My place sat vacant for 3 months while I fielded over 200 emails from prospective tenants, most of whom weren't qualified or interested in filling out an application. Some took their frustrations out on me regarding the Sacramento rental market (they basically told me where to go :'-( after hearing that I was unable to "help them out" because they didn't meet rental criteria). They were also very patient and professional when I hired them in the past and I ended up making some last minute changes to the availability of one of the units. They set up appointments for 1:30AM in the morning and you keep getting the reminders on your phone may sure you show up for the appointment. We recommend Tiner as we have been happy overall with their attention to leasing, property management, and tenant relationship. I purchased an investment property in Carmichael earlier this year. I asked my real estate agent if he had a recommendation on a good property manager and he immediately responded with Tiner Properties. I checked the business out, and called John Tiner's phone (listed on the website) at 8:30am and he picked up immediately. We talked about his business, philosophy, and answered all my questions, including pricing (which was quite reasonable). I told him that the only time I would be at the property to meet him was on a Saturday afternoon. He said "no problem" and said he would meet me. And he did! He was on time and walked through the property with me, and I signed up right there. I was really impressed that the owner was accessible and willing to go the extra mile to meet me and take care of my needs. That already deserves a great review. BUT it gets better. The home needed some work done prior to renting. He passed me off to Krystal Tiner, and she worked with me over the next few weeks to get the hardwood floor refinished, finished a converted garage, repair tile, do some electrical work, and paint the interior and exterior. They use licensed contractors, and the contractors all got the work done expeditiously (I think that's the difference if you're a high volume property management company vs an individual home owner). Krystal was super responsive, and I was grateful for her input as I made decisions on how to get the most return for my investment. The home was put on the market and within 2 weeks I had excellent, well-qualified tenants signed up to move in, at higher rent than I anticipated when I bought the property. I've started getting income in this month, and I've been VERY happy with my experience with the Tiners. So much so that they've really narrowed my scope for future investment properties. My husband and I went on a tour of a lovely property in folsom. This property management company does not feel trustworthy to apply to unfortunately. All of the negative reviews on different platforms validated our bad gut feelings about this company, and ultimately made us look else where. The agent was over an hour late. They schedule you with another possible applicant to create a competitive environment, which is uncomfortable especially if you have to wait awkwardly outside with them. The application fee is $50 per adult in your household with no refund or even partial refund. We asked about the level of applications they recieve per house and they said they can get up to 20. That's a lot of applications fees they pocket and it feels like a scam that we just wanted no part of. We were concerned about being racially profiled and after reading the reviews we know we weren't the only ones feeling this way. They have a 1 star rating on the better business bureau website. It sounds like they just want to use the home owners house to get as much application money as they can. We were really disappointed because we really loved the property, but know if we applied we would just be disappointed and scammed. read more

We scheduled a tour to view a property in Folsom and we found other prospective tenants waiting there. The agent called after 15 minutes and said she was in Elk Grove at another property. She arrived about an hour late citing Google calendar for double booking her. The place was nice and priced competitively, explaining the crowd waiting to tour. Once we toured ourselves we asked about the application process. Tiner gathers as many applicants as possible as selects the most competitive as the tenant. For the rest of the unlucky many the application fee of $50 is non refundable. I suppose you can use the application fee for another tiner property in 30 days. The agent mentioned for one house they got 20 applications! I inquired and most property management companies process applications one at a time and many offer partial if not full refund if the application is denied because another has been accepted. I feel tiner is in the business of undercutting the potential rent to garner as much interest as possible to collect on application fees. Will not apply as it is very likely that application fee will be stolen. Do not recommend, others property managers are nicer and better! read more

