Debbie its not difficult to read simple english emails. Who in the world told you that people can not get into the property when the fence is broken? Do you even know that the side door to the master bedroom yard has no lock. In Fact anyone get in through any doors. And when the fence is broken, there is no question of how anyone got in. The side fence, and front gate were broken and it took you more than 3 months to repair. in 5 years, this is the 2nd time you responded to my post. You never responded to my emails sent to you or Paula. I sent you an email on 08/10/21 and then on 09/13/2021 with pictures of the window. Now you can see those posted here on Yelp. The email clearly said, we were out of town, there is a bullet hole or something, gate has been broken for 3 months. Negligence from the owner and property management to fix that. The long crack is due to Realty round up not caring about the property and not fixing it when they got my email (wear and tear in 5 years due to heat ). Why in the world do you need a maintenance order if I sent you pictures in the email and notified you? You can't read a simple email. You did not care about he property then. And sorry, but you did not do me any favors by removing that charge , which should never be sent to me in the first place. Washer /dryer - NO paula did not forget and did not remember. she clearly told me the owner wants it back. Paula said to send her the email where I said i was replacing it , or I will have to bring it back. I had to prove myself that I had sent an email to you guys that I was replacing it. I have the text messages sent to Paula. Garden - the guy I hired and who came and mowed the lawn, garden and side fence outside on 03/07, i got his messages and pictures also. And the judge can see if the court loves the rat infested jungle when I moved there, or the garden I left. Rats - for the records, i had flowers in the garden Debbie. not food. Rats made the holes in the house, that I blocked with thick towels. You guys never cared to look or ask how they got into the house. you only placed traps in the attic, and the pest control told you guys there is a gap that should be closed, but you guys never did that either. tree stump - were firewood/ 4 years old ready to burn, since there is a fireplace inside, and i left my fire pit outside. that was more than $500 dollars worth. you did not even tell me to take it, after i emailed and told paula wat the wood is worth. but you will get a chance to justify all your incorrect reconciliation soon. Never want to fix anything but happy to keep my deposit to fix it all now. I do not want to waste my time and energy over you anymore. However, I will ensure I never recommend anyone to your company ever. The sad part is that not only your tenants but your landlords and vendors are unhappy and complaining based on the comments on yelp. read more

Worst ppl to rent or do business with. Was in the market for a new rental and came upon one of their listing. Listing said to apply for home tour. After applying and waiting a couple days, the lising disappear and then they sent an email stating that we have to pay application fee for a house view. It sound fishy as it seems like they have already rented the house but is requesting for a deposit for a rental not available anymore I emailed them to get an answer regarding why the listing is now gone and why a application fee must be paid before a house tour. The property replied back stating that they have no association to whatever happen to the listing and that an application fee must be paid. If you have no association of the home then why is it on your website and why did you not mention on the posting that you need to pay before a house tour. No transparency with this company. I'm glad I dodge a Trainwreck. Who knows what they will charge or do once you are a tenant. Please stay away from this property management. They came back a couple days later stating that they do not associate themselves with the laitingand we must pay the fee for a tour. read more

Best property management ever. My landlord no longer is with this company and I'm not happy about it. Reality Roundup from day 1 was very welcoming. They provided you with a move in gift bag with basic essentials. I never had a problem with repair request and they sent someone to my home to repair any damage within 48 hrs. The workers are nice and respectful in the office, over the phones and when they do yearly inspections. I wish the landlord didn't change property management. Our new property management is rude as F###. I asked 1 question and I got attitude as if I'm stupid person and don't understand the billing process. The new property management is not friendly and tries to make you feel dumb. So with that being said I will miss working with this company. read more

