    4 phone calls and no return call regarding commercial property. Definitely do not recommend, if this is the type of service they provide.

    WARNING: Braden Does Not Take Smoking Violations Seriously…read more If you are an owner who chooses Braden because they only represent non-smoking properties, please be aware that they do not take smoking violations seriously. I first reported a tenant smoking on a balcony on August 28, 2025, and two months later, the tenant is still smoking on the property. Their responses have been slow, inconsistent, and dismissive. They've used words like "investigation" and "immediate action," but in reality, weeks pass without follow-up, and the violations continue. They refuse to communicate directly with me even though I am the neighbor directly impacted by the tenant's actions, leaving me feeling unsafe and unheard. Braden's tagline is "Bridging owners and residents to create a home." Part of making a home is being a respectful neighbor. If Braden doesn't care about how lease violations affect the people living nearby, that's a problem. In their initial email dated August 28, they confirmed that "smoking is prohibited in any area of the dwelling or the premises" and stated that the issue would be addressed promptly. Two months later, the tenant continues to smoke on the property, yet their recent communication suggests that no further action is being taken because there is no visible interior smoke damage. This shift directly contradicts both the lease language and their earlier statements about taking the violation seriously. I've provided clear, dated documentation of repeated smoking incidents, and it's disappointing that those reports have been met with silence or vague assurances rather than resolution. I'm no longer asking for intervention, but I wanted to ensure the written record reflects what actually occurred. I hope that in the future, your management team applies its stated standards consistently and with genuine care for the communities affected by your tenants' behavior.

Braden then came back to us and told us that Virginia law did not allow a family of that size to occupy a three bedroom. Fair enough, although they knew from our application and our conversation with their rep how big the family was. The lease has been canceled, a month later, I'm still trying to get my security deposit back. They keep telling me it's coming, but I've yet to see it. Since this was their mistake, you would think they would make some effort to correct this, but apparently not. They have been thoroughly unprofessional. Edit: They finally returned my deposit, over a week after they promised it, and they returned it to the wrong person! I was co-signing for someone else, and they returned the deposit to them rather than me. I played using my credit card! A fitting end to a completely screwed up process.

I wanted to "see it all" which required Amy do to a bit of weeding and sorting on my dreams in order to figure out what I truly wanted and needed. Taking what little I offered her (which was not only ill defined but subject to change based up on mood, diet and a possible lack of sunlight), Amy worked diligently to get at my true drivers and, therefore what properties would be most appropriate for me. Some of this spade work required her to indulge my desire to look at some pretty far-flung properties, but Amy used this time to effectively educate me on what items would become important to my search, selection and, ultimately, my overall satisfaction. Amy took my feedback and began to deftly draw the funnel down towards properties that would be good potential fits for me. She took the time to really listen and engage with me in the process of finding what turned out to be a great home! Amy also worked tirelessly through the closing process, making sure I was well served and expertly represented right up to settlement. We worked closely with Amy Webb and Kelly Ceppa and highly recommend their services. Amy came recommended by a friend who had a wonderful experience. We reached out to Amy and fell in love instantly. She was detail oriented, supportive, and thoughtful from the start. We discussed our goals via phone then met shortly after in-person. She took us on a tour of local neighborhoods. It is a unique experience to have a tour of the neighborhoods by someone who knows the area so intimately. Amy was able to tell us the long-standing histories of the areas and describe the personalities of the neighborhoods. As we began seeing houses Amy helped guide us in determining what features were "must haves" and which were "nice to haves." Each house we saw brought us closer to our dream home as Amy learned our personalities and likes/dislikes. Viewing houses with Amy was a pleasurable experience. She helped us form pros and cons for each house. Not once did we feel pressured. Soon enough, Amy reached out with a house coming on the market that checked all our boxes. Amy was unable to accompany us to the viewing of this home, but just as she had promised beforehand, her colleague and team member Kelly knew all our goals and wishes. Similarly, Kelly was incredibly detail oriented, supportive, and thoughtful right away. With Kelly's assistance and guidance, we put in an offer that was accepted. Kelly was attentive throughout the entire process, easily reachable with any questions, and always pleasant. She helped organize everything needed to reach closing and navigated unexpected & unpredictable events with ease. She accompanied us during the home inspection, final walk through, and the signing of the closing documents. It was incredibly helpful having her well-trained eyes and excellent knowledge at each of these steps along the way. Kelly even had housewarming gifts waiting for us as we walked into our new home. Amy and Kelly felt like family during the process and have kept in touch with us even after closing to help us navigate new home ownership. They are both incredibly professional, responsive, and went out of their way to be advocates for us as buyers. Amy and Kelly truly made purchasing our first home a beautiful memory. We will be sticking with their services long term - I cannot recommend the Front Porch Team highly enough!

    I rented through Nest for two years. I found that they were responsive to service requests, but…read moregenerally speaking were a fan of "nickel-and-diming" on the security deposit. The property I rented was hastily constructed and serviceable, but on the whole...flimsy. Despite a thorough clean upon move-out, we were charged for items like "trash removal", "replacement of light bulbs", and for replacement of carpets that were, quite frankly, very-low quality to begin with, and something that would need to be replaced through "normal wear-and-tear" (there were no carpet pads under the carpet when installed, for instance). Normal wear and tear of low-quality items means you have to replace them faster than if they were of higher, more durable quality. We were also charged for things that were assessed as faulty prior to the beginning of the lease. Not to mention the fact that property was immediately rented out to new tenants, I consider the way that the security deposit was assessed to be overly punitive compared to other companies that I have rented with in the past. None of this is necessarily worth the fight with them over the nitty gritty (which I'm sure they recognize), but it's certainly enough to prevent me from renting a property managed by them in the future.

VM promises you can leave a message on the general vm which of course never presented itself. Emails come back as non deliverable. This matters bc I received a letter from them requiring a response within 7 days. Charging me for painting bc I failed to fill back in the nail holes. The letter i received said there were "excessive" nail holes. Was it that there were too many?? How many is too many? Or was it that I failed to fill them in? Wouldn't they have to paint regardless of who filled them in? Fixing holes on screen porch that were there when I moved in. They charged me for "refrigerator parts". Worked just fine when I was there. The person who did the walkthrough was NOT the person who met me at the house when I looked at it initially. Certainly willing to be wrong here but chances are good that the "inspector" had no clue what kind of shape the property was in then. Stay away from these properties if you can. Too many other good property management companies in Cville.

There was a general lack of care and service from Hasbrouck and denial of breach of lease terms. After 27 days of rent the unit was finally cleaned and useable. Hasbrouck refused to refund prorated rent for the period of time it was in utter filth. Taking advantage of an active duty military member, they continued to deny my request for third party mediation knowing I was deployed overseas at the end of lease term and not able to physically return to Charlottesville. This company appears well accustomed to taking advantage of college students, and lacks an ethical approach to honoring contracts. AVOID!
