I am an owner and Tiner left me high and dry, my house was trashed and fell apart with the renters they put in there. Apparently they never did walk throughs or periodic check ups. I used them for over 10 years as my property manager, figuring I wasn't qualified enough on my own so let the professionals take care of me. Well not only did my house get destroyed they weren't even aware the people had several children over the years and over their time renting the house they went from a family of 4 to a family of 11!!!!! Living in a 1000 sq ft home! When the city got involved they practically tried to bail out on me and wanted to not manage my house anymore. They wanted to just leave me high and dry absolving themselves and making me manage property on my own. This all ended very badly and they didn't look out for me at all. I was advised to give the tenants 60 days notice and their lawyer would write something up for me. Told me its best to just get them out of there and give them their deposit back (WTF really? why? they tore the place up I said) they told me it would be best to just make them go away, since I found out later they threatened to sue. Well they gave them their deposit and guess what they did? Hmm The renters actually took that money and sued them as well as me for their lack of management on my property and as you can imagine it was a huge inconvenience and a mess. I found out many other things during this process including them conveniently losing paperwork and any type of proof of things while they managed the property over the last several years. Owners beware!!!! I see someone else above had a negative experience as an owner as well, that is what prompted me to share my story. At least they found out early. I feel horribly violated and even though they collected and distributed rent and paid some bills, they did not do what i believe a property manager should do. They did not do a good job for me. I lost horribly in the end by being sued, my homeowners insurance went up (due to lawsuit) spending $20,000 to repair home and over a year of limbo and dealing with lawyers and meeting for depositions etc. I cannot warn you enough if you are a property owner go somewhere else or manage it yourself you'd be better off. I feel I have to respond to the falsities below from John (whom I have never met or dealt with) In fact I have had no contact from Tiner after I was served with papers until after I wrote this review. So Yelp works apparently. I have not had the time to call them back after they left me a voicemail. I don't want to get into a bickering match but those 2 "yearly" inspections he mentioned were the only inspections ever made or on record in 9 years and any necessary repairs were made at that time. The tenants asked to remove the carpet and we said yes to reveal hard wood floors that were under them. Mind you the last inspection was 5 years ago or so. But more interesting enough is that the tenants needed a repair in the shower a few months before the City inspection and it was paid out of my account as was a new air conditioner so how could things be so bad only a few months later. The City inspection was a routine inspection of all rental homes and Tiner was aware of them coming and scheduled the appointment to be there (I was not notified of this date and only found out after the fact). They did nothing to prepare or even go look at the property before the City inspection, which tells me they didn't think anything was wrong with the home then, or they would have said something to me. I stand behind my review and believe this property was not "managed" as well as it could be. As for worrying about vacancy, that's never been an issue and if I had known half of what I know now I would have been happy to get rid of the tenants long ago. The tenants were apparently trying to hide what was going on from Tiner and they did a good job. If the city wouldn't have started this program with rental inspections I may never have known what was going on. I take offense to the comment on my unwillingness to keep my property habitable and the reason we got the tenants out was so that the work could be performed not because it wasn't affordable. With 1 bathroom and 11 people in a 1000 sq ft home it would be impossible to make repairs or remodel. What's done is done I just feel an obligation to my fellow Yelpers to be honest and share my experience, it might help someone. I'm not sure responding to their voicemail will help anything, I am sure I will not change how I feel about the situation. read more

