    I lived in this complex for almost 5 years. The pros were the proximity to downtown, the safety of…read morethe surrounding neighborhood, the spaciousness of the condo, and the outward appearance. Unfortunately, in my opinion, the cons significantly outweigh the pros. Parking has been mentioned numerous times and it's a huge headache. Yes, every condo has a garage, but don't expect every car to fit. You get one parking pass for general parking and that's where the headache comes in. Don't expect to be able to find parking after 4:30 p.m. as the spots fill up fast. Once you find a spot, you don't want to leave unless it's absolutely necessary because you never know if you'll be lucky enough to find parking later. I also had my brand new car towed. $200 and a massive headache later, I got my car back. Second issue, the noise from other units. If you've seen the Youtube video about upstairs neighbors (making noise by throwing marbles on the floor, popping balloons, rolling bowling ball, etc), it's worse. I was on the ground floor and I could hear every noise my upstairs neighbors made. Everything from bath water running to sneezing and talking. The noise never ended! Apart from thin walls, I also developed two large cracks in my walls over the course of my time there and wet spots on parts of the carpet from cracks in the foundation. Finally, people mention the amenities, but I found this problematic too. The clubhouse is only available for board meetings and to rent for a fee; you can't just utilize it whenever you want. The pool is very nice, but you'll find cockroaches all over and they occasionally put extra chemicals in the pool without notifying all residents (I was told by someone else after my swim). Overall, I don't regret my time at Westlake Villas and there are definitely pros to living here. But, I would advise to also consider the cons to living in these pretty, large condos.

This is from an email I just sent to our HOA's…read moreprior (1 year ago, she retired) CPA as follow up to my inquiries when we decided to go out to bid for our management services: I just wanted to say thank you for your recommendation of AMC. You, our new CPA, and our financial advisor all gave me names for management companies they could recommend for their accounting services. All 3 of you included AMC, and in fact their packet had your recommendation letter attached. Those recommendations were a significant part of our decision to hire AMC as of the first of this year. I could not be more pleased. We are fully staffed, which is something that has occurred only rarely and for short periods over the last 3 years. Management fees are significantly lower than with our prior, nation-wide management company. Our goal was better service, not lower fees, but this is still a nice plus. Our new on-site management team is amazing and is getting things done months earlier than the prior team did. Our finance committee chair is hearing from the AMC accountant nearly daily as he works to set up our new reporting system. The draft January statements that we've received are better than what we're accustomed to, and we have lots of faith that if we have questions/concerns about how an item has been treated they will be addressed quickly and any corrections needed will happen. This is not what we've been used to. We're even getting to see invoices for the first time ever! Reserve Study expenses are getting paid out of reserve money, rather than the lengthy and cumbersome reimbursement system we were used to. In short, I'm ecstatic, our board seems equally excited, and the community seems happy as well. Thank you again for the recommendation, and if you get called again for recommendations, please know that this was a great one. My 2 terms on the board come to an end in June. I'm a little bit sad (but not enough to run again) because I feel like I'm leaving my successor in so much better hands and with a significantly easier job. My work here is finished.

    Hello, our HOA is new to Silvercreek Mgmt. Association (SC), Jan. 2026. There was an issue with…read morepayments being made from my bank to the association in a timely fashion. In our board meeting on Feb. 2, 2026, it was brought to the attention of the HOA community that the issue was with the SC set up and it was supposed to have been rectified. It was not. I spoke to Yannie on a couple of occasions and sent in an email via the portal. On Apr. 6, 2026, I left a voice message. I did not get a return call. I called again on Apr. 7, 2026, left another message and received a call from Yannie. I explained my issue again because I was not being credited with my Feb. 2026 payment. I had to forward a copy of my bank statement showing the payment was made in February. Yannie reported she would forward it to the accounting supervisor for further review, which she did. I received a call from Yannie the following day indicating they had credited my account for the February payment. I appreciate that the matter was finally resolved but I don't think I should have had to pursue SC like I did to rectify this issue. Not sure who dropped the ball, but I hope this will not happen again. Thank you Yannie and Monica for following through on this matter.

