Class action lawsuit , terrible management of properties will be served shortly already in violation of California law of return of deposit within 21 days it was approved on the 17th of last month and it's almost April.... currently have been given the run around by multiple people. Everyone says they have to talk to the management team, employees can talk to them but management refuse to talk on phone, asked to do their job for them to reach out after dozens of failed promises to reach out via email or phone....They hide behind their phones ignore calls and emails. Good luck using this place they do nothing at all but take your money and constantly raise prices. I'm the treasurer of my HOA and a retired CPA. This is from an email I just sent to our HOA's prior (1 year ago, she retired) CPA as follow up to my inquiries when we decided to go out to bid for our management services: I just wanted to say thank you for your recommendation of AMC. You, our new CPA, and our financial advisor all gave me names for management companies they could recommend for their accounting services. All 3 of you included AMC, and in fact their packet had your recommendation letter attached. Those recommendations were a significant part of our decision to hire AMC as of the first of this year. I could not be more pleased. We are fully staffed, which is something that has occurred only rarely and for short periods over the last 3 years. Management fees are significantly lower than with our prior, nation-wide management company. Our goal was better service, not lower fees, but this is still a nice plus. Our new on-site management team is amazing and is getting things done months earlier than the prior team did. Our finance committee chair is hearing from the AMC accountant nearly daily as he works to set up our new reporting system. The draft January statements that we've received are better than what we're accustomed to, and we have lots of faith that if we have questions/concerns about how an item has been treated they will be addressed quickly and any corrections needed will happen. This is not what we've been used to. We're even getting to see invoices for the first time ever! Reserve Study expenses are getting paid out of reserve money, rather than the lengthy and cumbersome reimbursement system we were used to. In short, I'm ecstatic, our board seems equally excited, and the community seems happy as well. Thank you again for the recommendation, and if you get called again for recommendations, please know that this was a great one. My 2 terms on the board come to an end in June. I'm a little bit sad (but not enough to run again) because I feel like I'm leaving my successor in so much better hands and with a significantly easier job. My work here is finished. read more

This is ridiculous--year after year. Eric Allshouse said the board anonymously voted on the raise of condo dues! We have nothing to show for it. No security guard, people constantly get their cars broken into on a nightly basis. No gate around the perimeter! Our neighbor told us someone last week had an armed gunman break into their home. The pool is always dirty and gross. The gates for pool access are broken (which leads to strangers swimming in our pools). Tenants are noisy and involved with gang activity (Eric Allshouse says there is nothing he can do). Our dumpsters are being invaded on a nightly basis by bums who pick them over for bottles, as well as people who come into our complex and dump in our dumpster bins, which then causes the trash companies to charge us more for dumping fees. I mean, it's ridiculously mismanaged, and it makes me mad. Their only solution is to raise the bill, and absolutely nothing gets done year after year--it's the same old dump. Eric Allshouse promised us a gate around Cobblestone Glenn 3 for the last 4 years. I guess it was all lies--just political tactics to get us to pay more condo dues. Our HOA in Davis has had an excellent experience with our AMC manager, Chris, for many years. She is always thorough, responsive, respectful, and follows up whenever needed. Our HOA is responsible for an aging property, and with that age comes increasing maintenance issues, but Chris has always been good about keeping our board apprised of challenges, and doing what she can to help mitigate costs associated with any needed maintenance and/or repairs. I would recommend AMC to other associations looking for a management company. read more

The HOA managers that i've experienced in Rocklin have been, on average, mediocre. One of the first ones we had was overly nit-picky on everything. The one after that was pretty much non-communicative condo-wide, but she always got back to me on my individual questions and concerns. The current one, at least per her voice mail greeting, sounds like she is fresh out of college. The jury is still out on her overall performance, but I left her a VM with a question regarding over the lights over our garage (the bulb specs from the 2001 newsletter are pretty much end-of-life'd today and needed guidance so to maintain uniformity...it's been three weeks and still no return call). The worst part is the new portal they are using. The portal itself is fine and easy to navigate, but even when you have actual questions and concerns, they CLOSE it out without even responding. If they wanted the portal to be a one-way conversation only, then they should not allow you to submit questions, concerns or requests. My guess is they want you to call them. Huh-lo! It's the 21st century! It makes me wonder if there aren't any better HOA management companies out there and why our board insists with this one. Dues have increased immensely yet what we get for our dues has decreased. They also apparently want us residents to ensure only one car goes through the very-slow-to-open-and-close gate at a time, even if there are tailgaters behind us or people just sitting at the gate waiting for someone to buzz them in. read more

