I had a signed lease agreement that was wrongfully voided after the fact. I submitted my security deposit and first month's rent exactly as instructed -- first via Venmo, then by cashier's check after they abruptly changed their payment method. Despite fully complying, they refused my payment and canceled the lease without a valid reason. The pattern of their actions made it clear to me: I was denied this lease because I am a Black man. The experience felt deliberate, deceptive, and discriminatory -- a blatant example of unfair housing practices that no one should ever have to endure. Their conduct caused serious emotional distress, wasted valuable time, and revealed a complete lack of professionalism, ethics, and accountability. My best friend introduced me to Shelly a couple years ago. She helped me with home searches, showing and research back then but I hadn't quite made up my mind on location. We were very interested in the property located at 1209 Llano so had our realtor call Sandra Marquez the realtor listed on the website. Sandra informed our realtor that she was "getting her hair done so please text her questions." Our realtor texted and the response she got was: "The home has some settling issues, cracked slab so it's probably not a good fit for your clients." Needless to say our realtor was stunned that Sandra would make this decision on our behalf. Our realtor texted back requesting more information and received no response. I then called and Sandra answered. I asked about the house and then asked when the roof had been replaced (the house was built in 1987). She informed it was original. I told her, I was surprised because I thought roofs only last 25-30 years, was this a special kind of roof. To which, Sandra responded: "I don't know, I'm not a roofing specialist. What else would you like to know." I ask if the house foundation, the pool and the decking were in good shape and her response, "they are fine." Remember, just hours before she texted my realtor and said "The home has some settling issues, cracked slab so it's probably not a good fit for your clients." So I called the Remax office and explained what happened to the person who answered who had the broker, Shelly Reyland, call me. When I asked why she would discourage us from the house, that it seemed fishy, the broker told me that it does not have to be disclosed until we indicated an offer would be put in. When I explained she had been rude, Shelly asked what I wanted and I said I wanted an apology for her behavior from her. I said, "this is a seller's market but it won't always be so treating potential buyers this way is not right." Her response was she knew this to be the case. Shelly also told me she would not ask Sandra to apologize. I also informed I was going to contact the Ethics Commission because when I asked a direct question about the property after she has disclosed about the issues to my realtor, she told me "everything is fine." Realtor Diane Olson Wright sold my home in Laguna Niguel California late October 2021. The house sold in less than four days at well over asking price. She had me stage the house which in all honesty , I had never done with any of my homes... So I was a little skeptical whether I should do that. But I followed her spot on advice and it looked just beautiful. Staging made such a difference. The house sold so quickly and to wonderful buyers. The sale of the house went very smoothly, well over asking price and the buyers bought the house as is, so I did not have to worry about any repairs. It couldn't have gone any better. I love my real estate agent. How many people can say that? Anyone who is aware of today's unpredictable market knows that it's a bit crazy out there. And as a discerning individual with a good job and credit but very little cash and time, purchasing for the first time... I have been more than a little demanding and not at all the ideal client. Esther Penner has gone above and beyond the call of duty. Her calm, no pressure demeanor and willingness to look at property after property until I figured out what I wanted was more than appreciated and when I did finally put in an offer for the first time she took the time to explain the process in great detail and to make sure I fully understood what I was committing to. I low balled my first few offers and didn't get them, but later, I did get an accepted offer on a short sale. That offer fell apart during the bank negotiations, which was devastating to me, but not an unheard of scenario. In dealing with the pain of losing that place, Esther was more than an agent, she was a true friend. I took a little downtime and realized that I really didn't want to purchase that sort of property (it was a townhouse), so it was for the best after all and since then, we have been looking at other sorts of property which I'm much more excited about, though admittedly they are in a higher price range than what I had initially wanted to spend. But I got to that decision on my own, without an agent pushing me to understanding I needed to spend a bit more to get what I ultimately want. It's been almost a year since I started looking, and Esther's stuck by my side, spending literally weeks of her time helping me find the right place, despite my being a bit difficult. Listing my coastal home with Shelly Reyland cost me over $10,000 in real out of pocket carrying costs. Had I listened to her advice (and taken the ONLY offer she managed to get in 2+ months, in a good market), it would have cost me WAY more. Shelly is a nice person, but unfortunately not a good real estate agent. During the 10 weeks Shelly had my listing, she did not personally hold a single open house; did not monitor the condition of the home; produced "marketing materials" on plain copy paper (with handwriting - for a 7 figure coastal home); and only brought one super-low-ball offer (less than what we paid 11 years ago!), entirely contingent through close of (long) escrow. Even with this absurdly low offer, Shelly told me to prepare for $20,000 of pool repairs & produced a $10k termite estimate. Shelly stated in writing that she "got!" another offer, but when I asked to see it she admitted she had bubkis, which is technically called "lying." When we changed agents, we discovered that 3 of the 4 kitchen appliances were broken (meaning, Shelly never bothered to check, despite the fact that "kitchens sell homes"); that shelves were falling down in the cupboards; and that several cabinets were filled with old hardware. Although Shelly charged me $360 for cleaning, the showers were left dirty, and Shelly "never noticed" the black mold on white tile. These were all minor easy-to-correct issues, but they look BAD & sure don't help sell expensive homes. We had to take the listing away from her, and the new agent (1) staged the home at HIS expense; (2) paid for professional cleaning; (3) priced the property correctly; (4) posted GOOD ocean view pictures; (5) sold the house within 3 days at 99% of asking price, with NO sale contingency. His buyers put 50% down, and escrow closed within 3 weeks. My share of pool repairs: $500 (NOT $20k); total cost of termite inspection, repairs & certification: $1500 (not $10k). Although the new agent managed to post decent ocean view pics, take aerial shots, & prepare an entire virtual tour within one day, Shelly claimed that there was June Gloom all day every day from Feb through mid-April, which miraculously cleared up the day I changed agents. Yup. I blame myself for not checking Shelly's work more closely, but I live far away, was bedridden with 2 broken legs, and frankly expected a bit more care from someone I've known for 12 years and who has already gotten 2 commissions from me (on my prior purchases). I hope your experience is different, but if you'd like your agent to sell your home efficienty & well, I'd shop around. read more

I wish I could give negative stars...An Agent at this office is SO unethical. She had clients who went into escrow on our home claiming the home she was selling for her buyers were in fact in escrow. In the meantime we went into escrow on another home and had spent money for both an Appraisal and Inspection. Her clients were not in escrow, in fact they had a formal withdrawal and she NEVER TOLD US! I was the one to find this out when I saw our Buyers listing had not been taken off the MLS. I had our Agent who was representing us on our purchase call her and she BOLD FACE LIED TO HER...she said they were in escrow...It wasn't until a call was made to the Agent whose client was supposedly buying her clients property was my Agent told the deal went south 4 days prior. I too wish I could give a negative star rating for this company. Real Estate agent, Ledeen H., is by far the most unethical person I have had the misfortune of doing business with. While acting as property manager, she is unable to remain unbiased in representing both Tenant and Landlord. (possibly because she is very close friends with the Landlord) She has more excuses than a teenager as to why she isn't responsible for her lack of attention when problems are repeatedly reported. If Ledeen H. is an example of the way Re/Max Coastal Homes conducts business, I would stay far away from this agency. read more
