Our overall experience with Tiner has been wonderful. The approval process did take longer compared to other property management services, but there could be a lot of bottle necks that can cause this. Tiner does a great job of being transparent. For example, when there was a clerical error on the posting, they reached out and mentioned the error and even offered to refund our application fee and allowed us to back out of the process because of that mistake. However, the absolute best part about working with Tiner was due to Rosalyn McCarty!!! She has been the most helpful person and best person we've worked with and no one comes remotely close! She is professional, kind, and responds to every single email/phone call/voicemail and questions with haste and is absolutely genuine! She deserves a big raise and promotion! Tiner, whatever you do, keep Rosalyn at all cost! Absolutely the best experience working with Rosalyn. Even if we didn't get approved for the rental and everything went wrong, the experience we had working with Rosalyn would have cover up for any possible error that could have occurred. 5 star rating because of her! read more

The rental application process was surprisingly quick with Tiner. I was nervous to apply given the popularity of the property and the requirements to be approved. But it had everything were looking for within the budget so we went for it. We were able to see the home same day, submit our application that evening, and contacts were already made to verify our information by the following morning. The online application system made it easy to provide the information as well, so don't let that deter you. I know if I was renting out my home I would want the tenants to meet the same requirements so I appreciate the due diligence. Rosalyn gave us daily updates and was very responsive. Within 6 days, including the weekend, we were approved! Tiner's professionalism makes me hopeful for a positive renting experience! read more

If I could give 0 stars I would. Absolutely awful. They are extremely unprofessional and a nightmare to work with. Unresponsive, no maintenance, and extremely careless. All we wanted to do was get out of our lease the entire time we rented from them. I could go on and on about the awful unethical things they did but I'd be sitting here forever. I thought I had a good tenant/landlord relationship with Tiner until I moved out. I rented a new home 7 years ago and did my best to clean up and even paid a cleaner upon leaving. Boy was I in for a shock when they returned my deposit to me. They deducted 450 for light cleaning (even though I paid to have it professionally cleaned ). In addition they deducted 325 for a contractor to remove garbage from the outside bins and to tighten towel racks. They even deducted for pet damage when I didn't have a pet. The unfortunate part of this is even if you dispute it with them your only other recourse is small claims court. And you don't even get to sue them you have to sue the owner of the house. They offer (which by law they have to ) an initial inspection to allow you to remedy any possible deductions. None of what they deducted was included on the initial inspection. I chose not to take the owner to small claims court as I did not feel it was fair to punish them for Tiners poor management practices. During my interaction with John and Amber they stood firm on keeping my deposit . I also received some documents that belonged to another tenant attached in emails to me. Very careless and unprofessional. If you are considering renting from them or using them to manage your property I would suggest you pass on Tiner. Not worth the headache. I certainly will never do business with them again. Only wish I could post zero stars read more

After approximately a year of being heavily marketed to by Tiner, direct mail, email and of course their radio show, I decided to give them a chance. I reached out to get a proposal for managing two properties and they declined to do so. This company has too much marketing budget, or some part of their business practices that leave much to be desired. I guess it's better I found out what kind of company this is before giving them properties to manage. Regardless, this was a complete waste of my time. Not good. read more

I don't often write bad reviews but this company 1000% warranted one. They have multiple properties I was looking to rent. So, I tried to get preapproved in order to see them so I didn't waste my time or theirs. Well, that is for some reason imposssssible. You have to apply for each individual one, one by one, you cannot consider or be considered for multiple properties. Why? Great question. You would THINK they want to get renters into homes. But....they are like many of the worst of the worst property management companies and have created some layers of bureacracy to insulate themselves from the renter or home owner. Contact information? Good luck! Hope you enjoy some antiquated automated phone system. Things are really poorly automated. For example you can book showings online but I had zero confidence anyone would be there to actually meet me because I got zero confirmation aside from the initial calendar notification. So, I cancelled them. I only got 1 confirmation for a self view showing through a place represented by another property management company, but when I got it, it was represented as Tiner and the address was different. Very shady. I'm not sure if they run other property management names under their umbrella or what. But, that alone would make me weary of their organizations. Even though I could only apply for 1 property at a time, I get their terrible automated emails daily inviting me to apply to some other houses that were literally out of the area and nothing like I initially applied for. I also got daily email questions reconfirming my past rental history. They were confused I think because I owned a home. Maybe this blew up their brains thinking a former home owner could be a renter now. I found another home through a proper human being. And after ignoring a few emails from Tiner, I got a rejection notification saying late rental payment in the past, which has literally never happened 1 time in my entire adult life. Hahaha! So, either they are lying because they couldn't understand my home history or someone lied about me. Odd that would happen given my proven track record of home ownership, rental history, 825+ credit, etc. An absolute waste of time. Luckily I didn't invest too much and I'm happy to not giver this company a dime. Go old school and meet actual home owners at all cost. And if you're a home owner looking for a good agency, I'd REALLY vet this company or look elsewhere. I personally would NEVER let this company manage one of my homes. read more

