We used RPI to manage a rental property. After two years we decided we'd had enough of their shoddy, careless management. Our agent was unresponsive on every level. When there was a problem, his response was unbelievably ignorant. All RPI did was drain our monthly account by charging us exorbitant and unnecessary fees. We were able to get in touch with bookkeeping, and figured out that our agent had run up over $1k in 'repair' bills to the refrigerator in our property. We weren't informed about anything at all and had to find out by noticing that our monthly statement had dwindled to practically nothing because we were continually being billed for literally everything RPI could come up with. Do not use this company to manage your property unless you have money to burn. read more

They lost our move-in inspection form and didn't take ownership of their mistake, they charged us $218 for a normal wear-and-tear repair on an old, cheap refrigerator part, and they failed to return our security deposit in the 45 day window required by state law. in fact, in order to get them to send us our full security deposit refund required by law (since they missed the 45 day deadline), it took multiple emails threatening a lawsuit, multiple calls, and even an email from our lawyer, and it took almost two extra months to receive it. Of course not even one word of apology from those scumbags. We have reported them to the Better Business Bureau and we urge anyone else having similar issues to take that as a first step if they won't resolve the issue with you directly. I second the experience Jack had - unprofessional, poor communication, gaslighting, and I'll add illegal negligence as well, with this gross violation of Virginia state law with regards to the non-payment of our full security deposit. If you have to rent with them, document EVERYTHING, and be prepared to file complaints with the Better Business Bureau and even go to court against them. My leasing agent Kristina Ott essentially ghosted me after I put down an extortianante holding deposit which she assured me was refundable ( I decided not to go through with the lease). In the two weeks since I informed her that I did not want to go through with the lease, the company has been completely unresponsive to my calls and emails enquiring about the refund, which I have yet to receive. My apartment floor was flooded with a rusted pipe that was covered up with renovations. I found black mold in my pantry. I hade to put myself up in a hotel for two nights because they refused to. This happened July 9 snd today July 28 my apart is still like this in the pictures. I have spiders and centipedes crawling everywhere every day. They told me it's my responsibility to hire a pest control company. They have entered my apartment numerous times without notice and let my dog out then chased him out if my neighborhood. Horrible service. We were given an appointment date to view a two month short term rental. When I reached out to the agent (Destiny) to confirm our appointment less than 30 minutes before we were supposed to meet, she replied that she forgot about the appointment and was off that day. So we rescheduled for the next day. I took off work, I picked up my daughter from work and met the agent at the property. The first thing she said was that they had just received another application that would be ahead of ours for consideration, but that if we wanted to be next in line in case the first person didn't qualify or changed their mind, we could do that and if the first person was accepted and went through with the rental, that the application fee would be refunded. First of all, we were very disappointed in the way this played out and that we missed the opportunity for this rental because of the agent's mistake. Second, its been four months, numerous emails and phone calls and we still have not received the refund of the application fee. After reading some of the other reviews, its probably a blessing in disguise that we didn't get the short-term rental. Five minutes after posting this review, I received a phone call from Emily who had a check ready for me to pick up. Thanks, Emily! If 0 stars was an option, that is exactly what Real Property deserves. As a college student renting from them, I was never once treated like a real human being that was paying my rent and treating their property with respect and care (even though the building was in terrible shape). Every room in the 1010 Wertland St property was filled with mold and mildew, the walls were poorly painted, the floor has numerous spots with dead or weak wood that could have broken at any point (extremely unsafe for the residents), and many many more issues. On top of the building being unsafe, the staff did not fulfill maintenance requests in a timely manner or even fully address the issues that were reported. For example, I had to have my window resealed after constant leaking, but after having someone come several days after the issue was reported, the window continued to leak. Additionally, a leak in my bathroom ceiling was "fixed" by someone knocking a hole in the ceiling to locate the leak. The hole was left for 3 months and was NOT fixed until I threatened to contact the City of Charlottesville's, health and safety departments. The staff at Real Property