, but this experience was so awful I feel obligated to warn others. This company is completely unprofessional and neglectful. The property I rented was in terrible condition. Despite repeated complaints, nothing was ever fixed. There was mold in the bathroom, broken fixtures, and unreliable heating and cooling. We lived in the upstairs unit of a split house, and only had a swamp cooler no AC. Meanwhile, the downstairs tenant controlled the heat. When they went on vacation in the middle of winter and shut the heat off, we were left freezing in our own home. Customer service was nonexistent. Autumn, in particular, was the worst person I've ever dealt with in any customer service position. Rude, dismissive, and completely unhelpful. I have no idea how she was even hired. Every time I reached out, I was either ignored or given the runaround. It's clear the company only cares about collecting rent, not about tenant safety or wellbeing. We lived there since 2019 and finally moved out recently. After the first year, we were on a month-to-month lease. As required, we gave a 30+ day notice, but never got a response. Three months after moving out, I found out they were still posting rent charges and late fees on the portal. When I contacted Autumn, she claimed they never received the notice. I provided proof, and she said it wasn't "good enough" and that I should have sent it another way. I complied. Again, no response for another month. Then she suddenly asked for a forwarding address to send the deposit. It's now been four months, and we've received nothing. I wouldn't recommend this company to anyone, even if it was the last place available. You'd be better off living under a bridge. read more

This place is terrible please if you see this stay the heck away from this place this is one of the most scummy places I have seen. We got robbed twice here. The people working there are still charging us utility bills even though we have moved almost 5 months ago and we have no way to cancel it because they need to contact the owner and we have no contact with them. We have called multiple times and they keep making excuses. Next we did a 1000$ security deposit and the apartment looked much better after we left because we put tons of effort cleaning it and making it better. And then they tried to charge us money to fix the apartment and never gave us our security deposit back. On top of that they are terrible at responding, their customer service is terrible. These guys are some of the worst human beings out there stay clear from them. read more

REMS is a TERRIBLE! company. Our lease was directly with our landlord. We lived there 4.5 years, paying monthly rent early or on-time before they moved out-of-state and hired REMS to manage the property. After four or so months, we were left with a note on our door (I was at home in that area of the house and never heard a knock or someone ring the doorbell), addressed to John Lund, the America First President and CEO, who's signature was on our monthly cashier's check, telling him to pay an additional $560 or move out in 3 days. After calling their office multiple times, leaving several messages, and writing a few emails to find out why we would owe $560, they had no answer! A week or so later they decided we owed water, sewage, and garbage for the past 4 months. It was in our lease that the landlord would pay all three, and we had not otherwise received written notification (as required by law) that would change or signed a new lease with REMS. It also quickly became apparent they did not have a copy or did not look at our lease, as they did not know our names or what was or was not included in the lease. I asked to see the bills to prove the total, and as one can imagine, water, sewage, and garbage per month for less than 800 sq ft. came nowhere near $140! They lied about correspondence, which I have the emails to prove and statements from our neighbors, and they also wrote us up and threatened to fine us for not taking care of the lawns and garden, which, again, stated in our lease was the landlord's responsibility. REMS became so ridiculous and difficult to contact and work with that with my husband having left in the interim for an out-of-state internship, my visiting 71 year old mother, two children under 5, and I moved our belongings out and into a storage unit. Landlords, they chased away quiet tenants who caused no damage to the home (the landlord's ex-husband who originally rented the place to us did our walk-through and was so impressed with the cleanliness of the place he gave us back the full refundable portion of our deposit), paid early or on-time every month for 5 years, and even shampooed the carpets on the way out as gratitude for living there, despite how we departed. It took 4 months, and actually 2 or 3 weeks of correspondents with the company and involving a letter from our attorney for us to decide that moving 5 years of our lives would be better than dealing with REMS. We learned from our neighbors who kept in touch that from July to October they had already had two different tenants in that property, one of which the police had busted down the front door to arrest. I hired a property management company to maintain my rental house because I wanted to be sure things were taken care of and I was paid on time. I used REMS as my property management company for 18 months (Aug '11-March '12) and it was a big mistake. It was not easy to be paid on time or correctly. On occasion when the tenants paid late, the $50 dollar late fee was incorrectly charged to me - this happened four times! In July 2011 there was a deposit error where another client's check was put into my account. The person in charge of accounting, Aimee, suggested that I remedy the situation. She wanted to give me the other client's bank account number so that I could transfer the funds. I gave REMS my banking information in confidence that it would be secure. It concerns me that she was going to be so casual with this information. For whatever reason no utilities were collected in Sept 2011. When the tenants gave their 30 day notice I decided I was done with REMS. I felt it was important for me to be in compliance with the contract I signed and give my 30 days written notice that I would not be using REMS after the current tenants finished their lease. After that they left me high and dry. When I complained that it was their responsibility to take care of the final inspection and move out, the owner emailed me this: "Regarding the security deposit refund process, normally REMS takes care of all of this as your agent. However, it is my understanding you are no longer using our services or at least won't be at the time this refund is due (30 days from move-out)." Wow. So essentially I paid them until the 31st of March when the tenant moved out but they couldn't be bothered to finish the job. Even the tenants had poor things to say about REMS - that they received eviction notices even when they had paid on time. Looking over the final statement REMS charged the tenants a $50 late fee three different times even though they had paid by the 5th. In the end, even though it was a pain, I'm glad I handled the move out inspection and the refund of the tenant's deposit - I knew it was done right. Terrible management company... At least if you are a tenant (rather than a property owner). Soon after moving in we found it was infested with COCKROACHES. Our fridge & freezer went out July 1, we filed a service request the next day; it took them 30 days to get us a new one. Calling the office is pointless as they are impossible to get a hold of. Overall, renting with them was an extremely bad experience. I write to warn, not complain. Do yourself a favor; don't be sucked in by the cheap price. It is simply not worth it. read more

