In our board meeting on Feb. 2, 2026, it was brought to the attention of the HOA community that the issue was with the SC set up and it was supposed to have been rectified. It was not. I spoke to Yannie on a couple of occasions and sent in an email via the portal. On Apr. 6, 2026, I left a voice message. I did not get a return call. I called again on Apr. 7, 2026, left another message and received a call from Yannie. I explained my issue again because I was not being credited with my Feb. 2026 payment. I had to forward a copy of my bank statement showing the payment was made in February. Yannie reported she would forward it to the accounting supervisor for further review, which she did. I received a call from Yannie the following day indicating they had credited my account for the February payment. I appreciate that the matter was finally resolved but I don't think I should have had to pursue SC like I did to rectify this issue. Not sure who dropped the ball, but I hope this will not happen again. Thank you Yannie and Monica for following through on this matter.

I was never in the property during garbage collection day. Although they cannot prove the violation (no picture), my complaint was just ignored by the former manager and the Board of Directors. I contacted Silvercreek and spoke with Jovelyn regarding sign up issue. She was able to let me access my account right away, so I thanked her thinking that I will be able to manage my transaction. However, she insisted to help me all through the payment process which made it a breeze for me to set up. Her cheerful and helpful attitude is very much appreciated.

They move managers from managing the property every two years as the complaints are so high. 500 dollars in dues that is going up what a waste. The president of the company is just as checked out and does not respond to any concerns. If you want an unmanaged property company this ones for you.

The day we hired Ann Leu, and Leu Real Estate & Property was the day we came across our new property montra... "Out of sight, out of mind!" Ann is a consummate professional! Always fair when setting expectations as a property owner, but worth her weight in gold when dealing with tenants and setting expectations with them. Again, "out of sight, out of mind"! We never had to deal with tenants again and aside from the few things that come up as part of normal property usage and normal wear and tear, we would go for what seemed like months-to-years receiving our monthly checks without even thinking about the fact that we had another property! Given the amazing experiences we had for several years, having Ann manage our property for us, we decided to ask her if she was interested in representing us for the sale of that property. It was by far the most stress free real-estate transaction we have ever made! I can say with absolute certainty that any local real estate transaction or property management need I might have in the future will 100% result in a call to Ann!     I was at The Reserves at the Galleria the other night and backed into a parking space. They put a…read morelarge sticker on my window that I couldn't peel off saying I'm not allowed to back in. However, there is no signage. So I had to go purchase Goo Gone because of it. There is no reason to place these large stickers on our windows. Just simply use normal paper and scotch tape. I emailed the management to tell them this is not ok. I got a response back saying the residents are responsible for informing their guests of the rules. There wasn't even an apology. But to explain some things.....parking rules are NOT the responsibility of the residents. You are managing the parking lot. Therefore it is your responsibility to put up signage. That's how the law works. And hold your security accountable and make that change with the paper notices. And telling us to blame the residents isn't a very good approach. Also......it wasn't a lot. But I loved the apartment and the location, so I decided that it was better to just come to terms that when time came to move out, it might be a fight, but it was worth it for the place. I had a great experience with John and the Select team. My move-in was quick and easy. When the heater broke, they replaced it. When I found rat droppings, they sent someone out immediately (and solved it). I have good credit, good rental history, paid my rent on time, cleaned the carpets and left the place cleaner than when I moved in, and I got my full security deposit back. So in regards to all of the negative reviews, I have to come to the conclusion that if you are a good and respectful tenant then you will have a positive experience.

    I leased a townhouse through Select Property Management for approximately two years under…read morecircumstances that required me to secure housing quickly due to frequent job-related relocations in law enforcement. Upon taking possession of the property, I immediately observed numerous deficiencies, including heavily worn carpeting, severely deteriorated kitchen flooring, outdated appliances, loose and improperly secured bathroom fixtures, damaged cabinetry, non-functioning electrical outlets, and closet doors that were barely operational. Additionally, despite representations that water, sewer, and garbage services were included, I was never provided with standard trash receptacles throughout the duration of my tenancy. The property itself presented ongoing maintenance issues, including a heater that repeatedly failed during winter months, recurring plumbing backups, and a garage door that eventually became inoperable. Throughout my tenancy, I made reasonable efforts to address minor issues independently and only contacted management for matters beyond my ability to repair. When it came time to vacate, I anticipated a reasonable deduction from my $1,600 security deposit--potentially in the range of $300 to $500--which I would have accepted without dispute. Instead, I was informed that the entirety of my deposit had been withheld for conditions that were pre-existing at the time I moved in. Due to the urgency of my housing situation at the outset, I did not complete a thorough inspection or document the property's condition as I should have. That oversight has proven costly. I share this experience to inform and caution prospective tenants. It is critical to conduct detailed inspections, document all deficiencies, and protect your interests from the beginning of any lease agreement.