often got angry, rude, or hostile when we reported maintenance issues, despite the fact that we were simply trying to keep their building in (sort of) good shape. Maybe because we were students they thought they could treat us like literal crap, but that is not an excuse. We were good residents, but we were treated like scum. Lastly, when it came time to move out, the Real Property staff sent the residents a long list of demands that were not made clear in a timely manner. They demanded that we got carpets professionally cleaned and to have the entire apartment deep cleaned. They barely gave us a 5-day notice to get these things in order, and they were prepared to charge us insane amounts if these tasks were not complete (i.e. charging us $20 to change a battery in a smoke detector - honestly, don't know what kind of batteries they're buying...). Overall, I would NEVER EVER rent from Real Property, especially in Charlottesville, VA. They are terrible people and the buildings are far too expensive to be in such bad shape. If you want to be treated like garbage and live in a dump, then this is the place and company for you. Otherwise, I would suggest seeking other living arrangements and avoid this company at all costs. read more

Terrible. Move on without question. AC broke in late May...LATE MAY! Never got fixed. They knew I was moving out on June 30 so they let my sorry self sweat it out rather than pay the money to fix it. Terrible and low. Also, "normal wear and tear" to Real Property is an absolutely guaranteed $300. And that's after you drop $300 on their requirement to get the carpets professionally cleaned. Ridiculous and low. They know you won't hire a lawyer for $300 so they figure they can rip you off. Move on. Pick another landlord. I highly discourage anybody from renting with Real Property. I have never in my life dealt with such an unprofessional business, and I daily regret signing with them. The most recent issue is that we are on day 8 with no water. I have been calling, emailing, submitting emergency maintenance requests, and plumbers even came out to the house once (for 2 minutes). They never came back or called. When I just called to see what the hold up is, the maintenance dispatcher told me that we told the plumbers, when they came to fix the water, that they needed to leave and come back another time, because we were going out of town. This 100% never happened. In reality, we spent 3 different days not leaving the house, because we were told "they'd TRY to make it out to make the repair," only to have nobody show up and no phone calls. She then started repeating "you are denying them entry you are denying them entry you are denying them entry" before hanging up on me. Like a 4 year old. Unfortunately for us, we didn't read the Yelp reviews before signing. They have such a low rating, and all the complaints are about lack of response to maintenance issues and lack of professionalism. Going back to this summer, before we moved in, it took 2 months from approval to actually send the lease. When they finally did it was 5 days before we were supposed to move in. They then called the next day and said they changed our move in date to A WEEK LATER. We already rented a truck, and had to be out of our last house on the 30th, and they wanted us to wait until the 6th. Because of this, we were strong-armed into taking the house as-is, with no walk through. The previous tenant was a 20 year old with a dog, who left a lot of damage. The house didn't even get cleaned for us. The alternative was to be homeless for a week, with all our stuff in a truck, 3 cats and a 7 year old. They agreed to let us move in the day after originally planned. We ended up having to change our truck rental, and the only available one was in harrisonburg (we moved CHV to CHV) and had to rent a monthly storage unit for 1 night's use. The new move in day just happened to be the most rain in a 24hr period that Charlottesville has received since the 1880s! Obviously that's not their fault, but it just added misery to the shitstorm they did cause. From the start this company has been terrible. Save yourself the frustration and avoid them at all costs. The worst part of it all is that, to them, all of this is OUR fault. There's never been an apology, or even an acceptance that they've made mistake. I wish I could give negative stars. They never answer they're phone calls, and email only at their convenience. I always had to drive over to their office to get any kind of contact - unless you happen to miss the rent due date at all. It takes them less than 5 days to threaten you with lawsuits. Any repair or maintenance needs are ignored or responded to only after an emergency. It wouldn't be an emergency if they had responded in a timely manner - and I mean within a couple of days; waiting a week on water leakage, mold, etc is going to cause problems. The sad part is, for the most part the employees are all really nice in person. So, it must be management - they sent someone with no experience for a walk through - I would think that home inspection would call for a veteran and a trainee. read more