If I could give zero starts I would. I rented an apartment from them for about 2.5 years- with the first year being on a joint lease. During the first year rems was decent however never got back to us in a timely manner or followed through with anything. Then, as I contacted them saying I'll be on a single lease and would like to sign for another year, I was told in writing they'd send a lease over however I never received it. This left open a lot of uncertainty on my end as I never knew if I would be kicked out or could stay, rent would go up, new lease terms, etc. On top of that, being on a joint lease before, I was responsible for paying my (former) roommate's half of the deposit when they moved out as we both paid upon signing the joint lease (in person), but again, I never signed a new lease or new deposit. When moving in, we never had an in-person inspection, only a check off sheet. In two and a half years, I never had a maintenance problem or had to contact them for any apartment issues whatsoever. I spent over two days cleaning the (very old) apartment and even scrubbed the ceilings knowing it's so old and looked dirty. Now, upon moving out I was told I would get my deposit back minus the carpet cleaning fee. But out of a $700 deposit, I only received $103 and no explanation. It was a small and very old apartment with normal aged wear and tear, so there's no way carpet cleaning costs $600. The deposit also came back more than 30 days after I had to vacate. They are never in office, extremely hard to get a straight answer from, and not transparent. I even found a replacement for leaving and they were not transparent about the new renting price. I also asked for a reference letter saying I was never late on payments as I will need a letter for my next place (given I've been at rems property for over two years), and was told it would be emailed within a week. But after three written attempts and a cc'd email request, I still never received it. Rems has multiple properties but I'd stay far away from the entire company. read more

First off, REMS claims to have an A+ rating by the Better Business Bureau. According to the BBB website, they're not rated nor accredited. We checked. Their "A+ rating" is a complete lie. REMS management is apathetic and unorganized. To save money, REMS management decided NOT to have an apartment manager at our complex. As a result, there is no one to contact directly regarding concerns and complaints. Phone calls and emails to the main office are NEVER returned. Rules listed on the contract are NOT enforced. read more

Worst apartment management company that I have ever had. Rems works hand in hand with a maintenance company called "All-Pro" and they have very poor service. Monte at All-Pro is very disrespectful, and does not keep well documented details of the maintenance his crew performs. He will argue for days with you when you try to ask details about the overcharges for maintenance work. Go ahead and fill out a check-in sheet, and Rems will be sure to lose it so Monte can avoid having anything fixed when you move in, but he will be sure to come do work later on and charge you for it. Rems owner, Brad, puts up a front that he is there to help and mediate things to make sure things are "fair", but don't plan on him being much help. Get ready to lose a lot of your deposit. If Brad and Monte want to run their businesses under dishonesty and a lack of integrity... fine.... but don't make the mistake of renting an apartment that they manage. read more