Response to John/Update for consumers: HAHA. Okay. To any prospective renter: Just don't do it. They admitted they did not completely finish the application process prior to denying us for one place and they state credit is their main concern (I have no evictions, no bankruptcies, make 3x rent alone, have rental history of almost 3 years at one location, 11 years at another, a steady job, and a credit score of over 800). They claim they provide detailed info re: what is expected, yet fail to tell you if they "find" late rental history you will be excluded (website only states bankruptcies need to be disclosed and evictions are no-gos, along w/ 600 credit rating. "Good rental history" is listed, but not defined as not having any late payments in the 15+ years they go back and review, nor will they inform you of where they obtained the alleged "poor rental history."). John's claim that is was acceptable for Tiner to discuss my tenant report information on a public forum since I first brought it up is deflective, misleading, and egregious since my mentioning of said rental history was directly questioning the validity and source, and commenting on the fact Tiner refused to discuss the results of the tenant report. Tiner declared I had "poor rental history" on a public thread as I was requesting they provide sources (my legal right). For Tiner/John to dismiss my questioning and infer I was accepting their allegation as fact/providing permission for them to discuss my tenant history information on a public forum should be of concern to any prospective tenants. In re: to past address that arose during background check? I resided there 2001-2004 and I did not pay rent b/c it was a relative's home. Not only was it unessesary for Tiner to go back so far in my housing history, according to their non-reponse at my request for disclosure, this address could have been what flagged me, who knows. They can say anything b/c they refuse to disclose the sources of the information that determines your suitability as a tenant. They will be quick to respond through the process, but refuse to provide any info re: who flagged your application (violation of the Fair Credit Reporting Act) and will ghost you once they have dismissed you. Read through the reviews. I did not before I applied. You will note all one stars are very similar to my experience. They may not do anything "illegal" in their eyes, but this is the shadiest property management company with whom I've ever had the displeasure of "working." AVOID TINER. For the record, I was able to find a place through River Valley Property Management based on my excellent credit/rental history the same day they ran my application. My current company Cook has never been an issue. And S&S, although I did not complete the process, was very attentive and considerate. Happy hunting! I really wish I would have read the reviews on yelp, google, and yellow pages before paying the $70 (total) application fee, as they are overwhelmingly similar. Although we more than fit all the requirements and applied the same day a listing was posted, we were told a stronger applicant was chosen for that property, however we could transfer our application to a different rental if one came available, to just get in touch with the office. I've called twice with no return call, however when I called to see where to drop off a cashiers check for the $70 app fee, I received an immediate call back. read more

Before being a first time renter everyone who i spoke to made it seem like a horrible route to take. Disregarding all the negative comments i received, i decided to still give it a shot. Tiner Properties has been extraordinary! It has been a complete breeze with this company. Any and all concerns get handled promptly, even though we have had few to none. Paying the rent and any other bills has been super convenient (online portal payments) and easy. They respond very quickly and make sure you needs are met. Shady, unethical and racist. I applied for a property with as a main tenant with a relative applying as a co-signer. Less than 20 minuets after I submitted my application I received an email from Amber stating that my application was denied and they did not accept co-signers even though on their website it CLEARLY states that they do accept co-signers/guarantors. Interestingly enough, my relative and I MORE than meet the credit and income qualifications. If they don't accept co-signers then it needs to be removed from their website. My denial email didn't arrive until right after I sent a photo copy of my ID and my relative dropped off a copy of her SSC to their office. I have attached copies of the emails along with the correspondence demanding that the application fee be returned. I'll also be filing a complaint with the Tenants Rights Association as well *UPDATE* This generic reply by John T of Tiner Properties is the exact same reply given by Amber Van Tassel via email VERBATIM and has yet to address the issue of accepting an application fee as a co-signer when the email from Amber states that they DO NOT. Make up your mind. You either accept co-signers or you don't. Once again, I'll be filing a complaint with the Tenants Rights Associations and Tiner Properties can answer to them. read more