I wish I could give 0 stars, or less. My experience with Real Property was so bad that it has led me to write my first Yelp review ever. It seems like I'm not the only renter who got stuck with a dirty, run-down, unsafe apartment while Real Property collected as much money as they could. When I moved in, the apartment was dirty and most of the outlets and light switches had been painted shut. That was easy enough to fix myself, if annoying. What I couldn't fix myself were the holes in the floor and the chunks of plaster falling off the ceiling, or the window panes that didn't fit the frames so they let in bugs through the gaps in the summer and made the apartment freezing cold in the winter. I also had no heat in the winter (actually illegal in Virginia). Their maintenance people had to cut a huge hole in the wall to fix a leak into one of the neighboring units, and promised they'd fix it later that week but it was still there 9 months later when I moved out. It took their maintenance team more than a day to respond to an emergency maintenance request when sewage was leaking out of the pipes in the ceiling into my kitchen. The SECOND time sewage leaked into the kitchen, it took them two or three days to respond. Finally, it took almost two months for my security deposit to be returned (also illegal in Virginia), despite the fact that they had completely renovated the apartment within 3 days of my moving out. They claimed the deposit takes 45 days to "process" (not true- Virginia law states that tenants must have their security deposit WITHIN 45 days of moving out). After 46 days had gone by, I asked when I could expect my check, and they said it could take several more weeks for the check to be "approved", and kept blowing me off as I said I really needed the money. After I brought up the Virginia Landlord Tenant Act's requirements for the return of security deposits, I had my money the next day. TLDR: If you're going to rent from Real Property, you'd better know how to fix things yourself, get a space heater for the winter, and know your rights as a tenant, because they will screw you over legally and illegally, and they know there's basically nothing you can do about it because good, affordable housing options for students in Charlottesville basically don't exist. read more

If would discourage any owner considering using Real Property in Cville for managing their property to think twice. They managed our rental for years without issue, but the service and responsiveness over the past few years has declined considerably. We cancelled our agreement with Real Property earlier this year, and when we took possession of the house again it was clear that Real Property had done very little to ensure the property remained in good condition over the years. I got pressured to apply to sign a lease for a site unseen property, and paid the application fee without an application. Luckily I got to view it and backed out, and now my application fee is non refundable even though there is no application and they did no work. When asked for a refund, I was told "I am sorry but it is non refundable whether you submitted an application or not." Apparently now you need to pay fees for being interested in a disgusting apartment. Will never recommend this company, they are obviously pocketing money from students looking for an apartment without doing anything to get paid. This is the company to rent from if you're a college student trying to save some $$$. Real Property has its ups (low rent) and downs (old buildings). Since the buildings are on the older end of the spectrum, many things need to be fixed/repaired. On the plus side, the management team always makes sure to fix any problem and usually follows up. If you ever rent from them, Megan Linsman is the woman to call! Not only does she have a great personality, but she is determined to make sure you have your needs met. One time I lost my key and she was so helpful in making sure I got in my home safety. I give this company 3 stars because their properties need serious upgrades. However, Megan deserves 5 1/2 stars for always making sure any problems that came up got resolved. She is truly a valuable asset to Real Property​. read more

This is just seriously the worst property management company of all time. I have had so may problems with my apartment because it is horribly maintained and they do not respond to service calls in anything like a timely fashion. They try to do the cheapest thing possible to solve any of your problems and their solutions are awful. Not to mention that they will fight you every step of the way and try to get out of doing anything to help you. Before I moved in they ripped out all the carpets and didnt finish the floors, which are disgusting, and didnt tell me that any of this was going on. They promised to replace my blinds when I moved in, and to fix my windows which do not open but also do not lock. This was 4 months ago, and none of it has been done. This is all considering that I moved in two weeks after the last tenant moved out, and they had plenty of time to fix everything. My neighbor's dishwasher doesn't drain and was growing mold....they just told her to run bleach through it and refused to replace it because "they just put it in 3 years ago". In other words, she has an unusable dishwasher. I have a friend who thinks his apartment has mold in it, and has left them voicemails for months, but they still haven't gotten back to him. I really didn't even