The building has the charm and character you wont find in a newer contemporary building, but can only be found in a mid-century building such as Landmark Towers. You do have to aware of a few things, such as the maintenance schedule and elevator move in fee, HOA and any special assesments, but an agent with significant experienceperience would help you navigate this and other things to look out for. Im not saying these are bad things, every condo has its fee's they just arent all presented the same or in the same areas. I had a lease for 9 months. Loved the view and the personnel were great but it being an older building... something was always broken. They have a heated pool, gym, theatre room, pool room, dog run, parking garage and rec center. The elevators were breaking down a couple of times a week. The laundry room flooded and a number of machines were down. They have been renovating the balconies so if you work from home, expect the work to start at 6am to about noon. Very limited parking available for visitors. read more

Thinking about living here? Think again. Its great when you first get here because the views are beautiful, however the views only get you so far. The place is infested with roaches and rats and thats just the beginning. There is an individual that lives in the building that seems incapable of taking care of himself so have fun riding the elevators with him as he reeks of urine. Speaking of elevators, the building has the slowest elevators I have every encountered. Someone is constantly moving in/out, so M-F the there is usually only one elevator for the entire building. Did i mention you have to take two elevators to even get to the garage? The buildings pipes/plumbing are in the process of getting replaced as they are as old as the building, which means there is constant construction and if you park in the garage be careful where you park because black crap from pipes drip on cars. The water is turned off one Wednesday a month to allow for plumbing repairs, however the water is constantly getting turned off last minute. So make sure you get up and shower early. This won't be a problem if you live on the North side because the recycling truck comes before the sun rises. There is a wine and beer bar downstairs so waking up everyday from the sound of broken glass isn't the best thing especially if you work late nights. Speaking of alcohol, there have been a number of nights when drunk people are yelling from the street up to the top floors like a bunch of animals. Parking lot to the North (which won't be there for very long) is a very shady area to park at night. This won't be available for long as they are building new condos on corner of central/camelback, so the parking will be very limited. There is NO guest parking and the parking up in the front of the building is 1hr max otherwise you will be towed. Have a pet? Be prepared to have your animal DNA tested. Pick your poop up or be fined. Air conditioning seems to always have problems in the R and S units. Like to work out? Don't be fooled by there gym, worth just paying for a gym membership. They may disclose this to you, they didn't to us, there is a 200 dollar move out fee for them padding the elevator so make sure your prepared to dish out the extra money once you realize living here was a huge mistake. The quality of people moving in here seems to be declining, not sure whats going on. Don't get me wrong I have met some really nice people but these are the people that OWN. Its the renters you have to worry about which is really crappy for the owners. Other than that Tom, Eric and David (front door men) Are Amazing and are genuinely nice people! My first official check-in at home! This is more than a place to live...it's a community. I was on the North side a year ago...moved away...and when I came back I just HAD to live here again. Now I'm on the South side. FANTASTIC city views. I hear the church bells of Brophy, I see the American Flag waving, I get to enjoy the city lights, the ding of the Metro Train and the BEST part of living here are all the fabulous friends I call neighbors. I have lived here for a little more than 3 years and in that time I have seen the rapid decline of a once beautiful building and place to live. When we 1st moved in it was lovely almost resort like. We had looked forward to the Sky Lounge and Roof Lounge when we moved in but unfortunately there was a lawsuit ongoing about the remodeling of the roof and it didn't open for quite sometime. It finally opened and then construction began on the balconies that were crumbling and the Sky Lounge and roof were given to the construction crew. We had 2 very capable maintenance men that kept this place sparkling clean! The grounds were being power washed and the underground garage was always nice and clean. We also had 2 amazing women who kept the inside beautifully cleaned. Our halls were being cleaned on a regular basis. And then the people that worked the desk were so pleasant and helpful. All of a sudden...people were leaving, being fired and harassed by the HOA/Board. One after another, everyone that WORKED was gone. And thats when things started going down hill fast! Nothing was being cleaned! Nothing! 7 Managers, 3 Property Mngt Co. but still the same Board. Just recently there were 2 amazing men who were working the desk and now they are gone replaced with very young men who had a whole 5 days of training. I written numerous emails, to no avail. Our halls aren't being cleaned anymore, the grounds are awful and neglected. The pool smells like pigeons because no one is power washing them. The garage is absolutely disgusting! We kept asking why, when...please do something! Well they did something, they raised the HOA fees! FOR WHAT?? Our hall has not been cleaned in almost a year. We noticed two stains that continued to get bigger and bigger and we have a suspicion that it is mold, it's horrible I hate to even walk on it in my shoes!! I caught up with a "Board" member and told her of the carpet and she agreed with me! She agreed that it is disgusting, OK SO WHAT IS BEING DONE? She sent a maintenance man up, I didn't even know we had a maintenance man...smh! What's he been doing?? Anyway she sent him up to the floor and proceeded to "clean it". I guess. Only made it worse. So here we are, rents going up, HOA fees going up but we as residents are living with these horrible issues getting the short end of the stick. AND they have yet to check out the carpet to see if it is mold. Oh my goodness I could go on and on! The heated pool was cold in the winter and now in the summer it is hot because they don't turn on the sprayers to cool it down. The ONE light that works in the pool is barely hanging on by one screw, it can easily be slid over. They boast of 24 hour security...I really don't even know what to say about that. The overnight man they have is about 80 years old. He's as sweet as can be but, he doesn't make me feel too secure. We had a few weeks here when the fire alarms were going off at random times and then when there really was an issue with a smoke filled hallway, the alarm didn't go off! We only knew something was going on when there we heard hear sirens and looked down and saw fire trucks surrounding the building! Later we found out that the firemen didn't have access to all of the apartments. YIKES!! While waiting for be let back into the building, residents were talking about their horrific experience here. No hot water, no air...When I see people who are thinking of moving here I wasn't to tell them, RUN! I haven't even mentioned the construction that starts at promptly 7 am sometimes earlier. Jackhammering at 7am! For almost 2 years now!! I won't go into the things I hear that are going on behind the scenes. Chaos! Absolute Chaos! We tried to get the owner of our condo to get involved and maybe be a voice for us but when she came to check out what is going on she was disgusted and said she doesn't see any improvement in sight and decided she wants out. She wants to sell and be done with it! We have seen people come and go. While on the elevator, hearing things like, "I can't take it anymore, I'm moving!" Over and over again. Now, I am heart sick about the decline of this place, it truly is a Landmark and could offer so much and should be restored. A lot of people live here and pay HIGH HOA fees and deserve to see some fruit from their fees. But bad business and infighting has left it to basically rot. I wish I could give this place 0 stars. Currently no AC again. It's 104 degrees out and repairs have still not wrapped up. For anyone thinking about moving in here, think again. If you enjoy having your water shut off and AC turned off at least 2-3 times a month, this is your it spot. The entire building shares water and AC so if 1 unit needs repairs the entire building suffers. I wish I was informed of this upon moving in... Oh and did I mention no units have ceiling fans!! read more

