RENTERS BEWARE!!!! I relocated from California last year. 6 months I to my lease I had no choice but to move out!! The Property Manager needs to be fired! I spent well over 5k to transition from out of State to serve the homeless community in Arizona. From the roaches, scorpions, and AC unit breaking down. I couldn't take any more misery and decided to end my lease prematurely. The units are spacious, but the cabinetry is dated, there is no security. The gates are very short, many people experiencing homelessness hop over and steal items off the property. While a resident, I had a large package stolen from downstairs by the Amazon lockers. The Property Manager,Gina, needs to be fired! She doesn't know how to manage property. There is usually about 5-10 residents moving out weekly. Don't waste your time, resources, or energy. There is a brand new apartment directly across the street. You will be much happier there, guaranteed. I tried to hold off leaving a negative review. But it's time to Speak the truth. In 39 years of life. This is by far the worst property manager I have encountered. Very unprofessional, inconsiderate, condescending, and disrespectful. Finally, beware, if for any chance you are unhappy, your needs would not be met and your concerns would fall on deaf years. This is no way to treat a Resident!! I paid all my rent on time, submitted a 60 day notice, complained to Management, all for nothing! In the end, they reported me to collections. I want an itemized break down of move out charges. My understandng, is that since you rented out my unit before my lease expired, I should not be held to that!! You have been warned. Save yourself the headache,and pain from unnecessary charges. Don't be fooled by the reviews. This place is TRASH!!! they did have a good team under Gina, but of course, since they need Gina's approval for everything. Don't waste your time!! This place was okay. They have many scorpion's I found 3 and was stung by one in my bed. During summer they have lots of large roaches around the pool. The water is always being turned off for "emergency reasons". Short notices on water shut off. They are in the process of redoing pool and if you work from home and you live near the pool it's extremely loud. You don't get a covered parking spot good luck in the evening finding a parking spot. Also they don't have guest parking they can only park in front by the office which is normally filled with residents since we don't get assigned spots. When you decide to move out they also give you tons of extra fees so you won't get your security deposit back. Give you $260 cleaning fee to clean microwave, washer dryer LOL read more

I wrote a 5 star review to help out the office after negative reviews came in, but it's about time for an honest review. I am very upset right now. We have been residents for nearly 2 years. The kind of people the office lets live here is beyond me. People leave garbage all over sidewalks, dog poop all over, abandoned vehicles that don't even drive, people have puked in the trash at the pool and on corners of the complex from drinking (and it's takes forever to get cleaned up- a week to be exact), people who smoke in this nonsmoking residence (including Josie the office staff), etc. Most recently we have had issues with our upstairs neighbors. They were always noisey, but we had a good relationship with them and we were able to text when we had a problem. But it has gotten worse because of JOSIE. A little back story for context: They moved in August 2019 and got a dog 3 days after move-in. Multiple times, they were told by office to register the dog. 3 months went by, the dog was still not registered and it got worse. Dog poop was left outside by the owners, they brought the dog in the pool area (even threw the dog into the pool when I was there one time), and we were fed up when they let the dog poop in the hallway and left it there. Two neighbors turned that into the office, my mom being one of them. JOSIE hinted my mom was one of the people to turn them in- our neighbor told us it was JOSIE that told him my mom turned him in. Since JOSIE meddled in our situation, our neighbors have been noisey on purpose in the middle of the night and during the day. Constant stomping, jumping, and god knows what around 3am is the normal time. We have many videos, gotten security involved, and the police. They've gotten a slap on the wrist with a 10-day notice, but nothing else has been done. The manager replied to us "you can move at your own expense". Suffering from anxiety and waking up startled by purposeful stomping is not okay and not a way to live. On average this week, we have gotten 3 hours of sleep per night. Because we are tenants that pay on time, clean up our dog poop, sweep our halls when it's bad, are respectful and quiet, I would have hoped our office would have helped us more. This is only one situation I'm writing about, but we have a list of situations and problems we have collected over the years (with proof) that my mom will review when we can move out of this hellhole. I wanted to leave this review now, because I'm at a loss of words and cannot go another night without sleep. I'd look elsewhere if I were you. read more

