I have zero problems working with Vintage but in my opinion, they are not renter friendly at all: They do not have an online payment portal which means either I have to do bill pay with my bank 10 or more days in advance to get the check there on time or I have to drop off my rent check in person. They do not have a drop box or say not to use it because people steal from it. They are only open 9am-5pm M-F (take 12-1pm for lunch)-- which means since I work full-time, I have t take an extended lunch just to drop off my rent check (since I really can't afford the bill pay option as like paycheck to paycheck). Set up an apt in advance, to drive up from Bay Area and see one of their apartment ls on 6/17/20. We arrived to the apartment for the apt and the agent no-call no -showed. I had to write this review for Vintage because the other negative reviews are not helpful. I have been with Vintage Properties after they took over as our landlord for three years. I have not been disappointed at all by their response to my calls as the phone is most always answered by Elizabeth who listens to your concerns no answering machine. I was unsure of their payment system but my bank autopay sends check no problem on time. Jayne Ellen was very pleasant in explaining the reasons. However, if you want a company that does care as much as a landlord can (the owners mostly dictate what they can and cannot do not the landlord) these are people are who I want to continue to rent from and encourage others to do so also. I recently had a problem in my apartment and Mark came off his holiday weekend to fix it and found the problem. We've rented from them for 5+years. They are pleasant to deal with and have always treated us with caring and kindness. Some of the property management companies in Sacramento manage properties like investments and treat you like a number. Not so with Vintage. Our experience for the most part was fine when there were no issues or small issues, they responded quickly and were generally pleasant to deal with. That is until we had a rat problem. We ended up moving out because they didn't seem to make the situation a priority, or think that it was an urgent problem - and we didn't see a resolution in our future. The longer the problem went on, the more disrespect I felt from them. There were broken vents and holes all over the place, basically a million ways for the rats to get in - which the pest guys told us themselves. The pest guy said directly to us - this problem is never going to go away until you close up the entry points. So we would check in with Vintage and say please please close up the entry points! They didn't. There are still giant holes, and broken vents, and there are still rats. There was so rent adjustment, no apology, no attempt to make the situation any easier. They just continue to have pest people come out every week and lay traps, and then remove the traps. Unfortunate situation, considering we couldn't live in our apartment for the last 6 weeks of living there. Just happy to finally be out. I don't think you can rate a property management company when everything is going well, the true test is when there is a problem. To not take any responsibility for the situation, and to blame the problem on an increased amount of rats in the midtown/east sac area is really poor customer service. Especially when you are not doing enough upkeep on your property (fixing broken vents and holes in foundation), is really disappointing. I will not be renting from Vintage again. read more

Overall, I have good things to say about Vintage Properties. It is owner-operated and so you are usually dealing with someone who has an interest in keeping happy customers, unlike the other PM's we've dealth with. I worked near their offices while renting from them, so I usually paid rent in person. They were always friendly and personable to deal with when I visited their office. We ended up having to move out of the rental early (we only stayed for 9 months of our one-year lease due to our growing family) and they were very accomodating through the process. We found new tenants for them so that we weren't stuck with having to pay the additional 3 months while they looked for new tenants. It worked out well. read more

Impressed. Granted, the property itself was in good shape so not much involvement was needed (on the management companies part), but that's a good thing! I stayed in one of the studios above cornerstone restaurant and I can only speak for that property but I loved it. However, I did have to deal with them a few times over the course of my 6 month lease and yes I was surprisingly impressed. They have an old fashioned family operation and it's really working. I have rented through Vintage for about 3 years now and have known the company much longer than this. After almost 2 decades living in the Midtown region, I would definitely say that they are by far among the best people to work with. Sure they have good & bad days, there are only 3 people or so running shop (which keeps prices affordable and makes sure that information isn't lost through the telephone wire). They also don't raise your rent excessively when you ask for something to be fixed, they just fix it as quickly as possible and as smoothly as possible (great for those of us with crazy schedules). I also have great trust that they are respectful and thoughtful and ALWAYS ask before they enter and offer to accompany any work on site (if tenant can't be there). To be honest, they really helped me and my ex roomate get our first apartment. They worked with us when we didnt have credit or much rental history. We even got a pretty nice place. But after that, its like they didnt care. There were several times that we called to get things fixed (Things that should have been working before we even got in the apartment) and the request was met with additude. Not just additude, straight up ugly behavior. Once there was an infestation of spiders (still is) and we asked if they would spray away all the webs with the water blasting cleaner you use on the side of your house. The guy acted as if I was asking for him to do something like repaint the building. And it wasnt even him that had to do the labor. He just had to schedule it. After telling me they didnt have the right tools for that I gave up. Few days later it was clean, so I was confused. Most of the people that work there have little to no manners and need to work on their telecommunication skills. Customer service is not thier thing. Id reccomend them as a last resort. read more