I've waited too long to write this review as it is a very sore subject and still angers me thinking about the situation, but after reading several recent reviews this is better late than never. My husband and I debated whether to take them to small claims court to retrieve part of our deposit, but in the end we didn't have the funds to do so. I hope I can save other families from losing their money to this shrewd company. My advice to renters- PLEASE DO NOT RENT FROM TINER!!! They will give you false promises of fixing things that need to be. They don't follow up for months only to blame you for the problems (even after you reported the issues to them) when you choose to move out! I should have known upon my first meeting with our rental agent that we'd have problems. She held a rude tone with me towards the end of the walk-thru after I apparently asked too many questions regarding dings/scratches/damages to the unit. I started getting a strained and pursed lipped response of "That's normal wear and tear" for each flaw I noticed. When I misunderstood a statement she made regarding the outrageous indoor ant problem that surfaced between the time I first saw the unit and the actual walk-through, she actually yelled at me. "You're locked in to this unit! There is no going back! You signed the rental agreement!" Excuse me?! My mother doesn't even yell at me. Why is it acceptable for a grown woman to yell at a RENTER?!?! There was no need for her ridiculous tone, and I actually felt bullied into continuing with the rental agreement. They pride themselves on conducting a yearly inspection and reassure all problems will be fixed in a timely manner. We pointed out issues at each inspection during our 3 year stay, and at first they were great and followed up with the problems. After the 2nd inspection they dropped the ball and did not follow up on the non-functioning outdoor patio light (inoperable during our entire stay) and the leaking window in the kitchen. They also kept billing us for painting outdoor cable cords we already painted. They sent out a painter to take care of it, and he painted the neighbors cables, yet we were still getting the bill in the mail. My husband had to take it upon himself to contact the painter and ask about the work done. He realized he made the mistake and painted the wrong unit, yet we had to do the investigation into the matter and further contact Tiner to remedy the situation once and for all. Our biggest issue was the upstairs shower leaking through the ceiling into the kitchen cabinets. Thanksgiving morning my husband noticed water all over the kitchen counter, looked up, and saw a huge water stain on the ceiling. He then looked inside the kitchen cabinets and saw the beginning of mold growing. He called the emergency line immediately, and they had someone come out 2 days later to assess the damage and give an estimate for the repairs. This was excellent! They're really on top of the situation, we thought. Last we heard the agent was getting approval from the unit owner to go forth with repairs. Ultimately we never heard from Tiner again, and nothing was done until we gave notice February 2014 due to the extreme mold infestation in the kitchen cabinets (see pictures). They blamed us for the mold problem, stating we splashed water out of shower every time we took a shower and ultimately kept 90% of our deposit ($500+ due to our supposed sloppy shower habits). Are you kidding me?!?! Yes I still have the documents, and yes we're still very much appalled. Future renters- please learn from our experience!!! 1. Stay on top of problems you notice so you don't get screwed in the end and blamed/charged for damage that was reported in the first place. 2. Upon vacating, take photos of all areas of the unit you're renting as proof of what was damaged/cleaned and what wasn't. We were charged for a damaged patio screen even though there was no damage to it when we left the unit. It's a shame you need to do this, but we learned it's best to cover your bases. 3. Trust your gut. If your agent is rude, argumentative, or just plain doesn't want to acknowledge the "normal wear and tear" in the unit, chances are you're going to have hassles down the road. Save you and your family the time/money/anger and just bypass them all together. We recently ran into our former next door neighbor, who still resides there, and she told us the new renters are still having problems with the unit, especially the plumbing. Before I begin, I want to say that it takes a LOT for me to feel the need to type up a negative review. I'm the person who prefers to send praise. I However, between my personal experience with Tiner Properties and the yelp reviews I've now read, I think this review needs to be written. If you are coming from a distance and see a property posted on Craigslist, you might find yourself wasting your time like we did. My husband and I found a property that we really liked posted on Craigslist. We used their appointment system to go ahead and schedule an appointment the night before since we were coming from 100 miles away. I got confirmation via text, great. Next morning, we get a text that our time has been changed. 90 minutes before, I get an URGENT text that I must confirm so it doesn't get cancelled. I re-confirm that same minute!! We drive over to the property and arrive 20 minutes early and it's a good fit from the outside. 20 minutes past our appointment time, I call the number on the property. The automated system tells me I'm 21 minutes late and the Agent has come and gone. That's not possible because my family and I have been here waiting the entire time. I sent an email explaining the situation, my upset and for someone to call me. I get that call from Susan as I got home after driving 200 miles for nothing and I can't come back for 6 days. We agreed to go ahead and talk Saturday if the property was still available. Let's skip to Saturday. I get a call from Tom. He says to me the Susan and the owner of the property John Tiner wanted to make sure we could see the property if we were still interested. So we agreed to a meeting time the next day. Although not their fault I want to mention my car wouldn't turn over that morning so I had to rent a car to see the property. My husband already has a job secured there and we need to find a place so we were very motivated. We arrive 30 minutes early since we were taking a long drive and didn't want to be late. A man shows up, parks in the driveway and I'm thinking it's Tom. I approach him and he told me that he's a realtor whose there on behalf of the owner...Huh? Why would a realtor be looking at a home that potential renters are waiting to see? Tom arrives, very nice man. We see the place, even find it to be a perfect fit for our sensory sensitive child. We are excited because we want to rent this place. We get into the car, and Tom comes back out to notify us that the realtor is there because the owner is considering selling the place, and if he does decide to do so then we will get our $70 in application fees returned. He even apologized and said he had no idea. I felt bad for Tom...you could tell the poor man had no idea and had the same question in his mind that we did. We were still willing to try so we filled out the application. We got an email this morning right after they opened to say they found out that night that the owner was selling the place. So basically you wasted our time, 200 miles of driving and for what? It was as if he was waiting to see who we were before he made his decision. It was weird... I finally went ahead and read the yelp reviews and saw that there are many people, but particularly those of color are saying that they felt discriminated against and they felt the screening process unfair. While it's definitely different from anywhere I've applied, I was fine with it because I thought we were ideal tenants. 20 years as a couple, 9 years in the same home, good credit, stellar references and a SIGNIFICANT cash reserve to eventually purchase a home. We were equally surprised to find out that there were two other applications in for said property so we were in competition so to speak. I could see how people would consider it suspicious. This property management company takes your application fees and then decides on the strongest tenant for the property. Most PM companies I've dealt with in the past take the rental off the market if an application is being processed. I thought that's how fair housing works. That's why during the application process they make sure you're okay with their terms which means you may be in competition with other potential tenants. However after reading these reviews it really has me wondering if the owner saw our IDs and told Kate to email us the news afterwards. If I as a biracial woman of color with a husband and son of color has the question of whether or not the color of my skin vs the content of my character and letting credit, references etc be the judge and that's constantly lingering in my mind, that's not a place my family and I should be conducting business. Worst property management company I have ever worked with. I had actually worked with this company years ago when they were a smaller, family company with different management and thought they were just fine. Now they are run by a couple arrogant guys who couldn't care less about their word or providing decent customer service. They took a long time approving and getting the contract signed, which they said was because the building owner was hard to reach, but once the contract was signed, they seemed in no bigger rush to get the building ready by our move in date. They had no sense of urgency and hadn't thought out what needed to be done to get the studio ready in time. We ended up having to move into an unfinished space and basically shut our business down for most of a week or more. Then from then on, the did nothing proactively to keep up the building. I had to call them, often multiple times for them to respond. The person responsible for our building, Teresa L., lied multiple times saying that she had done things she had not and I had to be the squeaky wheel to get anything accomplished. Complaints to higher management went ignored, but they were always ready and responsive if our lease payment was even a day late. I've worked with many property companies over the years and have always had great working relationships. Tiner Properties is unprofessional, dishonest and slow to respond. I will never lease property from them again. read more