Even as an owner, I can't get a working gate opener after numerous requests. Also haven't gotten a response to multiple requests to repair interior damage from rain storms. The HOA board should research and consider other property management companies at least every five years. There are many professional companies in Sacramento that weren't available in 1998 when AMC was contracted for this service for our association. If they win the bid, great. If not, the HOA will have done due diligence and AMC can rest assured they are a good fit and provide the best value. read more

I have worked with many management companies over several years where I now reside and in other communities. AMC has been on the top of my list of better companies. AMC follows up with all requests in a timely fashion. The present company managing our community wouldn't even get a one star. They lack managemnt skills . You can request information but unless you send a copy for review by the attorney for the association the request is not responded to. Even though Davis Stirling has guidelines by law that requires the management company to follow up and release the financial information. read more

The AMC management is the worst associate company I have ever seen, and every time I called the associate manager, he or she would never answer the call. They are the worst people and company. Lately, they changed our payment portal, and it's the worst payment portal. I had a question about how to create an account, but they didn't answer my call. I've lived here for 20 years.. They don't do anything for homeowners, they seem to cater to the renters. There are more rentals here than homeowners. Theve got a Rules and Regulations where none of the Rules that are broken not followed thru, not addressed simply doesn't exist. Example the number one rule here broken by 95%of is the garage's. Not to be used as storage. Only for parking a running vehicle. Ha ha wrong! That's why the majority of these buildings are roach invested, garages used for storage more than a storage facility. Defiantly one of the most incompetent property management companies in the Sacramento area. They had both of my cars towed because I was parked in front of my house overnight. I have placed three phone calls today to locate my vehicles and they have not returned any calls. While this is going on they have not staffed our security checkpoint where anyone can drive into our community nor have they fixed the Pedestrian security gate that has been standing open for months. They are happy to take my HOA fees while refusing to provide what my HOA fees are meant for. read more

AMC is hands down the biggest joke of a company. I purchased my condo in Coloma Estates about 2.5 years ago and have had nothing but issues. Currently, my building has been without hot water for 4 days and through Christmas and I have yet to hear back from anybody. When I called their emergency line they told me "hot water is not an emergency issue" and that someone would eventually get back to me. Seeing as it's a shared water heater issue, it is supposed to be taken care of the HOA. So we wait.... Strike two, when I moved in, I noticed our dryer did not work properly. I put in multiple requests and emailed all the right people over the course of months. They say they sent maintenance out as well as the laundry company. I was told by Scott Bland (the president of the HOA?) that everything was fine and that it is working. Well, it wasn't. He then proceeded to hop on an email thread between myself, him, the laundry company, and the accounting manager and tell us all that "it is working". Two years later...still nothing. Someone actually just wrote on it in sharpie "does not work". Strike three, apparently a big portion of our annual budget is gardening and gate maintenance. I am here to tell you, with video proof from my Ring, that the gardeners really don't do much at all AND the gate breaks down every week. In fact, they will go weeks and weeks on end just stuck open. So please AMC, tell me, what am I paying almost $400 a month for from you? read more

Wow, literally just moved in and the point of contact for this community doesn't answer their phone or emails. Had no clue where the trash is supposed to go, and bumped into a neighbor in the parking lot who just moved in asking me the same questions. I called three times one day and sent two emails with zero response from the main point of contact. The previous tenant raved about the contact, so I know they've got the skills, guessing maybe they're out on vacation but didn't update anyone? I finally talked with an operator who connected me to someone who could only respond with: "that's a good question. Maybe just walk around and find out." Poor thing didn't know anything about the community. At least they were able to send me a form to complete with my contact info, car info, etc. But I still had a question on the form that was NEVER ANSWERED. I can only assume they are simply managing too many properties and possibly understaffed. It would have been helpful to have a map, understand the amenities here, and have a responsive company who knows this community. It's unfortunate that this large company manages 75 properties in Sacramento too. I'm sure my experience is not unique (well, I learned that after bumping into another new tenant). This is supposed to be my forever home, just sucks that it's got a crap management service. And don't get my started about the key fob for entry. I have to stop the car, roll down the window, reach over to open the gate instead of clicking a button. It's super inconvenient. And there's no gate code for visitors!! So I've got to run up, pass my key fob through the gate to them, then they have to get back into the car, OMG! It's super silly. Lastly, I got charged a late fee for my first month's fees because they had my address WRONG in the system. It was a simple typo, one number was missing, but I CALLED them that month about the missing statement. Their response was that it was probably handled in escrow instead of CHECKING the system while I was on the phone (the one time they picked up). Oh, I will say when I did talk to the contact they helped me to understand how to set up my utilities and order key fobs. So when they are on, they know their business. It's a rough start to a forever relationship. Definitely did not expect the red carpet rolled out, but a little customer service would have been helpful to start off on a better foot. read more

