I cannot say enough kind words about the way the manager Jon runs this apartment complex. He and his maintenance guy have always been very helpful and they always keep the grounds clean. I was impressed by the attention to detail given to my recently updated apartment with new appliances - Even has an automatic ice maker in my freezer! One of the nice things I like is how close it is to the huge park that is just across the street. I would not believe the other negative reviews as I have lived here for almost three years now, and I think li is one of the best kept secrets in Houston, I couldn't be happier with my awesome apartment!

Moving from out of state is stressful, but Annette's kindness, patience, and attention to detail made the process smooth and comforting. Her energy is warm, professional, and so genuine. You can tell she truly cares about the people she's helping. These apartment complex are managed by non profit organization called Avenue and are supposed to…read morehelp the community but they want to raise the rent close to $900 to the *working class* tenants, including me, where the units are not worth it. There is no soundproof, you can literally hear everything from other units. Walls are super thin. There are thefts in the property, there are suspicious people walking around who don't live in the complex. There are roaches. The washing machines constantly keep breaking and laundry room is always dirty. They take forever to cut the grass in the landscaping areas and they want to increase the rent where these apartments are worth in the $400-700 range as when we first rent our rent was in the $600-700, and now they want to increase $840 where there hasn't been any renovations done on most old units! Even the renovated units are not worth $900 and up because the entire building is simply old! This is ridiculous and outrageous. They need to evaluate this property and keep the prices low because at the end this is a low income apartment community! Where is the compassion for the community as "Non-Profit Organization?" They are greedy and just want to make profit from the working class tenants! Oh and on top there is a cemetery behind the property! Don't rent here! If you do, best of luck.

These are not isolated experiences. I personally know multiple residents who are actively trying to break their leases to leave because of how bad things have become. If you are considering moving here, I strongly suggest looking elsewhere. The lack of honesty, accountability, and security makes this a very poor living environment.

Everyone at Light Hill has been so very helpful, but especially Judy and Dan. If I have ever had a question for Judy, she would literally respond to my e-mail within no more than 10 or 15 minutes. And for every maintenance request that I submitted, Dan took care of me either that day or the very next. I would highly recommend 214 W. 17th St. to someone looking for a reasonable place in the Heights. Rather than a huge condominium setting, it is a wonderful community that is much quieter and more peaceful. Plus, for dog owners, there are two empty lots next door to play in! All of the residents are so friendly, and there certainly is a great sense of community- right in the heart of the Heights. A++

After I caught my ex cheating on me he decided to buddy up with Judy the lovely Manager back stabbed and throw me out but fortunately for me I had already planned to move anyway and escape that terrible complex! Judy was the worst back stabbed. She was constantly causing problems between the residents and not getting rid of the true problem residents. The front units next to heights blvd flooded inside the apartments on several occasions and my neighbor even broke her lease and moved out early because she kept having sewer back up into her apartment onto her floors and they would not fix it. I loved living in the heights but I was certainly glad when I chose to leave those Light Hill Apartments at 835 heights blvd and evening happier to leave Judy's terrible management skills and the lack of any help from the owners when I brought it to their attention either.

One thing that always stood out to me was the consistency of the management team. Even as staff changed over the years, the level of service never dropped. I especially want to recognize Gina, Kandice, and Zee--they each brought such positive, welcoming energy that made everyday interactions feel personal, not transactional. No matter the issue, they were always approachable, professional, and genuinely kind. The community itself always felt clean, well-maintained, and had a polished, upscale feel. The rooftop was one of my favorite spots, the kind of place where you can unwind after a long day or just take in the atmosphere and reset. Another major plus is the location. You're right in the middle of everything--shopping, great restaurants, nightlife, and entertainment are all just minutes away. It made life incredibly convenient and enjoyable. That said, because it's such a sought after and lively area, weekends can be a bit more active. A small trade off for being in such a prime location in my opinion but something to keep in mind. All in all, looking back, this wasn't just an apartment for me it truly felt like home. If you're considering moving here, know that it's more than just a place to live; you're choosing a community that truly delivers on comfort, service, and location. I'd make the same choice all over again without hesitation.