We had been searching for a home to rent for months, and finally found something in our price range that met our needs. Tiner Properties was easy to work with in showing the house, getting all of the paperwork signed, and completing the move-in process. When we went in to get the keys and sign the final paperwork, the owner of the company John Tiner personally thanked us for working with them and welcomed us. Communication can be spotty at times which is the reason for 4 stars instead of 5. But overall a great experience so far! read more

We currently rent a house that was originally under a different property management company and they were HORRIBLE. They were good for the 1st month but after that it was complete chaos! Our rental was switched to this company by the landlord and so far we are having an Amazing Experience with them! There were a lot of problems that weren't fixed by the other property management but Tiner already took care of 1/2 the issues in a couple weeks span. We are still getting to know them and I am loving this Management group. I got helped by both Nessa and Amber and both were amazing and helpful. read more

I dealt with 3 other rental companies in my 8 years renting apartments and duplexes in Sacramento and Tiner is far superior to any other I dealt with. Tiner took over property management of a duplex I had rented for about 5 years at that point so I cannot speak to the application or initial rental process. That being said, the payment process through the website, online maintenance request process, and overall move-out process were all efficient and painless and were a VAST improvement over others I have used. The staff is EXTREMELY attentive and very quick in responding to general issues or maintenance related questions that pop up. I cannot say enough good things about all the staff at Tiner I dealt with - nothing bad to say about these guys! read more

I just finished the process of signing a lease on a house managed by Tiner, and definitely felt like some praise was in order. The whole process was super smooth, and everyone has been so nice to deal with. There were a couple "dings" on my credit (that I didn't even realize before applying), and Melissa (she works in the approval portion) actually gave me an opportunity to find and pay the debt I owed, and explain myself like an actual human. I even visited their office one day since I was driving by, and even the front desk staff gave me the "warm and fuzzies". If this initial process is any indication of how it will be working with Tiner throughout being a tenant, I really look forward to it. read more

