We have lived here for 2 months so far and we have had a couple of problems like dog feces being on our porch (I live on the first floor and don't own a dog), minor insect problem & a broken faucet. He responded to my AC issue immediately after hours and had the problem resolved in less than 2 hours. I have a love/hate relationship with these condos. I love location and how accessible it is to get to and from destination. Loved my landlord, incredibly sweet woman. Nice views and people around. This is bad so please be ready. I started getting really dry skin, cloudy mind, anxiety, and itchy eyes. There was a random smell in my bedroom bathroom that started smelling so bad. I literally did a deep cleanse, took down mirrors and vents, even cut open the wall because I thought it could be "black mold". I had a couple different experts come out to see if they could find what this disgusting smell was coming from. They had no answers every time. This was a 40 day process, which was almost traumatic. I had to get hotels and stay other places because the smell was so bad. I finally get all my stuff and move out. As soon as I move out, I find out there was a dead decomposing body in the unit adjacent from me that no one had checked on for the last few months. There was also a dead cat in there. The smell was getting through vents and coming into my unit. A few days later they found another dead body in another unit. I was so disgusted to find this info out. I knew I wasn't going crazy! Before this breaking point. I'll tell you a few other things that were wrong with condo. They have a terrible piping and plumbing system. I had feces and toxic water come inside by hall way bath tub and sink. Almost flooded unit. No matter how many times you change vents, they get dust build up within a few days so it's constantly poor air quality. The walls are so thin you can hear your neighbors full convo extremely clear. I've lived in other apartments, so have something to compare it to. The metal gate had a malfunction and closed in on my brand new car, scratched it permanently. I saw the same thing happen to others. People sneak in our parking garage and steal stuff all the time. I love the security, but they're usually no where to be found. Doesn't even seem like there's ever security. I've been cussed out by this guy that lives above office to the right on the 3rd floor for not driving fast enough to park. Also saw the same guy almost run over another tenant. My condo was completely flooded out by storm. All the water from balcony wasn't draining fast enough in pipes, so got in my unit. Ruined the whole floor. Had to get brand new flooring in. Maintenance turnaround time depends on landlord but is pretty slow. So thankful and blessed to be out of there. I appreciate their intentions. But they need a lot of work. My new apartment just a couple miles away is complete opposite. 5/5 stars and better rate. read more

I've lived here for 5 years, and in these 5 years I've even recommended friends and family here because I just love and trust Biltmore Square condos so, so much. I feel especially confident referring people to live here because I know our landlord, Mahmood Abdi-Moradi, is so wonderful. It's a really warm feeling to have such a caring and friendly person we can communicate and work with to live in our dream home, truly. I also have to mention, Brenda and Shelley who work in the office are so kind and care for everyone here. Sometimes I go in the office just to say hi and catch up. I also can't recall her name, but there's another gal who works here in the office on weekends too, and she is also so kind as well. Often I see neighbors in the office/clubhouse just coming in to say hello and catch up with one another and people working here. It's just a really great environment. It's easy to make friends here, people really look out for one another. I also love and feel safe knowing we have 24/7 security in the building if ever we need to call someone, and the trash and outside area are always so cared for. I never even think about it but I hear from friends living in other complexes that those things can be an issue so I figured I should mention that our condo is not like that at all. The people working here and our neighbors really care to uphold the comfort and healthy space in the building and complex, taking care of it. I cannot say enough amazing things about Biltmore Square and my landlord Mr. Moradi. I am halfway through my fourth year of living in the community and having Mr. Moradi as my landlord has been a dream come true. As a Real Estate agent with a background in property management, I have dealt with my share of landlords on a professional and personal level. From the very start Mr. Moradi has made my experience as a tenant seamless. As you can imagine several maintenance issues have come up and each time he has taken care of them immediately and thoroughly. During my time here at Biltmore Square I have lived in two of his condos and my transition into my current unit was an absolute breeze thanks to my stellar landlord. STAY AWAY!!! PLEASE READ!!! Before I start I just want to say Most complexes won't have perfect reviews and something will always be wrong! This place is not worth the time or headache! I was suppose to rent a one bedroom room condo, unit 417 to be exact. The owners name is Mahmood Abdi-Moradi and the property Manager or yes woman is Sunny Rae. When I came to visit the unit I could tell it hadn't been remodeled or upgraded in years, although the owner was willing to go down on the rent from 1400 to 1300 so that wasn't such a big deal. Intrigued by the layout of the loft style condo I proceeded to move forward. There was down payment and $300 cleaning fee! On my move in day 2/15/21 I walked in and the place hadn't been cleaned and was in even worst shape from when I had viewed it originally (see pics below). The walls were dirty, marks everywhere, and filled with debry. The filter hadn't been charged tub was dirty and needed re calking. The blinds were all scratched and turning yellow. when I reached out to Sunny to let her know the condition her response was she had seen the condition and thought maybe pictures could cover the filthy walls since it was a rental! She also offered ME the one paying a magic eraser to clean the blinds! Smh. She had me reach out the owner and he was unapologetic and had no intentions on making any accommodations or fixing anything (see below for his response) read more

