I used Aspen for three years at two different properties. One in Provo and one in Orem. The first experience in Provo included an HOA. The move in process was pretty smooth. Dana was a little hard to get a hold of however. Email worked better than phone if I recall. What's a little weird to me is that they email you 6 months before your lease ends asking to either re-sign or not. If you don't then they tell you that they will show the place. Found out they had a couple of homes in Orem. So I went with them to avoid applying else where. They transition was very smooth. One of there places in Orem is very outdated however. We've had probably a dozen maintence request in under a year. I do like there online system where you can submit tickets and pay your rent. Give them a try for yourself. read more

Aspen ridge covers lots of the Enclave apartments and this is in regard to that. It's unreal how much everyone pays for the lack of maintenance hence everyone else hating their guts for decades. The hot tub has mold all around it, hardly anyone has keys to even access the pool area, and all the lounge chairs have been broken for years. They also have so many parking spots underground for "staff" when no staff lives there and those spots are always unused. They always take advantage of cleaning checks to upcharge even if you spend hours on end cleaning. They expect 50 year old buildings to look brand new during their cleaning checks when they don't clean anything on their end like the courtyard. Don't ever sign a contract with them! Please take my word for it and find a townhome with a nice landlord. read more

Paragraph 7.1 of the lease charges $20 a month, non-refundable, for what the contract describes as "periodic inspections, carpet and/or blind cleaning, furnace filters, and upholstery cleaning." Our unit has no carpet. The blinds were falling apart at move-in and have not been cleaned. The furnace filter has never been replaced. Three of the four services the contract names are either impossible, not provided, or not happening. The same fee is defined elsewhere in the lease (paragraphs 2 and 7) as retained from the security deposit you paid at signing. At renewal time, Aspen Ridge billed it again as a new ledger charge, with descriptions referencing the current lease year. $290 in charges for services already paid for and largely undelivered. A/C use is also restricted at the landlord's discretion regardless of indoor temperature. Raising any of this with the leasing office is its own experience. Audren and Martha answer the phone swinging -- combative before they know what the call is about, and unprofessional throughout. Whatever the dispute is, expect the conversation to be hostile. If you sign here, photograph the unit on day one, request written confirmation each time a contractual maintenance service is performed, and check every line on the ledger against the paragraph that authorizes it. Do not allow your child to sign a contract with this company if they live in Utah County. They do not have your child's best interest at all. It is truly about the money for them. They basically called my child a liar when she contacted them about her roommate which broke her lease by running a business out of her condo allowing strangers in at all times( men and women). They said her roommate denied it so my child was lying. Safety, they could care less about your child's safety. They suck up all the money and leave their renters out to dry. Our apartment had a CRAZY black mold problem. When we called them to come out and get it taken care of because we had just moved in, the sent their in house repair man. He came while we were gone so I rushed home to see what kind of fix they were going to do to fix the mold. Underneath our sink in the kitchen was completely sunken in from a leak that had been there for a long time and he began screwing plywood straight on top of the puddle and moldy wood. I told him that wouldn't fly and he said that is how they fix all of "the mold problems for their apartments". I immediately called their emergency repair line and complained. After a getting to a manager the repair man came back and reluctantly took out the old moldy wood and sprayed the mold with Clorox. Repair man reassured me that all the apartments have mold and this is how you take care of it. I complained initially because I started to get super sick when I moved into the apartment. I rented a private room here for a year, and it was the most awful experience. They were extremely hard to work and communicate with. And they'll try to pump any money out of you. I emailed them multiple times about noise complaints and complaints with my roommates. Even after trying to talk with my roommates about the issues. The past 2 years I've been living here a false fire alarm will go off at least once a month at 2am. Clearly there is an issue and they refuse to fix it. We are so over evacuating at 2am in the winter. i promise you that you do not want to have to deal with this place. this place has the saddest management i've ever seen. they don't want to help you and they don't fulfill their side of the contract. if i could give this place negative stars, i would. the management and especially the manager here are terrible at their job, and even worse as people. they are full of excuses to why they can't help you ever, and even act disrespectful when you want something simple to be done my expectations are never high when moving into places, but wow did this place shoot low. the couches were completely torn, there was the most ancient and dirtiest rug on the ground, and the hard wood and carpet crunched when you walked on it. it would've been awesome to have it cleaned but the vacuum to the apartment was already broken and the office was closed for 4 days straight (friday-monday). the closets were filled with