These guys were the best property management company I've dealt with. When my previous management company put me in a HUGE bind by renting a house to me that was in the process of being FORECLOSED and I had literally just a couple days to find a new home, they expedited my rental application and really helped me out. They were quick to respond to maintenance concerns and repaired things in a timely fashion. When I moved out, they were also efficient and fair with my security deposit. And they were very quick when responding to reference requests by potential landlords when I had to look for a new place in the Bay. I'm so surprised -- I never expected to have actual PLEASANT dealings with a property management company! All others I've ever worked with have been douchey headaches. Yay for Tiner! :) read more

They showed us the property we were interested in right away and we attempted to apply that same day. The link to the property application wasn't released. Then we payed our PayPal fee the very same day to apply. After zero contact for a week we called and they said we hadn't paid WTF? So after becoming upset they finally found our payment. Of course they already had a processed applicant by then and instead of refunding our 70 dollars they pretended to still process our application. Tip for tiner. Link your PayPal to your website. read more

I signed a year lease on January 22. I did not read all the fine print. My bad. They ended my lease on 12/31! So, that was not a year. When I moved in the yard was overgrown and basically terrible. After many attempts of getting their "yard guy" out to do clean up, I gave up. The move in condition report says yard is dead and overgrown, but for some reason, they are going to take yard clean up out of my deposit!! Do not rent from them! Untrustworthy slum lords!!! read more

I want to say start this with for the most part the property that I lease is great and a decent price, my issue is however like many others response, customer service and misleading statements. Tiner is absolutely horrible at returning calls and following up on issues... this was the case from the time I first moved in, so much so I had to actually contact John (The owner via email to get one issue resolved). Issue one which was resolved by John: I specifically brought up the condition of the paint in the unit to the leasing agent at the time of inspection and she stated that they would have it fixed, it literally was matte and gloss mixed on the wall... at the lease signing the agent retracted that statement thus causing me to have to contact John for resolution.... Lets fast forward a year to the lease resigning... This was a process that took several emails, when I say several possibly 10 or more over a months time frame with little to no response from Tiner, paper work wasn't filled out correctly and the email I sent to the leasing agent to negotiate the terms of the new lease was ignored (I was asking for a carpet cleaning at Lease renew, This was only because I received a letter from Tiner that said that we could negotiate terms at that time), when I addressed the agent regarding the lack of communication she stated "she didn't like my attitude", this just shows the level of commit to the customer that they have... again fast forward, post lease signing one of the toilet seats broke, this was very worn from the time of the first lease and well documented via pictures, when addressing it I was told to replace it at my cost... excuse me when did wear and tear items become the cost of the tenant? Lastly and probably more disturbing is that the Condo I leased requires a parking permit for any car that isn't garaged, which expired Dec 2014. I have now been in contact or a little over 7 weeks via email with the property manager who seems to not return calls or pick her phone up and I add no contact was initiated by Tiner for follow up nor is there a resolution to this issue. Here is the thing I have spoke with the HOA whom manages the permits and received specific instruction on how to resolve the issue, this has been forwarded to Tiner... it took 10 minutes at best and they still haven't resolved the issue, even after I advised them that cars are being towed currently for this issue. As a customer this is just appalling, technically a breach of my lease as I am paying for that parking space. They would risk a customers car being towed instead of taking the time to resolve the issue or at least contact the customer back with explanation of delay... just bad business all the way around... so, I am writing this as a warning that there service is less than industry standard. Update: Problem seems to be resolved after I had to go up the food chain. If only front line staff had the same customer service standard this original post would not have happened. I also have issue with a lot of what John wrote but I will take that up with him instead of arguing semantics on a review. Tiner seems to like to fix things on the second try. read more

Looks like I'm not the only one that's been dissatisfied with this company's way of managing things. After going to a property viewing that I had to schedule ahead of time I thought I was going to be the only one viewing. I arrived to find that there are a dozen or more people scheduled for the same appointment. I felt very rushed to complete my viewing of the property only to find out that the rent they were asking for was more than what was listed when I first found out about the property. Had i known this I would have not bothered wasting my time to view the listing. Not only was the listing price misleading, the property itself has many things that could use fixing prior to moving a tenant in. Stains on the carpet, broken light fixtures, pervious tenants messes were still scattered throughout the property. Not a great way to do business fellas. read more