If I could give this place a zero star I would!! This place only wants your money and they do not care about there tenants and they have terrible communication skills! I had rented a condo from them last year and they extended my lease agreement another two months without my permission or properly notifying me. I RECOMMEND DO NOT MOVE HERE!! read more

Security is not excellent at this place. In the first 4 months, our bike was stolen from the bike rack which is in the bottom part of the garage. When I asked about it, the office said there was nothing they could do, which included look at footage from the video cameras because I'm sure they are not in working order. I asked if the home owners association had been looking into budgeting more for security, and that came back with a chuckle. My biggest issue however is with the office itself. It has been closed "for unforeseen circumstance" all week and I have been unable to receive any of my Christmas packages. Not only that, but this makes it impossible to use the amenities in the office, like the computers, printers, and fax machine. Overall, it's not worth the headache and uncertainty to live here. My landlord is amazing, but he can't help these issues. read more

I adore my loft! It's so beautiful, such a good set up. I have everything I need - lots of space, modern working appliances, working W&D in my unit (so I'm not taking someone else's dirty underwear out of the washer! gross) This is a mile away from the office for me so perfect location. Safe community as long as you're not stupid about leaving your door unlocked or leaving your bike around for too long. People are generally friendly. Management is pretty responsive. HOA keeps the place in top condition. In the past four months I've moved in, they've cleaned the carpets in the hallways and power washed the garage. Security patrol and video cameras add more security. Also the property manager is having gates installed into the property. They pay the water trash sewer. Can't ever really hear your neighbors, unless they play piano like my neighbor (but I don't care because he's great at it!) Three pools, one spa, a fountain courtyard to sip a coffee and ponder the world, and trash chutes on each floor so you don't have to walk all the way downstairs to throw out your trash. Also there's a clubhouse with a kitchen for entertaining and a projector movie screen that nobody ever uses, and a two floor gym. Amenities all around! Good places in the immediate area are 5 & Diner, CVS, Subway, Jamba Juice, McDonalds, Jimmy Johns, Chipotle, Total Wine, Bluewater Grill, Tropical Smoothie Cafe, a chiropractor, Zoe's Kitchen, Starbucks, Einstein's Bagels, NYPD Pizza, and more!!! Within walking distance of Camelback Colonnade and Fry's grocery store. What's not to love??? read more

I cannot wait to move out of this horrid place! First of all if you enjoy getting woken up at 3am because of the fire alarm constantly going off then you will LOVE this place. The piercing alarm somehow gets falsely set off at least once a month and always at the worlds worst times. The front office staff is some of the most unfriendly downright rude and unhelpful people I have ever met. They recently hired a sweet older woman which is a huge improvement. But the two younger women hate their lives and they make sure everyone else is just has unhappy as they are. read more

I've lived in this complex for almost two years and I love my unit. It's pretty quiet and doesn't feel like the walls are thin, unless you have noisy neighbors. Living here for the most part has been a breeze, the location is prime and the cost is low compared to other complexes in the area. The parking garage is a plus and security is great, no issues there. The pools are always clean and the grounds are maintained nicely. The gym has newer equipment, it's a bit small for such a large complex but I've never not been able to use the machines due to other people. Some cons: The complex seems to almost always have a project going on, which I understand it's a large building and requires upkeep but sometimes the timing is poor and things aren't communicated well. read more

Biltmore Square has been a blessing to me as a previously new person to living on their own. I was looking for a centrally located place to live and still be in the "nice" side of central Phoenix. I have an AMAZING landlord who upgraded my 1 bedroom prior to my move in. I have only had one issue with my toilet leaking and they came out to fix it immediately. I live on the 1st floor and will say that my ceiling can be a bit noisy from my upstairs neighbors but it's not that bad. I am never home during the day and rarely on weekends so it doesn't bother much and it's not too overwhelming that you cannot fall asleep. The grounds are always kept clean and they have a cleaning service that cleans the entire grounds every morning. I feel very secure in this complex. I am a young, single woman who comes home at late hours in the night and have NEVER felt unsafe, even with the lonely Phoenix homeless people lurking around the corner by the local stores. I am a Phoenix native and feel so lucky I found a great condo at a great price. I am relocating to California and cannot find NEARLY as nice as a condo complex as Biltmore Square for a decent price. If you are single, married, young, or old...you will love living there. Every place you live in will have it's problems and it's a part of life, but, Biltmore Square is a safe, nice, and friendly environment to call home. If I could, I would transplant my condo into California so I can take it with me! I lived here the first year I lived in Phoenix. It had a great location and the staff was fairly nice. I heard of some issues and the walls are not that thick. For the most part I just used a fan white noise to drown out most of neighbors. The condo owner was nice and the condo was good. Overall it was a good experience. read more

