    Plant damage

    This company is servicing our HOA in Folsom. Their landscaper always destroys our plants and most recently, accidentally hit our window with rocks from their lawnmower. We get it, accidents happen. We tried working with them professionally to cover the damage on the window and just let the plant issue go (imagine raising the plants for 3yrs just to be cut). When they came out and assess the damage, they stated they will cover the damages. After we had it fixed they are no longer responding and what's worse is the HOA emailed us stating: " After investigating the issue at hand it was determined the affected window was not a result of landscape maintenance. If you have any question, please call. Sincerely, Dorit xxxxx Community Manager" "Investigating" or someone is good friends or related to this landscaping company. For context, the plant damage was done AFTER we complained to HOA. We are speculating this is payback. If this is the kind of professionalism you expect then feel free to use this company.

    If zero stars was a rating, that's what Vierra Moore would earn. After repeated email and phone requests for enforcement over years and years, and 16 years of paying HOA dues for Hidden Lake in Tracy, I'm convinced their company is nothing but a scam. They've let our neighborhood turn to a dump. No enforcement of yards, dilapidated homes, abandoned vehicles, and overgrown trees where you can't walk down the street. Whomever is in charge of our neighborhood keeps changing, I think because their employees have had it too. Never ever let Vierra Moore run your HOA.

    We pay them $316 in HOA dues a month for them to sit on their asses and not do crap! Totally unprofessional company. HOA is in charge of exterior and they refuse to come and take care of the front porch stains that the construction managers made. They always use Corona Virus as an excuse for not wanting to come on property. They do not do their jobs properly at all! It takes them 4 emails to finally get a response, and when you try to call them, you get voicemail. Do not deal with the HOA if you do not have to. Dee Cesarez the HOA manager is full of lies. They tow cars at this residence and she said she did not have my car towed. When I went to the towing company, they gave me her name and said that she explicitly gave permission to tow my car. So stop with the lying and bullshitting. Take your business elsewhere. DO NOT COME HERE. They are rated 1 Star for a reason. I wish I can give negative 10 stars. Absolute shit show of a business and they do not care about their residents at all!

My journey started on Zillow, when I saw a gem which peaked my interest. I immediately sent a message and soon received a text message inviting me to an open house viewing. From the first introduction, I was impressed with Adams' management style as well as impressed with the house itself. After a brief conversation, Adam advised me if I was interested in the property to please apply ASAP (no pressure) as the property owner, his staff and OPM would all be going out of town for the holidays and since I was in a time crunch he would do his best to review my qualifications and present my application to the property owner. To my surprise, within two days, I received the message Congrats you are approved! WOW, what a blessing early Christmas and Birthday present. My family and I were OVERJOYED!! Adam is phenomenal at his job. He is dedicated to business, the property owner as well as me, their new tenant. While on vacation, cooking holiday dinner and nursing his precious sick daughter, he kept the lines of communication open. Often, I shared with him that we could resume business when he returned into town yet Adam stepped away from family duties to provide me with updates. As a new tenant I appreciated his commitment and felt welcomed into the family. Every step of the way, all of my questions were met with straightforward answers and the paperwork was explained flawlessly. It really made the entire process pain-free and very reassuring. With any move, one might run into a few minor hiccups, and of course, Adam has taken care of any issue in a nice, polite and timely manner. I have been happy here with the overall management of this property, and I do not plan on a change any time soon. Thank you again Adam. I really had a great experience with you. We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

When new opportunities opened up for us in the Sacramento area, we decided to sell our home and relocate for a fresh start. Despite having steady income and the ability to afford rent, we were repeatedly denied by other properties due to our recent bankruptcy. With literally ten days left before we had to move out of our home, the stress was overwhelming. S&S Property Management stepped in and approved our application quickly for the property we truly wanted. We were able to complete our walkthrough and received our keys just two days before Christmas. Since moving in, they have continued to be responsive, communicative, and supportive, which has meant more than they probably realize. This experience has been one of the best gifts we could have received and an incredibly meaningful way to start the New Year. Thank you, S&S Property Management, for giving us a second chance and seeing the bigger picture. We are truly grateful.

    This Managment company is completely unprofessional I was…read morenotified that my application was incomplete in which it was, but the second time I resubmitted it I made sure I had every document I double checked, and triple checked every document, so I know for sure I wasn't missing any documents. Then again They took out one page from my application and claimed I was missing it. So I had to resubmit a whole new application and again I made sure that every document was included and I even took a video for my proof. So then when I resubmitted my application for the last time and let them know that there's no way I could be missing any documents because I took video proof they responded with "they gave somebody the property I was interested in that day". If it wasn't for them purposely dragging out my application for nearly a week and a half. I would've not have been in that situation. I do believe that they had somebody in mind for the unit. That is why they did that to me that is completely unprofessional for a property management to handle their clients in this manor.