Owners - PM's do not do their due diligence in screening tenants. These management companies are a dime a dozen in the Sacramento region. Go with one that has and upholds their ETHICS. Tenants - Tiner will steal your processing fee. I far exceeded all qualifications and told I do not meet the minimum qualifications because the property they accepted my application for already had an approved application from both the PM and the owner of the property. time is valuable - and i regret wasting hours of my own time on properties managed by TINER. LESSON LEARNED! Kate who shows the property and handles all the pre-application communications couldn't have been better. Very responsive and professional. Melissa who manages the client relationship and the application approval process couldn't have been worse! I jump through the hoops of the application and PAY THEIR PROCESSING FEE and within moments of receiving an email confirmation that they received payment and will begin processing my application I receive another email stating my credit score does not meet their qualifications. BullS*/!~! I know I read the qualifications on both the Tiner.com website, and Zillow where I found the property listed.. I revisit both to make sure things have not changed, and then contact their 3rd party vendor who provides the credit reports to Tiner. I obtain the credit report, the same report, Melissa says does not meet their minimum qualifications. Low and behold the credit report and its score in big bolded numbers far exceeded their posted qualifications, which were: Screening Guidelines: 1. All persons planning on living at the property, over the age of 18, must apply. 2. A credit score of at least 600 is normally required. 3. All bankruptcies must be discharged. 4. Good rental references. No evictions - no exceptions. 5. A household monthly income of at least 3 times the monthly rent amount (or a verifiable cash reserves). 6. No Pets unless otherwise stated on the property page of our web site. 7. Rent must normally start within 2 weeks from the approval of your application. I applied, and the credit score they verified exceeded a 600 by alot. I've never had any bankruptcies, perfect references (277 consecutive months - paid on time and in full), with a monthly income more than 7 times the rent. I have no pets and can move in whenever... and a debt to income ratio that is 2 tenths of 1 percent. I have nearly no debt at all. 6 digit income, and $40k in the bank and another $40k in my 401k. APPLICATION DENIED. I ask why and told I do not meet their minimum credit qualifications - again BULLSHIT. Their posting says min. 600. My score is well above 600. This is FRAUD. I'm not an idiot. I know my qualifications and am not going to waste my time applying and providing all necessary verification documentation if I know I do not meet their qualifications. I know I qualify and I go forward with paying their processing fee only to be denied and provided an excuse that is not even relevant to my situation. I've contacted the Dept of employment and fair housing and will be recontacting Tiner demanding a refund of my processing fee.... and since qualified by a legitimate company for a much nicer home at a much more reasonable price per sq ft. read more

I've been a Tinner tenant for 3+ years now and I absolutely love the professionalism and fantastic customer service ! There was a issue with the bathtub draining. Tinner responded within an hour of me sending the e-mail. The plumber called the very next morning and ended up coming out that same day. Another time we had an issue with the a/c and Tinner had somebody out the very next day I always send updates & keep u in the loop with the progress. They are very organized and tenant friendly wouldn't rent from anybody else!!! read more

Applied for a property and got denied for by an email never even spoke to them on the phone reason for denial was for rental history when I sent all my previous landlord information 2nd reason for a past collection that was resolved way before I applied for the property my credit is completely clean and I sent an email because they won't answer phone or return calls nor email asking for further information on the denial and still nothing how are you ok with discharged bankruptcy but can't accept a paid in full collection from a while ago? And it's fine every company has their policies I get it but the least you can do is communicate that's extremely rude. read more

I live in Az and needed a place to rent so I could be closer to a project. I saw Tiner and decided to give it a try. Melissa was a pleasure to work with I was pleased with the whole process. No problem qualifying and move in went smoothly. I had the property for a year and project was over so time to move out. I was always told by everybody you won't get your security deposit back. Well Tiner actually will give you a courtesy inspection to make sure everything is up to par before you move out. I had some basic items on inspection which I took care of the same day. Well I actually received my deposit back today in full. Took 10 days only. Very pleased. read more