People in the office, specifically Josie has been nothing short of cordial and helpful to me. It's definitely been a positive experience working with her so far, I've been here about a month now! The rent price is affordable in comparison to what rent looks like in this day and age, that is probably the best perk about the property for my current predicament. Things to consider when moving are location/closeness to busy/noisy road and proximal distance to convenient places.. it's tolerable, but something I probably would have considered further. read more

HELP! We still live here guys (10 months in), so fair warning, don't even think about coming here. We had 3 very young roommates living upstairs. I complained at least 100 times, till they gave them and us the option to move but to another unit, took 7 months to do when they finally moved over, but you will waste months waiting and a lot of emails to send. The assistant manager Norma said it was so that everyone could stay. Then guess what happened? 3 new very young roommates moved in, again. Hell on wheels. If you don't care about neighbors that act like maniacs jumping hard, chasing each other, etc... and having their friends over day and night. Then sure, come on down, but if you like to live in a peaceful home, you know, watching tv, doing some work, having a conversation, you won't get it here. Two of my neighbors are just as tired, but can't leave until the lease is over. AND complaining will do nothing unless you make it your mission. It's very very time-consuming to get anywhere. You HAVE to have the security on duty hear it, and even then, they don't care anyway. Josie... forget it. Don't be fooled like we were. This person is the best of characters. She will tell you everything you want to hear, and then some. We trusted her, and it was all for nothing. All a game. Not a good company as a whole overall ( i will explain later). I have so much to say. It's a lot, I am trying to warn you to stay away. The good reviews are done by people who have done them early on moving in mostly, and then the people that make friends with the staff while living here. So pick what matters to you. We have rented for over ten years all over the nation, and this place is worst by FAR. As I'm writing this, my daughter and I can't even hear the tv show. We hear maniacs running loose. I already reported this several times this week. Guess what they told me? NOTHING. Usually, the manager will say things like, "we can't discuss any legal issues with you as to our process" ...it's the same when anyone complains. Unless its wild parties, then they have no choice but to evict, but it's not that easy or fast either it has to be a lot of times, time-consuming to say the least. My wife and I move to The Reserve just a little over 6 months ago. We had never applied for an apartment prior to this, so we were extremely nervous through the whole process. Our backgrounds were taking a bit to come back because of an issue with the company they use, and Josie assured us every step of the way that everything would be okay and that we would hear from them as soon as they received it back. When it came time for move in day, we were helped by Josie again and she was so so sweet! She welcomed us with such a warm smile and positive attitude. She answered any and all of our questions without hesitation. Still, to this day when we need anything Josie is the first to help us! I absolutely love my stay so far at the Reserve on Cave Creek. The professionalism from the start of moving in and till now has been greatly appreciated and not taken for granted. In past experiences with other complexes the office seemed to be jaded. This office is always upbeat and has taken the time to make me feel welcome. I have never once felt put down when I go in to handle small issues like a small repair or setting up my online billing for rent. (Which took a couple tries for me to figure out.) Maintenance is quick to help and fix things around the complex. I have had no problem with them coming in to my place and making repairs. I may be a little biased though, since one of them graduated a year before I did from the same high school. Rockets baby! If you are going to visit in the near future remember North Phoenix was hit very hard by the monsoons this season. Last month, I was sent a text for a weather alert concerning a possible tornado. I am not kidding. The next morning our complex had some awning damage and we lost two big and beautiful trees from being uprooted. RIP trees. More importantly no one was hurt. We do have some problems with guest overloading the trash cans by the mailboxes. Everyone hates the day when junk mail comes.. but no need to take it out on the trash can. Oh well, maintenance is quick to pick it up the next day, week after week. Living here was like living in hell! The Reserve on Cave Creek evicted my 3 year