My husband and I hired Jeff Novelli to manage a cottage on our property. He has behaved very…read moreunprofessionally throughout our association. He seems to question everything we ask of him as if we work for him. We let him know from the start no pets for the cozy unit. We had other pets already living on the property making it an issue. As well the cottage didn't include outdoor space. We employ bimonthly yard care and are required to clean up pet waste prior. My daughter who lived in the main house ended up cleaning up after tenants dog. After sharing these concerns with Jeff more than once. He seemed to not believe us over the tenant. He informed us when he chose her to replace the current tenant who broke her lease, that by law we could not turn away the proposed new tenant due to support animal. This young girls parents happened to be personal friends of his. We were also told we couldn't charge an extra deposit for the animal by law. When I requested legal proof of the dog being a registered support animal, I received a rude voicemail being yelled at from Jeff, saying he was sick of me. He was very disrespectful to me as the property owner and as a woman. The tenant did not leave the cottage in the beyond excellent condition in which she received it in. Carpets were ruined and soiled by the dog. We had an appointment to do a final walk Jeff never showed up. He as well never called to let us know or explain why. He never rescheduled. He sent my husband a text message asking how much money we were going to be taking away from the young girl whose parents paid for her to live in our cottage. As if it were personal. If you don't leave a property In same excellent condition received there are costs involved. We were told her parents said they would willingly replace carpet that was in new condition if the pet were to cause damage. There was other damage, as well by appearing to be caused by the pet. Trash was left and unit was not cleaned properly. We are being treated as though we've done something wrong. We are also being treated as though we work for him. Unacceptable and unprofessional behavior at best, especially during these crazy times. He told us he made us a lot of money and we are ungrateful. Won't be recommending or using this company again sadly. :(

My property manager, Teri Chikami, is always very responsive when I have an issue at my home. I had…read morea light go out yesterday and couldn't buy a replacement bulb as the bulb was integral to the fixture. I reported this to Teri via email at 4:30 pm and got a call from an electrician within 15 minutes! The next day the electrician came out and replaced the fixture. Every time I have made a request for an issue Teri is instantly on it and things get resolved promptly. I am very pleased with the response time to issues at my residence!

Throughout the entire process, they kept us updated with homes in our budget, replied to messages quickly, were always willing to schedule us in to see a home at the drop of a hat, and they were sweet and knowledgable the entire time. Scarlett has been a true joy to work with, and I am thrilled she was recommended to us. In the wake of the pandemic, they were very careful to properly adhere to both mask and social distance guidelines, something that was incredibly respectful and made us very comfortable. You would be hard pressed to find a better team on your side!

Scarlett is attentive, highly responsive, professional, knowledgeable and has a great team on board that can deal with any issues that inevitably arise. The contractors that she hires does a great job with repairs and the pricing is always fair, I never feel nickel and dimed. She's always responsive no matter how busy she is, even when I send late night emails which unfortunately, seems to be my specialty. But most importantly, she gets the properties leased in a very timely fashion any time I have tenants vacate. I am very satisfied working with Scarlett Justice at M&M Properties and would highly recommend her to any prospective landlords seeking a new management company.

In just a year RealManage charged us over $21k in "additional fees". We didn't budget for those…read morefees, becuase we didn't expect them. If you look at our management agreement, they had taken out the "additional price schedule", I had to ask them for a copy of it multiple times. And a lot of this stuff we never consented to, they just did it. Like oh someone reported a problem, they spent 5 minutes texting me, and I dealt with it- then they would charge us 195+30 dollars. Or like oh they did something with zero benefit that took 2 minutes... half hour minimum at 185$ an hour. What a rip off. Look through the fees yourslef, some of these never actually even happened, like they are charging us for mileage and "mass communication"... for an site visit that the vendor cancelled on- said they needed a permit for the drone... and we never asked for the "additional work" to be done, they just found ways to charge us extra. https://drive.google.com/drive/folders/1N0p6t9nKacYrM5ecnBdHWaXLgNwQ9528?usp=share_link I put links to our contract and their "additional price schedule" so you can see the fees that they try to hide. I thought we had the worst management company before we hired RealManage, and they managed to set the bar even lower.

