Optima Biltmore Towers is conveniently located. Plenty of guest parking spaces open whenever I visit. Shops are walking distance. It's close to Biltmore Fashion Park mall, LA Fitness, Trader Joe's, Wholefoods, plazas, many restaurants, AMC Dine In theater, golf club, and hiking trails. If you are looking to move here, the building is very secure with great amenities. They seem very festive. There are also lots of bulletins on each garage floor near the elevators if you want to post up flyers. They require RIFD chip to access garage parking for residence. There's extra storage in the garage that can be locked up. Easy to get in and out if you have parking closer to the entrance of the garage or park near elevators to access your car from your unit. They have a central drop off and pick up for mail. A fitness gym with great treadmills that goes up to 30 level incline, rope machine, some small kettlebells for beginners, steam room in both the men's and women's locker room. The labeling needs to change since it says sauna outside, I came in originally thinking it was an actual sauna, but was disappointed to see it was a very dirty steam room that spewed out mold. I left immediately to avoid getting sick. There is plenty of space to work, they have lots of seating areas and tables if you want to be out in the common areas, rooftop swimming pool and jacuzzi, and relaxing chairs by the pool for tanning. The pool is very shallow, I believe 3-4 feet, so not the best for laps, but very family friendly. The jacuzzi is right next to the edge so you can get a beautiful view of the city. Depending where you are located in the building, you either get a view of the parking garage next door, office buildings, or the center of the Optima with the view of greenery, balconies, and walk way. Some things to consider...some units have a big column in the middle of the room or living room. Each unit can be very different with design and appliances depending who owns the condo unit. Before moving in test the cell reception. My friend and I got one bar of reception in most of the condo, two bars next to the window. My call would drop when I walked around. So to improve it, I had to switch to wifi calls, and the internet was initially very weak and you only have the option of going with Cox internet. Too bad there is no other choice because Cox has been my least favorite by far in terms of performance and overall experience. The modem and router my friend had originally wasn't sufficient, so to speed it up, the technician had to fix a few things and recommended their system, Arris Panoramic (combined modem/router), that did the trick. A lot of things in the unit needed fixing, but that all depends on the owner of the condo and previous tenants of the place you look to move into. read more

If I could give zero stars I would. They have cameras installed everywhere and they have a channel you can turn your tv to and watch the cameras. Creepy! HOA is run by old men, so this is perfect if you are looking to Live in a 55+ community. If you rent, the HOA treats you like second class...and get ready for the fines $50 minimum for your first offense. $500+ after that. NO JOKE. At first glance it looks like a fantastic place to live the location is great and the amenities are nice, but this place is falling apart. Power went out in the middle of the summer. They had to order a special part that they only make in Germany. Luckily they had one in the US or it would have taken weeks to get the power back on. No power=no AC in the middle of the summer, not fun.. Garage door was broken for a week. The elevator broke down for about a month, they have 2 but because everyone used the same elevator, I did have to wait up to 10 minutes to get in. The AC kept needing to get repaired, not just any electrician can fix it...there are very few HVAC guys in the valley that know how to repair these. Water kept getting shut off. There was always something going on, and they do enter your unit without permission. I am soo glad I decided to rent instead of purchasing, I would have been stuck with no one willing to buy my unit. This place is getting quite the rep in the valley for having a lot of issues and the HOA being a nazi nightmare. They fine you for everything probably to create capital to fix all the issues they have. Move out and move in is also horrid, I got screwed over by my moving company and had to hire a new one on the spot. Well, not the best company and I got fine after fine because of them, not the HOAs fault...but I didn't appreciate them going off on my friend when he stopped in the office days later about how I broke the rules on purpose...I didn't I got screwed over on both ends. They charge $150 move out/in fee if you move more than an hour. We moved everything in less than an hour, I never got my check back and I got fined on top of that. The process to move out is so bad the moving company told me they would spread the word and have the Optima blacklisted. So not even moving company's want to move people out of here, that's why it took less than an hour, they did not want to go back for more of my stuff. They quit on me because of the optima. How does this place stay viable?!?!? The water has been shut off 4-5 times over the last 5 months and NOW the hot water has been off for over 30hrs when we were promised 24hrs maximum. They've entered my unit without permission in order to repair another unit. Charge you $150 to pad the elevator to move in, and out. Office staff is rude. All above and FINES, FINES, FINES is why I'm moving OUT! Dogs bark in the hallways incessantly...where's the fines?...Hmmmm??? read more

This place is gorgeous, the pool on the roof, the views, the grounds are stunning as are all of the units however, sadly, the hoa men are only owning at biltmore towers to cause havoc upon residences whom are just "renters" supposedly we re not cool! Oh and fines they live to fine ya for just about anything !! Not a great place to live sadly read more
