    Absolutely the worst landlord experience in my life…read more I think he thought my housemate and I were undergrad students, but we both were working professionals. He would harass us about the most mundane things, and cite made-up laws that didn't even apply to us. He would always say things in his notes like "do we need to bring your parents into this?" when he was clearly being irrational in the first place, and I haven't had parents to for over a decade, friend, thanks for bringing it up. He would leave nasty notes about the lawn being too tall within days of having it mowed by a landscaping crew--in fact, THE overpriced landscaping crew he forced us to use since they're friends of his. He threatened to have my car towed from the driveway when the inspection sticker expired by a couple days while I was out of town. After we were a month in, he said having a girlfriend over for the night more than 4 times in a calendar year was a breach in contract and threatened to evict us if he caught us doing something like that. He revealed proudly that he often drives by multiple times a day, saying he checks up on all his properties like that. He would come over unannounced and keyed in without notice on two occasions in the middle of our lease. Our neighbors complained to us that he would come over frequently to fish for things We were doing wrong, when we were friends with all of them. These same neighbors had piles of complaints about promises this Landlord had made about trimming trees back, paying to have the leaves from his trees removed from their lawns, fixing fences, etc.. when We were the ones who regularly raked for and did odd-jobs for these same neighbors, for free. He would go out of his way to only confront only the one housemate that would let him yell at him. When he was at his most amicable, he would quote bible verses, pop TV icons and football commentators, and get them all wrong. My housemate and I both worked for the University, and we ran across people who had worked with this landlord character prior to his inheriting this apartment business from his mother, and they all had the same things to say about him: absolutely impossible to work with, dumb as nails, and completely illogical. It was not until a particularly venomous visit he made to our place about halfway into our year's lease, again in my absence, that I threatened to sic my lawyer on him--citing many of these things and more--that he left us completely alone for the rest of our time there. I absolutely suggest getting some real law advice when he starts pretending to have an arsenal of little-known laws at his disposal to inflict his warped religious views on you. He was very easy to reach in case of an emergency. Barry was a great landlord. Also, I met my future husband who, at the time, was renting another one of Barry's properties next door to mine. Barry is a longtime resident of Charlottesville and has rented properties for many years. He does a great job.

    WARNING: Braden Does Not Take Smoking Violations Seriously…read more If you are an owner who chooses Braden because they only represent non-smoking properties, please be aware that they do not take smoking violations seriously. I first reported a tenant smoking on a balcony on August 28, 2025, and two months later, the tenant is still smoking on the property. Their responses have been slow, inconsistent, and dismissive. They've used words like "investigation" and "immediate action," but in reality, weeks pass without follow-up, and the violations continue. They refuse to communicate directly with me even though I am the neighbor directly impacted by the tenant's actions, leaving me feeling unsafe and unheard. Braden's tagline is "Bridging owners and residents to create a home." Part of making a home is being a respectful neighbor. If Braden doesn't care about how lease violations affect the people living nearby, that's a problem. In their initial email dated August 28, they confirmed that "smoking is prohibited in any area of the dwelling or the premises" and stated that the issue would be addressed promptly. Two months later, the tenant continues to smoke on the property, yet their recent communication suggests that no further action is being taken because there is no visible interior smoke damage. This shift directly contradicts both the lease language and their earlier statements about taking the violation seriously. I've provided clear, dated documentation of repeated smoking incidents, and it's disappointing that those reports have been met with silence or vague assurances rather than resolution. I'm no longer asking for intervention, but I wanted to ensure the written record reflects what actually occurred. I hope that in the future, your management team applies its stated standards consistently and with genuine care for the communities affected by your tenants' behavior.

    I was helping a family of Syrian refugees find an apartment. We found three bedroom on Braden's…read moreweb site, looked at it with a Braden representative and signed a lease. Braden then came back to us and told us that Virginia law did not allow a family of that size to occupy a three bedroom. Fair enough, although they knew from our application and our conversation with their rep how big the family was. The lease has been canceled, a month later, I'm still trying to get my security deposit back. They keep telling me it's coming, but I've yet to see it. Since this was their mistake, you would think they would make some effort to correct this, but apparently not. They have been thoroughly unprofessional. Edit: They finally returned my deposit, over a week after they promised it, and they returned it to the wrong person! I was co-signing for someone else, and they returned the deposit to them rather than me. I played using my credit card! A fitting end to a completely screwed up process.