trash and everything smelled like absolute filth. when i tried to talk to them about everything, they said that they couldn't do anything because i didn't talk to them in time. no wonder i couldn't talk to them. they were closed. i even told them everything we already did and that we could help them, but they couldn't even meet in the middle we sent requests for help, but no help was given. they said that they were going to send someone to help, but they never came. we ended up cleaning up the entire place and asked for a little bit of assistance. apparently that was too much to ask for and the manager sent back her list of excuses of why they wouldn't help. please trust me and look for somewhere else, or at least check the place before you go there. also, don't expect any help, because you won't get any. if you need more proof, read the other yelp reviews. it just hurts me to see management companies taking advantage of students we already work so hard to live balanced lives. read more

Lived in a studio apartment in Provo with my husband and made a month to month agreement with the property owners, who are distant family of mine. 1 year later they made a deal with Aspen Ridge management and we ended up moving out 2 months after that. When we called to get the list of things to do in order to get our deposit back, Aspen Ridge insisted we had a signed YEAR contract we would have to pay $1200 to get out of. I was able to contact my relatives/landlords and they waved it off, but they were unaware of the treatment this place gives tenants. The staff were impossible to work with. The list of cleaning was 3 full pages long and included shit like cleaning the LIGHTBULBS in all the fixtures. Things were broken and dirty in our place before we even got there and they expected me to fix and clean it. No stains in the carpet, no black marks in the window runnings, no scuffs on the walls and all sinks needed fresh caulk. They are taking advantage of your security/cleaning deposit and making YOU the cleaning crew so they don't have to hire anyone to clean the place specifically to get it move in ready. I am an excellent cleaner, but I'm not a repair man or plumber. This management team is absolute BS and should be avoided at all costs. I did a basic clean and didn't even ask for my cleaning deposit ($300) because I knew I wasn't going to meet the standards of their makeover requirements. They are so scummy and non-caring about any of the people that are paying to rent from them. Aspen Ridge is hands down the worst management company. I would NOT recommend signing with them. There are tons of little fees that they make you pay such as a mandatory carpet cleaning fee ($35), selling contract fee ($100), cleaning check fees (up to $100), and many more. They don't respond to emails quickly. Once our heater broke causing the temperature in our apartment to rise to 83 degrees. We contacted management to come get it fixed and it took them four days before getting back to us. I was living in an apartment they managed for only two months and wanted to get out. It was so difficult selling my contract because all of the unnecessary fees scared away any potential buyers. I met with the manager in person to sort out moving from my apartment and potentially getting out of my contract because I had a roommate who was stealing possessions of mine and was so uncleanly she had bugs crawling out of her bedroom into the hallway. When my 2 roommates and I met with her about the situation she did nothing about it. She offered to make our roommate sign an agreement stating she would be more clean but did not address the stealing problem and did not seem to care or take our situation seriously. When I finally got out of my contract, I ended up spending an additional $800 in rent and deposit fees to convince someone to move in and I apparently failed my cleaning check even though I spent 2 hours deep cleaning my apartment. They never told me I failed my cleaning check, I found out when I got my security deposit back and there was an additional $120 deducted because I apparently didn't clean. I addressed this issue with them and they wouldn't let me argue about the situation. Overall Aspen Ridge only wants your money and doesn't care about your well-being. I've lived in a couple of different apartments managed by Aspen Ridge and each one has left me shocked with how a company so unprofessional and unreliable is still in business. Let me give you just a few (of many) examples: -Every few months or so, somebody comes from the management to replace the filter on our furnace. Great, right? Well, it would be, if he didn't BARGE into our house EVERY TIME HE COMES. His visits go like this: he rings our doorbell two or three times in a row (at which point we think maybe a neighbor kid ran out of their yard and is just bothering us), then immediately begins knocking like the police trying to knock down our door, and then waits for about 2 seconds and just lets himself in. If you're not dressed, or in the middle of something, you get no time to actually get decent and answer the door like a normal person. It's surprising he's made it into adulthood with those kind of door manners. -Our stove was broken and so after the months of waiting for them to take care of it (like everything), an older man from the management brought us our new range. Without a dolly. He knocked like normal, seemed polite when he explained why he was there, and then kind of laughed and was like, "oh, can you help me with this?" What was he expecting???! That's the thing about Aspen Ridge--they DON'T think. They don't think about what they would have done if my husband hadn't been home (I'm pregnant and couldn't have lifted it) and hadn't thought about what he would do if it were just too heavy. He just came completely unprepared and unhelpful. -Our AC broke