All of Debbie R's responses to Adam G are false. The TV was purchased in 2017 when we moved to California and it was purchased at Best Buy which is still in business. We didn't even live in California in 2009. There are no emails of what she is speaking of explaining all of this. She also stole my professional floor buffer for my stone floors. They approved renters who damaged my home and property when it was returned. They killed a majority of my plants and sprinklers in the yard. They let their 3 year old draw all over my walls (that I personally freshly painted myself). Their agent creeped me out during the initial inspection of the house. I wish I could attach this response that Debbie left but you will just need to read through the threads to see where it should go. read more

If you're looking for a rental property, you're better off finding another company. If you're with them now, beware especially if your tenants are not perfect renters. This company does not immediately serve a three day when payment is late and sometimes you have to tell them to do it. Their annual inspections are not being done on a timely manner, and they do not perform a drive by inspection. If there's a damage done by renters, they will not enforce for repair. They might tell you that they will ask for repairs, but they don't! Don't bother reading the contract between tenants and Realty Round Up, they don't enforce it. This company will not protect your property. You need to diligently manage this company to avoid financial loss. read more

We submitted an application online over a week ago, also requested a tour of a property through Zillow. I Called office last Saturday and spoke of our interest in viewing the place and told her that we would submit the application. No word, so my husband called and asked about our application late Monday, we were told the financial people come in on Tuesday. It's Friday and still no call or response. The house we were interested in has been listed for months, no wonder. I hope the home owners are aware that their home could be rented if the office did their job. Disappointing. read more

They are the worst managed Real Estate Company ever. I am a landlord and own several properties. If I was not aware of the laws they would of taken full advantage. The OWNER "Debbie" makes excuses and hides behind lawyers instead of taking responsibility and hiring competent employees. I moved out to live in my retirement home out of state. I left my licensed vehicle on the street and gave me neighbor keys to take care of it. It's a 750i BMW Penta. Extremely expensive. This company got in a dispute with my neighbor because they attempted to tow my vehicle which is against the law. A private party cannot tow a vehicle. Only law enforcement. After being confronted on July 10, 2024 later that day a tow truck pulled up. The tow truck driver realized they can't tow a registered vehicle without the police and drove off. Returning later that night to steal the license plates. I HAVE DOZENS OF VIDEOS OF PROOF. Reality Round Up was called to be aware of there acts and the manager said "she doesn't care". Later that night the RING cameras captured a truck and passenger with a hoodie on approaching my vehicle and stealing my license plates. This company will be exposed! DO NOT HIRE THEM OR RENT FROM THEM....look at there reviews! Horrible. I contacted DRE. I suggest anyone having issues with this company file a complaint against Debbie Reimche CEO and Property Manager License #00969453 or DRE Lic.#00656926. Contacting the business is a waste of time. My good friend works for local news. Be prepared to see these videos. Story at 11!! read more

Before I trusted them to rent my house they inspected and said it was fine. Then they billed me for 6000 in repairs I couldn't see on inspection. My 2000 flat screen tv and my 1000 floor polisher disappeared. They said they were broken and thrown away. They were in perfect condition the day I left the house. I'm told these are civil and not criminal problems. They seem criminal to me read more

Ok. After reading some of these reviews I have to step in. Some background about me. I am an owner of multiple properties (a mix of duplexes and triplexes etc.) that Realty Roundup manages for me. I finally found Realty Roundup after going through a number of property managers that were truly terrible over the years. I can say that overall Realty Roundup has done a great job for me as a landlord - rent collections, monthly financial statements, connecting me with local contractors - all with a fair price. At the same time as a landlord, I can say that Realty Roundup sticks up for the tenants when appliances need fixing or repairing, making sure to upkeep the property, and responding to tenants when they need something, working with tenants who are behind on their rents to avoid costly and lengthy evictions that hurts everybody both landlords and tenants alike. The problem lies with: 1) Deadbeat landlords that refuse to pay a penny for regular repairs and maintenance that expect full market rents and timely payments. When landlords refuse to properly maintain the property, the property managers (i.e. Realty Roundup) gets blamed for the for what the landlord refuses to do. I can tell you from discussions with my property manager that Realty Roundup finds these type of landlords very frustrating to deal with and has even "fired" these deadbeat landlords over time. 2) Tenants that absolutely disrespect the property for no reason. I've lived in my house for 16 years and have never seen the type of damage that is caused by some tenants who rent a place for say 2 years. Hardwood floors being destroyed, appliances stolen, rooms spray painted with graffiti and fixtures destroyed or stolen. All the while they stopped paying any rent for the last six months or so. Why? This causes repairs, maintenance, renovations and turnover costs to be astronomical which results in higher rents, more scrutiny, less appetite to be flexible and loss of funds to accommodate tenant requests in the future. All the while Realty Roundup is stuck in the middle getting it from both the tenant and the landlord for doing a bad job. Landlords and tenants need to both be responsible so that Realty Roundup (and frankly all property managers) can do its job properly. Thank you Realty Roundup (and my property manager MJ) for doing a fantastic job for both me and my tenants. read more