    I had a great first impression, because they do not charge a monthly pet rent. However this was…read morequickly changed when on the first day the office staff lied to me and subsequently locked me out of my apartment. When I mentioned that they locked me out they unremorsefully implied that it was entirely my fault. Fun fact: you don't get a key to your apartment. You only get an access code, which management WILL revoke for a variety of reasons, leaving you stranded with no way to get in to your home. They do not have any after-hours lockout service and emergency maintenance will not let you in to your apartment or reply to your call if you're calling about being locked out. Beyond management revoking your access code, if there is any issue with the 'smart lock' system you will be locked out of your apartment with no way to get in. Office staff told me I had to complete my move-in inspection within 5 days. I was not let into my apartment until Friday, and the inspection form was not made available to me until today (Monday). They set it as 'due today'. So I had to drop everything I was doing to inspect my apartment. And I found a lot of minor issues, which wouldn't have bothered me if it didn't seem like management was trying to cover them up. For example, broken blinds were placed back on so it would seem like they weren't broken... which of course would make me responsible for them if I didn't see it during my inspection. I can hear every time any of my 5 neighbors enter or leave their apartment. One of them loves to blare music in the parking lot. Lots of road noise as well, especially in the morning. It has been rather quiet at night though. My apartment was listed as 1050 sqft but it seems smaller than my previous apartment which was listed as 950 sqft. They also advertised it as $1475/mo but are charging me $1660 + $220 utilities package, so $1880/mo. Management just sent out an email saying that any car with expired state inspection, a flat tire, or expired registration will be towed. Really weird and anti-tenant. Who are you helping by towing cars that have expired state inspection stickers? the towing company and your own pocketbook... nobody else. They are already not following many conditions in their lease. For example it says that they will submit a written report to the tenant itemizing any damages that previously existed. they did not deliver this report. They also failed to deliver posession on the date of the lease beginning, so they are supposed to rebate my rent (for that one day) and return any security deposit which had been paid. they did not rebate my rent or return my security deposit. The lease also says that additional keys are available for $5/ea, but again - i didn't get even one key to my apartment, just a code. The lease also says that each unit must be professionally cleaned, but my apartment was not particularly clean when I moved in. There was food residue in the fridge and microwave, paint shavings everywhere which got all over my cats, etc. The lease also states that the return of my security deposit is subject to the provision that the 'provided plunger is left in the apartment', but there was no plunger provided. All around I am somewhat disappointed with the apartment, and very frustrated with management. Great Eastern Management Company seemed Great at first but they are just as apathetic and greedy as any other property management company you could name. If I could go back in time I would not have chosen to live in any property owned by GEMC.

    Westgate Apartments is OK. Sometimes they would provide residents with less than 24 hours notice…read morebefore they entered the apartment for non-requested maintenance, which violated the lease and the law. When I called to tell them I needed more time to find a suitable place to put my dog, they refused, acknowledging that the lease required them to provide at least 24 hours notice but saying that they were going to come in anyway. They did this on at least 2 more occasions. None of this maintenance was an emergency, so I am not sure why it was so difficult for them to send out the notices a little earlier. When I moved out, they again violated the law and the lease by failing to send my security deposit within 45 days. Other than these failings, the apartments are nice enough.

Although they were themselves having some staff changes that would enough to take up all their time, thanks to a very dedicated manager, Ms. Ally Albrecht, who would make sure everything ran smoothly, taking care of any misunderstandings and confirming things with us on a timely basis. Nest went through that personnel change and runs smoothly because of her initiative and determination. We highly recommend them and, Ally, can't thank you enough for all you did for us.     I rented through Nest for two years. I found that they were responsive to service requests, but…read moregenerally speaking were a fan of "nickel-and-diming" on the security deposit. The property I rented was hastily constructed and serviceable, but on the whole...flimsy. Despite a thorough clean upon move-out, we were charged for items like "trash removal", "replacement of light bulbs", and for replacement of carpets that were, quite frankly, very-low quality to begin with, and something that would need to be replaced through "normal wear-and-tear" (there were no carpet pads under the carpet when installed, for instance). Normal wear and tear of low-quality items means you have to replace them faster than if they were of higher, more durable quality. We were also charged for things that were assessed as faulty prior to the beginning of the lease. Not to mention the fact that property was immediately rented out to new tenants, I consider the way that the security deposit was assessed to be overly punitive compared to other companies that I have rented with in the past. None of this is necessarily worth the fight with them over the nitty gritty (which I'm sure they recognize), but it's certainly enough to prevent me from renting a property managed by them in the future.
