Vierra Moore and Pam Flowers, the head of my HOA Board, have been very grossly negligent and incompetent for 28 years. In 1997, they refused to address the fact the builder did not turn off the water on my property used for the sales office previously on my lot and it flooded my backyard and garage repeatedly. Since Vierra and Flowers had taken over the common area watering system after all houses were completed, they should have talked to the builder about the flooding but refused. Ten other incidents have occurred with most recently in November 2024, when Vierra Moore and Pam Flowers refused to promptly remove a diseased redwood that had grown into my back fence and could have fallen forward into a 4 lane street in front of a shopping center or backwards onto my roof, endangering my tenants. TIME TO SUE THESE PEOPLE IN A CLASS ACTION SUIT AND REPORT THEM FOR CRIMINAL NEGLIGENCE. read more

Negative stars, they don't uphold the HOA Bylaws and harass people. The Bylaws state were are required to vote on expenses and election of board members which is completly ignored, never of these things happen. I know an HOA is responsible for calling people out for infractions they take it to a new level for example I was written up for having the garbage cans in the street on the trash pick up day and had to send pictures to prove I'd moved the cans behind the fence to have the write up dismissed. read more

I have never experienced a community that contradicts their own rules and guidelines. There is no parking within the community according to the regulations UNLESS your garage is occupied with a park vehicle. Yet I have been told to park OUTSIDE of the community on the public street. Guest however, are allowed to park within the community in identified parking stalls. That's interesting. My GUEST received a parking violation for parking in GUEST PARKING! The community assumed my guest was a resident and threatened to tow the vehicle. There are several residential and guest vehicles parking within the community still to this day yet I am the only one being targeted. I follow all rules and bring no issues to the community. As the only black female resident in the community, I find it odd that my guest and my guest ONLY received a parking violation, threatened to have their car towed while the other surrounding vehicles did not have any type of notice or violation on their windows. How embarrassing. Oh let's not mention the violation was written at 7pm. Am I not allowed guest at 7pm? I have several videos showing vehicles parking in guest parking and within other parking stalls in the community. Discrimination at its finest and legal action will be taken if such harassment does not cease. I pay my dues on time, a homeowner that can't park within the community I've paid for all while my front lawn looks a mess (community responsibility). Grass growing over the sidewalks, trees and bushes not pruned. Just a complete mess! This is utterly ridiculous inappropriate and unprofessional. This community deserves a zero for a rating. By the way, encouraging homeowners and their guest to park on the street outside of the community brings your property value down and quite frankly makes the surrounding community look less than desirable. I was not expecting to see a one star rating when I opened up this app. I opened this app because of a bad experience with management. Looking at everyone's reviews just reinforces what I think about this company. These are reviews from all over Northern California. This company is managing our community in Tracy and everything you all have written is pretty much spot on. They are very rude and unprofessional and they allow the community to fall apart by not doing their own inspections. Their inspections consist of neighbor complaints who do the work for them. They forget that we, residents, are paying their salaries. Every HOA board member should read these reviews and think about other options. It's time to move on from them. read more

this company has allowed neighbor to block our garage on shared driveway. The question is: how to deal with this company. (that would be helpful in reviews). Hoa says they have done all they can, if they fined him, I do not think he would park there anymore. they say they need to put up tow signs to tow. now they are considering an accommodation for him. This company is servicing our HOA in Folsom. Their landscaper always destroys our plants and most recently, accidentally hit our window with rocks from their lawnmower. We get it, accidents happen. We tried working with them professionally to cover the damage on the window and just let the plant issue go (imagine raising the plants for 3yrs just to be cut). When they came out and assess the damage, they stated they will cover the damages. After we had it fixed they are no longer responding and what's worse is the HOA emailed us stating: " After investigating the issue at hand it was determined the affected window was not a result of landscape maintenance. If you have any question, please call. Sincerely, Dorit xxxxx Community Manager" "Investigating" or someone is good friends or related to this landscaping company. Now there are ghetto looking houses with overgrown & dead