I suggest you go elsewhere there either understaffed or just dont give a damn, I viewed a home with many others and although my credit was perfect , I was first one to call on it ( which meant zero F%$&s to them ) and turned in application with everything needed and offer of 6 months in advance they informed me they chose someone else , I called them they NEVER informed me, Desperate I chose another one from themand they never even called me back They are the worst company in my opinion , they care less about clients and they dont act accordingly read more

After my review, John Tiner reached out to me. I'd like to give TPM the benefit of the doubt and say perhaps it was mis-communication or management "styles" for our not-so-excellent service experience intiaily. After our discussion, John assigned Krystal Tiner to us and she has been great! She reaches out to us ahead of time and gives a clear-cut description on how she manages. She "keeps us in the loop" and gets things taken care of. It hasn't been long with her but I'm happy with them. I will update as we go but so far, looking up. read more

After I posted this review and they responded incorrectly I wrote a message to the owner of Tiner. After going back and forth a few times with John Tiner, giving him the facts of what was really going on... We finally came to a fair settlement. I received the settlement with a gift card to Starbucks. So I am happy! I just wish it didn't have to take 3 months after we moved out of the rental or for me to have to go thru the BBB and Yelp to get it figured out. So if anyone does have an issue with this company (or there employee) I highly suggest you go straight to the owner, John Tiner, with your issues! read more

We moved to Cali from Georgia and we were having trouble navigating the internet for places to live, being that we were far from home and unfamiliar with the area, then add on the stress of being crammed into a hotel room for two weeks, and that led us to decide to go to Tiner to try to get some help. We walked in and the receptionist rudely told us to sit at their computer and look through the listings! If I wanted to stare at a computer screen, I would have stayed in my hotel room and did it! I'm glad we decided not to go with them after reading some of these reviews! Geez! read more

I have utilized the service of Tiner Properties for three years. Tiner helped me find rental properties, rehab them for occupation and then rent them. Having a property manager that is fair to both tenants and property owners is very important to me. Renters are looking for a cared for home with responsive property managers. I want a property manager that will provide this care for my tenants while still insuring tenants do their part to take care of my properties--so everyone wins. Those from Tiner who managed my properties have always done a great job. Thanks and Keep on! read more

The people that work here are extremely rude and racist. They acted nice at first, but then were extremely rude and yelled at my dad (who speaks with an accent) when he tried to call to follow up to see if we needed to submit any additional documents. This is after they took $130 for an application. We were never treated like this by any other rental property group! read more

Literally the worst experience I have ever had in my life dealing with a property management company. The employees must be trained on different methods and tactics on how to treat people like sh*t because EVERY SINGLE person I came into contact with at this company was just as snotty and rude as the next. I feel they are deceitful and misleading. Save yourself the time and dignity and go with pretty much any other company than this one. read more

Outstanding customer service, professional and responsive!!! My family and I have been tenants of a Tiner Property for 2 years and we have been extremely pleased with the level of service we've received. As longtime renters (and owners of a rental property), it is rare to find a property management company that is as responsive and pleasant to work with as Tiner. The entire staff at Tiner is terrific but Pam and Crystal stand out for their enthusiastic demeanor and professionalism. Thank you Tiner for making renting a home in Carmichael a great experience for us. read more

KEEP YOUR MONEY, SAVE YOUR TIME AND STAY AWAY FROM TINER PROPERTIES. Shady company that rip people of their money and time. If you are people of color don't waste your money and time with their application. Save your credit and apply else where. My husband and I have great credits 780+ for my husband and 800+ for me. We make more than 3x the rental rent and met all the requirements. Our applications were processed and were told they went with another applicant!!!! Tiner Properties.... Really how do you REALLY decide who is the strongest applicant ???? They are NOT I REPEAT NOT choosing base on your credit or income but on your Race. I bet the people who got the Place are some White looking people... BTW we are Asians. read more