Brutal experience...in fact, the individual that owns the house I was renting reached out to me and asked me why the issues that we're going on in the house (filthy when we moved in, 4 months to get the garbage disposal fixed, over a month to get the microwave replaced, and the sprinkler system either flooding the property every 3 days, or not working for the last 2 months before I moved out so everything was dying) weren't addressed, I said I couldn't answer that question...but what I could say Tiner was great about was making sure I got at least 5 emails a month to remind me when the rent was due...a brutal experience, Tiner is worried about one thing, and one thing only, making sure that payment is in place the first of the month, it's a cash in focused company, if there is the remote chance they are going to have to outlay cash, it's a process of unanswered phone calls, unanswered emails, excuses that the messages went to the wrong person/phone number, when we are following the directions in their tenant guide...like I said, all about the cash flowing into them...was a frustrating 8 months, glad to see Tiner in the rearview mirror....have had two co-workers ask me about renting w/Tiner, I told them to run in the other direction. read more

If you have a mortgage in your name even though you do not pay said mortgage, they will use that against you as well. We are very disappointed with the service and poor business practices at Tiner. We broke a year lease after being in a home for 2.5 years. We knew charges would come, but they will charge you $1800+ in fees, so sign a month lease when they allow it. They charged us $200 to post the property on their own website. My wife is in the web business and this cost is $20 at most, and that is if the website would be strictly dedicated to our property which we vacated. But, they have their own domain name with a high number of commercial and residential properties. They charged us for 1/2 months rent, in the contract, so we get it, but to have a tenant in the home within a week and then charge us an extra $565 on top of the half months rate after prorating us an amount through email, makes this amount absurd. They then charged us for things that were broken in the home and listed on the contract when we moved in. Melissa never got back to us, and they never call you back. They are extremely unprofessional in communication as we have never heard from anyone except in paper form. If you can avoid renting from them, do it, or at least go month to month when you can, because they are all about greed. Best of Luck... So, got a response from this John gentleman. He of course had no idea what was going on, saying I got a refund, no, they kept my whole refund and charged us extra. I have spoken to the new tenants, and they were told to wait a week before moving in. If I investigated further, I could have taken them to small claims court, as the mold they were supposed to fix as well as the shingles, was never taken care of and it was in my sons room, who lived in that room since birth. Then, they charged us $100 for the garbage because they did their inspection before the garbage man came, how messed up is that? And, they charged us because there was dust on the blinds. They are liars, and they want as much money as they can. Like I said, greedy company, stay away if they can. I've had Tiner as my property management company for the place I rent for 6 years. 90% of my interactions with them have made me hate the renter experience. The "convenience" they seemingly provide my landlord has mostly been a major inconvenience for me. They are not the easiest to deal with when issues arise and are quick to threaten charges/fees- for example, if we are not home for an inspection we are fined but the person coming by was late for himself. Over 6 years, frustratingly poor-customer-service-oriented and baffling fees are constantly added to our rent (like an online rent payment "processing fee", "administrative fee" AND "transaction fee" for not taking a physical check in and using the website to pay rent). They are never as friendly or easy to deal with as I'd expect for a management company representing my landlord. And if I rented a property I would never use their services. read more

Being new to the market as a renter, its surprising how competitive it is in Eastern Sacramento/Rancho area. We've been scouring companies to find a rental. Most companies will hold your application for 30-60 days, and give you first crack at a new property if your app's already on file. I genuinely feel we dodged a bullet by NOT applying with Tiner though. This seems like the only company that gathers as many applications as possible (fees) for each property rather than working one application at a time like all the other companies. Texting one of their employees just now, it was confirmed that this company does not operate on a first-come first-serve basis. When asking for further clarification, I was sent some generic requirements that most people would meet anyways.... no bankruptcies, 3x rent income, etc. So, they likely just pick the applicant with the highest income. This seems dishonest, and a waste of the prospective renter's time, when compared with most other companies. By other companies, I mean approximately the first 25 property management companies that come up in Google search. Thought others should know this before applying with Tiner. If wrong, I'll gladly update this review based on Tiner's response. read more