My family and I rented a townhome through Tiner for 3 years. They were excellent! Anytime there was a problem it was easy to get ahold of someone, they always responded quickly, even on weekends. Sadly we had to break our lease because of my husband's job, but even then they were helpful and understanding. They found someone else to rent the place very quickly. We got our refund back on time. I especially appreciated Susan who was our agent. I can't say enough good things about her and they company she works for. worst experience ever, we applied for a rental property for 4176 worthington dr. Three of us applied and paid the fees. our application was approved and we made a tour of the house so finally we wanted to get that house. 2-3 days later they email us saying "The owner has accepted and approved another application for this property. Per the Property Manager we have an approved applicant and the deposit is expected. If the deposit does not come in we will let you know". i go to my work and pass by that house everyday and i still see the tiner property rental board outside the house saying available for rental but they took out the listing from the website. after week or two i see the tiner properties listed the same house again so i walked in and asked them if that house is still available and we can still get it? They said yes the house is still available they dont know what happen to the person they choose he backup on that property and they said they will reach me back. The next day they removed the listing again from the website and called me saying the owner has approved another applicant over the weekend!!! why??? why would would they lie if the security deposit doesnt come from the approved applicant then we will contact you. which they never did and reslisted again and when i asked em they said its another applicant is approved over the weekend. its was a whole lie and they even didnt tell you if there is a specific reason for the denial our application was approved and everything. i feel like its just a way of scamming people get $45 and relist the property again get $45 from other applicants deny them and say ohh the owner has accepted another applicant.. read more

Great experience with Tiner Properties, especially Kristal's professionalism and expertise as a Property Manager. I searched well over a month for a house in Folsom, and most property mangers were far less that helpful (to say the least)! Kristal is a great person to work with, very efficient, thorough, friendly, and she goes the extra mile to be helpful and responsive. From start to end, she helped find a rental that fit my needs and desires perfectly, being extremely patient and understanding and making the process easy and pleasant (as it should be)! After the move-in, Kristal and Tiner Properties continue to be attentive and responsive with any items that come up. Whether a simple question or a minor or larger maintenance issue, they respond quickly and professionally. I was amazed how fast I was contacted with even the slightest issue, with problem resolved in equally satisfactory and efficient manner. Tiner Real Estate Services was one of three companies I used to locate a rental property in 2015. Their listings were much closer to accurately described than the other companies. Many of the properties from other companies I viewed had been repo homes which were never brought up to good condition and the other companies would not make cosmetic repairs as needed. Tiner's properties were in much better condition and more representative of their advertising. I ended a one year lease with them in December of 2016 and during that year I had no issuers or problems. In fact, their staff was always very helpful over the phone or in person. The move in and move out went smoothly and they were very accountable in use of my deposit for areas I had not cleaned well or left unattended. read more

It's like they work against the tenant at every turn... Horrible property managers! I had a bad experience with Tiner Properties, I gave them every opportunity to talk with me before writing this review. My move in did not go well, it took several weeks to get me the garage remote and the key to my mailbox. I thought my mail was being held at the post office, while I did not have access to the mailbox. Not the case! Everything was returned to sender, delivered to the wrong address, or just flat out lost. I missed a pay check, my deposit refund from my previous landlord, vehicle registrations, bank statements, retirement account communication and an unknown amount of everything I had coming. Tiner never responded to some of the move in maintenance requests I made. I had a carbon monoxide alarm going off and reported that as urgent, it took weeks for them to respond. The hot tub cover was all busted up and was soaked with the spa water which made it difficult to handle and left styrofoam everywhere(I know, first world issues). Tiner never did manage the project to get my requests addressed. Speaking of the spa and cover... the spa quit working within ten days of moving in. I reported the issue immediately. It took Tiner forever to respond to me, I had to contact them several times before they would act. I asked Tiner to get a technician out, they did not contact the owner for approval in a timely manner. The entire time I lived there I was trying to get the spa fixed. The electrical was out of code so the spa maintenance guy would not work until the electrical was to code, the spa needed a new motherboard, high speed pump and a couple grand to fix. The landlord was not going to fix it but I agreed to pay half to have a working spa. I paid over $1200.00 to get the spa fixed and it worked for a week before I moved out. I was only there nine months, when I moved out, I gave them several weeks before asking where my move out expenses statement was... Tiner responded they were waiting for the estimate to paint and seal the front bedroom because of the "weed" odor. I did notice a "skunk" order in the front bedroom and was trying to figure it out myself... I'm not sure where it was coming from but it was not "weed"! I lived there alone for 9 months. No one lived in that room, and it's just not weed. I asked them to not call it weed, I felt it was offensive to me that they would make an accusation like that. Tiner continued to refer to the odor as weed, pot and marijuana. The final statement said marijuana odor. I had to turn that receipt into my new employer for moving expenses. Tiner treated me like a dirtbag. Never rectified my complaints and never treated me with dignity or respect. Tiner made me feel beneath them, and I cannot forgive them for that. read more

