The trash room, smells like death, and the scent leaks out to the hallway. People throw their trash on the floor, so the floor and walls(of the trash room) are gross. You open the door of your apartment, and the smell from the trash room is noticeable. If you live in the building, with the management office, it's noticeably cleaner. I will walk my trash over to the other building, so I don't have to take to the trash room on my floor. Parking is abysmal - if you're not paying for parking or if you have a guest coming, good luck. Theres packages everywhere. Pool is decent, I will say that is a plus. Some of the staff is good, most of the staff is useless. Considering what they're charging for rent - this place isn't worth the investment.

The highway is extremely close, which makes getting around Greater Boston Area convenient. Our windows and balcony are very sound proof. Our neighbors are friendly and diverse, including families, students, and young professionals. Emery Flats is in a walking distance from Target and a short driving distance from Market Basket and various shopping centers.

The leasing office (Lindsay in particular) is kind, knowledgeable, prompt, and accommodating. Facilities: Modern, energy efficient, and well maintained equipment fills the building be it in the gym or your kitchen appliances. Parking garage is spacious as is the lobby and common living area. The gym can be a bit tight during peak times but that is infrequent. The rooftop deck is always in good order and was my favorite part of living at Chroma. The package concierge is also incredible! Location: Unlike the other reviews, I was reliant on my vehicle rather than the T. Being close to the pike was very helpful and the community was vibrant but also quiet (except the rooster nearby which we occasionally heard - still wondering how that pans out). I liked it overall. Overall, I moved out due to extenuating circumstances but once my current lease expires Chroma will be right at the top of my list. Everything went well from a warm welcome to a fond farewell and hopefully you'll find the same pleasure and comfort which I did.

The pool is beautiful - a great social scene and the best in seaport. the tenants are young professionals which is great for networking. They do have some great first time move incentive rent packages which are also generous. I'd live here again And def recommend it. Only thing I'd improve on (which didn't require a drop in the ratings) would be having more electric vehicle charging stations - as I had to wait a while to get one. The agents in the office basically can't do anything so the process is so impersonal, and forget asking questions. Agents take days off (which is obv fine) but emails aren't monitored by the group, and phone calls aren't promptly returned. It feels like it's being run by a group of high school students. Overall, the apartment is nice but fyi the laundry machines are apartment size and the dryer cycle takes a minimum of 2 hrs which maintenance says is normal. The parking garage is convenient but not monitored. The walls are also thinner than our last apartment. We moved from The Alyx to save a little bit but now realize why The Alyx is more expensive. You get what you pay for! Better agents, nicer finishes, full size machines, and great concierge and parking attendants. Hope to move back there soon.

We lived here for almost two and a half years from 2017-2019. It was a decent place to live,…read morethough we had many issues. I noticed that there were a lot of 5 star reviews. I'm glad most people had a good experience here, but I felt like I really needed to take the time to document my experience in detail for the Yelp community. It has been over 2 years since we lived there, so the property managers may have changed, but the mechanical issue likely still remains. First, the positives. It was really nice to be right off the bike path. It made it very family friendly and definitely felt very communal. We were walking distance to Davis Square, and it was a nice and beautiful walk along the bike path. The movie and community rooms were really nice. It has a pool table, full kitchen, multiple TV's, and a massive table. The room was definitely under-utilized as I hung out there quite often! The maintenance team was also amazing. Dick and Evan were very skilled, prompt, courteous, and professional! They definitely went above and beyond the call of duty. They live on-site, which made thing super convenient and their off-hours response time super quick. My biggest complaint is a design flaw with their HVAC and hot water system. They have a single device that heats both the hot water and the central air. The apartment has an instant hot water Navien boiler that also provides hot water to heat the air. It can only work on one of these at any given instance. So, at any given time, you have to choose to have either hot water or hot air. Being in Boston with sub freezing weather, this was not acceptable. If you take a 15 minute shower, the apartment would not be heated for the duration of that shower, so it would be freezing cold in the apartment. We were a corner unit, so the issue was likely worse in our unit than others. This was especially a problem in January/February when the temperatures dipped below 0. We had a 2 year old living there, so the temperature fluctuations was definitely a problem. We ended up having to get multiple space heaters, which proved expensive to operate. I escalated this complaint to the regional manager of Windsor communities, and they sent their regional maintenance person along with an outside plumber. They kept repeating that the system is operating normally, according to specifications (see attached letters). Never once did they recognize the design flaw in their HVAC system, or apologize for the way in which the "correctly working system" decreased our quality of life living there. The management company is not very helpful or friendly. There was high turnover (I think because it was such a stressful job), and when we had complaints, they would typically try to tell us why we were wrong or change the subject. I was disappointed to find out that the regional manager acted in the same way as the on-site property managers, which makes me think that avoiding concerns and issues by trying to explain them away is a company culture issue that comes from the top. Other issues we had: - Recurring pot smoking from a unit below us - Fire alarms randomly going off in the middle of the night (seemingly just in our unit) - Lack of guest parking spots - People parked in our assigned garage spot, and management not stepping in when the tow company did not come - Difficulty getting packages. If UPS delivered something to the front office, we would have to pick it up by the time the office closed, or remember to email them. This was inconvenient and I suggested they get a storage locker multiple times. - Constant construction nearby. This affected our water pressure multiple times. Thankfully we got out of there before the green line construction really started to take off.