Before I begin, I want to say that it takes a LOT for me to feel the need to type up a negative review. I'm the person who prefers to send praise. I However, between my personal experience with Tiner Properties and the yelp reviews I've now read, I think this review needs to be written. If you are coming from a distance and see a property posted on Craigslist, you might find yourself wasting your time like we did. My husband and I found a property that we really liked posted on Craigslist. We used their appointment system to go ahead and schedule an appointment the night before since we were coming from 100 miles away. I got confirmation via text, great. Next morning, we get a text that our time has been changed. 90 minutes before, I get an URGENT text that I must confirm so it doesn't get cancelled. I re-confirm that same minute!! We drive over to the property and arrive 20 minutes early and it's a good fit from the outside. 20 minutes past our appointment time, I call the number on the property. The automated system tells me I'm 21 minutes late and the Agent has come and gone. That's not possible because my family and I have been here waiting the entire time. I sent an email explaining the situation, my upset and for someone to call me. I get that call from Susan as I got home after driving 200 miles for nothing and I can't come back for 6 days. We agreed to go ahead and talk Saturday if the property was still available. Let's skip to Saturday. I get a call from Tom. He says to me the Susan and the owner of the property John Tiner wanted to make sure we could see the property if we were still interested. So we agreed to a meeting time the next day. Although not their fault I want to mention my car wouldn't turn over that morning so I had to rent a car to see the property. My husband already has a job secured there and we need to find a place so we were very motivated. We arrive 30 minutes early since we were taking a long drive and didn't want to be late. A man shows up, parks in the driveway and I'm thinking it's Tom. I approach him and he told me that he's a realtor whose there on behalf of the owner...Huh? Why would a realtor be looking at a home that potential renters are waiting to see? Tom arrives, very nice man. We see the place, even find it to be a perfect fit for our sensory sensitive child. We are excited because we want to rent this place. We get into the car, and Tom comes back out to notify us that the realtor is there because the owner is considering selling the place, and if he does decide to do so then we will get our $70 in application fees returned. He even apologized and said he had no idea. I felt bad for Tom...you could tell the poor man had no idea and had the same question in his mind that we did. We were still willing to try so we filled out the application. We got an email this morning right after they opened to say they found out that night that the owner was selling the place. So basically you wasted our time, 200 miles of driving and for what? It was as if he was waiting to see who we were before he made his decision. It was weird... I finally went ahead and read the yelp reviews and saw that there are many people, but particularly those of color are saying that they felt discriminated against and they felt the screening process unfair. While it's definitely different from anywhere I've applied, I was fine with it because I thought we were ideal tenants. 20 years as a couple, 9 years in the same home, good credit, stellar references and a SIGNIFICANT cash reserve to eventually purchase a home. We were equally surprised to find out that there were two other applications in for said property so we were in competition so to speak. I could see how people would consider it suspicious. This property management company takes your application fees and then decides on the strongest tenant for the property. Most PM companies I've dealt with in the past take the rental off the market if an application is being processed. I thought that's how fair housing works. That's why during the application process they make sure you're okay with their terms which means you may be in competition with other potential tenants. However after reading these reviews it really has me wondering if the owner saw our IDs and told Kate to email us the news afterwards. If I as a biracial woman of color with a husband and son of color has the question of whether or not the color of my skin vs the content of my character and letting credit, references etc be the judge and that's constantly lingering in my mind, that's not a place my family and I should be conducting business. We had been searching for a home to rent for months, and finally found something in our price range that met our needs. Tiner Properties was easy to work with in showing the house, getting all of the paperwork signed, and completing the move-in process. When we went in to get the keys and sign the final paperwork, the owner of the company John Tiner personally thanked us for working with them and welcomed us. We currently rent a house that was originally under a different property management company and they were HORRIBLE. They were good for the 1st month but after that it was complete chaos! Our rental was switched to this company by the landlord and so far we are having an Amazing Experience with them! There were a lot of problems that weren't fixed by the other property management but Tiner already took care of 1/2 the issues in a couple weeks span. worst experience ever, we applied for a rental property for 4176 worthington dr. Three of us applied and paid the fees. our application was approved and we made a tour of the house so finally we wanted to get that house. 