want to give this property management company 1 star, but alas YELP has made me. I lived in Venable on 402 14th Street NW and can honestly say it was a horrible experience. All of our appliances and furnishings were faulty, the management is horrible and essentially nonexistent (it took longer than a week to fix our AC which was out during the hottest part of the summer), and the company had the police come talk to my roommates and I as a scare tactic. The only reason they are getting 1 star is because there is not a "0-Star" option. While signing the lease, they instructed me not to setup the gas for the house in advance as they were responsible for that by some new county regulation. I asked to clarify several times but they insisted. I moved in late October without heat for the first three days and inevitably was told it was my responsibility. "Hope you don't mind cold showers!" Our washer, dryer and dishwasher were all inoperable when we moved in. We had to call maintenance twice/week for the first month or so before we were able to live in the house without any issues. Complete absence when it comes to responding to tenants. Absolutely horrific customer service. We reported a probable mold issue and had to repeatedly attempt to contact them just to get a response; it literally took weeks. Water leak under the kitchen sink - same thing. We could not use the kitchen sink and had all of our kitchen cleaning supplies and other chemicals on our counter for nearly a month before they even responded to our emails and voicemails. They consistently violated the lease agreement regarding quarterly service to the large hill in our back yard. I believe it was cleared 3 times in the 2.5+ years we were in the property. As per the lease agreement, it was supposed to be cleared at least 10 times (4/year). Instead, we had 5-8' tall weeds in the back yard inviting a plethora of snakes. The last time it was cleared, they had ignored several emails reminding them it was due and did not respond until I sent them a photo of our dogs standing next to the weeds in the back. Now, our oven does not work. I wonder how long we will have to live without a functioning oven. If only the owners knew the headache RPI causes for tenants and lack of care for the property. One would think a property management company would appreciate tenants that inform them of possible mold issues, water damage, inoperable appliances, etc. to take care of the issue before it becomes a long-standing problem in the home. They have consistently demonstrated they prefer to literally ignore the problem and the tenants than address and correct it to prevent further damage. Or better yet - to abide by the lease agreement with the tenants. Those are just a few of the never-ending issues. Absolutely horrendous company. The worst part is we like the house & location and would certainly, without a doubt, have renewed our lease if we did not feel so neglected by the property management company. Anyone else notice the only positive reviews come from the owners, and all the negative reviews are from the tenants? I review above 1 star (its 2 Stars) from tenants and every positive review is from an owner. That is called Ignorance & Neglect. How are these people still in business? If you still decide to rent from Real Property, request Clyde be your property manager. I had the worst experience possible. They were rude from the application process to finally giving me my deposit back. The apartment had a leaky roof, floor in the bathroom that couldn't be walked on without collapsing, a falling down building in the backyard complete with bats and rusty nails everywhere, and one day the back door just completely fell off. Everyone I know who rents from them has had so many problems!! I should be thankful that all of my appliances worked. Their prices are way, way too high for the quality. On top of everything, they charged me over $120 to clean the fridge and stove after I moved out, AFTER both had passed the move-out inspection. I moved out early and signed a lease addendum, which specified how much money i would get back from the last month's rent. I had to go to their office, wait, and ask for my deposit back, which did not include the back rent, and then go back and haggle with them about the amount of rent i was getting back. Hello, it's on the form we both signed!! After fighting with them forever, i finally gave up and let them keep the freaking $25 they still owed, along with the ridiculous cleaning fee. My experience leasing from Real Property Management Inc. was fine until we went to move out. Not only do they have a lengthy move out procedure that includes steam cleaning the carpets, but they also do not return your security deposit. My roommates and I moved from one of their properties out 54 days ago and still have not received our security deposit refund. This is in clear violation of Virginia Law which requires that security deposit be returned to the tenants within 45 days of the termination of the lease. We have contacted the leasing company on three occasions -- twice by email and once by phone -- to inform them that they are in violation of Virginia Code by withholding our security deposit. They have expressed no concern and have made no promises to return our security deposit. They simply said "the check is processing." If you want to receive your security deposit refund at the end of your lease, think twice before leasing with this company. read more