in one of the last weeks of August--it was just blowing warm air. It was terrible--and keep in mind--I was still pregnant during this time! So I filled out the maintenence request and set it to emergency level, because we were trying to sleep in heat over 90 degrees and function and live in this insanely hot house and it was really affecting us. Well, a few business days passed, and there was no response. So I called and nobody answered, so I left a message explaining that we really did need it ASAP, and still nothing for a couple MORE days. So then I called the emergency line and the apathetic man who answered first just explained that he could only help with emergencies, like fires or things, and only when I insisted and insisted that we could not wait any longer--it had already been 8 days--they sent somebody to bring us a temporary portable AC unit, then the next day a contracter finally came and fixed the system. Then they send someone to look at them and they tell you "Oh we should be able to get that fixed for you for sure." Then they do nothing. You follow up again with an email. I didn't think it was asking very much to put a little effort in to upkeep an apartment or to care about your tenants. They charge $509/month for rent for an extremely old and outdated apartment (that they refused to help with repairs) PLUS gas & electric PLUS utilities each month. (Wouldn't utilities include gas & electric??) Once we asked for help unclogging our drain and afterwards they charged us $60. So they nickel and dime you to death. To make matters sketchier, they don't let you communicate with the landlord directly, so we couldn't contact our landlord about apartment issues (like a broken fridge, moldy faucet, broken washer/dryer, etc.), we had to do it all through the management company which was a pain because they were super stingy and slow to get the ball rolling on things (or they didn't help at all..). I am charged $100 for floors maintenance they have never done anything to the floors. they are from 1920 and are falling apart. ignored the maintenance request I put in for them. a Random 'non refundable' fee this month for $180. thats all it says. my deposit has been increased by almost $300 on top of rent payment. these guys will call the cops on you if you even try to dispute any of these issues with them. I did not raise my voice or anything just asking about the issues amd payments and they threatened to call the cops because they didn't want me in the office asking questions. they do not care about tenants and they will not care about you. only money. If I can give 0 stars I would. I used to rent with them a few years ago, and decided to give them another try since I already know how they work. However, this was a big mistake to say the least. They mostly have Mormon BYU students as staff members, who do not understand how to treat people and are very immature when it comes to dealing with problems. I was not treated with respect, and they scheduled appointments with tenants that said they had no idea we were coming wasting my time 3 times. I do appreciate they refunded the application fee hence the 1 star, however, after all got canceled a day later they ran my credit, which shows the lack of communication they have, and left me with a hard inquiry for absolutely no reason. When I requested to talk to Hillary who is the owner and manager I was given a general email and the run around. This is sad because Aspen Ridge used to be great in my opinion but oh well it is what it is. read more

Cleaning checks have been outrageous. I scrubbed my entire shower with bleach and used a toothbrush to get every corner and I failed the cleaning check. I've lived all over, and never have I had such un-attentive and lousy management before. They must be cheap for the homeowners, because that is the only reason I can see why so much of the Provo/Orem area is under their control. I lived in two different places that were managed by ARM, and both experiences were horrible. The first time I lived in an Aspen Ridge condo was back in 2010 when I first moved into Old Mill Condos. Old Mill is probably at least 80% under Aspen Ridge Management control, and all of us living there had issues. I'll give you a quick run-down. 1. Not long after moving in, the florescent light in the kitchen burned out. We immediately put in a maintenance request to ARM, and after 2 weeks of no light in the kitchen, I finally went out to Home Depot, bought a replacement, and had a guy from the ward install it. I emailed them explaining that I would not be paying the amount I paid for the bulb in upcoming rent. When I didn't pay the difference, I got slammed with a $30 fee for late payment. BS in my book. 2. A couple months later the water heater broke and caused my bedroom to flood. It destroyed the carpet and walls and a lot of my things, yet it still took them about a week to come out. I could not stay in my room for over 3 weeks while they fixed the damage, and when I asked them if they can put me in an open room at one of the many other apartments in Old Mill, they told me to just stay with a friend. 3.When it came time to move out, I cleaned that condo from top to bottom, and it looked a hell of a lot better than when I moved in. Rather than giving me my deposit back, they held it and charged me$25 because they said there was a full trash bag left outside our door. I don't remember leaving that, and neither did they roommates, but needless to say, I was livid! The second time I lived in an Aspen Ridge home was in a house over on University Ave. I bought the last 2 months of a friend's contract when she got married and I was waiting for other friends to have their contracts end and we could get a place. This house's AC broke and it was the end of June. Needless to say, things got HOT fast! They didn't come fix the AC for 10 days. During the day I was out most of the time, so it wasn't bad, but sleeping at night was miserable. Basically I'm telling all you sweet BYU or UVU students and others out there to AVOID THEM LIKE THE PLAGUE! All the negative reviews are valid, and you should not disregard them. Just because their office is really nice, does not mean that they run their business properly. They scam poor college students left and right. IDK how they have not been turned over to the BBB yet. read more