I have been renting from Tiner Properties for about a year. I've rented from many management companies in the past and have never been more satisfied. The ease of the app to pay rent and for any work requests was extremely convenient. The very few times I requested work (everything was in great condition), they had someone come out quickly and professionally. The owner of the rental decided to sell during the end of my first year renting, and I was very nervous as to how to handle the situation. However, John and Jennie came out to my home to go over the options with me, and it was apparent that they really wanted to make things as smooth as possible for me. I was interested in buying in the area, just wasn't planning on doing it so soon. However, it was a blessing in disguise. John, Jennie, and their team supported me from the start. As a new buyer, I had a lot of questions which they understood and even patiently walked me through the process. I appreciate their help and am still amazed at how genuine they are. My husband and I decided we wanted something with more room and were looking in the Sac area where we have never lived before. We started looking at duplexes. There are multiple choices like that down here and many different property managements and owners. We found the place we are now renting through tiner. Applying online was easy. Rosalynn was great on helping us get all paperwork in. In the mean time, since the viewing hours are the same as my work hours, my husband came to view it alone. I believe it was Krystal who showed the place. There were 4 other groups of people so unfortunately Matt couldnt get all his questions answered, but Krystal was great and informative. We got approved very quickly. I did the walk through with Tamara. I could tell she didn't have a lot of time, but she was very thorough in that short time, going over everything and made sure I had her and Krystal's email addresses. Everyone we have spoken to have been very kind and helpful. Within the first week unfortunately both bathroom sinks had leaky pipes underneath. Tiner was very quick to contact their vender. Unfortunately the vendor did not get to us right away. But when they were able to, they did a great job and fixed both bathrooms. I have owned two homes and I know how important water leaks are. We are very happy with the home, although I wont complain if the owner chooses to update the master bath floor as they did in the 2nd bath. Almost done with shelf liner and moving in. I have plans to plant some waterwise plants out front to make the place say home. Tiner is fantastic and highly recommend. I notice they also do real estate. Hope this is the place we get to stay until we are ready to buy, and at that time maybe the Tiners will be able to help us with our next step. Tiner Property's is one of those that will work extra hard to stick you with the bill at the end of your lease and not give a penny of your deposit back! We left the property in great condition when we moved, but they charged us for things we didn't do. Beware! In the move-in condition report things that are marked as "OK" they will charge for at the end of the lease, when in fact they should be marked at "NWT" (normal wear and tear) because everything was used when we moved in! That's how they get ya in the end. If at all possible, I would recommend to avoid Tiner altogether!! read more

This way I know if they have multiple, I don't waste my time, money, gas and a ding on my credit by having multiple companies check my credit and paying them tons of money on application fees. The receptionist's reply when I asked was, "we are not allow to disclose that information"! I said really, that's interesting, you can't even tell me if you have multiple applicants? Although, in the reply to Garrett by Tiner's representative, they do not make money on application fees, that is irrelevant, it doesn't affect them so they don't care. This shows, in my opinion, how unethical they conduct business. Multiple applicants can be pre-screened and if they do not meet all the criteria necessary they should not move forward with them to the point of pulling their credit and asking for application fees. Also, the applicants they are not moving forward with should have their application fees returned. That would be a more ethical practice. Apartment communities do that, and the information I am stating is current and accurate. Apartment communities also give consideration on a first come, first serve basis. Again, pre-screening, if they do not meet the criteria, they can offer it to the next person interested. This experience really left a bad taste for me. It was a shady experience to say the least. What is interesting is that, the property I was interested in is no longer available today. If I had given my application fee yesterday as I intended, I would have been out yet another application fee. I am so burnt out of applying with property management companies that have 10-15+ applicants and then told sorry. For that reason, stay away!! read more

John Tiner and his team (Susan Runkle and Jenny Tiner) did a great job helping me purchase my home a few years ago. Recently we needed help selling a close family members home and called John again to list it. This home was extra challenging to get ready for the sales market but John and his team went way above and beyond helping to get the property ready. He made a list of repairs needed and coordinated all the hiring, the order of work completed, negotiated for some vendors to be paid in escrow... The home showed beautifully when it went on the market and we received multiple offers even in a slowing market. John negotiated for a free seller rent back, sat down with the aging seller to help them complete 40 pages of disclosures. During escrow we discovered a couple large (older) judgements against the seller - John wrote letters to the banks and ended up saving us nearly $60K! Jenny sent updates for every step of the escrow and closing process. We highly recommend them for anyone wanting to buy or sell a home in the Sacramento area! read more