We had a mixed experience living at the Victor for a little over a year and a half. In short, the…read morebuilding was a great place to live but we had to be consistently vigilant to not be overcharged by management. Pros: Excellent location, very close to transit, grocery stores, the North End, etc. Very friendly and helpful staff, including the concierges, maintenance staff, and leasing office staff Clean building and generally respectful neighbors. The building has very good insulation between units, we never heard any of our neighbors above, below, or to the sides. We could only ever hear sounds through the front door, which was never very loud at all. The unit had an excellent layout and good finishes. There was slight damage when we moved in (scratches on the floor, dents in the fridge), but we were able to record them and were not charged for the damage when we moved out. Excellent communal spaces, especially the roof deck with shared grills. It was also very nice that we could rent the communal spaces for a reasonable fee to host parties. Very convenient loading dock and freight elevator for moving in and out (can be reserved for free) Very responsive to maintenance requests. Easy to submit through the app and everything was followed up on within a day. Fun and varied resident events put on by the building Cons: If you choose to live here, you need to pay close attention to the bills they charge you because they are not always accurate and take some work to get corrected: While paying for the last month's rent, we were charged twice through the Bilt portal that we were required to pay through. Bilt refused to help resolve the issue, and it took 5 days for us to get our ~$4000 back. We had to reach out twice to get back a $200 deposit for renting a common space; we should not have had to ask at all. We were charged a bike storage fee after we had already turned in our bike storage key, even after getting written confirmation that the charge would not be made. We had to call again to get this charge removed. Maintenance was always super responsive to all tickets that we put in, but for a few recurring issues we put in tickets at least three times and they were never actually permanently fixed so we just gave up on putting in tickets. These issues were 1) the dryer did not vent steam and gave an error saying that the condenser tank was full, even though there was nothing in the tank; and 2) the built-in water dispenser in the fridge would stop working every week or two for about a day. With this issue, it is totally possible that it had temporarily resolved itself by the next morning when maintenance showed up. When we were in the process of re-signing our lease, we requested the interest on our security deposit, but were told that "security deposits don't gain interest here." Massachusetts law (Mass. Gen. Laws ch. 186 § 15B) requires that interest on a security deposit be paid to the tenant on the one year anniversary of the lease. The Victor has since replied to our review saying that they did in fact pay us the interest we were owed at the one year anniversary. They also did pay us interest on the deposit when we ended our lease early. It is unclear why we were told that they would not pay us interest on our deposit.

It's $90 per night in the parking garage for guests! The material is so cheap! Every day the oven toilet seats and pipes break! No special amenities for the price they charge! The WORST problem is they have a sewage collector truck that comes to the parking weekly, and sucks the sewage out! This will leave the entire parking and hallways smell like *****SHIT***** for two days! And the dogs!! Pee right in front of the entrance of the building! You pay $7000 for a 2 bedroom but smell a very strong urine in the summer outside your building entrance and on the elevator in the winter! They never power wash the front of the building! Because the dogs pee there again! They just cover it up with spraying chemicals! The dryers don't have a vent! So your clothes will never fully dry! I regret choosing this building big time! All other seaport buildings power wash the front for the dog pee except this one! Low budget!

I saw them enter with a key, and my boyfriend chased them down where they even showed us a text from the building telling them to tour my apartment while I was still living there. Management tried to blame me, saying I had not locked my door, and Jennifer never once took responsibility. Every time I called, she claimed they were "investigating" and said their records showed no one took the key, even though I witnessed it. Ken at the front desk was the one who gave them the key, and after we reported it, he was rude and dismissive with no apology. On top of that, the air conditioning broke constantly, maintenance was a nightmare to get, the package system is a disaster, the walls are paper thin, and the "smoke free" building reeks of weed. Complaints go ignored. Save yourself the stress and money. This place is unsafe, unprofessional, and not worth it. As you see below, no accountability still, add the records. I had no air for a day in 86 degree weather, but thanks for trying. And changing keys doesn't change the fact that someone was allowed inside the apartment!