2-3 days later they email us saying "The owner has accepted and approved another application for this property. Per the Property Manager we have an approved applicant and the deposit is expected. If the deposit does not come in we will let you know". i go to my work and pass by that house everyday and i still see the tiner property rental board outside the house saying available for rental but they took out the listing from the website. after week or two i see the tiner properties listed the same house again so i walked in and asked them if that house is still available and we can still get it? They said yes the house is still available they dont know what happen to the person they choose he backup on that property and they said they will reach me back. The next day they removed the listing again from the website and called me saying the owner has approved another applicant over the weekend!!! why??? why would would they lie if the security deposit doesnt come from the approved applicant then we will contact you. which they never did and reslisted again and when i asked em they said its another applicant is approved over the weekend. its was a whole lie and they even didnt tell you if there is a specific reason for the denial our application was approved and everything. i feel like its just a way of scamming people get $45 and relist the property again get $45 from other applicants deny them and say ohh the owner has accepted another applicant.. read more

I dealt with 3 other rental companies in my 8 years renting apartments and duplexes in Sacramento and Tiner is far superior to any other I dealt with. Tiner took over property management of a duplex I had rented for about 5 years at that point so I cannot speak to the application or initial rental process. That being said, the payment process through the website, online maintenance request process, and overall move-out process were all efficient and painless and were a VAST improvement over others I have used. The staff is EXTREMELY attentive and very quick in responding to general issues or maintenance related questions that pop up. I cannot say enough good things about all the staff at Tiner I dealt with - nothing bad to say about these guys! read more

I just finished the process of signing a lease on a house managed by Tiner, and definitely felt like some praise was in order. The whole process was super smooth, and everyone has been so nice to deal with. There were a couple "dings" on my credit (that I didn't even realize before applying), and Melissa (she works in the approval portion) actually gave me an opportunity to find and pay the debt I owed, and explain myself like an actual human. I even visited their office one day since I was driving by, and even the front desk staff gave me the "warm and fuzzies". Owners - PM's do not do their due diligence in screening tenants. These management companies are a dime a dozen in the Sacramento region. Go with one that has and upholds their ETHICS. Tenants - Tiner will steal your processing fee. I far exceeded all qualifications and told I do not meet the minimum qualifications because the property they accepted my application for already had an approved application from both the PM and the owner of the property. time is valuable - and i regret wasting hours of my own time on properties managed by TINER. LESSON LEARNED! Kate who shows the property and handles all the pre-application communications couldn't have been better. Very responsive and professional. Melissa who manages the client relationship and the application approval process couldn't have been worse! I jump through the hoops of the application and PAY THEIR PROCESSING FEE and within moments of receiving an email confirmation that they received payment and will begin processing my application I receive another email stating my credit score does not meet their qualifications. BullS*/!~! I know I read the qualifications on both the Tiner.com website, and Zillow where I found the property listed.. I revisit both to make sure things have not changed, and then contact their 3rd party vendor who provides the credit reports to Tiner. I obtain the credit report, the same report, Melissa says does not meet their minimum qualifications. Low and behold the credit report and its score in big bolded numbers far exceeded their posted qualifications, which were: Screening Guidelines: 1. All persons planning on living at the property, over the age of 18, must apply. 2. A credit score of at least 600 is normally required. 3. All bankruptcies must be discharged. 4. Good rental references. No evictions - no exceptions. 5. A household monthly income of at least 3 times the monthly rent amount (or a verifiable cash reserves). 