This old building has a lot of problems. I was renting and left because it was just too much. Great people.. but lots of issues. I would not recommend moving here due to the constant work noise, the air conditioning is intermittent at best, and the shutting off of the water on a regular basis. The HOA is embattled all the time, and the HOA fees are off the charts! It is a headache all the way around, and it does not seem to ever improve. The carpeting throughout is very old and worn-down looking. Keep looking if you want a nice place to live, with peace and quiet and reliable air conditioning! read more

If you want to live in a construction zone in central Phoenix look no further. This building is old and so it goes without saying that there is constant construction and not a good place to live if you work from home. Every month the water is shut off randomly because of a unit flooding or what have you. I have lived here 12 months and this place has been a complete nightmare. Let me first start by saying the HOA is a joke. It's a bunch of retired old people who have nothing to do but find problems to "fix" they also walk around patrolling the premises like they're police officers . The elevators were a nightmare they were always down and you were forced to wait 5-10 min just to go downstairs. After Tom left from the front desk left it was never the same. read more

Like other reviews have stated, this building is a disaster! Water turned off, electricity turned off and wifi turned off weekly. The building itself is going through renovations, which will take forever to complete. Plumbing, electrical issues just to name a couple things bad with the building. Also, if you smoke weed, this is the place for you! Literally, 6 units on my entire floor smoke weed all day long. The hallway reeks of pot constantly. You'll know which units do because you will hear uncontrollable coughing. The smell enters your unit ever time they smoke up. The person/people above me walk as if they are 800 pounds, which they may be. You can hear every footstep they take. The "heal walkers" as I call them, sound like they're moving furniture every night at 0100 hrs. These units are concrete slabs, which you should not hear someone walking, but you do. New management seemed like they cared at first, but everything gets swept under the rug. I've had residents on my floor try 3 times to steal my wifi. I had to call Cox out to fix because the cleaning people do not shut and lock the utility door on my floor. Still to this day, door is wide open and anyone can get access to cable/wifi lines. Some of the door men are really cool and helpful, while only one other is a complete, non-sociable jerk. Was told you can't have Boxer dogs because they are an aggressive breed and over 40 pounds, but yet there is a resident that has a pitbull, well over 40 pounds. Parking is a mess. Have 2 spots on 2nd and 3rd floors of parking garage, but there's times that there are no parking spots on both floors. Resident's friends piggy back and enter garage with them to park. I see it every day and have discussed with management with no resolution. On a positive note, location is excellen and views are incredible! So many dining and shopping options in the area. With other brand new buildings popping up around Midtown/Uptown Phoenix, you have a better selection to choose from. Landmark is supposed to be a luxury high rise, but it is definitely not. I have faith Landmark will get their act together......hopefully. read more