As a tenant nothing was fixed on a timely basis and it was always blamed on the owner. I believed them but, ultimately, they are responsible for partnering with unethical people. When we left they took part of our deposit for some very minor dust and cobwebs. I looked at move in and move out photos and it was much cleaner when we left than when we moved in but I just do not have time to take them to court for $250. I did have time to write this review however, so take my advice: Do not rent through Realty Roundup read more

I rented a nice home in Elk Grove, managed by Realty Roundup. My experience was mostly positive. The manager, Paula, was always professional, respectful and kind. If I had to find something that they could improve on, it would be their maintence crew. Although they fixed any issue we brought up, sometimes they were slow to respond. Nonetheless, I would definitely rent from them again. read more

After canceling services with Realty Roundup, I received a final accounting from them, and... they deducted a payment for the gardener one last time (even though I canceled the gardener six months prior). I called and left a message with accounting. No response. After several emails, I was reimbursed. In passing, I mentioned that I'd done a drive-by of the property and it looked like a gardener had never visited at all, and I was told that the last deduction for the gardener was an accounting error (which wasn't actually reassuring! That means they charged me for services that weren't actually done!) I'm pretty sure I've spent more time managing Realty Roundup than they spent on my property! read more

Worst Property Management Company I have dealt with in 32 years. Every request requires multiple phone calls, text messages, emails and even a plumbing emergency wasn't addressed. The Property Manager assigned is never available. The website mentions "Winner of Best of Elk Grove" but this organization (www.bestofelkgrove.org) doesn't exist. I have already tried sending an email to the CEO. Save your time and money: Pure Property Management charges 1/3 less and offers a human being who responds and communicates! read more

I've had nothing but good experiences with realty roundup. Maribel is always so kind and super responsive. Luckily, we've only had a couple of issues/questions and they've always been responsive and helpful. Also, all of their vendors they work with are very nice and polite. It amazes me that every time we encounter one of their vendors whether it be the gardener, pest control, etc., they are all great read more

I've been with them for 2 years since they took over the property it was sold no matter how many times I submit maintenance takes forever this time I did submit for clean gutters and fix my fence which surprised me because it took them almost a year to get my burner fixed on my stove the and my gardning service is a joke I had to find a Gardner myself to come and clean up my trees looked like was almost a fire hazard and the only way it got done was to reach out to the owner. And the Gardener Never came back and when I called im told we'll get back to u well it's been 4 months so far ridiculous management. Im calling the owner on Monday again! read more

Absolutely incompetent property management company. I've requested service in the property I'm renting and I've gotten responses such as "can you please call the vendor yourself?". Also, unit was not in the best condition when I moved in. I've repaired some stuff myself. Customer service is terrible. This is the McDonald's of property management. read more