All in all we were happy... there is something to be said about not needing to worry about advertising, screening applicants, and the move in and move out process. This property management company is a joke. I called multiple times and left messages with no return phone call. I I finally spoke with someone who told me she would look into my question and she also never called me back. I'm glad they have so many people renting their properties they don't need new tenants. I would never go through a company who can't even have the courtesy to return phone calls. ***update!!!! John responded to my review stating my experience was uncommon. This is the most unprofessional and rude Property Management Company I have ever dealt with! We had submitted applications for 2 properties that we were interested in $35 per person. Each property we more than qualified for with 8K in income and over 700 credit. After waiting it out and not being chosen for either I asked to speak with management to better understand their process. I had spoken with the owner and he was completely arrogant, unprofessional, and unapologetic. How they are running their business is completely ILLEGAL. Under the Fair Housing Act the first person who submits their application should be allowed to meet qualifications before other applicants are considered. I would never in a million years wish for anyone to go through this amount of inconvenience and be treated with complete disregard. Save your money and your time! read more

If I could give Tiner Properties a lower rating than 1 star, I would. As tenants for 4+ years in the same place, we fixed the house as small things started to need repairs, left the house in good condition with no damage, and they still took our $1500 deposit and sent us a bill for an additional $133. There was a $700 "leasing fee" that they sent us with no explanation, and a bunch of other unprecedented charges. They are slow to respond to other concerns, and often times are questions were never followed up on (trying to get landlord approval for anything through them was an impossible task.) I would recommend seeing if you can work with a landlord directly before going through Tiner. There are much better options. read more

And, John, since you managed to get my wife's review removed (which can be seen on the page after page of negative "Not recommended reviews", here's what she wrote: THE FACTS: A small claims suit was awarded in our favor for the full amount of security deposit withheld plus court costs. We believe penalties should have been applied on top of this, but were not. John Tiner indicates because they were not, he believes that is proof Tiner acted properly and not unethically as my husband described. BACKGROUND: Tiner withheld just over half of our security deposit after we went through and thoroughly cleaned the property. They did not provide us an opportunity to resolve any issues they might have found, per a preliminary walk through requested and agreed to in writing. There were differing opinions presented in court about the circumstances of the walk through, but ultimately, per our tenants rights, we were not provided a list of items to address and opportunity to resolve them. Additional points were made and defended for other issues, but ultimately Court found in tenants favor. When the security deposit deductions were first withheld and a letter sent to us (tenant), we immediately disputed. Additional documentation and justification was requested and Tiner's response was only to cite portions of the tenant agreement. No further documentation was provided so we served a small claims suit. In the discovery process I requested addt'l information from the vendors Tiner used to perform cleaning and repair services they thought were necessary. Since it was our money they were spending, we wanted to understand what services exactly were performed and how they arrived at their charges (the deductions). Per a conversation with one of the vendors the day prior to the hearing, I learned Tiner had instructed the vendor not to provide any information to us. Tiner separately also advised that any records we had requested via subpoena would be provided to us the day of court. On the day of the hearing I was provided my first opportunity to review photos they claimed showed the condition of the property when we moved out. One picture caught my attention as not being current to the property while I was there. It was of the backyard and showed vegetation on a gazebo. When I moved in the vegetation was dead and out of our pocket we later replanted new vegetation. This photo showed the old vegetation, but very green and alive. I pointed out this timeframe concern to Krystal Tiner who was representing that day and she advised it was one of the photos she had on file that was prior to my tenancy and used to advertise the property when I moved in. She didn't know exactly when it was taken. There was not a lot of time to keep going through her evidence, and that photo alone wasn't exactly a huge deal, so I let it go. Unfortunately there were other similar details I didn't connect the dots on until after the hearing had concluded. What I call "the smoking gun" on this case and to me confirms Tiner's "unethical" behavior is a photo of one of the bathrooms. Tiner presented a handful of photos as evidence of the supposed poor and unclean condition we left the property in. One photo in particular was showing how dirty a glass shower door was, and Krystle Tiner commented to the judge on how much time was spent having to clean the glass door. The judge even directly looked at me and asked me to respond. Having only seen the photos just that morning and being extremely nervous having never been involved in any court process, I froze not having a response. I honestly couldn't speak to the condition of this glass door referenced in the photo. It was only afterwards did I realize I couldn't recall cleaning the glass shower door because there never was any glass shower doors while I resided there. In my move-in condition reports it was documented in several locations that there were holes in the bathroom wall from where there PREVIOUSLY was a glass shower door, but had been removed prior to my moving in. Also, when I moved in my first husband who was in end stage cancer had severe walking and balance issues. I specifically was seeking a property that had no glass doors or other features that would pose a safety risk to him before he ultimately passed. I know without any hesitation there was never a glass shower door in that property while I resided there. So, the fact that Tiner presented photo evidence taken from a prior tenancy and made a point to say how much time was spent cleaning this shower door because I failed to do so is an absolute lie. As a business, to present false evidence in court and accuse me in front of a judge is completely unethical (I think even illegal) and I have often debated on reporting Tiner to the Better Business Bureau for engaging in such practices. Had I made this connection in court, I am certain I would have been awarded full penalties. read more