We have lived here since December 2010. I honestly have never loved a home as much as I do this place. The new management company is exceptional behind the scenes and provide every resident with an awesome experience. The staff is so personable, professional, and prompt. It's kind of like living in a boutique hotel. But the best part is the residents themselves. I've never experienced such "community", the building is essentially filled with the finest residents who actually " know " each other, and their pets by name. The HOA board is top notch and are making frequent positive changes throughout the tower. Wanna eat at a great restaurant but don't want to drive anywhere? We have three unique options literally a 30 second walk from the lobby. I like to say Landmark Towers isn't in the heart of midtown, it IS the heart of midtown. read more

Bugs, lots of cockroaches. You can even find them in the elevators! They hired this new manager and since then we have had almost no hot water, some annoying loud generator on the north side of the building and lots and lots of roaches. They also changed the rules, no dogs over 10lbs, so now the only dogs on property are the rat looking ones, which is fine except this place used to be so dog friendly. Don't plan to ever have guests over, they will be towed or end up parking in a not-so-safe area behind the building. To top it off the new manager had the mailboxes moved to make way for his new office. He is the worst, the building is falling apart and I feel it is beyond recovery. We put in 30 days notice after living here almost 2 years. The new manager is a horrible old man who hates dogs and is destroying a place that I loved to call home. Tom however is the nicest person in the world, as are most of the people who work the front desk. I am sad and will miss Tom a lot. If the HOA has any power here, remove the worthless new manager and let Tom run the place. EVERYONE loves Tom. read more

cockroaches... lived here for over a year and this place has a serious bug problem. management wont pay to fix it, instead they make you pay $15 a month to have your place sprayed. even paying this our entire floor (3rd) has cockroach issues. people at the front desk during the day are pretty rude and guest parking is a nightmare. read more

I've got several friends living in the Landmark building, smack dab in the middle of the Central Ave construction madness. Each condo I've seen is pretty unique and each affords fantastic views to the south. What's cool is the 70ish culture of the edifice has been maintained and updated at the same time. It's old school high rise living, complete with doorman and valet. Yes, I said valet! How cool is that. Or would that just be annoying, I"m not sure. The party room is HUGE and is adjacent to the newly appointed pool. It looks like the West Elm catalog just threw up all over....I mean that in a good way, but it's ULTRA groovey with lots of lime, chocolate brown and anything swirly. The first floor has a tailor business (as reviewed by yours truly thank you very much) and will soon have a restaurant. Now, that would be the stink....live in a high rise and have a fab eatery a few flights down. I'll keep ya'll posted as to when the restaurant opens. The actual condo units I"ve been in aren't particularly large, but the space is laid out well and storage is abundant. My friend John's condo's balcony is the full length of his bedroom and living room with sliding doors from each room leading out to a glorious view. Can't wait to hang out, have him cook for me and crack a few brews. read more

It is hard to describe this building better than what has been done in the previous reviews. Every time I visit it feels like I'm coming home. The current management company (which took over last year) is doing a phenomenal job running the building. The front desk personnel are just fabulous (Tom, Susan, Nicole, Joe, Eric, Charleen, David) and do everything they can to provide excellent service and make things work. It truly is like living in a swanky upscale condominium building in an upscale neighborhood. The amenities are all there: large pool, pool table by the pool, gym, BBQ's by the pool, huge party/community room, movie theater, library with computers (residents may print from these), 3-level parking garage, bicycle storage room, laundry room, rooftop terrace with sails, couches and fireplace, TV-room with pool table, utilities included in the HOA fee. The HOA is run very well by some very sensible people. There are several great restaurants within walking distance (one in the building), an excellent sandwich shop in the building, and a yogurt shop around the corner. This is the place to live if you like urban dwelling. read more

Do not live here. Landmark Towers has major problems with the pipelines and the AC. Owners dont care about fixing the water issue nor HOA. Unit 6 has extremely hot water reaching 140 degress for almost one week not to mention floodings in the lobby and in the units and water turned off every weekends in the mornings and also at any random day or time for almost six months. There is no cold water in some units. The city needs to close this building down. One advice you will thank me later dont rent nor buy here. Great location and staff, bad living conditions. Stay away, there will be tons of law suits soon. Is not only me there are numerous of tenants, owners feeling horrible living in this conditions. And it also comes with free pets (roaches). If you are a clean person this place will make your stay miserable. Regarless if you pay a pest control, roaches are everywhere, sinks, bathtubs, dishwasher and in the carpet. I had to throw my mattress and some items away. It is like a scam horrible experience. read more
