Most beautiful hidden gem of an apartment complex i've found in my 5 years of living in phoenix. Beautiful and safe neighborhood. Staff is excellent, very friendly and helpful and most of them live on site. Maintenance staff is efficient and kind. As someone who works in property management, seeing the landscaping and facilities so well maintained is amazing. The rent is also very affordable for this area. I applied here March 26th, 2024 after I took my tour with Shaina the week before who was super sweet until after my application was submitted and I didn't meet the requirements at first but I was told if I got a cosigner like I did I would be approved. That changed within an hour when all of a sudden they had a new policy not accepting co-signers when ive been pushed into getting one. Shaina is also witholding my application fee and deposit since she stated, Caleb her coworker told me they were no refundable. Never once was I told that actually I was told if denied I would receive them back. I've lived here since October 2021 and can say that water is constantly, CONSTANTLY shut off for whatever repairs! Sometimes it's a monthly thing, sometimes 2 times a month. I've lost count as to how many times water has been turned off all day with or without notice and it's such an inconvenience! I would say close to 20 by now and it's not an exaggeration. If you decide to live here please know they will band-aid whatever is wrong with the water pipes then maybe put a tape on it until it's broken again! It hasn't been a great experience! Rent is high. We pay water separately about close to $60 or more a month just so you know. read more

I cannot recommend this apartment complex enough. The staff in the front office are kind, responsive to issues, and flexible. Maintenance requests are dealt with in a timely manner. The neighborhood is safe and quiet. There's ample parking for guests. The rent is very reasonable. I wish I could give more than 5 stars. read more

I owned my own home for the last 25 years and then retired. I have lived in this apartment community for over 4 years and I can honestly say it has been a positive experience. I have a 2 bd 2ba with washer/dryer and it is very comfortable. I live close to one of the pools and the younger people do enjoy it especially on summer evenings. But who can blame them! This is Phoenix! The office staff is extremely professional and courteous, and the maintenance staff promptly fix any issues that come up. I know I can depend each of them. I have never had an issue that wasn't resolved in short amount of time. Never had any issues with bugs or any other pests. I would highly recommend Ranch Sierra Apartments. read more

I have been a resident here for ten years. And in the neighborhood for 41. I watched them being built. Deb and her office staff, the maintenance staff (especially Juan) and the close proximity to the freeway are the best. Three pools and an exercise room. And the grounds are kept clean and attractive. And, now, with Phoenix bringing North 32 (from Shea Boulevard to Bell Road) back to life since the 51 took a lot of its shopping traffic decades ago, new stores are popping up. I highly recommend Rancho Sierra Apartments in NE Phoenix. We're part of Phoenix, but in the "suburbs" north of the mountain. Step outside and we see mountains in all four directions. Any place you go, someone will have problems. Ive never experienced any of these complaints from the bad reviews on here. I've had problems sure, I've lived here 3 years. But, no ones ever been shot in my neighborhood, no one's kid has been stolen here, and my kids play outside all the time, i wash my sheets so we never got bed bugs, if you clean your carpet professional style before you leave maybe they won't charge you to replace it. This is not a bad place to stay. Management will fix problems when you tell them about them. I've had a few apartment problems here and they fixed the issues. My rents gone up every year, and I have to pay for laundry. If we have to be real, those are my problems. Rancho is a nice place to be. read more

If you are looking for an apartment complex that is in a safe area of town; doesn't cost too much, and is close to grocery, dry cleaning, banks, food, etc. This is the apartment complex for you. If you want quiet, courteous neighbors, and some amenities (gym, washer/dryer in the unit (not on the porch in the hot storage closet), this is NOT the place for you. Not everyone (read most tenants) don't pick up after their dogs, most of the time there are young (read under 13 y-o) kids at the pool (unattended). While the staff is friendly, and most of them are knowledgeable, most don't really provide much service beyond bare minimum. It was not a bad first apartment (considering our move from across the country) but not somewhere I would recommend staying after that first lease. read more