i had an appointment to look at a rental property. I got plenty of reminders for appointment, including 30 min prior to appointment. I arrived early, sitting out front in car. There were no instructions or info who to meet. At appointment time I got out of car to go knock on door. another lady had arrived and stated she also had appointment. We walked up driveway, a gentlemen came out. He never mentioned his name or who he was. He stated that the house was no longer available that the real estate office informed him that an offer had been accepted. I had traveled 30 minutes to appointment . This is no way to treat customers. Very poor communication, except if it benefits them not the customer. I'm glad I know now. It gave me insight as to what type of property management they are. I would never use a company like this for any real estate needs. Sometimes it's hard to believe that there could be hard working, honorable and hard working realtors but I happen to know some. I was pleasantly surprised working with Tiner Properties. I was expecting a headache and they have made things super simple. Rosalyn who ran my application initially was amazing and super communicative throughout the process. She truly made a world of difference in the whole process. Would not recommend this property management. I dealt with Melissa. She made me feel dollar sign. I fell 6 months behind on rent. But once employed was paying towards back rent. She cared less about my situation. She asked to me to pay my rent and $1500 on top of rent. I couldn't do it. Asked for things on the property for repair and was ignored.. Remind you my mother is a caregiver and took care of the actual home owner. I've been with Tiner since 2016...after dumping cga property management due to their inability to get qualified renters in a timely manner. Have had Amber as my property manager for my rentals the whole time... have not had any problems and probably the longest my rental sat vacant is two weeks. I love that they do yearly inspections and keep you informed with pictures showing you what your property currently looks like. Amber keeps you informed if there's any problems and she handles calling The home warranty company if it is covered under that. I've been a client of TIner properties for 10 yrs (time flies!) Time has flown by because they provide excellent service at very good rates. People ask me all the time how many renters have we had in 10 yrs? 3. It's because Tiner does such good job prescreening their renters, they do an amazing job. My rep (Melissa Watermolen) is attentive, answers all of my queries quickly (which is appreciated) and is very quick to assess the property when its vacant. She does a great job, I can attest to this. Another thing we appreciate, is Melissa has been my rep for most of that time, she knows me and my queries are answered in timely fashion. John is a great owner too, I've even played pickleball against him!! lol He might not remember, but I said, hey I know you!! Maybe Tiner is good for a property owner, but they aren't tenant friendly at all. I spent over a week just trying to get someone on the phone about a home they've had listed for rent for a couple of months. They really try to treat you as inhuman as possible with automated messages and a real inability to talk to a real human. Tiner has also adopted the slimy policy of requiring potential tenants to pay for an application (and take a hard credit hit) before they'll even show you the property. So, as a tenant, you are out the money and hit to your credit before you even know if you want to rent the house...and if you don't like the home, I guess you've just wasted your time and money. It's such a grubby, yucky way to operate. Hey Tiner, renters deserve to thoughtfully chose their long term homes just like anyone else. You forcing people to pay to simply view & evaluate a home is gross. When I finally got someone on the phone after a week and a half, she stated that there were two applications in on the home I was asking about but she ENCOURAGED me to apply anyways, saying "we aren't first come first serve". I mean...I get it, but it just added to the yucky feel of it all. Based on the other practices they have, it seems like they force people to pay to just view a home and collect as many app fees as they can? Anyways....that sealed the deal for me, absolutely will never work with these guys and will definitely share my experience. No wonder that house has been sitting vacant so long.... read more

This property manager is in the business of denying families housing if you don't have an application submitted to them for every adult tenant within one business day. Then the property manager will argue with you about why that is the case over email until she feels the need to call you only to attempt reprimand grown ass adults. Maybe single applicant tenants would have better luck. But this is not a property management for families or roommates. They're very unprofessional. They're not worth the properties they rent out as a company. From top to bottom as evidenced by the office manager's response the day after the post of this review, this company is systemically unprofessional. read more