I was never in the property during garbage collection day. Although they cannot prove the violation (no picture), my complaint was just ignored by the former manager and the Board of Directors. I contacted Silvercreek and spoke with Jovelyn regarding sign up issue. She was able to let me access my account right away, so I thanked her thinking that I will be able to manage my transaction. However, she insisted to help me all through the payment process which made it a breeze for me to set up. Her cheerful and helpful attitude is very much appreciated.

Quick feedback. After signing the lease, I've had some issues. For your prorated first month rent, they require a third party voucher- rent money. I went to Walmart and took care of it 2/26. Kept getting emails about needing to pay but no follow up when I emailed back. 3/16 I call and they say the payments no where to be found. Sent my receipts and reference number in. No follow up from HR. Move in day, the money still hasn't been found. I can't get the keys till it's "paid". I went back to Walmart and called cash-free (the company Walmart uses as a middle man for rent money) 3 times. Verified my information, the Home river account, and that the money was successfully deposited. Tried to call propertyware (the rentmoney people) who says they can't support tenants, have home river call. Since It was a weekend, no one at home river was available to help. The property manager asked if I'd pay from their resident website to get the keys "just till we get everything figured out". I was moving from out of state and had no where else to go. I was desperate, so I paid. The property manager peaced out and said she can't help, to talk to the resident coordinators. It's 5/12 and nothing has been resolved. I have called and emailed someone from home river almost every day since 3/16. Still have not received my money, a credit to my account, or any information. For months it has been "we will have accounting look into it". Today I get an email saying they can't find it or help me- to contact Walmart. Despite having documentation of payment, the funds deducted from my account, and doing all the leg work, I still don't have my money. I've been asking the "resident coordinators" to escalate this since march. Nothing. As for the apartment? It's okay. My refrigerator is missing parts so it doesn't actually cool. Had to throw away a bunch of groceries because of it. Maintenance got out here pretty quick but had to order parts. My experience w that has been great. If I got my initial money back I'd be more inclined to leave a good review but at this point it looks like I am headed to small claims court.

    This is a long overdue review..... my original manager from 2019 was Courtney and she was terrible…read more Originally every star is removed b/c my Prop Mgr Courtney was HORRIBLE! Julie, Susan, Tina, Maintenance, EVERYONE other than the original main point of contact had been AMAZING! Ex: emailed during COVID and their rental assistance i emailed like a stalker to ensure I didn't miss any deadlines and it was a mess. I tried to make sure they accepted the rental assistance & confirming my Owner accepted the program, Mgr stated she would check with the landlord & didn't hear back for a month. That's ONE example of many issues. In short, if Courtney is the person in charge of your property I would not go with HRG. My place was GREAT albeit it was some hiccups in the beginning as it really wasn't rent ready and sat vacant for 2 months I believe.also at one point my home needed to be tented for termites and it was a terrible experience. It was so last minute, the bags they provided were just regular vacuum sealed bags and not the specialized bags needed, I had to pay for the hotel out of pocket and it was an issue, etc. Now that they no longer manager my place I felt comfortable to write a review without fear of some type of retaliation. My work orders were another thing some times they would be fixed timely other times vendors would show up with no advance warning. There were times vendors would show up for the wrong issues. Overall as a renter I don't think I would recommend this company if you're not willing to put the work in to ensure they are on top of things and as an owner if you want to protect your asset and not get sued by your tenants go elsewhere. There's not much engagement with management since everything is online. Of the mandatory $40 extra charge for the "resident benefit package" which included the filter delivery, renters insurance, and credit reporting I mean meh. They used something that gave you giftcards after quite a few months or you can redeem the points for stuff but overall you can definitely get those services elsewhere for more bang for your buck. There's last thing that really grounded my gears was the house I was renting was being sold. Now I can't be mad the house sold it was the lack of communication that frustrated me legally they only needed to provide me with a 60 day notice however the more time and advance notice would have been better for me.