The person who said this was an OK company must work for them. Absolute worst landlords I have ever had - and I have never, ever had any problems with any other rentals. Moved into a filthy, pest-infested place. Was told they couldn't get anyone to clean or do move-in repairs for weeks because it was "the busy season". They never, ever reply to emails or phone calls. Mandy is our property manager - average response time for anything is 2+ months, and that's if you email ~once a week and call every few days. Horribly staff, horrible maintanence, Mandy is absolute laziest worst "it's busy season" apparently from May - October, so don't expect any requests to be fulfilled. Would never, ever, ever rent from Real Properties again. Would never let them care for my home, as they will allow mold, filth, pest infestation, etc. without doing anything about it, even if tenants request help. Living in a property managed by these people was the worst decision I ever made. I have lived at Oakhurst Circle for the past 11 miserable months. My property manager REFUSES to speak to me. Her extension doesn't connect to a voicemail so you can't leave her a message, she won't take my calls, she's never "in the office" when you call (at least according to the receptionist, when you can even get one), and the only time we've ever spoken, she hung up on me for raising my voice (I admit -- I was a little hysterical, given that my gas had been turned off and my shower was full of sewage). When I moved in, the place was a wreck. Several pretty sizable items from the previous tenant had been left behind and it was obvious no one had even swept, let alone cleaned. The kitchen floor was coated in a thick, grimy layer of yellow-ish greasy goo that took HOURS to get up. The parking situation is abhorrent. It is "included in the rent" and allegedly permit parking only, but when the lot is full of cars without permits, you can't get anyone to do anything about it. I once resorted to calling the police after repeated calls to Real Property went unanswered because of the group intoxicated men whose car was blocking the exit and were shouting lewd, threatening things at me. Over the winter, we were without heat for an unbelievable length of time. Then, when the heat DID come on, it was unreliable and unbearable. I recorded air temperatures inside of my apartment as low as 54 degrees and as high as 110. The laundry facilities (three washers, three dryers) are located in the basement of an adjacent building. The basement is full of broken old appliances, bare insulation, shattered glass, and paint cans. There is one bare, functional light bulb in that basement as of right now. The dryers barely work and usually have to be run (and therefore PAID FOR) twice. There have been several recent plumbing disasters that resulted in raw sewage spilling out all over the parking lot and flowing down the street. They were slow to respond to my complaints and even after making the repairs, didn't clean up the HUMAN FECES in the parking lot. We are at the end of our ropes and verging on a lawsuit with this company. The building is certainly NOT up to city code and needs to be extensively renovated or condemned. It's barely habitable and the company is absolutely impossible to deal with. I can not say enough bad things about my experience with this company. read more

We ( my prospective roommates and I) set up a tour of one of their houses, it was nice, it fit our needs. We were told several times that the previous tenant were not going to renew the lease. As a group we decide to move forward and apply for the lease. We set it up and all of us filled out the application that had to be submitted with a $50 dollar application fee, no big deal. The only problem being was that the application fee had to be processed which for some reason cost an extra $15 dollars per person. The real kicker is that as soon as our last roommate had submitted the $50 dollar application fee and the $15 processing fee, we receive an email saying that the previous tenant would be renewing their lease. To their credit we did receive the application fee back, but we didn't receive the $15 dollar processing fee. it's good business practice return all money you coerced from prospective tenants, but of course, they obviously aren't a good business. read more

After having lived in 7 different apartments managed by 7 different managment property companies, I thought I had seen it all. No way - Real Property takes the cake for the worst, most absent, irresponsible, and in general unhelpful, property managers. I agree with other reviewers that these guys are pleasant in person, but they are horrible managers. They won't return calls or emails, will neglect requests for maintenance, and worst of all, they cheated me out of money when I moved out (charged me and the new tenant for same days of occupancy!). They are dishonest and sneaky. I would caution anyone moving into their properties. While you might like the physical apartment or house or condo, beware -- they will try their best to avoid doing any work and will be suspiciously absent in returning calls and/or emails.