We didn't renew our lease on a property in Folsom (CGA Properties) because it was too expensive. So we began an exhaustive search for a new home with pool/spa, 3-4 beds, 2 bath and Tiner properties had several we wanted to see. The Secretary promised to have someone call him back that day. Which they did. We were shown a property that was not ready to be shown yet...Krystal assured us that if we rented the place that it would be clean & ready. We acquired the damage deposit and came back to sign the papers & do the walk-through. We walked up to the front door and everything looked EXACTLY the same way as it was when it wasn't ready!! The landscaping was all over-grown, and there were spiders everywhere outside. We walked inside and there was more spiders everywhere, there was a big gaping hole where the a/c vent grate used to be, there were carpet fluff and under pad shreds everywhere (they installed new carpet but didn't bother to vacuum or reinstall the closet door guides)...the list went ON & ON!! My Hubby and I were looking at each other realizing we were making a terrible mistake!! We did our walk through in the house and I was disgusted to find the place had NOT BEEN CLEANED AT ALL!!! There was still URINE & FECES in the toilet!!! Ewww!! Dust, dirt, chewed gum and toilet paper on the floor. Krystal was taking notes on everything and said she would give us a $50 cleaning credit. Generous. I don't think $50 would even clean the bathroom!!! Anyway, we never saw the reduction in our rent. We did our own walk through documenting everything we didn't want to be responsible for...holes in the wall, the a/c grate, cabinet doors that didn't open, oven door that didn't seal, no GFI in the kitchen or bathrooms, possible mold under the master bathroom sink, most of the lights in the house were burned out...5 pages of repairs. We faxed all 5 pages and we had a positive response on repairing the jammed blinds and installing screamers on the exterior doors...everything that cost pennies to fix! Krystal told us that the owner would be more receptive to fix the bigger items after we had paid a few months rent. The house had been empty from February to June when we took over. We continued to notify Krystal as we found more broken stuff and eventually repairs just stopped. My Hubby was relieved cuz the repair man Tiner would send out would cause more problems than he fixed! We had a light switch in the garage which the garage door was plugged into. Super big fire hazard! The repair man left the hot wire dangling loose in the capped electrical box! Even worse super big fire hazard!! Needless to say, our time at this property has been frustrating and disappointing. We actually had to ask the County to get involved because we had SO many safety issues Tiner/the property owner refused to deal with. (Unsecured fencing around our pool, exposed electrical wiring on the roof, no grounded GFI outlets, a gaping hole behind the fridge, improperly seated tiles in the kitchen which kept popping the grout out, and now the oven light wouldn't turn off and still wouldn't seal, etc etc etc). So as it stands now most of these items have been resolved but are still waiting for some final code/permit violations to be dealt with. I'm not sure if its an issue with Tiner or if Tiner has their hands tied. 12/5/15-Ok so after dialogue with John & Kristal Tiner I will agree to update my review. I have given this whole situation a lot of consideration and I can say that in the 6 months we have been renting from Tiner we have had a resolution in most things we've brought forward. There is still is a problem with the GFI plug in the kitchen, the mold in the bathroom cabinet is still there but the cabinet is supposed to be replaced and I'm sure hoping the dead tree branches don't come down on the garage. I think some renters are easier going than we were but since we have small children safety is our number 1 priority. I think I could say we have a respectable relationship with Tiner now and hope to maintain that. If anyone reads this review, please keep in mind that this was OUR experience alone. The way the do businesses is very dirty when they want to be. I wouldn't rent from these people. They don't work with you at all if you don't have what they want they will just kick you to the curb and try to screw up other opportunities you have. And also they are very rude. read more