Really hard to get a hold of. Seems like they're always out of the office/leaving earlier than their posted hours- never returned my call. I applied to one of their properties and gave them a $30 check for a background check. I did not hear back from them for two weeks and in that time moved on with another property. I'm pretty sure they had already rented out the apartment I put in an application for without notifying me and just now they've cashed my check for no other reason but that they could. Pretty frustrating. Otherwise the guy that gave the tours of the properties seemed very knowledgeable and was very friendly. I don't think I would try renting here again though. read more

I was with Whistler for years and had the worst experience. The moment I switched to Vintage my headaches went away. I have used several Property Management companies and this one is the best of the best. Ms. Woody is very available and extremely conscientious. She even, amazingly in today's world, can admit it if a mistake is made and take immediate steps to rectify it. I don't know who the "guy" is who is referred to in the previous comment but the owner of the company is a woman and is always courteous (although no pushover when contentious people try to hassle her). I have found this company to be fair and hardworking, always willing to discuss things, giving good suggestions but never trying to force their point of view. (Important to me me since I definitely want things done my way.) Repairs/ maintenance are done in a timely manner and complaints are dealt with reasonably and quickly. I rented properties managed by Vintage twice, both times when I was under pressure to find a place fast and did not look on paper to be a good risk. The folks there are great and will work with you. The owners of the house I rented, though, kept my rent money, but stopped paying their mortgage. Vintage's knowledgeable folks were super helpful, and did more for me than I expected in terms of letting me know my rights, and helping me negotiate the shock of the fasted short sale in Sacramento history. I could not complete cleaning out the place, but Vintage was quick in refunding my deposit and the deductions were fair and clearly documented. They responded quickly when I had problems, and did as much as they except when the owners said they would not pay for repairs. I lived in a midtown apt. for 18 years when this wtg took over for the owners daughter who wanted the long term renters out. I was harassed for months before getting kicked out for no reason. It seemed, in their arrogance, they enjoyed playing God over people. When I got home from going to court with them someone had left my front door open. Dealing with these people was an experience I don't ever want to repeat! If you have little or no soul, these are the people you want to manage your place. If you are a renter: look elsewhere! I've really found the service of Vintage Property Management Co to be lacking. I'm renting an apartment from them now. First I was told my rent was $525.00. But it wasn't disclosed that I would have to pay Vintage another $25 a month for my PG&E service. That might work for some people, but I don't use that much gas. This was disclosed as I was signing the lease to move in the next day. Next the refrigerator was leaking water all over my food. I did get a quick response for service, but it was more of an attempt to save them money by trying something simple, scrapping ice, first. Note: the refrigerator was very old and worn, as is the stove and air-conditioning. When the refrigerator continued leaking on my food, they sent someone to replace it with another old one. Its ok, it works. But they certainly didn't go above and beyond to make me happy. In fact I got the impression the second call annoyed them. But the worst customer service response involved the air-conditioner. I told them 3 weeks ago my air conditioner was not functional. It comes on for a couple minutes then shuts off for twenty minutes. The heat hasn't even begun and it can't keep my small studio reasonably cool. The windows can't be left open at night because someone can crawl in easily. When I told them this, his response was he didn't think anything could be done about it. I told him that apartment was about 10 degrees hotter inside than outdoors at all times. In the summer, I would bake in there, and be forced to open my windows all night leaving me vulnerable to someone coming in. I told him I could borrow a portable one from a friend for a while but needed this fixed before the heat. He said he would call me if they thought there was something they could do about it. No one has called yet. I think it should have been disclosed to me the unit didn't have functioning air conditioning. I would not have rented a place in Sacramento with out it. Right now, there a garbage mess around the dumpster. That's because there is no lock on the dumpster. Food and debris pretty much stay around it. Occasionally someone picks it up. But the lid stays open because of people picking in it and there is a stench from the constant piling of garbage on the ground around it. The service truck from Vintage comes and goes, but no one cares about the mess and smell. Its disgusting. Not happy with service, wish I had not wasted money moving in. read more

Vintage Properties is very unprofessional and I am telling all my friends and family to stay away from them. I would advise you to do the same if you're looking for a company that treats customers with respect and professionalism. When I called to make a showing appointment for a rental, the woman was rude to me but I let it slide because I wanted to see the home. I scheduled an appointment for the next day, which I was really excited about. The next day I was running late by ten minutes so I called and left a message. I rushed to the home and no one was there. So, I called the main number and left a message, and still have not heard back from them several days later. It is incredibly unprofessional to not even show up or show enough courtesy to call to let me know no one could make it. I would not recommend them as a management company to rent from at all. I can only imagine how they might ignore requests for service once you already are paying them. They lost a potential customer with me, but also many potential customers from my friends and family. read more
