They asked for minimum score of 650 and then they turn around and will use a renters score process to deny you and collect a $50 fee. AVOID THIS PROPERTY MANAGEMENT AT ALL COST!!! Prior to renting 7861 Orchard Woods Cir, Sac, Courtney Sandison was very responsive via email and answered all of our questions regarding the lease and property. She promised that the issues we noticed during our scheduled visit would be fix; it was a lie!!! The moment we signed the lease everything went down. We were transferred over to Ravi Raj, property manager, for all inquiries regarding the rental. He is the most unprofessional, careless, and clueless person. He couldn't tell me how to request a mailbox key for 2 1/2 weeks, lied about all the trash bins full on the day we moved in, lied that maintenance will come fix the issues on the day we moved in; we waited a whole day no one showed up. He never cares about the urgency of our maintenance requests. Here is a funny story. I called the office to speak to Ravi. I was told by Bridget, the front desk lady, that he went out to lunch. I called an hour later, a backup staff answered the phone and told me that Ravi was out of the office the whole day. I demanded to speak to the owner of Eagle Property Management and that's when the staff then tells me, "Oh Ravi came back from lunch." I confronted her that she just lied to me and she was speechless and transferred the call. This is so unprofessional! Also, Darlene Mae Trofeo will make you do her job for you. She is in charge of booking maintenance when I've already provided her my availability and she will tell you to call the vendor. Not only that, she cancelled my appointment on the day of without telling me. She called the vendor to cancel it. She did that to me and I requested time off work, drove home, and waited for nothing. I found out because I called the vendor asking if they were coming out and was told no. Regarding the property, do not rent this place! The place looks presentable and like it has the whole package at a good price. Let me tell you nothing works!!!! There's no hot water and pressure in the bathtub. My 1 year old daughter couldn't bathe in her tub because the water was not hot and by the time it filled up water was cold. The washer and dryer doesn't work. We couldn't lock nor close the door from the kitchen to garage. Prior tenants never change the filter so it's filthy and a lot dust builds up within 2 days. The hood vent for the stovetop didn't work and filthy, a wobbly refrigerator, loosen drawers all of which are a hazard to my 1 year old daughter. We didn't live there long. We lasted 1 month and half and left the place. It's not livable! Also, getting our deposit back was a pain in the butt. We left the property 1/3/24. I was told by the owner that we would receive our security deposit by 1/25/24. We never got it. I contacted them and told that deposit was mailed 1/29/24. Never got it. I demanded a new check and was issued one. These are just some of the issues. The list goes on. I'm not a person to nag but this was the struggle I went through and I wouldn't want anyone to go through it as well. This property management is a red flag. Eagle property management is the property manager of the building that I live in, 1816 F st downtown sac. The property and the management that run the property are the most unorganized and unprofessional company I have ever dealt with. I have two main complaints with this company. 1st - The on-site property manager, which happens to be one of the tenants downtown the hall for me, physically assaulted and broke my boyfriend at the time because he was drunk and he constantly has uncomfortably loud sex and I wish that was a joke. 2nd- Eagle property management is very unresponsive. I applied for a property that was on rent for a while, I uploaded everything online. Then got denied because of credit history. I had no collections, nothing owed to landlords or anyone. Yet my points are at 610. But as of this year Legislation: Senate Bill 267 Changes come into effect: January 1, 2024 If you manage your own tenant screening, make sure you update your process for 2024. If an applicant is receiving a government rental subsidy, you will need to revise how you consider their credit history and application to rent your home. To avoid discrimination, amendments to SB 267 prohibits landlords from using a person's credit history unless they are given the option to provide alternative evidence of their ability to pay their portion of the rent. This could be benefit statements, pay records or bank statements. You must also give them a reasonable amount of time to provide this information and reasonably consider it instead of their credit history when deciding whether to offer them a lease agreement. So I tired calling and no answer most of the time and left 3 messages no reply. Poor service, not following the new laws, discriminating against applicants. Worst management property to have work for you. They average about 4 to 6 months to find you a tenant. When you email them, response time is about 4 to 5 days. Everything you actually speak to some they tell you one thing, speak to some one else they say something different. When tenants move out, they don't check the property to make sure nothing was damaged. They rely on the tenants to take pictures instead. Then give them their full deposit, before knowing what's really wrong. I ended up hiring a smaller property management ,and they found me a great tenant in 5 days. This company is hard to get a hold of. It's incredibly frustrating! Additionally during the move out process they charged us for carpet cleaning and tile cleaning --the property was left in GREAT shape! It was thoroughly cleaned and so were the carpets. Under CA law , unless the carpeted are filthy and damaged, you cannot charge for this because it's normal wear and tear. The tile they charged for was left clean but the grout ( requires specialized cleaning was not brand new) ... under CA law you also cannot charge for grout cleaning. Again, normal wear and tear. So now we have to go through the legal process to get our deposit back. Frustrating! Will never ever rent from them again! read more

I am paying monthly fees to get the best service possible, this is my experience so far: very unreliable customer service, they don't even call me back after leaving many messages asking about all the not authorized services , the double charged me. there is many discrepancies between the team when it come to accounting concerns . I would not recommend this company at all. They collect an application fee of $50, then they're so hard to get in contact with. I applied for a property almost a month ago, I called every day for 3 weeks leaving messages and emails and finally got an email back saying my application was denied. First off the place I applied for was only $1,295/month and they are requiring a 650 credit score for that rental price which is just ridiculous. Not to mention the property has been listed on their website for a while now in which I could tell because I did a self-tour and there were so many thick spider webs and dead bugs everywhere I could clearly see no one had been inside there in a long time. So, I just feel like wanting someone to have a 650-credit score for a small dump for $1295 is just insane. Also I have a score of 611 and offered to pay an addition deposit, they would rather collect app fees and keep this place listed than actually renting it. Eagle properties is a terrible company to rent from. The co-owner, Josh, will most likely comment below and copy/paste a message seen many times in other reviews like this, to contact him directly for help in issues you may encounter. Well, that is just not possible as he does not call back. He also had told me he wrote a work order to fix our stove, but this work order was never actually made. We had work orders open for several MONTHS, and only when repair-and-deduct was brought up, was the issue finally tended to (the contractors for each job have had to come out multiple times to fix their work because only the bare minimum was ever done). They will raise your rent, while actively ignoring you. This company has had us jumping through hoops, constantly. Starting with before we even moved in, no one from Eagle Properties had taken any photos of the condition of the house. If they had done so, they would have immediately noticed the water was turned off to the toilets and garbage disposal wasn't plugged in and was completely broken, there were no light bulbs in any of the fixtures, and the list goes on. There is a massive lack of communication between staff and their helpfulness leaves much to be desired for the prices that they charge. This company has notoriously hidden behind the excuse of "working from home" for COVID so that is their excuse for failing to respond, but this is just not true as many of us are working from home but don't give this as an excuse. read more

There were a few times I called to submit a request and when I called back to check the status, that request was never set up. I had the pleasure of renting a home through Eagle Property Management from November of 2012 to November of 2013. From day one, the property manager, Daniel Irwin, was relaxed, easy going, and hassle free. Not to mention easy on the eyes. Any questions I had were promptly answered, through email, or telephone. Rent was able to be taken out automatically from the bank account which made payments effortless and always on time. The property itself was already in great condition and the couple minor concerns I had regarding air conditioner filters and the garbage disposal were quickly handled. I would still be renting from them if it weren't for the tiresome commute from Elk Grove to Natomas every morning.