Worst rental company ever. Do not rent from these guys! They charged me 4 more times after I had moved out and then dragged the process on for an extra 2 months. I went to the bank and rems over 3 times each to get this settled and the office attendant was not helpful whatsoever. Don't waste your time with this company. I was the ONLY tenant in the building and they tried to have my car towed in a nearly empty parking lot with several other expired registrations. I would give them zero stars if I could. I was a tenant of REMS for three years. I don't know who the owner of the property I rented is, but I feel bad for them because I'm sure they're paying too much for bad service. I had to stay on top of everything to make sure things were taken care of correctly. It was difficult to get a hold of anybody on the phone. I usually just had to leave a message, and then I rarely heard back from them. If I sent an email I had to specifically ask for a response so I knew they had received it. As a renter you don't have much choice in who you rent from, but If you have to rent from REMS, I highly recommend documenting everything. Take pictures before you move in and before you move out. This is the worst management company I've ever rented from. Either their secretarial staff is slightly incompetent, or they are actually trying to scam you. We constantly have to be checking up on them. For the two years we have been in the same apartment, we have never paid rent late once. We always drop it off in person. This has not stopped them from repeatedly giving us 50$ charges for late rent, where we have to call them and get it cleared up. Sometimes this takes days, as they never call back. We have been threatened eviction in three days when we paid rent ON TIME and IN PERSON...turns out they LOST the rent check and never tried to clear it up. We had to re write a rent check and pay to cancel the other check (30$). Then, they tried to charge us 100$ for them losing our rent check... They have tired to raise rent on us a few times claiming we didn't sign a contract, when we did five months earlier. They never call back. You must call them 4 or 5 times to get anything taken care of. They constantly forget that you have called them. It's incredibly frustrating. We love the apartment, but are going to move simply because we can't take their management anymore. read more

Received a pay or vacate. I'm never late and they have a serious issue with autopay and follow through. Can't wait for our contract to end. It has been nothing but stress for the dumbest reason ever. They have never once returned a phone call or called back after they said they would. They consistently lose important documentation including, but not limited to, our rental agreement, after which they tried to tell us our rent was higher than the contract amount. Getting any sort of help or information from them is worse than pulling out my own teeth. I have never in my life had to deal with a more incompetent and disorganized group of individuals, especially the leasing coordinator, "Autumn". My experience over the last twelve months with them has been excruciatingly similar to dragging my face across a cheese grater. A few times I have called them with various problem and had them tell me it would be resolved within the hour or so, but then when it isn't resolved by the next day, I call them back only to have them tell me that they didn't actually do anything last time I talked to them, but "this time they will make sure it gets done". Today they called me, and angrily demanded that I explain to them the situation with the previous renters' contract, and whether or not the previous renters had undergone background checks and credit checks. I don't know, REMS, it isn't my job to perform credit checks or background checks. read more

Terrible company, terrible employees, terrible owner. I was owed a refund from them, and every time I called they told me the person I needed was "not there" or " in a meeting" and was told to leave a message. They NEVER called me back! Every time I called to try to get the person, the same girl answered, and eventually she said that the owner was actually the one working on it, and that he was "so busy", so I had to wait until he called me. Which he never did. After about 3 months of this nonsense, I just emailed the owner saying that I had been ignored for 3 months and expected a call, and he called me within 20 minutes. I'm guessing because he knew that I could use the email and him not calling me in court if it got to that point. (which it almost did) He proceeded to yell at me, not let me talk, and tell me to "shut up" when I tried to tell him the story. He then told me that he had only heard a little bit about the situation that morning, and that he had four girls in his office telling him not to call me back. Real professional. He didn't even really hear my side of the story, and all he wanted was to yell at me. I eventually got a portion of what I believe was owed to me, but not having to deal with this sorry excuse of a company anymore made it somewhat worth it... read more