old son and I for no reason. I have had numerous complaints and notices at ALL hours of the day shortly after I moved in -- in February. When my son was minding his business playing with his toys I had staff & cops come up to my apartment complaining about noise. Staff, cops, and my neighbors all looked into my apartment times of the complaints to see in fact there was nothing going on except for my son playing. Not my fault the building was built terribly to the point if you drop a nail on the floor you would hear it drop from under neath me. All my complaints were from the times of noon -830pm. NOT EVEN DURING QUIET HOURS which were from 10am- 10pm. I always heard noise from my neighbors above me but never complained because I understood people had to live and understood how the building was built. No one at The Reserve took consideration that I have a small child. I did not throw parties and have excessive people in my apartment when I shouldn't have. The staff all knew the reason for the noise was because my son is hyper-active and the walls were thin. They never took the time to investigate further to the complaints they received. They were supposed to move us to the first floor to solve this issue we were having and never took further action. After evicting us they decided to charge me $4,000 for all the fees when i doubt I did NOTHING wrong. Never once did they take my side into perspective. They always took the side of the complainer knowing the building was built terribly. I WOULDN'T RECOMMEND ANYONE TO LIVE HERE! ESPECIALLY WITH CHILDREN. Everyone I spoke to in the apartment complex always complained about how terrible the management is there. THEY ONLY CARE ABOUT TAKING YOUR MONEY! I'm moved into this apartment on 10/1/2017. On 10/23/2017, I had a home invasion, armed robbery, was kidnapped, and taken to as many ATMs as possible (at gunpoint) by another resident at this complex. This place is unsecured and has "security theater" - meaning it is extremely easy for outsiders to get in with just a key code. Anyone can type in a key code. There is literally no camera surveillance or human security at all, so if you are getting kidnapped at midnight or of strangers are sneaking in to invade your house, no one from the complex will care to notice. Because no one is there to keep an eye on it. This complex doesn't care enough to dish out an expense for just basic security. And if you get kidnapped, home invaded, robbed, the complex will have zero sympathy for you. If another resident came in and damaged your property by pouring bleach everywhere, the complex will make try to make you sign a gag order to not speak of their negligence, and then when you refuse to sign it they will stick a $4700 charge to collections on your record for suffering due to their negligence. Instead of signing a gag order, I have payed it to tell you all (and hopefully save your life and your own bank account): stay away from this place. Just like your ex, you can do a lot better than this [place in Phoenix]. Go 10 minutes east to Scottsdale, their crime rate is lower. You can do a lot better than an inhumane management that will mock your PTSD over the phone when they have you on hold. Think about that, the complex where this happened secretly mocked my Post Traumatic Stress Disorder that happened as a result of living in this place. Thanks for your sympathy and compassion, Norma. When contacted about disciplining the resident that brought someone into this location and caused all of this, the complex refuses to return the calls or emails. Why? Because all they want is your paycheck. If they discipline that person, that means that apartment will be empty for a month or two, and they'll lose out on that precious green paycheck. Oh wait, but thats not all, they will also ask you to give them a good review on Google, Yelp, Apartments.com... Because we all know high-rated reviews are meant to be forced and shouldn't just happen naturally. And when you write true review, they will try to backtrace themselves and their shortcomings --- again - which we all know is a sure sign of great business and customer service. (As you can see below) Note how they mention no plan of increasing the security and ensuring the safety of the rent-paying residents. And of course, when you're in denial all you can come up with is "unable to validate the statements made." The only reason I had to reach out to the legal team is because after the kidnapping, home invasion, and armed robbery, the complex refused to respond to my concerns about the current resident who let in the criminals that caused danger to the current resident in the complex. I moved here from Chicago, IL 3 months ago. Pros: - Amazing location. Right by the highway and a bunch of shopping centers - Everything that is updated is actually beautiful; granite counter tops, all new appliances, awesome leasing office, pool area, and gym, etc. It looks like they are working hard to update the property - They take your trash for you Sunday through Thursday. As someone who is used to walking to a shady alley to put garbage in the bin, this is a big deal for me. - The prices are awesome - Super pet friendly - Maintenance is sometimes overwhelmed but they are always helpful Cons: - They only have one trash compactor for the whole complex and it piles up pretty bad on the weekends - Nobody picks up after their dog here, and they should enforce something to get that under control - Security is a little concerning and they could stand to have more cameras in the nooks and crannies of the apartment buildings Overall, we really enjoy living here and we would recommend it! read more