If you are a Black American, please read this before you consider renting from this establishment. I am in the early stages of acquiring legal action for racial bias by the office personel with Rancho Sierra. They failed to act on my counter complaints from neighbors that have continuously used police to interact with me on unfounded claims of loud music and arguments reported from my apartment. I had never had a neighbor complain about me prior to the current situation. I play music from my tv ( no surround sound) as well as watch my favorite tv programing. The neighbors lied and told management that I had threatened to vandalize their vehicle which was untrue and no one from management witnessed any account of this. I counter complained to several people in management and they proceeded to say that its my word against the neighbors and that they could not choose a side since they didn't witness anything. Cigarette butts were thrown on my patio by neighbors and management did nothing but have their maintenance guy pick up two days after I reported it. They then brought up options for me to break my lease or they could find me another apartment on the property. I refused and explained that the neighbors to me are racially motivated in their actions. Management still said they can't do anything witout proof however they recently served me with a 10 compliance notice or eviction based on etc and untrue claims stemming from the Non Black neighbors 3rd call to police regarding various things and statements that are not true. I feel an overwhelming since of regret leaving a great community that I had resided at for several years . For management to tell me that they don't take sides and its my word against the neighbors and yet give me ( not neighbors) a 10 day compliance notice, has truly made me feel that my rights are not being protected. I am seeking legal representation as well as chanlenging the statements made by the police officers. I can't play music. I can't talk loud in my apartment. I'm being accused of permeating marijuana during times when I'm simply minding my own business. And there are marijuana smells from various parts of the complex. My complaining about the neighbors has not been documented or recorded by the leasing team. They have clearly chosen a side and legally there may be some ramifications by not also giving said neighbors the same notice. I have contacted police as well to challenge the statements that the officers are quoted as saying. This is institutionalized racism at its best. And a person does not have to call you The N word for you to experience it. I'm hurt and angry that my complaints have gone unsupported but the Non Black neighbors lies and exaggeration about my conduct has been endorsed by Rancho Sierra against me and my family. I plan to seek help with media and whomever else that is willing to truly hear my side. For me to have to uproot my family based on lies is really sad. I have been stressed and fearful of my safety as well as that of my teenage who has witnessed the neighbors staring him and my mother down. But I know my rights and I will work with my attorney to make sure my voice is heard. read more

My lease is up in a few months and I am definitely moving out of this apartment complex! The pro is the management team is extremely nice and great with my dogs. Cons... When I moved in the kitchen had nonstop bugs for over 2 months. They do have a service that the burns company comes out to spray for free. I honestly haven't been able to cook at all in my kitchen. The cabinets are a joke. They are ridiculously small I can't fit any of my dishes in them. Fast forward to august I had an infestation of bedbugs. The complex makes you sign something when you start your lease that you are responsible for the payment of that service. Now many months later the whole building is getting treated again for bed bugs. I am beyond horrified!!! My lease can not be over soon enough!!! read more

Update - 01/15/2016 I am changing my previous 3 star review due to improvements around the complex and resolution to any complaints that I had. Many (maybe all, I'm not sure) of the roofs on complex buildings were fixed by a professional roofing company. We have not had a single issue with leaks or water damage at all since these repairs were made. The laundry rooms were recently renovated and as of this week new machines are being installed in both laundry rooms. The office staff is very friendly and most neighbors are social and nice, too. read more

I know Rancho Sierra Apartments. 10 years ago I happened upon them, probably like most, needing a place to move to on short notice, and after this month, I am moving, again on short notice. In between I have found my 10 years in my studio apartment at Rancho Sierra to be one of the best places I have ever lived. It starts with the office and maintenance staff--which is excellent and friendly. There are genuinely good people working in the office--they take the trouble to get to know you, they are socially active and aware, initiating complex-wide efforts to recycle or prompting a food drive during the holidays. The maintenance crew is uber-efficient and equally friendly. The grounds are fantastic--tall, towering pines give areas between apartment building a shaded, courtyard feel, and the landscaping is wonderful. "My" pool, one of three in the complex, is daily maintained, never too crowded, and only a hundred steps away. I have never had an issue with the facilities in 10 years (and the one time I caused the issue by losing my pool/laundry room key, the office that very day replaced it with a smile). My apartment has been perfect, with the kitchen/appliances upgraded during my time there. I can walk to the local grocery store or any number of restaurants. Often in the evenings renters walking their dogs or out for a stroll will gather an talk. Any number of small, fun, spontaneous gatherings and cookouts have occurred during my time there, and I was always welcomed. I recommend Rancho Sierra without hesitation, and if circumstances didn't force me to move, I'd still be there. read more

Not a bad apartment complex if you're looking for cheap but with cheap comes poor service from management. First of all if the management likes you then they will at least half way do things. It takes them weeks to get a service request taken care of. During those weeks they will give you countless excuses, they looks for ways to complain about something leaving letters pinned to your front door. The rules are only enforced on people they have a problem with. I'm not saying all the management is bad, but the people running the show need practice. The machines at the laundry facility only half way work. The pool doesn't get cleaned much, if there is something wrong that they don't believe or feel like fixing they blow you off in an unprofessional way. There are lots of people that don't pick up after their pets. There are only 4 dog stations on the whole property. It's always loud here with kids trying to run you off the sidewalk with their bikes. The pool is loud at night with people screaming and kids during the day filling the hot tub with bubble bath that overflows into the pool. I don't recommend living here unless you like poor quality living standards and rude staff. read more