6. No Pets unless otherwise stated on the property page of our web site. 7. Rent must normally start within 2 weeks from the approval of your application. I applied, and the credit score they verified exceeded a 600 by alot. I've never had any bankruptcies, perfect references (277 consecutive months - paid on time and in full), with a monthly income more than 7 times the rent. I have no pets and can move in whenever... and a debt to income ratio that is 2 tenths of 1 percent. I have nearly no debt at all. 6 digit income, and $40k in the bank and another $40k in my 401k. APPLICATION DENIED. I ask why and told I do not meet their minimum credit qualifications - again BULLSHIT. Their posting says min. 600. My score is well above 600. This is FRAUD. I'm not an idiot. I know my qualifications and am not going to waste my time applying and providing all necessary verification documentation if I know I do not meet their qualifications. I know I qualify and I go forward with paying their processing fee only to be denied and provided an excuse that is not even relevant to my situation. I've contacted the Dept of employment and fair housing and will be recontacting Tiner demanding a refund of my processing fee.... and since qualified by a legitimate company for a much nicer home at a much more reasonable price per sq ft. read more

I used them for over 10 years as my property manager, figuring I wasn't qualified enough on my own so let the professionals take care of me. Well not only did my house get destroyed they weren't even aware the people had several children over the years and over their time renting the house they went from a family of 4 to a family of 11!!!!! Living in a 1000 sq ft home! When the city got involved they practically tried to bail out on me and wanted to not manage my house anymore. They wanted to just leave me high and dry absolving themselves and making me manage property on my own. This all ended very badly and they didn't look out for me at all. I was advised to give the tenants 60 days notice and their lawyer would write something up for me. Told me its best to just get them out of there and give them their deposit back (WTF really? why? they tore the place up I said) they told me it would be best to just make them go away, since I found out later they threatened to sue. Well they gave them their deposit and guess what they did? Hmm The renters actually took that money and sued them as well as me for their lack of management on my property and as you can imagine it was a huge inconvenience and a mess. I found out many other things during this process including them conveniently losing paperwork and any type of proof of things while they managed the property over the last several years. Owners beware!!!! I see someone else above had a negative experience as an owner as well, that is what prompted me to share my story. At least they found out early. I feel horribly violated and even though they collected and distributed rent and paid some bills, they did not do what i believe a property manager should do. They did not do a good job for me. I lost horribly in the end by being sued, my homeowners insurance went up (due to lawsuit) spending $20,000 to repair home and over a year of limbo and dealing with lawyers and meeting for depositions etc. I cannot warn you enough if you are a property owner go somewhere else or manage it yourself you'd be better off. I feel I have to respond to the falsities below from John (whom I have never met or dealt with) In fact I have had no contact from Tiner after I was served with papers until after I wrote this review. So Yelp works apparently. I have not had the time to call them back after they left me a voicemail. I don't want to get into a bickering match but those 2 "yearly" inspections he mentioned were the only inspections ever made or on record in 9 years and any necessary repairs were made at that time. The tenants asked to remove the carpet and we said yes to reveal hard wood floors that were under them. Mind you the last inspection was 5 years ago or so. But more interesting enough is that the tenants needed a repair in the shower a few months before the City inspection and it was paid out of my account as was a new air conditioner so how could things be so bad only a few months later. The City inspection was a routine inspection of all rental homes and Tiner was aware of them coming and scheduled the appointment to be there (I was not notified of this date and only found out after the fact). They did nothing to prepare or even go look at the property before the City inspection, which tells me they didn't think anything was wrong with the home then, or they would have said something to me. I stand behind my review and believe this property was not "managed" as well as it could be. As for worrying about vacancy, that's never been an issue and if I had known half of what I know now I would have been happy to get rid of the tenants long ago. The tenants were apparently trying to hide what was going on from Tiner and they did a good job. If the city wouldn't have started this program with rental inspections I may never have known what was going on. I take offense to the comment on my unwillingness to keep my property habitable and the reason we got the tenants out was so that the work could be performed not because it wasn't affordable. With 1 bathroom and 11 people in a 1000 sq ft home it would be impossible to make repairs or remodel. What's done is done I just feel an obligation to my fellow Yelpers to be honest and share my experience, it might help someone. I'm not sure responding to their voicemail will help anything, I am sure I will not change how I feel about the situation. read more