This company manages one of the condo association , they are not responsive in sending notices nor dues to condo owners. They sneakily try to send it to collection company which is managed by another firm, and collection firm adds up another hundred of dollars to dues saying else lein will be attached. This has been the modus operandi for a while, and they are not professional to folks who pay their dues on monthly basis on time, and don't bother even to reply to emails nor phone calls. Not sure why HOA gives property management to companies like this. No response to emails nor phone calls, not friendly and cooperative to get work done, worst. read more

The worst service you will find. I called about a leak in roof on the emergency line...was told I will get a call,nothing till the next day when I had to call back. Still no response till I got a little rude. I don't like to be that way,but if you can't get anyone to do the job they were hired for,what can you do.Fast forward,they fixed the hole in the roof finally,but are claimimg they have no negligence and will not fix the inside damage. I live in the Hillsdale Oaks HOA condominiums and this neighborhood has gotten worse since I moved in last summer. Even after getting a new property manager, he has never answered any of my emails, when I leave a message for him he won't return my call or he won't leave a voicemail, and anytime that I bring up ideas on how to make this neighborhood work better and look better I never get a response and it seems like I'm just being ignored. It seems like everyone in my community is a renter and does not care how their neighborhood looks or if they are following HOA rules or not, because the HOA will not enforce them. They have an employee that will put out everyone's recycle bins (not the trash or organic bins) sometimes on the wrong weeks and he does it in the middle of the day (rules state to put out bins past 6pm). He also will go around every day and pick up any legally dumped trash (he picked up a BBQ and mattress from the street the other day). This promotes the residents to dump their trash wherever and whenever they like because the HOA will come and pick it up for them. Even though they raised the monthly HOA dues due to picking up all of this dumped trash, they still do it even though I have asked why multiple times. This HOA has so much potential if they just enforced the regulations that they already created. I'm hoping to sell my place next year to get out of this hell hole. read more

I live at Gleanbrook East, the property manger is Association Management Concept, the issue is that 2 months ago in the minutes it was stated that the Board is to mediate disputes between homeowners. I then emailed Brad Higgins stating that the Board is not to mediate at all. Brad Higgins said that there is a law for mediation between homeowners and the Board. I then emailed Brad asking to email me the law. Brad Higgins did not do so. I contacted an HOA lawyer and she said that there is no law. I then emailed Brad Higgins with that information. Brad Higgins lied to me. This is not the first time he has lied. Mind you Brad Higgins is the owner of AMC. It is very sad that you can't trust your Property Manager. Going to agree with all of the other reviews and add Jennie to the list of incompetent employees. I have sent emails regarding repairs/keys that were deactivated that were simply, never answered. They hired "Initial Response Security, Inc" to patrol my gated community 6 months ago. I have had two "intent to tow" STICKERS plastered to the window/door of my legally parked car. When I contacted Jennie (per the notice) and emailed a picture of the notice (placed 5 inches from my parking permit) Her response was: you must have moved your car to an ok to park zone or put the permit in before taking the picture! Why? I wish I had that kind of free time! "Hey, I think I'll move my car around the complex tonight... then when I finally get a citation from the moronic security patrol, I'll put my parking pass in the window, take a picture and spend 2 hours of my work day sending multiple emails, replying to Jennie, giving her information that I've given her no less than 3 previous times!" SUPER FUN! Pretty sure the HOA for my community pays them to manage and advocate for us! Why do I need to spend my time following up on the job they are being paid to perform? read more

