I have lived in the Regency house for 5+ years, and I love it. The location is perfect right in the middle of the museum district, and the light rail literally stops in front of the building. The views are amazing, and balconies for every unit have no comparison in downtown/midtown. This is an unpolished Gem of the central corridor, but the jeweler has just arrived.
I moved in to Regency House (soon to be Regency On Central) at the end of 2008. At that time the Management and the HOA Board were both in disarray. The pending "Big Project" loomed large over all the residents which meant major assessments, at the same time as the financial crisis. They were dark days.
However, when the assemssments were finally levied, the residents pulled through with a 98% payment rate, and the first half of the big project was completed in 2012. Which included new mechanical and structural systems for the building that were seriously needed. The second half is having similar success and should be completed by the end of 2014. When this half of the project is complete the building will have fixed all the common area surface structural concerns, re-landscaped the entire property, added a new outdoor kitchen, added a large fenced in dog run, added decorative tile and pavers to all of the hardscape, and not to mention that all of the original amenities from 1964 will have a new shine. Thus completing a 10 year adventure that started in 2005 with the renovation of all of the interior common ares.
In short, that Regency On Central has worked very hard to get their act together with new competent management team, provided by AAM, and an HOA board that is forward thinking. Together they have positioned the building to be a success today and in the future with almost a million in reserves (The building had $0 in reserves in 2008), that is funded to the tune of about $10k/month, and a marketing plan to get the word out after the project is complete.
This is a great place to live. If you are looking for a place with a downtown feel, but with less traffic this could be the place. I would love to be your neighbor. read more
