Listing my coastal home with Shelly Reyland cost me over $10,000 in real out of pocket carrying costs. Had I listened to her advice (and taken the ONLY offer she managed to get in 2+ months, in a good market), it would have cost me WAY more. Shelly is a nice person, but unfortunately not a good real estate agent. During the 10 weeks Shelly had my listing, she did not personally hold a single open house; did not monitor the condition of the home; produced "marketing materials" on plain copy paper (with handwriting - for a 7 figure coastal home); and only brought one super-low-ball offer (less than what we paid 11 years ago!), entirely contingent through close of (long) escrow. Even with this absurdly low offer, Shelly told me to prepare for $20,000 of pool repairs & produced a $10k termite estimate. Shelly stated in writing that she "got!" another offer, but when I asked to see it she admitted she had bubkis, which is technically called "lying." When we changed agents, we discovered that 3 of the 4 kitchen appliances were broken (meaning, Shelly never bothered to check, despite the fact that "kitchens sell homes"); that shelves were falling down in the cupboards; and that several cabinets were filled with old hardware. Although Shelly charged me $360 for cleaning, the showers were left dirty, and Shelly "never noticed" the black mold on white tile. These were all minor easy-to-correct issues, but they look BAD & sure don't help sell expensive homes. We had to take the listing away from her, and the new agent (1) staged the home at HIS expense; (2) paid for professional cleaning; (3) priced the property correctly; (4) posted GOOD ocean view pictures; (5) sold the house within 3 days at 99% of asking price, with NO sale contingency. His buyers put 50% down, and escrow closed within 3 weeks. My share of pool repairs: $500 (NOT $20k); total cost of termite inspection, repairs & certification: $1500 (not $10k). Although the new agent managed to post decent ocean view pics, take aerial shots, & prepare an entire virtual tour within one day, Shelly claimed that there was June Gloom all day every day from Feb through mid-April, which miraculously cleared up the day I changed agents. Yup. I blame myself for not checking Shelly's work more closely, but I live far away, was bedridden with 2 broken legs, and frankly expected a bit more care from someone I've known for 12 years and who has already gotten 2 commissions from me (on my prior purchases). I hope your experience is different, but if you'd like your agent to sell your home efficienty & well, I'd shop around. read more