I've been a client for the past three years and have always received outstanding service from the staff. Prices are reasonable, large variety of inventory, easy to navigate website to put in a request for maintenance or pay your rent. Anytime I've ever had a question or concern I've been able to contact the office and always get an answer in a reasonable amount of time. Many thanks for Paula and Jordyn! I just had a newborn and really didn't have a chance to clean the property we vacated so they were able to provide a carpet cleaner, maid service, and painters and just took it from our deposit with my consent. We just bought a house so we will no longer be needing their services but I highly recommend them to anyone looking to rent a home or retail space :) read more

They will not approve you unless you make 3x the rent no matter how good your credit score is. The rent is too damn high nowadays, why do they still expect people to make 3x rent cause if we do, we would just buy our own house. Edit: you talked about lowering your standards? 3x the rent is not required by law it is made for low income. If i could pay my rent now and in the past couple of years on time what makes you think i cannot pay my rent in the future? And i hope you are renting since you said owning a home is more pricey than renting. read more

Breed restrictions are always hard, but especially when your 13 year stafforshire terrier, who is trained, behaviorally assessed by professionals and sleeps all day is not "covered by the homeowners insurance" or the property management. It's especially hard when looking for a rental and wasting time applying for one with a company that has breed restrictions that are not specifically stated in the application process. I am due to have my baby in 5 days and time is really of the essense right now. In working with animals for over 15 years, I've found that it's not the breed but the owners and these type of restrictions should really be considered situational. I cannot give up my companion and emotional support animal due to ridiculous restrictions as this, yet I also need a home for my family. please reconsider your restrictions. These dogs are considered family and shouldn't be discriminated against. I've seen plenty of other breeds with "bad" behaviors but have "teddy bear" reputations. read more

STAY AWAY! These guys are crooks. I've made multiple attempts to reach the property manager in regards to a non-functional HVAC unit. No answer from the property manager, however, I did speak with someone there who "seemed" concerned. I explained to her my situation (HVAC has been dead for 1 month in the summer heat). She stated she couldn't do anything about it because she wasn't the property manager. I asked her how I can file a complaint. She said, "you can't." WOW. Reality Roundup is absolutely horrible. We rent one of the properties they manage currently. They are frequently slow to respond to any Maintenence request. Our sink in the kitchen and bathroom was backed up and it took them 4 days to converse back and fourth with the owner before it got fixed. They never call you back, cannot get our payment history updated within their system of record. It's easier to get in contact with the owner of the property then anybody at Reality Roundup. We pay on time everytime, yet every month the same letter arrives in my mailbox and or my doorstop. We will start to look elsewhere very soon! In closing... Reality Roundup doesn't even deserve one star! read more

A horrible company that doesn't reply to repair requests. Upon calling, the property manager is always "unavailable" and I am told to send an email. I have sent several emails and they also go unanswered. Ignoring requests doesn't simply make them go away. Instead, it makes you look unprofessional and incompetent. Based on prior reviews, it appears this is the normal way they handle business. Edit: My wife did email you, Debbie. Twice actually, to the email listed on your website on February 19th. Additionally we emailed your office manager, Tracey, and the property manager, Leah. No one replied until AFTER the repairs were done by us. Since then, Leah has emailed me one time about reimbursing us and is now not responding again. read more

Our manager has been ignoring a simple question for months. Renting a 15 year old house which needed the dishwasher and faucet replaced. The quality of the replacements do not nearly compare to what was here previously. The appliance installer even said that the dishwasher was the "entry-level" model. Also the faucet is flimsy and cheap. Our manager even claimed to agree with me during our inspection. In November I made a simple request asking our manager what are some options for getting back to the quality we had when we agreed to rent. Our manager said they would find out and let me know, however they did not contact me with any follow up information. I emailed once in December to ask if they found out anything and received no response. I emailed a second time in January but still no response. I called Monday, February 1st and the receptionist sent me straight to voicemail although I was told that our manager was in the office. I left a message and still no response. If there is nothing that can be done, please simply say "there is nothing I can do." Ignoring your customer will certainly create a difficult relationship. read more

