Nearly two years into our tenancy, a kitchen flood occurred through no fault of our family. The resulting repairs lasted 58 days and significantly disrupted our use of the home, ultimately leading us to move out. About a month into the repairs, our landlord hired Tiner as the new property manager. I sent Tiner a video of the conditions shortly after they took over. They contacted the landlord on our behalf and were responsive to our emails, but we were still required to pay full rent while the repairs continued. In my opinion, property managers should inspect a property before agreeing to manage it. Tiner did not inspect the home before taking over management, and it was frustrating to be told that little could be done because the issues existed before they assumed management. Given that Tiner's website states it is a specialist in upper-end rental homes, I was surprised by my experience. The condition of the property during the repair period did not align with what I would expect from a company making that claim. To Tiner's credit, they returned our full security deposit. read more

Tiner manages my neighbor's rental property and they failed to notice the neighbor's tree had overgrown my roof and the tree's roots had invaded my drainage system on one side of my house destroying the drain and causing water to build up in the ground underneath and on my patio, potentially damaging my patio and my foundation. When I complained to them about this serious situation instead of being apologetic they basically called me a bitch. I found out the property manager they had assigned to my neighbor had no property management license and was largely a clerk processing rental applications from prospective tenants. read more

Tiner is an ABSOLUTELY terrible property management company. DO NOT trust this place! They refused to make necessary repairs to the point where we needed to call Sacramento county to report them. Only then did they decide do their jobs. They will also automatically blame a renter for issues you try to report. They are ONLY on the side of the owner - which they will literally tell you - which makes zero sense since renters are actually paying the mortgage down. Why not be on both sides and collaborate. We are responsible tenants, having religiously paid rent on the 1st of every month and have taken extra special care of the home we lived in. I had one of the most frustrating rental application experiences I've ever dealt with. I submitted an application for a property and paid the application fee, even though they already knew there were multiple applicants. They still encouraged me to apply, only for the process to turn into a complete mess. Once they started "processing" my application, everything became painfully drawn out and disorganized. Over the course of the process, I sent 30+ emails because they kept requesting information one item at a time, instead of providing a clear list upfront. Then they claimed they were having email issues and asked for the same documents repeatedly , more than once. Communication was terrible. You can't even speak to a real person. Their voicemail literally says not to leave messages, and the leasing agent Rosalyn Mccarty, I dealt with was rude, unhelpful, and eventually started ignoring my emails altogether. After wasting so much time going in circles, I withdrew my application. If this is how they treat someone who's actively trying to rent from them, I can't imagine how they treat actual tenants once you're locked into a lease. read more

Beware! DO NOT DO BUSINESS WITH THIS COMPANY!!! If you are a renter keep looking elsewhere if you are an owner go somewhere else. My sister and I have rented from this Property Mgmt for close to 4 years. We constantly had to fight tooth and nail to get basic things fixed: electrical outlets, sprinklers, toilet, plumbling, cheap blinds, smoke detectors, mold in the carpets, power surging through the electrical outlets that exploded light bulbs and spewed burning debris all over the carpet leaving burn marks. Management constantly blaming us for disrepair to the point that Sacramento Code Enforcement had to be contacted to get things FIXED. John Tiner, Crystal Tiner, Melissa Watermolen and Mgr. Susan are not to be trusted. Even after finally moving and leaving the hell hole this Mgmt company stole $300 from our deposit and blamed us for the outer stucco of the house crumbling which had styrofoam underneath! They claimed that we damaged the house. THE HOUSE WAS FALLING APART. The outer stucco and styrofoam was crumbling on its own. Needless to say we have no recourse to get our money back after being falsely blamed. John Tiner does not care. This company has thousands and thousands of properties that they manage. So do not think for a minute they will care about a renter or an owner about properly taking care of homes. I have no idea if the owners even understood how poorly the house was managed. Especially since we were on time responsible renters without being late even once. I had paid thousands into landscaping and tree cutting per the contract. And by the way, the owners no longer are using Tiner as a Management Company because they are God Awful! Again Beware. Our experience with this company was horrible! Please save yourselves agony and $$$$. And there is absolutely nothing to discuss with this company. They service my nextdoor neighbor's house. They sent me an intimidating letter requesting me to pay 1/2 of a shared fence. I had maintained my side of the fence and did not feel it needed replacing. I sent them a letter stating as much. Never heard back from them. Today, a fence company showed up, unannounced, tore down the fence, and began building a new fence. I asked the fence company why I wasn't contacted ahead of time so I could secure my dogs, move plants, and put away belongings. Fence company said Tiner Properties did not give them my name nor number to let me know ahead of time. So, very poor/no communication from Tiner. I can understand why they have low rated reviews. read more

