I lived at Graduate Court for three years during undergrad. The first unit I lived in (unit 17) had…read morea rat problem. We initially discovered rats living in our trash can (it had a lid and we took it out at minimum once a week. My roommates and I are all very cleanly. We did not have food out or dishes in the sink. We reached out to maintenance and the leasing office immediately and they said someone would be out in A FEW DAYS. There was no sense of urgency. The rats were in our common space/kitchen, which was unusable during this time, and was absolutely a health violation that we did not want to deal with or pay for ourselves. A member of the maintenance team said our cabinets were not closed off at the back and used spray foam to "seal" the holes. However, several weeks went by and we noticed there were MORE rodents, but this time they were in our water heater closet. In addition to a rat, there was also a squirrel. We followed up and requested a professional and they refused to send someone. This went on for months, until my roommate's lawyer dad stepped in and helped her write a threatening email indicating that they violating VRLTA guidelines and that they could get reported or shut down if they did not abide by this code. They finally sent an extermination request form for us to sign, but when the day came, the exterminator did not show up and they ghosted us for several more weeks. Eventually, after a painfully large number of emails and phone calls, someone did come. We hoped this was the end of the rat saga. The following school year we were forced to move out of that unit and into another unit, as they were completing summer renovations. The new apartment (unit 19) was much nicer and cleaner, as it had been recently renovated. However, while I was home for the summer my roommate texted us that there was yet another rat on the stove and it was running around our kitchen counters... GROSS. We had JUST moved in and there was little to no food in our entire kitchen (even in the cabinets). Once again, we called and sent proof to both maintenance and the leasing office and they refused to send someone for SEVERAL WEEKS. It was a literal nightmare, especially for a group of 19 year old girls. They also refused to accept calls from our parents, as their names were not attached to the lease. If we did not threaten to go on the news or report the management company, they would not have helped us.

VM promises you can leave a message on the general vm which of course never presented itself. Emails come back as non deliverable. This matters bc I received a letter from them requiring a response within 7 days. Charging me for painting bc I failed to fill back in the nail holes. The letter i received said there were "excessive" nail holes. Was it that there were too many?? How many is too many? Or was it that I failed to fill them in? Wouldn't they have to paint regardless of who filled them in? Fixing holes on screen porch that were there when I moved in. They charged me for "refrigerator parts". Worked just fine when I was there. The person who did the walkthrough was NOT the person who met me at the house when I looked at it initially. Certainly willing to be wrong here but chances are good that the "inspector" had no clue what kind of shape the property was in then. Stay away from these properties if you can. Too many other good property management companies in Cville.

There was a general lack of care and service from Hasbrouck and denial of breach of lease terms. After 27 days of rent the unit was finally cleaned and useable. Hasbrouck refused to refund prorated rent for the period of time it was in utter filth. Taking advantage of an active duty military member, they continued to deny my request for third party mediation knowing I was deployed overseas at the end of lease term and not able to physically return to Charlottesville. This company appears well accustomed to taking advantage of college students, and lacks an ethical approach to honoring contracts. AVOID!

Super high utility bills as a result Annual rent increases -- 5% -- despite sub-standard property and glut of commercial spaces on the market Charged me to their own crew repaint office white (charged for 3 coats no less, guess their pros dont know about paint and primer all in one at Home Depot )-- then tore down all the walls for new tenant and kept my security deposit. Had to take them to court to recover part of it. Discriminatory practices -- despite at least 6 other tenants in the complex having their dogs in their business daily for years -- I was forced to either move or get rid of the 4 rescue cats from the SPCA So after nearly 10 years as a tenant, I left New landlord painted offices to my choice of colors, installed new carpeting, utilities included in rent, still paying the same rate as I when I signed the lease 4 years ago, cats warmly welcomed, HVAC maintained by land lord. On the subject of mold, they simply ripped out the dry wall and did nothing to address the mold in the entire HVAC unit. Even if the property you are touring looks nice on the surface, I assure you that it will have multiple problems. Whether that's AC, Ant Infestations, mold, mildew, or spiders, there will be something. And they will do nothing to fix it. One of my neighbors had a rat in their ceiling and Veliky claimed it was not their problem. Please rent through another company. I know Charlottesville rental companies are notoriously bad, but I can promise you that you will hate your experience renting from Veliky.

I had to go back and forth via email to try to coordinate a showing, I didn't get a response in almost three days and I had to reach out constantly to try to get in touch with someone. Finally when I got in touch with someone I was able to schedule a viewing. This morning, I went on their website and I saw the status of the apartment as "Lease Pending." I was quite shocked because I have been trying for about a week to get in contact with them, but they are super iresponsive. I called and she claimed that someone already has a lease out. I began to think to myself, how is that possible when I have been trying to get in contact with them for over a week? Anyways, it made me realize its not a leasing company I would like to work with. I was dissapointed. I don't really even want to get a property through them.

When we got our security deposit back, it was less than a 1,000.(Security deposit was 1950.00) .They claim a dent in the fridge, $450.00 (had to be a hell of dent), we didnt' do.If so, that would have been seen at walk through. So I call Amy (x2), she won't take my call. She knows they were wrong. We weren't able to take them to court, due to an illness in the family. But letting potential renters know about our experience with New House Company, is a little comfort on them screwing us over.

Making it seem as though my application was being reviewed & processed when in all actuality she was never going to approve me in the first place but decided to make it seem like such.
