I lived at Woodard Properties Towne Court from August 2017 to July 2018. I was pressed for time to find a place to live in Charlottesville because I was starting graduate school at UVA, and I cannot tell you how much I regret for choosing Woodard Properties. Please read this whole post if you are considering renting with Woodard.
1. The maintenance staff is absolutely useless and incompetent to say the least. The A/C for my apartment was constantly breaking. And although they have an on-call maintenance worker for after-hours and weekends, they will do nothing until business hours. My A/C broke on a Friday night, and after calling maintenance, they said someone would be over to fix it sometime on Monday. For the whole weekend, my apartment was above 90 dF. Considering you pay a flat rate of utilities, which goes towards utilities that are actually in working order, this was extremely irritating. Why would they pay an on-call maintenance worker, if they neglect to do their job after-hours?
2. Woodard Properties will constantly shove perspective tenants through your personal space. It is excessive, disruptive, and extremely irritating. If you're lucky, you'll get a 24 hours' notice. And if you kindly ask for at least a 24 hours' notice, you will get an email back saying "We are not required by law to give you a 24 hours' notice." Clearly, the word 'decency' is not in their vocabulary.
3. The parking at Towne Court is horrible. If you ever have a guest come over, do not have them park in the parking lot, not even for an hour or they will get towed by Colliers. In addition, there are more residents than parking at Towne Court. So when the parking lot is full, you will have to park on the street and risk getting a $25 parking ticket daily.
4. The atmosphere at Towne Court is generally pretty hostile. The residents have no problem jamming their car doors into the sides of your car and parking in multiple spots. Do not live here if you actually have a car you care about.
5. Make sure you pay attention to their "cleaning fee" of $300. They take this out of your security deposit ($400). So if you are lucky, you might get $100 back after the maximum time Woodard is allowed to wait by law after move-out (45 days).
6. Don't expect your apartment to be clean when you move in. On my move in day, my apartment was covered in trash, carpet trimmings, and old paint cans. Clearly, they don't actually pay anyone to come in and clean, so your $300 is just extra profit. When I complained about the mess, they contacted me several days later and asked if I would like someone to come clean it up... after I had already cleaned up their mess myself.
7. Do not expect them to be accommodating for move-in. I asked to move in 3 HOURS early so my mattress could be delivered, and the Woodard worker said this was "impossible to accommodate." They claimed that cleaning crews and painters would be in the apartment up until the minute before I moved in. After I moved in, my roommate (who was already living there) said there was no one in the apartment or my room for the whole day. Also be advised that their leases run for 360 days... not 365.
8. Towne Court is right on the edge of some slummy/ghetto Charlottesville neighborhoods. Be prepared to be surrounded by rude construction workers, homeless people asking for money, and people that seem to be making drug deals. Also, this area is extremely unsafe, and the residence is not gated. My car was broken into once during my stay at Towne Court. In addition, I have had several delivery drivers choose not to deliver my packages because they deemed the area to "appear unsafe." So be prepared to be picking up your packages from a USPS store or a UPS checkpoint. Moreover, several times throughout my lease, someone would come in the middle of the night (1:00 am - 3:00 am) and constantly ring the doorbells of all of the residents for a good 30 minutes.