Do not rent through here there office is a mess and they do not have good communication. The people of this group are very professional. We put in a deposit before we were offered the chance to look at the lease. Not the best to deal with. I too submitted an application literally less than an hour after it was listed. Was contacted via email the next day asking to submit missing documents. Submitted the documents immediately and never heard back. Emailed a couple of days later and asked for status and found my application was placed at the bottom of the pile. I guess I sort of understand this, but It would be nice if they would of just picked up the phone and said "hey, if you want to keep your # 1 spot, you need to send us.......". This is what most businesses would do to show good business acumen and to develop a positive relationship and word of mouth with their potential clients. Instead, I am soured by this company and will never use or recommend. read more

I have lived in many many apartments in my day all over the State of California. Never once have I encountered a more rude and unprofessional company. The People who work at Reality Roundup are slum lords, I had poop/food/debris coming up from my kitchen sink and my bathroom sink for 5 day!! With no response! I cant tell you how many times weve called the emergency line only to have no communication and then suddenly a plumber shows up on 4 separate occasions with no communication as to when or if anyone is showing up. The plumbers and maintenance men all tell me the same thing, That RR doesnt care about the units and only approves low budget fixes that bandaid the problems and dont fix the fact that the pipes deep down are either stopped up or have a root in them. Instead on the 4th dispatch for the same preexisting plumbing problem that has been reoccurring, we got charged almost $300. My "property manager" was let go and they changed my contact twice without telling me. Before we move out we schedule the move out inspection which was missed by the inspector and had to be rescheduled all in all a huge headache and never worth renting from this company ever again if you are anywhere in the greater Sacramento area and find a property manager by Realty Roundup run the other direction Note to RR after the below comment. All the vendors! Every single one of them had nothing good to say about you guys! And I will not be giving you names or a call, not going to give you the chance to harass honest hardworking people. Slum lords. Never did any maintenance work or upkeep. They even asked me to do yard care for an apartment. Realty Roundup was a breath of fresh air to work with, from start to finish. Our property manager Rae was awesome. We got approved for the first home we looked at. Paperwork was easy, we got our keys and moved in. We signed a 1 year lease, stayed for 2 years. Gave a 30 day notice to move out because we bought a house. We cleaned the house and got our security deposit back. No issues at all. I see so many negative reviews on here about not getting a security deposit back, and I think if you do your part and clean the house to the standard it was when you moved in, then you won't have a problem. read more

Do not use if your a landlord. The newer managers don't understand their purpose or take responsibility for managing a very expensive asset. When you ask a rental company to manage your property your essentially paying them to handle a very expensive item. They've handled a few properties of mine for a while. When they first started out Debbie was great and kept standards high. She also had good people around her. But lately I've found they've been hiring younger people who seem to think there purpose is to service the renters not the landlords. I wish Debbie would tell her managers that they are hired (and paid by) the landlords to manage the property on behalf of the landlords. The final straw was when a property manager (lets call her A) and I had a very bad interaction where she made it clear that her purpose was to make sure the tenant's interests were protected not mine. After that I pulled my properties I explained to the agent why and she just rolled her eyes. I gave them two starts because they were once very good and I hope they get back to being that, but I already took my business elsewhere. read more

Extremely unprofessional rental management company. The person that was managing the apartment I rented was almost never there so repairs were drastically delayed. I had mold under the linoleum floor in the kitchen but they kept getting different bids to repair putting my health at risk. The gate was replaced and the person that put the locking latch on the door attached the string to open the door to the fence itself leaving maybe 2 1/2 feet to squeeze through. Repairs took forever and they kept insisting to my landlord the rent be raised. If you ever see a rental managed by them, run! As a landlord, do not use them as they will have you looking like a slum lord. read more

They offered to contact their home owners to see if anyone would be interested and renting out their homes to my business. I received an email from Ashley stating they have a possible home for rent. She took the time to link me to the owner and assisted me with the rental application. The owner and I had a great conversation! She literally answered every single question I had & even made accommodations for me to view the property (I was relocating from another part of the state).