Lived at these apartments for a little over a year and it was one of the best apartment communities that I have had the opportunity to live at for a long time. I move around a lot due to work, and have lived at many apartment complexes so it was a big relief to find one with such a nice group of people in the office. Big shout out to Carolina and Darcy, two of the most kind ladies!! The apartments are a little dated, but the fridge, oven, and microwave were all in very good working order. The people who lived around me were all quiet and respectful to keep noise down after 9 pm and before 8 am - this was a pleasant surprise considering how large the complex is. My apartment was on the side facing the school, and it does have some noise on game nights, but that was pretty minimal and unobtrusive once you know to expect it. There is a grocery store, burger place, pizza place, restaurant bar, coffee place, hardware store, gym, 24- hour Mexican restaurant, 24- hour donut place.. all within walking distance. Probably the only negatives I can really say is no washer/drier in the units and if you live upstairs in the summer the apartments can get a little hot. It was a really great experience living here, and I would recommend. read more

***MUST READ*** ***READ BEFORE CONSIDERING SIGING A LEASE*** The staff is friendly and the neighborhood is safe and quiet unless there is a football game at SMHS. For the most part I've enjoyed my stay here and don't have much to complain about other than the increase in rent for what the community has to offer. I originally inquired about renewing my lease at the beginning of April and was told not to worry and that they would be sent out shortly. In AZ, landlords are required to provide a 30 day notice when there is an increase in rent and they only provided me with a 25 day notice right as I was leaving the country for Toronto. By the time I returned to deal with it their notice really only left me with 18 days. The staff was helpful upon my return however, I feel that they should honor the same pricing being that they did not provide sufficient notice as stated in AZ's Landlord Tenant Act and they were unable to provide proper justification of rental increases (which is a matter of opinion unless they have proper statistics of the area to back this) as I requested . The increase is a small increase however property management is not making any upgrades to the community. The water bill is an estimated $54 a month which is substantial for living in a unit without a washer and dryer and on top of that you have the extra expense of using their laundry facilities along with the inconvenience of hauling your laundry. Including water and taxes I pay an estimated $900-$915 a month for the 2BR 2BA unit which in my opinion is high when taking into consideration the lack of amenities and curb appeal. The new rent including water will be an estimated $950-$960 which is a lot for this unit and complex. Pros: friendly office and maintenance staff, maintenance is on top of things when you need them, good safe neighborhood and location. Cons: Over priced complex for what you get, dated complex, popcorn ceiling, inconvenience of community laundry facility, substantially high water bill for not having an in unit washer and dryer and being 1 adult and 1 child I don't use the dishwasher. Love this complex! Deb, D'arcy, and another younger brunette are always wonderful, extremely helpful, and sweet. I haven't had any bad experiences as listed by other tenants.. The only thing I wish is that the W/D were in unit and that our unit was a little brighter/got more sunlight.. But that's nothing to the fault of the office staff. I think it's also really awesome that they leave a balloon with candy on your doorstep when it's your birthday :) read more

I currently live at this apartment community. We love it. It is the cheapest rent we found in the area (without sacrificing amenities or location). We live a few minutes away from the Paradise Valley mall and right next to the 51. I have not heard our neighbors once and it is very peaceful and shady here. They are pet friendly. No, it does not have a washer/dryer in the apartment but there are two laundry facilities centrally located so you don't have to walk far. A dollar to wash and a dollar to dry. The only thing I don't like is the parking. For a two driver household one person always ends up getting screwed and having to walk. We are looking forward to living here for years to come. read more

The staff here and the management company are horrible here. Once my lease is up I am out of here. They knew when I signed my lease agreement that I get paid on the 5th and 20th of each month and when I asked if there would be a problem with me paying my rent on the 5th Lisa said o no they'll work with you on that. I said so there will be no late fees and she said nope they will work with you. Well guess what? That's not the case. The rent is due by the 3rd of each month and if it is not in on the 3rd you get penalized starting the 4th with late fees. Now I am having to pay $50 bucks extra a month in late fees. I have gone in several times to ask them to work with me on it and they refuse. Even when you call the property management they refuse as well. The property mangament stated that if I recieved a disability check or ss check then they could change my due date to the 5th but becasue I received neither they could not work with me. If that isn't discrimination then I do not know what is. All other apartmen complexes I have lived at have always given the residents till the 5th to pay and if the rent is not in by the 5th then you start occuring late fees starting on the 6th. The only good thing about these apartments is that they are very quiet. Not a lot of traffic or kids running around which is nice. However I would never reccomend Rancho Sierra Apartments to anyone! read more

I have lived here for less than a year and I have never lived in a place where they are always trying to find ways to scam money out of you! I've paid my rent on time religiously with copies of my checks and yet they say I'm behind about $400. I've had problems with the AC when I first moved in and had to get them to "fix" it twice, but to no avail that didn't work, I had to hire outside help to finally get it done properly. Yes the staff is courteous and friendly but unless you're trying to give them money for mortgage payments, look elsewhere! I can't wait till this lease is up! read more