It's very rare that you come across a stellar company in the service industry and Tiner Properties is definitely one of these very few gems. They are an ease to deal with, very responsive, professional, and most of all positively ethical. Melissa Watermolen was my property manager and she has addressed all my issues with care and compassion. You will be hard-pressed to find another property management company that will perform as wonderful as they have. Words can't express how happy I am and I wouldn't hesitate to refer them to anyone looking for a property or any real estate needs. read more

I leased for one year from Tiner. I was a model tenant, I never missed any payments and they were always on time. The only time I had to call them before the end of my lease was to have them fix a leak from upstairs that was coming through the ceiling downstairs, and I was not charged. But after I moved out, they withheld $250 from my security deposit to have someone do "yardwork" even though the yard was in the same (if not better) condition then it was when I moved in. This is in spite of the fact that they didn't hire anyone to do yardwork at all during the lease (since I maintained it myself during that time!) So this implies that the yard was fine during the 12 months that I rented, but not on the day that the move-out inspection is done (according to them.) Unbelievable. read more

We've been very happy utilizing the services of Susan at Tiner Property Mgmt. We are extremely satisfied with the professional manner in which our property has been managed over the last couple years. Susan does thorough inspections, has a great understanding of the market, applies common sense, is easy and responsive to communicate with. Above all else, she is both honest and handles difficult situations with integrity. We recently had a tenant cause a kitchen fire and she has been wonderful in coordinating the restoration. We've had a much better experience than our previous management company, and really appreciate working with Susan, who was recommended to us thru another satisfied rental owner! read more

DONT DO IT!! STAY AWAY!!! They just want your application fee. I qualified but was denied because of the second person that would also live in the property who did not qualify. If you have any doubt if you'll qualify don't waste your money! I wish I would have read these reviews first. I spoke to Melissa and one of the first things I said was that I understood why I was being denied but wanted an explanation as to why if I was approved for my application alone why is there a need to deny me just because of the second person living in the same house. Nothing was said about a Co-signer which their website does allow for one to apply. I just wanted a better understanding of things and for her to rudely say "you're not listening" in the middle of me speaking. I'm sorry but who does she think she is to talk to people that way, I don't care how long you've been doing your job, some people suck and we'll if your reading this you make your decision. Maybe they treat those who are approved better but it's always a persons dark side that is interesting to me. read more

My husband and I rent from Tiner and they have been wonderful to us. Always responsive, friendly and professional. We've had a couple of rough patches with the rent (our fault) but worked it out with them and they were very understanding. They do yearly inspections and when they saw how well we were keeping the place up, they gave us a little break on the rent over the next lease period. read more

I wanted to update my review. I had originally given 3 stars because I felt there was some miscommunication between the company and I, yet i thought they were really friendly. After my review the CEO contacted me and offered an explanation to the situation and even offered to cover the cost of an application fee. I will give them 4 starts only because I've never actually done business with them but I'm almost certain they would be a 5 start company. read more

We aren't with Tiner anymore, but I had to do a follow up review. Our move out went smooth thanks to Krystal, our property manager. We were upset we were asked to move after being at the house less than a year, but we chalk that up to the owners, not Tiner. Krystal was able to get us an extra week, gave us a great review for our new rental, and procured our entire deposit back. The bad reviews for Tiner regarding deposits may be from crappy tenants that didn't take care of the rental during their stay (we cleaned, patched holes, landscaped and had the carpets professionally serviced). If you're a lazy entitled jerk who doesn't clean or can't take care of someone else's residence don't do business with Tiner and please don't stay in any investment property I own. Go buy a house you can trash. read more

I can't say enough good things about my experience with Tiner Properties. I was a tenant for a year, and had a really good experience from the very beginning. The most difficult part was getting in to see the house originally! (I now think they make the rental application process a little cumbersome to deter those who are too lazy to go through it. It self-selects the conscientious people. Brilliant move, if you ask me.) I found it interesting that when I lived in an apartment my lease was 50+ pages and my Tiner lease was just a handful (maybe 5). I didn't feel regulated to death like in other rentals. Amber was my property manager and was always very kind and responsive to what I needed. I never ever had an issue with getting a promptly returned email or call. When I had one issue and emailed her, I received an almost immediate email response and a handyman called me within a few minutes to schedule an appointment. I've had bad experiences with OTHER property management companies and after moving out I was worried that my sizable deposit would not be so sizable when returned, but I got most of it back and the itemized expenses were ones I'd anticipated (like shampooing the carpets, etc.) That was a huge relief. I wouldn't hesitate to live in another Tiner-managed home. read more