I have the misfortune of being a homeowner at Hillsdale Oaks. The management ignores messages. Their association manager told me that I would have to pay $100 for a pool key that I never received. I was a 4, almost 5, year renter with AMC as the HOA of the complex. Fortunately, I wasn't the owner, so I didn't have to deal with them much ...until I did. Nothing was ever addressed in a timely manner. Garbage all over the grounds. Shitty people. TONS of drugs running through the complex. Bratty kids running amok. Broken facilities. Vehicles that didn't belong. It wasn't always like that, my rent was cheap enough, I had a great landlord, and I was hardly home, so it was manageable. Then they allowed a resident to illegally tow my car from my personal driveway. They confirmed they knew who it was and it was, in fact, an illegal tow and they strongly encouraged us to take legal action against the party. Funny thing though, they refused to give us the name of who actually did it. They stated that I would have to get that information from the towing company. Okay, fair enough. But, the towing company stated that, legally, only the HOA is authorized to receive that information, so I have to get it from them. We got nowhere fast, so we got the fuck out. I'm now an owner. I don't have an HOA, thank the goddess. But if I did, I would run FAR away if they were managing my potential residence. read more

Where do I start when it comes to this horrible place? I've lived in my community for just over 17 yrs. When I first moved here, it was basically a ghost town(area) it was at the middle of the real estate drop. One of many over the years. The HOA area didn't have cable so I had to get Dish TV. FF, I made an appointment with on of the providers, had it hooked up and several days later I get a notice on my door that I had to remove it and if there was any damage to the building structure, I'd have to pay for it. Bottom line, at that time in 2007, they had a contract with some dish guy and ONLY he could get you hooked up with dish and etc. This was some bullshit between he and Brad Higgins. FF, there have been issues over the years with the Property mgmnt. period. I got threatened with being charged for having a plumber come out because the water pressure over the years has gone down, the plumber tells him, no it's fine, Brad comes in and turns on my faucet and says it looks fine. I tell him, do you live in this building? I've been here X amount of years and since then, it definitely has dwindled down. That's where the threat of being charged with the Plumber bill came in. FF, plumbing issues, leaks, electrical issues, you name it, it has it and no to barely any help from this place. Now fast forward to 2021. In 2019, from my old unit which I lived in for 13 yrs, no rent increase, yes, great landlord who sold the unit, I moved into the sister unit with my daughter. Current landlord used to won 3/4 of this building and has sold 2 of the units. Due to my room set up, I hear EVERYTHING in the back unit when the new owners moved it. It has been an ongoing mess since 2021. I reached out to my landlord for assistance(a waste) as well as this company. Teresa Isom used to be the community mgr and was great from what I could tell. She left and good for her, bad for me. I have gotten NO help from them. A few letters maybe, but no real help. I am at my wits ends and now have sought legal action. I HIGHLY would NOT recommend Brad Higgins and his company. I can also agree, the man lies a lot, is very unprofessional, no phone calls get returned and I have his personal cell, the home office always seems to go to voicemail and those messages are never returned. And Todd Pearson who took over for Teresa Isom is a ghost. Please beware and do your research. read more

I called at 430 to get some information about my account. Their hours are stated as 830 am to 5 pm. The response that i received was horrible. After multiple attempts to get in touch with the accounting department I had to use the emergency extension to finally speak to someone. The woman that answered the phone did so in a rude tone as if I was bothering or interrupting her from something. I was then informed that the department that I need to speak to goes home at 4 and there was nothing she could do. I asked if the department opened early due to them leaving early. The exact response was "I guess so, but they wont answer your call till after 830 so just call back tomorrow." I don't ask to be treated special, but I think the customer service standards need to be elevated. They shear lack of professionalism and respect for the customers that pay dues for a service and are not given such. This company should take a good look at the people that answer the phones and are the first line of representation of their company. read more

Unfortunately this PM company is managing HillsVilla. The hot tub is still NOT working but we pay for it thru the HOA dues and is suppose to be on starting May 1st. The bathroom has been closed due to vandalism from random homeless people invading the pool due no security on site. There is no update ever in the newsletter on when the repairs will be made to the bathroom. A few security cameras are very inexpensive to use to prevent this continued Nuisance. I'm sure the County of Sacramento will have a field day and red tag the whole club house because of the bathroom being abandoned and no permits have been pulled to improve the facility. They claim in the newsletter, the same one they send out since April 2014, a garbage is provided however there is no such thing, just a cigarette ash tray. We have left messages for Barbara, that is suppose to be the HillsVilla point of contact. We have never received a phone call back. There has been a dirty diaper at the pool for over three months. In addition to the unsanitary environment at the pool, today there is condom boxes, empty glass containers from alcohol and Paraphernalia. For $234 a month for HOA dues is unacceptable to possibly enjoy the common grounds. I could not imagine how the clubhouse usage would be with all this from the outside. That is another "benefit" of the HOA dues. This is the epitome of slumlords. read more