STOP DISMISSING OUR COMPLAINTS, John. Melissa did a horrible job returning our security deposit. She did not explain the charges for security deposit cost and literally just send receipts. I did not want to fight it and just wanted my money returned. I specifically asked her and her assistant for physical check pickup on August 25th and September 28th. (Lease ending Sep 29th) because Melissa had been messy my entire tenancy. And of course somehow the check was "accidentally" mailed on 10/8/23. They had to void the mailed security deposit check and when I arrived at the office for check pickup, they assumed that I was picking up the small disputed $25 check--wrong. My scheduled appointment with Amy for 10am check pickup was then almost cancelled because they had the information confusion. At this point, Amy was texting me multiple times about how I cannot pickup check because no one is in the office. A few minutes later, Krystal Tiner calls me on the phone apologizing about the inconvenience and stating that they did not know where the CEO John was--therefore she can only meet me at 11am to sign off the checks, 1 hour later than scheduled appointment time. Approximately 15 mins after, they called me and Krystal says "you can pickup" as if I know what she is talking about after she and Amy just told me I cannot receive any of my hard copy checks. I turned my car around and picked up my checks around 10:45am--45 mins later than scheduled appointment. Alexis was the assistant property manager and she did a great job helping us the entire time living at their property. Melissa, please do better and pick up the phone and respond to your tenants accordingly--not just when it's about money. I did not expect our end to tenancy to be this chaotic. Please do better and train your employees to handle all requests accordingly. I have email/texts communications to prove everything I am claiming. read more

The home I moved into was completely filthy. Had to have the floors cleaned myself, spent the first 21 days without hot water (took a act of congress to get that handled). Was told that I could only see the home one time before I signed the lease agreement. Filters in the air conditioning unit were black with filth. Horrible experience Will scam all your deposit and then some for things the owner is to take responsibility for as this is thier investment. Poor care for the home and very difficult to get the home up to par property manager was always very harsh and uncomfortable to do buissnes with . I would never recommend them as the take advantage of renters. I rented two homes from them and regret it d Yes that's understood however zooming in on a sock a drawer and corners not taking photos of entire room to show was cleaned is a scam . $4000 in charges to a renter from $175 to lock changes $376 to clean two rooms with carpet $1000 to changes lights exts is robbery and not my responsibility. This house was not in good condition when I moved in . I was completely used and charged for cleaning because of zooming in on things like grease on the top of a stove after being there two years. I almost didn't rent with this company because of the reviews but I was in in dire need so I went ahead. I've rented in Southern California, the Bay Area, and Sacramento in over 15 properties, and this was by far my best experience renting. I met one of their agents on the first day (I believe her name was Sandra) who was super welcoming and personable. She actually pointed out some issues like a poor paint job and dirty grout and had them fixed within the next couple of days. I was instantly impressed since there wasn't financial gain in aesthetic fixes. This was an old house, so throughout my time there, I had issues with the water heater, I had locked myself out, and the roof had shingles blowing off. They fully replaced the water heater, sent a locksmith, and had the roof replace all within a few days of the issue. Whenever I rent, I always am prepared to say goodbye to my deposit since this part varies the most by property managers. There were obvious signs I had lived there, so they could have charged me for new paint or wall damage from hanging stuff, but they gave back my full deposit. Shoot, I've even had managers charge me for cobwebs on the back porch and leaves in the gutters! I believe they only charge a move out carpet cleaning fee, which is pretty standard. All-in-all, I felt I needed to write this review since I did have such a great experience. It's also important to note that I rented before there was a property shortage and extremely high pricing. You never know what you're going to get with property managers, and I didn't expect to have such an easy experience. read more

We were told personally by the woman showing a home we were interested that they collect as many applications as possible and then choose the best, most qualified applicant. So basically you can be denied for a rental even if you qualify because you are not considered "the best". (we had applied prior to knowing this and reading yelp reviews stating the same thing) If we meet all required qualifications we should get approved. If were denied for specific reasons, not meeting all qualifications that's fine, but our reason for denial made no sense at all. I felt they made something up to pass on us to find a stronger applicant, since they choose "the best" lol. An email was sent out asking them to explain why we were denied and we received no response. Choose a property management that does it on a 1st come, 1st serve basis and not one that just collects 100's app fees for one rental. Fyi, this home had at least 100+ people look at it. Just at the viewing appointment I had there was at least 20+ people, if not more and probably more when I left. As I continued my search, I continued seeing this property posted on rental sites as well as Tiner website 4 weeks after being denied. So like the agent told me they really are collecting as many applicants as possible. read more