Partnering with Tiner Properties is one of the best decision I have ever made. Jenny Hughes is a professional who knows her stuff! The assessment she provided helped me to make a quick decision to move forward and with her expertise my home was on the market within days. John Tiner is very hands-on and has decades of experience making him a real expert in the industry. The way my original contracts, and all subsequent contracts, were written protected me against unforeseen expenses and SAVED me thousands of dollars at closing. Their marketing skills are top notch and I had a solid offer in a quite reasonable amount of time. Overall I am ecstatic with Tiner's comprehensive professional real estate skills, attentiveness to details and quick follow-up. I highly recommend John and Jenny... they were always on my side. I do appreciate that the owner has attempted to contact me directly. I have updated my rating accordingly to reflect his level of service. However, talk is cheap. We felt like we weren't given quality service right from the beginning. The person who visited our house told the owner a direct untruth. We did not part company with the understanding that we needed to follow up with Tiner. Both my spouse and I remember specifically that she said she would contact us in a few days to get the ball rolling and not that we were intended to follow up. She didn't even give us her card while she was there but did take my card. read more

Watch out if you are a property owner who considers hiring this property management company. They were good in the beginning but when our account was switched to a new person we started getting nickel and dimed to death. Plus, the bids for maintenance and repairs were very high (I know because I got competing bids at 1/2 to 1/3 what Tiner represented from from their vendors) causing me to suspect they were getting their cut. In all fairness, they didn't let things fall through the cracks though seemed exceptionally greedy and left us feeling as if we had been taken for a ride. My conclusion is that they are ethically challenged. read more

I am writing this review strictly about the application process..I have not rented from them. About a year ago my fiance and I tried to rent a duplex from Tiner. We saw the property and put in a application paying the $30 fee per person, so $60+ plus the cost of the cahiers check. We were told our application had been approved and we had met all the qualifications and they made it seem pretty much like a done deal. Then we suddenly got a call saying that the property went to a more qualified applicant. I wasn't happy about this because according to them, they don't approve multiple applicants. I asked for my money back and they refused to give me a refund. Recently I tried to apply again for another property, I explained how last time we got approved but still didn't get the rental hoping they would waive the application fee this time, and of course no wouldn't. It is unfair that they will take your application money, and then even if you qualify not rent to you. I have dealt with other local managemnt companies and all of them will tell you that if for some reason you are approved but don't end up getting the rental they will refund the fee. Tiner sure seems to like to hang on to your money! I think I'm done trying to rent from Tiner. read more

We went to our scheduled showing today at 11:15 and no one showed. Ten minutes later, we call Tiner Properties and nobody answered. Instead the automated voicemail said we were 10 minutes late but we were there waiting before. Called every option on the automated machine number, no answer. Called John Tiner (both numbers) NO ANSWER. How unprofessional can this company be? You have the option for prospective renters to schedule their own showing and then no management shows up? We have lives and schedules that we follow. Taking the time to get our kids ready, losing sleep for work, etc to drive to this location and have this outcome was a complete waste of time. Tiner properties needs to get it together. read more

Tiner properties lied to us and is continuing to accept application fees for listings that are off the market. They charged us for 3 application fees, and kept us in the dark for 12 days while they "reviewed" applications for one of their listings, 216 21st street, and after we insisted that they give us a timeline for their decision Amber Van Tassel, the property manager, informed us that it was no longer available and they were pending receiving a deposit from an approved application. I had a friend call in an hour after they informed me that and they told my friend that the listing was still available and applications were still being accepted and they booked my friend an appointment for 2 days from now to see the listing. I feel scammed. My family and I earn close to 9 times the rent with great credit scores and no blemishes on our records, so it's not us by any means. They also have a non refundable application fee so if my friend had actually been applying they would have scammed her too! read more