They spent two weeks where nobody could move in because of maintainance and cleaning. I finally moved in and it looks like zero maintainance or cleaning was even done. I spent hours cleaning the apartment once I got here and am now waiting on 13+ maintainance requests to be completed, including a broken shower head (so we cannot shower) , filthy cupboards, an incorrectly assembled bed frame, broken window handle and insulation, paint dripping-covered carpet that is not securely fastened to the ground or edges of the room, and uncovered door handles and ceiling fixtures. On top of that, the previous tenants were charged a full month's rent in August but had to move out by the 17th while the move-in date is August 31st. Early check-in costs an additional $75, and we will be charged for a full month's rent next August even though we will only be able to live here half the month. Then they will charge the next tenants early check-in fees for an already fully-paid month. They "provide" google fiber which means they have a Google Fiber jack in the living room that won't work with my router. I had to go pick up a router/modem from Google so that I could use the internet. The provided internet is the free Google Fiber plan. They advertise providing internet, when it's just a free plan which gives 0-5 mbps internet speeds. That's just about enough to maybe send an email after waiting a few minutes for the attachments to load and be attached. I now have to work with the 3 other roommates in the apartment (who I've never met) to pay for a $50/month internet plan so we can use what most other apartment complexes already provide. The deposit was $788 and in order to pay that and my $400+ of monthly rent I have to go in person to their office and pay in cash because they do not accept card payments. They also have a monthly fee for them handling our utility bill (not just our bill, but paying for the person to handle them). I can pay my rent online, but there is no free echeck way of paying for it like my past apartments. There is a convenience fee for paying with a card online even though I can't even pay with my card in person. I have to live in BYU approved housing while attending BYU, and Aspin Ridge management, who is over many apartment complexes, does not seem to be holding up the standards of what it means to abide by BYU's housing standards. I'm paying twice the price for poorly managed apartments. Update/reply to Hilary's comment from google review: Hilary, you suggested I send you an email but didn't provide an address to send it to, so I'll just post it here. It's apparent that you have had a history of not addressing these issues with a total review score of 1.9 stars with hundreds of reviews. It's clear you don't seem to really care about the issues many tenants have brought up. Aspen Ridge... where do I start? Let's see here... They don't honor contracts. We lived at Brighams court (student housing)for about 2.5 years before Aspen took over. We had a dispute with Aspen, which I will go into more detail below, and our contract stated that we could request a sit down to go over our contract which we are legally entitled to do. I requested a sit down and was told no. That the manager didn't have time to do a sit down and talk about the lease. We had a NON-FURNISHED apartment. They started doing cleaning checks which was NOT in our contract AT ALL. We were contacted asking for a copy of our keys because they didn't have a copy of our keys. When told about the original cleaning check, which by the way was not 24hr notice, I told them we would not be home to be present and they then told us they DID have keys. The cleaning check was done with neither myself or my husband present and we failed due to our PERSONAL items not being cleaned such as our PERSONAL couches not being vacuumed out. Our PERSONAL entertainment system not being dusted etc. When I asked about what would happen if we failed the second cleaning check, they told us they would hire a cleaning company. I then get an email saying that if we failed the second cleaning check that they would start the EVICTION process. We started asking questions regarding our contract/lease (mentioned before). They responded by sending us an obscure section of our contract that could be interpreted in many different ways. We eventually, as is stated in our contract that we could restrict access to our apartment within reasonable conditions, revoked their access to our apartment. Stating that UNLESS MY HUSBAND OR MYSELF IS PRESENT, they were not allowed in the apartment. That is not unreasonable. When we stated this, they said that due to us being uncooperative and failing to keep our apartment clean that our lease would not be renewed. We then received an email about them changing the locks on all the apartment doors and asked when we would be available.I told them date and time I would be available and it was agreed on. The next day (which was NOT the agreed time) I happened to get home from work early. Maitenence showed up to change the locks. I asked him why he was there and he said Aspen never told him the time I requested. They told me they had, which tells me they literally tried to lock us out of our apartment. They never showed up for the second cleaning check (I took off work for it). Their Maitenence is a joke. We made multiple requests and maybe 1/4 