Buffy was TERRIFIC but she left. Cole was great but he left…read more I'm a former tenant. I tried to contact the company on a Saturday and neither email nor vm worked. VM promises you can leave a message on the general vm which of course never presented itself. Emails come back as non deliverable. This matters bc I received a letter from them requiring a response within 7 days. Charging me for painting bc I failed to fill back in the nail holes. The letter i received said there were "excessive" nail holes. Was it that there were too many?? How many is too many? Or was it that I failed to fill them in? Wouldn't they have to paint regardless of who filled them in? Fixing holes on screen porch that were there when I moved in. They charged me for "refrigerator parts". Worked just fine when I was there. The person who did the walkthrough was NOT the person who met me at the house when I looked at it initially. Certainly willing to be wrong here but chances are good that the "inspector" had no clue what kind of shape the property was in then. Stay away from these properties if you can. Too many other good property management companies in Cville.

Upon start of lease term, apartment was provided in completely filthy condition. Food remnants,…read moredrugs, insects, and some evidence of vermin present at move in along with broken door/lock to the outside. There was a general lack of care and service from Hasbrouck and denial of breach of lease terms. After 27 days of rent the unit was finally cleaned and useable. Hasbrouck refused to refund prorated rent for the period of time it was in utter filth. Taking advantage of an active duty military member, they continued to deny my request for third party mediation knowing I was deployed overseas at the end of lease term and not able to physically return to Charlottesville. This company appears well accustomed to taking advantage of college students, and lacks an ethical approach to honoring contracts. AVOID!

Id rather be homeless than rent from them again…read more Shabby offices -- 1970s wood paneling, HVAC system that I was required to have a maintenance contract for, but 3 major firms refused to write a contract due to the antiquity of the system. Super high utility bills as a result Annual rent increases -- 5% -- despite sub-standard property and glut of commercial spaces on the market Charged me to their own crew repaint office white (charged for 3 coats no less, guess their pros dont know about paint and primer all in one at Home Depot )-- then tore down all the walls for new tenant and kept my security deposit. Had to take them to court to recover part of it. Discriminatory practices -- despite at least 6 other tenants in the complex having their dogs in their business daily for years -- I was forced to either move or get rid of the 4 rescue cats from the SPCA So after nearly 10 years as a tenant, I left New landlord painted offices to my choice of colors, installed new carpeting, utilities included in rent, still paying the same rate as I when I signed the lease 4 years ago, cats warmly welcomed, HVAC maintained by land lord. Wish I had moved 9 years earlier

The property manager was very dishonest, and will try to rip you off whenever he gets the chance…read more We accidentally made a hole in one of our walls and he said over the phone that it shouldnt be a problem and it won't affect the security deposit, but at the end of the year, he denied ever saying that. We ended up having to pay over 100 dollars for a small hole that he stated that it was part of "wear and tear". If you ask me, this company is full of crooks. They will find any excuse to charge you for anything. STAY AWAY FROM THEIR APARTMENTS.

I would have written this review whether good or bad. I believe reviews are important. Before…read morerenting from them, I never heard of the New House Company. This was our experience: We were charged for a damage after the walk through. When we left, we were paying for a gasket on the fridge, and some carpet cleaning that we should not have been charged, because the owner of the house didn't think it was clean enough, her problem, not ours. Carpet was professionally cleaned. When we got our security deposit back, it was less than a 1,000.(Security deposit was 1950.00) .They claim a dent in the fridge, $450.00 (had to be a hell of dent), we didnt' do.If so, that would have been seen at walk through. So I call Amy (x2), she won't take my call. She knows they were wrong. We weren't able to take them to court, due to an illness in the family. But letting potential renters know about our experience with New House Company, is a little comfort on them screwing us over.

Would not recommend, they're just taking peoples application fees and not approving for unrealistic…read morereasons. Just be honest and you could save yourself and others the time and money. I relocated back to Charlottesville and this was the first company I decided to apply with and I honestly regret wasting my time. I should've just read the reviews first bc I see I had a very similar experience as others. If you guys are looking for a "specific type of tenant" then you should make your requirements more set to that "specific type of tenant". Not saying anyone's racist or prejudice bc I don't know that to be true as other reviews have stated but it seemed once she heard more about me and my story she was less inclined to approve me for the property. I did get approved elsewhere while waiting & waiting to hear back from Adrienne. I don't have a criminal background, my credit history is rebuilding with a 650 score and 30 months of on time payments for all credit accounts and they're in good standing. Never had any issues with credit when applying to any place as of recent and that being the reason for my non approval I knew immediately the whole process was fraudulent. Making it seem as though my application was being reviewed & processed when in all actuality she was never going to approve me in the first place but decided to make it seem like such. Misleading people and I would not recommend anyone do business with them as far as renting property for living.