Me and my best friend were on the market for a new place to call home when we stumbled upon The Reserve on Cave Creek. Upon first impression the outside is gorgeous, stone accents decorate the entrance and the office was big and decorated just as nice. We were immediately greeted by Josie, she was super nice and had no problem answering every and any question we had. We were wanting a two bedroom two bath but toured a one bedroom and boy was that plenty! The apartments here are worth every penny!! Open floor plans, sunrooms, and updated appliances is what you get at this place, and as of now we have no complaints. If you choose to check this place out ask for Josie, she'll have you feeling at home before you even apply. Can't wait to call this place home! UPDATE: I have been living at The Reserve for almost 6 months and this place is everything I expected it to be! You get a very spacious, updated apartment for a price that beats competitors. One day my ac broke on a hot summer day and maintenance came within the hour and got it fixed. I'm very grateful with how helpful they are! You aren't very lucky with other places! The staff has also always been nice to me and answer any questions I have with no attitude. People on these reviews talking down on office staff are probably just rude and don't treat them like human beings. The Reserve puts together events to get the community together like bingo night and holiday crafts. Food trucks have come by twice since I've been here which is a fun experience. The Reserve on Cave Creek is a beautiful property. Most importantly it is managed by great staff. The maintenance team is amazing and so is the office staff. Any concerns residents may have are addressed immediately by management. My AC went out one night and I called it in, within 20 minutes maintenance was at my door ready to assist and make sure I had a working AC. I am so impressed how fast the technician was able to get my AC working. I use to live at a gorgeous property before this one; I must say this property has met my expectations as well. I have been at this property for a few months now and it has been great so far. The club house and the pool area is so beautiful. I can tell the staff maintain the property periodically. We haven't even moved in yet! We get the lease to sign and discover all these extra fees! First off there's a MANDATORY valet trash amount of $25 a month(which we knew prior to getting the lease), but lease list an additional $10monthly fee for the city to pick it up, a $5 monthly fee we have to pay for The Reserve to provide us with our water bill, then an additional $10 we have to pay for a building/facility fee. I was so excited about the property and moving in, but now I dont know. In addition to my rent, I now have $50 in garbage and misc fees, and thats not including any water or electricity. I'm hoping I can give a better review after discussing this with management and coming to a resolution. read more

So far I give this property 5stars since I haven't moved in yet. I absolutely love the management staff so far. They have been extremely patient with me and my mom with my living situation. They are very professional and are genuine. I'm excited to move into my new place knowing how well they have treated me. I have now been here for almost 7 months.I am still happy living here.The only issue is with parking. It's hard to find a spot. They do offer garages for a monthly fee which does come in handy.I decided a few months ago that I need one:) Overall still extremely happy living here. Don't rent here!! The new property management is horrendous. They do not make moving out easy and on top of paying your rent on time, they end up charging you double for everything. Horrible horrible experience. I have all receipts proving on time payments and they still have the audacity to charge me for nothing and they do not communicate with you for any reason. No courtesy calls. Crooked business! Not to mention their maintenance crew will go into your unit unannounced when there has not been a work order submitted for any reason. The Reserve on Cave Creek - Where is this review on here? FAKE! - Apartments Near Me - Phoenix, Arizona