I am an owner here of a number of condos which I remodeled all. I liked it so much, I moved in one of them 7 years ago. If you are concerned with noise from other condos, there is no building where this will not happen and you should be best suited for a private home. We have had issues with prior management and security however we have an excellent on site office manager and assistant. There is a new excellent property management company. Maintenance staff is the best. There are 3 swimming pools, 1 is heated for 6 months when it is cold, even a hot tub sauna outside. We changed security companies and have full coverage 7 days a week 6 PM to 6 AM. We have 3 sets of entrance gates, 72 security cameras at gate doors, auto entrances and in our garage. Best of all, we just completed a year long gut renovation of the fitness center and bathrooms, added 2 large hot dry saunas, all available 24 hours a day to owners/tenants, all new hallways, club house, all new furniture, kitchen, lighting and now will be replacing all almost 60 hallway and club house air conditioning systems. For the prices to purchase and rentals for others, you cannot beat it anywhere. Anything less you see the difference. The convenience alone of central Phoenix Biltmore at Camelback Rd.with everything around the corner is the best. read more

I moved into this building (luckily into a rental) in November. It looks very cute and nice on the outside and my apartment has been updated with vinyl floors that look like hardwood. It also has very cute custom paint on the walls. As it looks very appealing as to the reason I moved in, there has been nothing but issues since I moved in. The walls are thin, so if your neighbors play music, you can definitely hear it easily. Also, the tenant above me has hardwood floors so I can hear them walking back and forth. So far since I've moved in, I believe they have shut the water off at least 10 times to do maintenance. The day I moved in, there was a flood in the club house. There has been a pipe burst outside that flooded the parking lot. Today there was a flood and they had to turn off the water to the whole complex. When I called the emergency after hours line, they said it happened at 2am. It is now almost 7am and they haven't notified anyone by any means of communication that nobody in the building will be able to shower this morning. I've also had a problem with bugs, I have found a few baby cockroaches and centipedes in the unit. I'm a very clean person so the bug problem is a huge surprise to me. I have notified my property manager with the multiple issues as well as the building and it seems its always someone else's problem. In other words (mine, the tenant). Which is B.S. if you ask me. I gave it a two star rating because it does look nice and there is very good security 24 hours a day. If you are thinking about moving in to this building, I hope you read my review and take everything into consideration! read more

Although you rent through a private owner you still have to speak with the front office for packages and HOA issues. The front office staff are very disrespectful, when I arrive in the office instead of a standard greeting, I am welcomed with stares. Also, the walls are thin, so if you have a noisy upstairs neighbor with hardwood floors, "there is nothing that can be done." The complex itself is nice, but unfortunately management is a disappointment. Also, DO NOT get a unit facing the pool. I hear neighbors entire conversation although they are not directly near me. The sounds echo due to the way the building is constructed. Overall, you can find better for the price point. read more

I rented a 2-bedroom condo here for two years, and, except for my particular unit being right on the freeway, the experience was wonderful. Many of the units were remodeled all at once, and the remodeling (kitchens, bathrooms, floors, recessed lighting) is really very well-done. Bathroom fixtures were all upscale. Assigned garage parking is nice, the office staff is experienced and nice, and amenities (gym, computers, modern grills) are clean and useful; all three pools are usually pretty empty and peaceful. There is always some vacant inventory, but you have to talk to the folks in the office to get a good name of a realtor (Stephanie) who is actually working with owners instead of relying on the (worthless) website to find and view available units. In two years, I very rarely heard any of my neighbors. Just make note that, whether you get the 1, 2 or 3 bedroom version, the living spaces (LR/DR; also patio) in these units are awkward and tiny. While the bedrooms and bathrooms are definitely spacious enough, you cannot fit much furniture in any of the common spaces. That will become apparent if you go and see one of the units. While this is true, the location is outstanding (the Biltmore Hotel and mall are a short walk/bike ride away through a very private and pleasant neighborhood), I never once saw a bug in my unit or even outside (huge to me), and the property is consistently clean/well maintained. Finally, the rent prices here (set by each owner) are extremely low compared to literally all of the other nearby places (thumbs up), washers/driers are in each unit, and trash and recycling are each convenient. read more