After signing the lease, I've had some issues. For your prorated first month rent, they require a third party voucher- rent money. I went to Walmart and took care of it 2/26. Kept getting emails about needing to pay but no follow up when I emailed back. 3/16 I call and they say the payments no where to be found. Sent my receipts and reference number in. No follow up from HR. Move in day, the money still hasn't been found. I can't get the keys till it's "paid". I went back to Walmart and called cash-free (the company Walmart uses as a middle man for rent money) 3 times. Verified my information, the Home river account, and that the money was successfully deposited. Tried to call propertyware (the rentmoney people) who says they can't support tenants, have home river call. Since It was a weekend, no one at home river was available to help. The property manager asked if I'd pay from their resident website to get the keys "just till we get everything figured out". I was moving from out of state and had no where else to go. I was desperate, so I paid. The property manager peaced out and said she can't help, to talk to the resident coordinators. It's 5/12 and nothing has been resolved. I have called and emailed someone from home river almost every day since 3/16. Still have not received my money, a credit to my account, or any information. For months it has been "we will have accounting look into it". Today I get an email saying they can't find it or help me- to contact Walmart. Despite having documentation of payment, the funds deducted from my account, and doing all the leg work, I still don't have my money. I've been asking the "resident coordinators" to escalate this since march. Nothing. As for the apartment? It's okay. My refrigerator is missing parts so it doesn't actually cool. Had to throw away a bunch of groceries because of it. Maintenance got out here pretty quick but had to order parts. My experience w that has been great. If I got my initial money back I'd be more inclined to leave a good review but at this point it looks like I am headed to small claims court.

This is a long overdue review..... my original manager from 2019 was Courtney and she was terrible…read more Originally every star is removed b/c my Prop Mgr Courtney was HORRIBLE! Julie, Susan, Tina, Maintenance, EVERYONE other than the original main point of contact had been AMAZING! Ex: emailed during COVID and their rental assistance i emailed like a stalker to ensure I didn't miss any deadlines and it was a mess. I tried to make sure they accepted the rental assistance & confirming my Owner accepted the program, Mgr stated she would check with the landlord & didn't hear back for a month. That's ONE example of many issues. In short, if Courtney is the person in charge of your property I would not go with HRG. My place was GREAT albeit it was some hiccups in the beginning as it really wasn't rent ready and sat vacant for 2 months I believe.also at one point my home needed to be tented for termites and it was a terrible experience. It was so last minute, the bags they provided were just regular vacuum sealed bags and not the specialized bags needed, I had to pay for the hotel out of pocket and it was an issue, etc. Now that they no longer manager my place I felt comfortable to write a review without fear of some type of retaliation. My work orders were another thing some times they would be fixed timely other times vendors would show up with no advance warning. There were times vendors would show up for the wrong issues. Overall as a renter I don't think I would recommend this company if you're not willing to put the work in to ensure they are on top of things and as an owner if you want to protect your asset and not get sued by your tenants go elsewhere. There's not much engagement with management since everything is online. Of the mandatory $40 extra charge for the "resident benefit package" which included the filter delivery, renters insurance, and credit reporting I mean meh. They used something that gave you giftcards after quite a few months or you can redeem the points for stuff but overall you can definitely get those services elsewhere for more bang for your buck. There's last thing that really grounded my gears was the house I was renting was being sold. Now I can't be mad the house sold it was the lack of communication that frustrated me legally they only needed to provide me with a 60 day notice however the more time and advance notice would have been better for me.

If you're considering moving into this community, be aware that the HOA seems more focused on…read moregenerating revenue from parking violations than actually improving the neighborhood. As someone who has lived here both as a renter and an owner, I've seen firsthand how inconsistently and unfairly the parking rules are enforced. The security patrols don't seem to prioritize actual safety. Instead, they spend their time targeting street parking, especially in high-traffic areas like near the charter school. I recently had a plumbing issue in my driveway, which I notified the HOA about, and had to park on the street temporarily. Despite this, patrols documented my car every single day for three weeks. A few years ago, when my niece moved out, I was actually required to provide proof of her new residence just to avoid a parking fine after a short visit! Meanwhile, I've walked around the neighborhood and seen utility trailers in driveways and an unregistered car parked on the street so long that leaf debris has built up around its tires--yet those violations don't seem to get the same attention. When I complained about the selective enforcement, management insisted that the rules are applied fairly. However, after speaking with several neighbors, including those who are ADA-qualified, as well as Eastern Indian and Black residents, I found that many have experienced the same kind of excessive monitoring and unfair treatment. The double standards and lack of fairness in enforcement are frustrating. If you're looking for a community with an HOA that actually works for its residents rather than against them, I'd think twice before moving here.

As my baby girl grew up, she had $1 grilled cheeses, $2 hot dog/chips/soda, etc at the Club Cabana. I had $5 beer pitchers on Friday nights. Huge lagoon pool with waterfalls, lap pool, 2 spas and room to book for parties. Live bands on Friday Happy Hour events. So why 3 stars? Read on. They used to let nannies, friends, renters etc get a card to access. At least now they dropped all that and limit a fam to 3 cards. Must be homeowner and just below that. Prices seemed to be subsidized out of the budget for members to enjoy low prices. Now prices are like 5X what they used to be including beer pitchers are $10 and $16 for craft pitchers!!! Really? More than most restaurants and breweries charge. No longer fun or a value. Even their Happy Hour prices are quite high. I come to swim/exercise and use the gym/workout room. No more food/drink due to absurd costs. NPMA I hope this review is like a survey card and leads to changes.