We moved in to the Reserve on Cave Creek almost 1 year ago. On the surface level the staff and management are ok. The problem comes when you actually have a real issue with your apartment that may take longer than a quick 5 minute fix. Then the staff and management are nowhere to be found and actively ignore you. First off, the units are just meh. I wouldn't say terrible but the finish work and repair work are really bad. We moved into the unit and our dishwasher was broken on day 1...it was even missing pieces. All painting and work done to make the units ready for new tenants is done terribly and way too fast. It's like they put a used bandaid over a new wound with a blindfold on. The floors are very bad as well. They must have not cleaned them since the place was built or the design of the floor itself is flawed. This is because no matter how much you wash the same spot on the floor over and over it will always turn you paper towel or whatever you are using to black in color. Second, our power bill in unit 287 (for all that is good if you are planning to move into unit 287 I hope you see this). Our power bill is 2x-4x what similar units are. I called the power company and had them check the meter to see if it was working properly. Power company worker said meter was working perfect and that it was most likely some appliance in our unit malfunctioning and drawing too much power when it shouldn't be. I told him what our bill was and his mouth dropped ("yea, something is terribly wrong. you should contact your management"). My power bill for a unit of 740 sq ft was more than someone's with a 2k+ sq foot home with a family of 4. It was not only more than that is was more than 2x it. So right away I contacted management and told them the situation. Their response was to come over and replace the water heater to see if that would fix it (our water heater was old and leaking...causing mold). Well, the replaced water heater didn't fix it so we contacted management again and asked them to please check the AC unit for malfunctioning. They asked if the AC unit was working and we stated yes (it works but not very well). We explained to them once again that we contacted the power company again and that they recommended the AC unit be looked at and checked for a malfunction (drawing too much power). So yes the AC works kinda, it blows cool air but the AC unit may be working too hard because of a malfunction and thus using way too much power. I think the mistake was telling them the AC unit was working because at that point I think they just didn't care that our power bill was crazy high and were only concerned whether it was cooling or not. Who cares how much our tenants have to pay even if its more than a luxury car payment right?!?!....it's cooling so our hands are clean. Needless to say they had their maintenance guy come over and "look" at the AC and told us they would report back findings. Well, if you have read my story so far you understand that this is the maintenance that probably does the interior of the unit finish work as well so....yea they aren't very qualified I feel. I would want an actual AC specialist or some kind of electrician to service the unit. We never heard back from management about the AC inspection and we were kind of ghosted. I sent them another email and called them literally begging for them to have someone come out and service our AC unit or at least be able to see some form of service record for it. They flat out denied this and pretty much told us to eat dirt ...they said we are clearly just using our AC and power too much its our own fault...because yea I am like a huge bitcoin farmer here sucking all the power .../sarcasm. They told us to contact their corporate office and they could do nothing more to help us. So we contacted the corporate office...have been ghosted there as well to this day. We eventually just gave up hope and are now moving to a very nice place in Scottsdale. We are counting down the days to when we will leave this money abyss. O yea our thermostat is always set to 79 or 80 if we even have the AC on at all. Finally, even in the winter, for those of you wondering, our bill was 2x-4x higher... To conclude, even if you don't believe my POWERful story at least understand that management and the corporate won't help you as well as they should and try to skip steps to save money. And seriously the finish work inside is terrible. THANKS! BONUS STORY!: I contacted the power company to tell them to stop power at our unit and transfer service on our account to our new address. Without prompt the service person for APS goes "holy cow you bill is huge would you like to try another service plan?!"... I laugh and say yup sorry already tried that too. read more