Tiner is the WORST property management company I've ever encountered by a long shot. They honestly deserve negative stars. AVOID this property management at all costs. It seems they are awfully slimy and the only way they stay in business and make money is through collecting as many application fees as possible ($60 per applicant). First red flag is you will NEVER be able to reach any of their staff by phone. They do not return phone calls. They send automated texts and emails and only respond to emails. This is bizarre. 1. They purposely market homes below market value to attract multiple tenants . Pretty smart gimmick actually bc more applicants = more application fees that they are pocketing with no intention of actually renting out the property to any of them. How do you ask? How do you go from getting an email of "there's a long waitlist for this property you've applied too" to the NEXT day getting your application processed and then running a hard credit check? 2. Their agent showing the rental home could not be less interested in being there and does not want to answer any questions or engage with the potential tenants (odd behavior) 3. They continue to market and show properties despite emailing you saying they have already received many applications and there is an active "waitlist" for the property. If you have received so many applications and are running multiple applications at once why are you encouraging more people to view and submit applications? Hint hint: to collect more money and application fees! But they will respond and say this is their process until the receive a deposit. Shaddddddy 4. Within a few hrs of submitting a completed application they send you an automated rejection email with false statements as to why you didn't meet their " application criteria" Save yourself time, effort and a hard credit check and go to a honorable property management company and not one operating on unethical practices. Will RUN FAR FAR away any time I see a property listed under Tiner property management. Scam scam scam scam disguised as a legit company that follows the highest of standards. They are running a pretty smart scheme that operates just under the radar and cover it up by boasting "less than 1% eviction rate blah blah blah" Don't be fooled by their professional responses either. I've waited a full year to write this review, and I still feel as strongly now as I did then. Renting through Tiner Properties was one of the most frustrating and disappointing experiences I've ever had with a property manager. From the very beginning, things were mishandled. We jumped through hoops to reserve a property and paid nearly $4,000 as a deposit -- sight unseen. We actually had a showing scheduled and then received a text saying it was canceled because the home had already been rented. The irony? It was rented to us. We contacted Tiner, who assured us that the showing agent would still meet us. We showed up -- and no one ever came. So we had now committed thousands of dollars to a home that no one from their team ever bothered to show us. During our tenancy, they "forgot" to bill us for a portion of the utilities for months, then double-billed us in December right around Christmas. And then came move-out, which was a nightmare. We followed the preliminary inspection instructions to the letter -- minor bathroom and oven cleaning, sweeping the patio -- yet we were later hit with charges for things that were never mentioned in the inspection. Over $500 for "deep cleaning," $130 for carpets (even though we had them professionally cleaned), $200 for landscaping (though we were only told to sweep), $423 for "large wall holes" that didn't exist, and even $43 for an air filter we had already purchased and left behind. They also tried to bill us for repairs to pre-existing damage. When we disputed the charges, Brandi at Tiner dismissed all concerns, contradicted their own inspection paperwork, and ended the conversation with her "final determination." No willingness to work with us at all. Bottom line: Tiner Properties was unprofessional, disorganized, and unwilling to treat tenants fairly. If you're considering renting through them, document everything, take extensive photos, and prepare for a battle over your deposit. I would never rent from them again. read more

While I am keeping my original review up as it accurately reflects my initial experience, I am happy to report that I received the majority of my security deposit back. It's disappointing that it took writing this review to prompt a response from Tiner Property Management. I feel that without it, I would have continued to face difficulties in recovering my deposit. I strongly advise new tenants to take an ample amount of photos upon moving in and to be extremely thorough when completing the move-in checklist.
