I lived in this complex for almost 5 years. The pros were the proximity to downtown, the safety of…read morethe surrounding neighborhood, the spaciousness of the condo, and the outward appearance. Unfortunately, in my opinion, the cons significantly outweigh the pros. Parking has been mentioned numerous times and it's a huge headache. Yes, every condo has a garage, but don't expect every car to fit. You get one parking pass for general parking and that's where the headache comes in. Don't expect to be able to find parking after 4:30 p.m. as the spots fill up fast. Once you find a spot, you don't want to leave unless it's absolutely necessary because you never know if you'll be lucky enough to find parking later. I also had my brand new car towed. $200 and a massive headache later, I got my car back. Second issue, the noise from other units. If you've seen the Youtube video about upstairs neighbors (making noise by throwing marbles on the floor, popping balloons, rolling bowling ball, etc), it's worse. I was on the ground floor and I could hear every noise my upstairs neighbors made. Everything from bath water running to sneezing and talking. The noise never ended! Apart from thin walls, I also developed two large cracks in my walls over the course of my time there and wet spots on parts of the carpet from cracks in the foundation. Finally, people mention the amenities, but I found this problematic too. The clubhouse is only available for board meetings and to rent for a fee; you can't just utilize it whenever you want. The pool is very nice, but you'll find cockroaches all over and they occasionally put extra chemicals in the pool without notifying all residents (I was told by someone else after my swim). Overall, I don't regret my time at Westlake Villas and there are definitely pros to living here. But, I would advise to also consider the cons to living in these pretty, large condos.

This is from an email I just sent to our HOA's…read moreprior (1 year ago, she retired) CPA as follow up to my inquiries when we decided to go out to bid for our management services: I just wanted to say thank you for your recommendation of AMC. You, our new CPA, and our financial advisor all gave me names for management companies they could recommend for their accounting services. All 3 of you included AMC, and in fact their packet had your recommendation letter attached. Those recommendations were a significant part of our decision to hire AMC as of the first of this year. I could not be more pleased. We are fully staffed, which is something that has occurred only rarely and for short periods over the last 3 years. Management fees are significantly lower than with our prior, nation-wide management company. Our goal was better service, not lower fees, but this is still a nice plus. Our new on-site management team is amazing and is getting things done months earlier than the prior team did. Our finance committee chair is hearing from the AMC accountant nearly daily as he works to set up our new reporting system. The draft January statements that we've received are better than what we're accustomed to, and we have lots of faith that if we have questions/concerns about how an item has been treated they will be addressed quickly and any corrections needed will happen. This is not what we've been used to. We're even getting to see invoices for the first time ever! Reserve Study expenses are getting paid out of reserve money, rather than the lengthy and cumbersome reimbursement system we were used to. In short, I'm ecstatic, our board seems equally excited, and the community seems happy as well. Thank you again for the recommendation, and if you get called again for recommendations, please know that this was a great one. My 2 terms on the board come to an end in June. I'm a little bit sad (but not enough to run again) because I feel like I'm leaving my successor in so much better hands and with a significantly easier job. My work here is finished.

If you're considering moving into this community, be aware that the HOA seems more focused on…read moregenerating revenue from parking violations than actually improving the neighborhood. As someone who has lived here both as a renter and an owner, I've seen firsthand how inconsistently and unfairly the parking rules are enforced. The security patrols don't seem to prioritize actual safety. Instead, they spend their time targeting street parking, especially in high-traffic areas like near the charter school. I recently had a plumbing issue in my driveway, which I notified the HOA about, and had to park on the street temporarily. Despite this, patrols documented my car every single day for three weeks. A few years ago, when my niece moved out, I was actually required to provide proof of her new residence just to avoid a parking fine after a short visit! Meanwhile, I've walked around the neighborhood and seen utility trailers in driveways and an unregistered car parked on the street so long that leaf debris has built up around its tires--yet those violations don't seem to get the same attention. When I complained about the selective enforcement, management insisted that the rules are applied fairly. However, after speaking with several neighbors, including those who are ADA-qualified, as well as Eastern Indian and Black residents, I found that many have experienced the same kind of excessive monitoring and unfair treatment. The double standards and lack of fairness in enforcement are frustrating. If you're looking for a community with an HOA that actually works for its residents rather than against them, I'd think twice before moving here.

As my baby girl grew up, she had $1 grilled cheeses, $2 hot dog/chips/soda, etc at the Club Cabana. I had $5 beer pitchers on Friday nights. Huge lagoon pool with waterfalls, lap pool, 2 spas and room to book for parties. Live bands on Friday Happy Hour events. So why 3 stars? Read on. They used to let nannies, friends, renters etc get a card to access. At least now they dropped all that and limit a fam to 3 cards. Must be homeowner and just below that. Prices seemed to be subsidized out of the budget for members to enjoy low prices. Now prices are like 5X what they used to be including beer pitchers are $10 and $16 for craft pitchers!!! Really? More than most restaurants and breweries charge. No longer fun or a value. Even their Happy Hour prices are quite high. I come to swim/exercise and use the gym/workout room. No more food/drink due to absurd costs. NPMA I hope this review is like a survey card and leads to changes.

The cute and cozy homes & landscaping are well maintained thanks to the hard work of the on sight homeowners association/management team. They are concerned, caring and helpful to our residents. The neighborhood is calming and quiet. Just right for us "old folks" (55 & over), that want to live in a more secure place where people care and watch out for each other. Yes, it has many strict rules and regulations. But these rules keep the area visually pleasing to residents and visitors alike! There are many amenities available: 2 club houses, tennis courts, pool/spa, DVD & book library, walking paths, gated storage lot for RV's, patrolling security, and you can have small pets. Each house has it's own private little backyard that you are responsible to maintain. But the front yards are cared for by a professional landscaping company. Now that's a nice plus! Compared to the previous place I once lived in, this is heaven! I even have to say that the association dues are somewhat reasonable, because the dues at my last HOA, (where it was a high crime area), were almost double! You actually get what you pay for here! There are always a few residents that take the rules WAY too seriously or take advantage of the luxuries given to us. But there are mean & grumpy people where ever you go. If only they lived where I used to live, then maybe they would be more appreciative. I enjoy living in Suncountry, and I'm pretty sure most of my fellow neighbors do too!

It is nice that we still have secure laid back places where even the old and decrepit can feel safe to wander around in their neighborhood. If they get bored they can swim in one of the two swimming pools or play tennis on one of the two courts. In addition there is indoor shuffle board, outdoor shuffleboard, horseshoes, and a pool table. The entire community is made up of single unattached homes. The exterior painting, roofs, and the front yards are maintained by the homeowners association which seems to be a pretty good bargain. The neighborhood feels like you are in a large park. Everything is impeccably maintained, even litter seems to vanish the moment it hits the ground. The only problem I seem to have with the neighborhood is that there is always the few that cannot seem to stay out of other people's business. You get that with most neighborhoods but when you throw in the age factor it seems to magnify the problem. I would say the neighborhood is predominately women. Even if there was a man in the house when they move in they tend to die earlier than women so after a while they seem to disappear. I have nicknamed the neighborhood the 'Stepford Husbands". Unfortunately, all the people I used in this story have since died. The old guy was over a hundred years old. When he married his wife seventy five years ealier, he was looked down upon for robbing the cradle. Fifteen years does not seem like much when you are a hundred years old and she is eighty five.