I rented a property with Tiner properties for about 3 years and they have been great! They always notify you before inspections and the maintenance requests were always responded to quickly. Melissa was our property manager and she was always good at returning calls and when we left our rental she was very helpful in getting the place rented out after we left. I would recommend Tiner properties. They definitely care about their tenants. Even when our property manager was on leave the other staff made sure our needs were taken care of. I know a few people that have complained about Tiner because their application was denied. My rental relationship with Tiner properties started in Oct 2016 and just ended in September 2018. We rented the same property for 2 years and it was a really good relationship. It was very easy to communicate with Amber, my property manager. She always replied to my request in a timely manner and made the lease renewal process very seamless. Upon viewing the property, we fell in love with it. It was very clean, and quite "move in ready" as it was advertised. When we viewed the property, it exceeded our expectation. Maintenance request were met in a timely manner and always completed. We had the privilege of meeting with the owners of the property due to an unexpected and very costly mishap in the home which they DID NOT CHARGE US FOR. They actually made concessions for us due to inconvenience upon discussion with the owner of the property. There was never any shady practices for my family and I. We used the convenience of the portal to make payments and there was never a mix up. From time to time, I was in communication with her assistant Nessa, who was just as professional and accommodating as Amber. Sandra was the first person I interacted with at the start of my relationship and made the application process very easy and stress free. It was very hard to have to leave the property because we loved the home and the neighborhood. It was due to our own personal reasons that we did not continue our lease with them and would have continued to rent there as long as it was working for us. I would have loved to continue working with them but it just did not work out due to the area I needed to be in. I would gladly work with them again as I would and have recommended family and friends to them. Thank you Amber, Sandra, Nessa, and Tamara for a great experience with Tiner! My family and I were pleased with your services. Sonya & Family read more

ZERO STARSI normally don't write reviews but I created an account to warn future renters and current tenants. DO NOT RENT FROM THIS COMPANY!!!! The moment you give them your deposit money, you can kiss it goodbye. They will charge you for everything little thing when you move out even though it's considered "minor wear and tear". If you have 10 windows and screens with blinds, they will charge you to replace all 10 of them even when though they are in good/satisfactory condition. They clearly don't know how to distinguish between minor wear and tear with something being damaged. They will charge you for lawn service even though you left the lawn in great condition. They will charge you an outrages amount for cleaning the property even though you left it spot less. This company is a joke. Looks like I'm not the only one with this same complaint. I can't believe they got away with taking everyone's deposit. Sadly, I'm added to one of their victim. CURRENT TENANTS, TAKE LOTS Of PICTURES WHEN YOU MOVE OUT. Don't be another one of their victim. Response to John. Yes, I'm well aware of the things a landlord are allowed to charge and what not to charge. I'm not stupid nor am I blind. I did take pictures of the condition the blinds and screens were in and they were not beyond the normal wear and tear that you claimed. Only the kitchen blinds needed replacement. You stated that some of the blinds needed replacement, not all, yet we were charged for all the blinds in that house. Luckily for you, my phone broke and erased all the pictures otherwise we would have been in small claims and have a judge decide if what u claim is true. Your team just automatically marked down that all blinds needed replacement so you can have the house ready to sell using our depot money. We left the lawn (front and back) fresh cut, cleaned and leaves free the day prior to turning in the key. You didn't do cleaning until after almost a month we moved out, of course the grass will grow and the leaves will continue to fall and additional maintenance will be needed. That shouldn't be charged to our deposit because we did leave it in very good condition with the exception of the pile of branches on the side. For the record, it was from the dead tree that we emailed to Tiner months ago. Mellissa said she was still working on asking the owner to remove it months ago. And yes, our level of cleanness may not be the same but mind you when we moved in the kitchen was filthy. We had to do additional cleaning on our part the first day we moved in. When we left, everything was cleaned and bleached out to the point that was much cleaner than we moved in so don't tell me I don't know what clean is. Me along with a bunch of people here, do not agree with how you do business. But whatever makes u sleep better at night John. You won already and already spent as you please with our deposit. But all I want to do is warn others out there of the way you do business. It's all about being fair and keeping your customers satisfied and word of mouth goes a long way. Thank you very much! read more