of them got done. About a month before moving out the entire complex had no hot water. I tried to contact Maitenence only to find we had new property owners. Legally we are supposed to be given at least 30 day notice regarding changing property managers. No notice was given AT ALL. I ended up telling the whole complex, basically doing the job Aspen was SUPPOSED to do. Never in my life have I been treated so terribly by a "business " we never had any issues with previous property owners. I have seen many reviews of Aspen nickle and dime their tenants. We got lucky there as we were under a different management company when we left. Many reviews I saw stated they never got back their security deposits or did but it was no more than $50 at MOST. If I could give these crooks zero stars I would. Aspen Ridge Management has been the most unetical and dishonest management company I ever ever dealt with while I was in Provo. When cleaning checks and move outs came around, they have a very specific list of guidelines that you need to follow EXACTLY in order to get your deposit back (well, you better hope you get it all back, I sure didn't). You have to bring a self addressed envelope with a stamp into their office because they're too cheap to pay the $0.49 cents for a stamp and a few more for the envelope. You also have to do it during their lousy business hours (9AM-5PM) which if you work full time and actually contribute to society this is very difficult. After the hundreds of dollars you pay them to live in budget housing at best you'd think they could cough up less than a dollar but I guess not. So cleaning checks came around and, to no suprise, everyone in our apartment failed their cleaning checks after we spent hours cleaning and scrubbing that apartment. It honestly looked better than when I moved in. The apartment was clean the day of cleaning checks and nothing was left out. Then a month later I get my deposit back to see that a full $81 was taken from me because I failed my cleaning check. I emailed them and asked for an explanantion and in all the pictures they sent it was a mess that was clearly not a part of my assignment and was clearly several days after cleaning checks took place. They must have rechecked several days after to see if the apartment was still clean for the other two roommates... how am I and the other guy who moved out supposed to make sure the guy who stays cleans up after himself and keeps the apartment clean after we move out? Absurd!!! They also claimed they couldn't find our cleaning check packet (Which is complete BS, they said this because they knew they could charge ALL of us if they claimed they couldn't find our packet instead of charging the guy who stayed (which it was his job that they failed us for). We left it on the kitchen table...not sure how it can get any more obvious! After emailing them back and forth they kept beating around the bush trying to come up with other garbage reasons as to why they took my money. I called them out on everything and demanded the phone number of a manager I could speak to. They took days to respond and ended up just dismissing everything I said and finished it off by saying "I confirmed with my manager that we didn't find your cleaning check packet". Really?? You people disgust me. I don't know their management sleeps at night knowing how much they rip off young people especially college students who are already struggling to pay the rent each month. Maybe one day they'll realize the disgusting human beings they but I seriously doubt it. They are well aware of what they're doing and yet care exactly ZERO because they're milking the BYU housing cash cow. Whatever you do, don't rent from Aspen Ridge Management. They don't care about maintaining their facilities and look for ways to charge their tenants extra. I had to live with bugs crawling on me in my sleep for over a month because they refused to call in an exterminator and would charge me if I touched the outside of the building. They also will charge you for maintenance of their major appliances, such as the stove and the fridge. When I moved in I noticed that the pans on the stove were falling to pieces. When I notified management I was told that I would have to pay to replace them. They are honestly the worst management I have ever encountered. read more

Would give 0 stars if I could. I've never had so many issues with my living situation than I did when I lived under Aspen Ridge Management. They only care about their bottom line and while the student workers are always nice, the managers are always condescending. I finally moved out and, when I did, they tried to keep my security deposit. I was being charged for regular wear and tear and damages done prior to my lease. They didn't even check the right room. If anyone knows how to take legal action, please reach out because my husband and I both would love to provide our horrible experiences. Also, they're overpriced. read more

If you can find any other management in Utah County, DO IT. This is by far the worst housing management I have ever had. There are tons of hidden fees, they take forever to fix anything that's broken, and the people within the office are clueless and rude. Genuinely mad that I even have to leave one star. They deserve 0. They work from home and never answer the phone. Over $300 was taken from my security deposit, and $215 was "non-refundable" that was not in the contract. My roommates had $165 that was non-refundable. Little sketch if you ask me. $108 a person taken for cleaning fees after we cleaned and the contract states "normal wear and tear expected". I had my mail delivered here on accident after I moved and they were extremely rude and refused to give it to me. AVOID THEM. I know it seems like they have a monopoly on BYU housing but there are other options I promise. read more