landscaping , boat and RV's on the streets, old cars never moved and look abandoned, common area landscaping shot, the streets are cracking everywhere. I have to agree with the rudeness comments. I've been paying this HOA $100+/mo for 7 years and yesterday I get a mildly threatening letter about how I'm using the wrong online banking information. Funny, I didn't change anything, I wonder who did? I also got a "warning" letter this year about upkeep on my 2012 property, which is in excellent shape. I take an afternoon, I pay an inspector, he writes a statement, they withdraw their "warning". Totally unnecessary bullshit on their part. There's a house directly across from mine with horrible paint and it's been like that for years. Another example is when I stained my fence. I go to buy their "approved" fence stains they sent in a demand letter and Home Depot says the paint company discontinued those stains quite some time back. Why have a list if it's no good? If they are managing hundreds of properties how come they don't know whether something they insist owners do is actually possible? No, they don't care. They just send property owners off on wild goose chases for fun. It just proves how uncoordinated Vierra Moore is, and how their compliance efforts are not done professionally. Vierra Moore is like a little obnoxious barky dog, nipping at everyone's heals for no good reason, and really not accomplishing anything, and occasionally running between your legs and tripping you. I think the whole company needs customer service training. There's a huge difference between being effective and being annoying. WORST WORST WORST ! STAY AWAY I worked with the person DEE who decided that it was okay to get my car, that was legally parked in the community, towed. They give no warning nothing and simply get the car towed at three in the morning. Apparently she has enough time at 3am to sign an order to get someones car towed for no reason. We pay them $316 in HOA dues a month for them to sit on their asses and not do crap! Totally unprofessional company. HOA is in charge of exterior and they refuse to come and take care of the front porch stains that the construction managers made. They always use Corona Virus as an excuse for not wanting to come on property. They do not do their jobs properly at all! Pretty funny this is "unclaimed". VierraMoore has put our HOA at risk of being sued, continually chooses not to enforce the rules and recently sent us a newsletter to inform us not to be "passive aggressive." Last time I checked, over $2,000 in management fees per month should get you adherence to the Cc&rs, not a complete joke of a board and a manager that is completely hell bent on not doing his job for us in particular. This company should be fired and or turned in for neglecting their customers. Brandon is terrible, refuses to actually enforce our rules and either completely ignores our requests or favors neighbors requests. Junk property management company. This company managed our HOA and I have to admit that this is the worst HOA I have ever met. They change over $300 HOA fees per month for doing nothing. The roof of our property is managed and insured by HOA and I found my place had external damage due to wild animals and I called them 4 times, each time I was routed to a voice mailbox. I left voice mail 4 times, nothing happened. Their property manager never reached out to us, not even simply picked up the phone, despite how hard we tried. In addition, there was a package theft issue going on in our community and I caught the thief on camera. I emailed the HOA and asked them to warn other residents about the theft issue, again, nothing happened, they don't even give a reply to my email. I was very disappointed with the complete lack of professionalism exhibited by this management company. They were unresponsive to requests by homeowners and the new board even though they managed the HOA for many years. They became very complacent at best. They did a very poor job managing vendors and did not follow up on requests for maintenance work. The manager was openly hostile towards the board when she did communicate with them. She demonstrated a complete lack of attention to detail and either wouldn't respond or would send incorrect or partial information. I would not recommend this company to anyone. read more

It's pretty bad to move into a new house and be harassed by your property management company for no reason. Our neighbor got notices for rocks in her landscaping. This was not her fault, but the fault of the company that fixed the leaky water pipe that was flooding our area that took this company forever to come and fix! After talking with the worker who fixed the leak, he said that the management company over the phone was super rude about the situation and did not want to deal with it. We even got notices about our cars parked in front of our house. Turns out they were not our cars but the maintenance crews working on the house next door. Idiots! Even trying to reach someone on the phone regarding billing was an unpleasant experience. They told us to pay our HOA bill for the whole year to avoid future problems! NO way! Reaching these guys through email was fruitless. I was told by