My husband and I are very happy and pleased thus far! We had such an awesome experience from the day of touring to the day we moved in. Josie has been so kind and extremely helpful and informative. She is extremely welcoming, and you can tell that she truly cares. Josie answered all of our questions with ease, was friendly, honest and overall made the touring experience seamless. We attended our first property event and it was fun and great meeting the other tenants. Maintenance has been great and quick to take care of light bulb repairs. Been here for almost four years and I love it still. It's mainly NALS the property management that make the community. The management have made it a smoke free community, they have events throughout the month trying to bring neighbors together. Best of all they truly put the residents first. As far as the apartment itself. Well I have real granite countertops, state of the art electronics and plenty of sq ft. My apartment is literally over 1300 sq ft. I moved to this apartment complex awaiting a new house to be built. They failed to inform us that they have a Towing company coming to the complex 4-5 times a day looking to tow cars parked without a parking sticker. I was only told not to park in the spots that said reserved since those are for old tenants that were there prior to the apartment complex been bought by current company. I misplaced my parking sticker in the move and I was meaning to get a new one but my car was towed. I had to pay $117 to get it back. I follow the rules I know my car did not have a sticker but if I was told you have a towing company coming 4-5 times a day looking for cars to tow I would had made it a priority to get a replacement sticker. If you have family or friends that might come to visit you they have to park outside the gate. The parking there fits maybe 5 cars. This apartment complex is large and that means they would have to walk long distances in the heat. If not they are at risk of been towed. read more

This is a beautiful place. Josie is such an awesome person and extremely helpful. My fiancé and I came in today to look at their models and we were set up with an apartment by 5pm the same day. We love the location, staff and the floor plans. The apartments are beautiful and reasonably priced. We are extremely excited to sign our lease and move in! Gina did not take me to the lock box to look into every single one to try to find it. Don't know where that came from. I had asked for more information to provide to the carrier before it was too late for camera footage but Josie didn't want to do anything to help besides say contact the carrier, which I already did several times and they said there is no way they came to get the package. Gina you said someone in your office marked the package as return to sender (which no one in your office should have to begin with). Even the lock box company said since your office interfered with my package and as a result it being lost is means for you to reimburse me for the package. I've asked for the photo the lockbox would've taken when the package was supposedly picked up (separate from the apartment camera footage) and you ignore me every time and won't even acknowledge it. I have lived at Pietra/The Reserve on Cave Creek for two years. I do consider it one of the nicer apartments in the area. Pietra was fantastic! I am happy with my apartment for the most part. I love the large walk in closet, built in shelves and desk. I haven't had many problems with the apartment itself. My rent is going up $100.. For what? Most of the amenities have been closed so that has been disappointing. The hallways are always disgusting. There is always trash and debris on the ground for weeks. Pietra used to power wash the hallways, I don't see that happen anymore. If you get home late especially on the weekends there are NO parking spots available. Maintenance came into my place for an inspection and broke the water heater closet door... Didn't even bother to fix it. I get packages sent to the office almost everyday and I haven't had any problems. The staff has been helpful. The staff closes the office when they are doing tours or for whatever reason and that can take a very long time. I would recommend a security guard that is visible at night time.At Pietra, there was a community discussion board that allowed tenants to keep others informed.. That is gone... I would not recommend living in the first building facing Cave Creek road because the traffic noise is very loud especially with the fire station around the block. I enjoyed living at this complex when it was Pietra but now it's over-priced for what you get. read more

Do not move here. When you do find parking it's normally in the back of the complex keep in mind there is no security, so if you are a woman and happen to not like walking long distances in the dark this is not the place for you. If you don't let hot tubing with homeless people, this is not the place for you. Also if you like to have excellent service and helpful people for your packages from amazon this is not the place for you. In all do yourself a favor and find another place to live. read more

You will NEVER find better customer service. From the second I stepped foot into The Reserve on Cave Creek I felt at home. Josie is by far the most pleasant, knowledgable, most helpful people I've ever met! She helped me every step of the way, addressed every question I had and welcomed myself and my two sons in like she's known us for years! I honestly can't say enough about how great this community is and Josie definitely contributes to that! read more