Absolutely terrible. There service is incredibly bad. Autumn and Jena are absolute nightmares to work with. Impossible to get a hold of, never return emails or phone calls. I feel bad for the receptionist because she gets all the angry customers and she cant do anything about it. Do NOT rent from REMS.. We were never Late on any payments. Made sure we cleaned the apartment head to toe. Even steamed cleaned it and they took $500 out of our $715 safety deposit to clean it and we disputed it with them and they wouldnt budge.. We even got charged for leaving baby outlet protectors in the apartment outlet. which was deemed unsafe for the future tenants..?? Right..Also maintenance is terrible we'd report a problem and it would take 3 weeks for them to respond and come out. Again do not trust them. They do not care about their customers. I have been with REMS for a few years now and they are very deserving of a positive rating in my eyes. I have had a couple of discrepancies on a couple of my monthly statements, however they were willing to look into it and made the correction fairly quickly. Everyone makes mistakes, but it is how you recover from them that is important and I feel that REMS took care of the problem, and has taken care of me and my property pretty well. read more

These guys make a living by screwing over their tenants. Do not rent from them. When I moved in, there were some minor dents/dings and a few small damages, nothing that I really cared about. The lease does reference a pre-inspection form to be filled out at move-in, which I hadn't received, so I called about it. I was told all damage in the house had been recorded, and there was no need to fill it out. Now, I've moved out and they are holding my $1,000 deposit, and sent me a bill for another $500 to fix the issues that were there before I moved in. I tried to resolve it with them and they are never available and don't return my calls. I can't believe they would treat me like this after over 2 years of renting from them without a single late payment. Also - for owners - they don't show the houses. They have prospective tenants pick up the keys at their office and bring them back when they are done looking. You pay good money for a property management company, get someone who will provide proper service. read more

Can i give negative stars? DO NOT RENT FROM THESE PEOPLE!! Save yourself time, money, and stress. we rented for almost 2 years from this company and moved for my husbands job. we sold our contact out. and were told we would receive our deposit back. we finally received our check in the mail with deductions for things such as "sale out agreement" which were 300$. when I called to get answers the person I needed to speak to was "in a meeting". let me tell you these people are ALWAYS in meetings. we were told we had to email the payables accountant. we did and in return we got a poor excuse and an attachment which was supposedly our lease agreement.. the entire lease agreement was foraged and looked NOTHING like the original or the lease agreement we had printed off 2 days ago. the employees are snobby, lazy, and have no idea what communication is. I feel bad for anyone who has to deal with this company. they are very good at screwing people over you can tell they have been doing it for years. RUN WHILE YOU CAN! read more

This is hands-down the worst experience I've ever had with renting. I do not usually take the time to post a bad review but this was so horrible I want to save others from the same experience. Not only is the front office staff unfriendly and unwilling to help, it is like pulling teeth to get to speak with anyone in charge. I was an excellent tenant. I caused no trouble. I followed everything exactly as they asked and yet I am getting back hardly anything for my deposit. They have deducted from my deposit things that THEY did. They are claiming, with no proof, that I did things that I didn't even do. It is ridiculous the kind of treatment that you will receive or I should say lack of treatment. I would never rent from Rems again. I have spoken with so many other tenants that have run into the same kind of problems over and over again. It is worth any money you have to pay to rent from someone else!!! They take advantage of you, they just want your money, and they do not stand by the things that they say they will. They changed my locks at their discretion and they are charging me for that saying I did it. That's one of the many dirty rotten things that they did. Any positive review on this place has to be made up. Specially the ones on Yellow pages they even said they have a company writing good reviews for them. This place is a fraud. I rented a place that was in shambles, floors where disgusting, walls had holes everywhere, mold in bathroom, bugs, filth in windows etc. REMS never even rented to me they took over a year plus later. The place that originally rented to me stated to feel out a form so I am not responsible. I filled out 3 pages and lived in the place for over 2 years and gave written and verbal 30 day notice. They said they never received written notice and I told the wrong person. Charging me cleaning fees and carpet cleaning for 200 more. This carpet was written on all stains etc. Also charged me for a key even though I provided to them. This place is a scam. We moved out of the 4-plex we were in because neighbors repeatedly got arrested for beating there wifes and parting non stop. I have 3 children and could not have them around that environment. I can't wait to show the courts the proof there property manager and there friends were doing drugs and them knowing about it. read more