a lady on the phone that, "the email is not checked very often". This "property management" company rakes in $80 a month from each homeowner in my community. In exchange, they have landscapers "mow and blow" the 2.5 bushes outside each townhouse. Along with my monthly bill, comes a newsletter, which, in a tone reminiscent of Nazi Germany tells me to "report your neighbors" if they have the audacity to park on the street. We are supposed to park in garages only. Oh, and if you have overnight guests, they will be towed if they park on the street for a 3rd night in any 7 day period. Guest are encouraged to park "outside the community". Too bad the closest legal street parking is about 6 blocks away. Lesson learned. Avoid HOAs ! Update 4/1/11-I received my first Yelp hate mail from Sheryl, who is a member of the Homeowners association. I stand firm in belief that these people are a bunch of Nazis. Sheryl wondered why I didn't read the HOA rules and regulations before I bought my home. Maybe because I didn't have time to read something the size of War and Peace. Apparently neither did my neighbor, because her boyfriend got his car towed for having lettering on the doors. If you bring up maintance issues complaints this hurts her feelings but she refuses to follow-up on issues, including requests for maintaince issues to be addressed. It's 10 months and they still can't get the name lookup at the gates right for me. I submitted maintenance requests twice and included my phone number to enter. Both times they told me it was set up. Both times I tried it and got "phone doesn't exist". A basic test would have told them that too. The 3rd time I asked what number they had and they gave me a number that was incorrectly a composite of my address and phone number. I've tried to get them to fix it properly and then TEST it..... to no avail. They don't have a process to do it for new home owners and require a complaint to get started. I have lived in a development managed by Vierra Moore for about 6 years. During this time, it has been a constant battle to get our representative to follow through on what is decided at HOA meetings. Our representative is Amanda Sam***sen. The latest trouble goes back to our August 2016 meeting. It was decided at that time that we would start fining one of the lots at a rate of $50/infraction at a bi-weekly check on the property. We did not have another HOA meeting until February 2017. At that time it was asked if the property had been fined and her answer was that she had forgotten to follow through on it. At this time we voted as a board to have 5 properties brought to a hearing where we would decide that they would be subject to having a landscaper maintain their properties if they could not fix them within 7 days. On the day of the hearing Amanda lets us know that she decided to give the owner of 4 of the 5 properties a pass on the hearing because this owner does a lot of business with Vierra Moore and she was sure that it would be taken care of. Not only is this completely inappropriate, we still have nearly no follow through. They did fine one property back to December, but said that going to August was too far even though it was the property managements fault that nothing happened. After the hearing on April 18, Amanda was emailed with a 9 point list of things we wanted clarification and action on, she was given a deadline of May 3, 2017. I would give less stars if possible. Update: out of 9 action items requested only 1 was addressed and it was not handled the way that the board asked Amanda to handle it. Update May 11, 2017: we were told that everything would be handled and landscapers hired to take care of the lots in question. Still nothing has happened. They are horrible management in west Natomas. First they accused me for painting shatters then they found out they are wrong. 2 years ago When I bought the house the pervious owner said that HOA is supposed to change the fence since the fence isn't in a good shape. It's about a month I'm calling them and requesting them to change my broken fence which is about to fall.but they totally ignore it. it's really about safety otherwise I never push them to do it at this time I sent them an email and called them still it's the same. Our community finally got rid of Vierra Moore after years of ineffective, incompetent and rude behavior. Our community went through four property managers and it became clear that there was a culture in this agency to regularly ignore the Board of DIrectors and the Association it was paid to provide service to. It was surprising to find that Vierra Moore is one of the more expensive management companies out there. Vierra Moore regularly ignored Board of DIrector direction, causing wasted time and resources. If you are thinking of hiring a property management company run as fast as you can away from Vierra Moore. You might as well throw thousands of dollars down the drain each month if you hire Vierra Moore. I do have to say that we did run across two quality assistants who worked for Vierra Moore and did what they could to provide help to our community. However, the terrible assistance we received from the other assistants and property managers far outweighed this. read more
