As a flooring contractor, I see a lot of concrete slabs. Many cracks. Some repaired, but most are not. I found one crack that needed expert attention. We are very pleased with the work done by Ram Jack. Once started the work was never slowed or postponed. The several workers on the job completed the project within a few days--quicker than we expected. They were very tidy each day, and cleaned up completely at the end of the project. "G", the foreman kept us informed each day on the progress, and had us observe the actual "lifting" of the slab. Review is a little late but necessary. I called Kyle due to a few cracks/separations I noticed in the seems of our drywall, where the wall meets the ceiling. I wanted to have our foundation looked at, knowing other homes in the neighborhood have had work performed to reinforce/repair their foundations. First appointment - April 2016. Kyle arrived on time and explained his process in perfect detail for me to understand what he was doing. After taking his initial measurements, he left and said he would have to take a closer look at the data to provide the best recommendation forward. I received a follow-up email from Kyle the next day, explaining that he would like to wait a few months before coming back out to take another set of measurements to see if there would be any noticeable changes. Second appointment - October 2016. Kyle arrived on time and started measuring. After re-measuring the entire house, he determined that work was not needed at this time and all data he collected are within construction tolerance. This type of honesty in a company is extremely refreshing, especially when dealing with a trade/skill set that Ram Jack provides. We were expecting to be confronted with a large bill for foundation repairs and Kyle did not take advantage of that fact. read more

I interviewed multiple companies for foundation repair. I received a range of bids, however, the technology and know how of the guys from Ram Jack sold me on using their service. Their team was efficient and they actually finished when they said they would even though they had a hiccup when doing the work. They found an old portion of a grade beam that was partially demoed under the home and had to remove it in order to finish the digging for the new one. They got that done and still finished on time. I would recommend you get them to evaluate your foundation repair needs so you get educated on their process vs a competitors. Foundation issues suck. there's no denying that. we had four different companies come out and take measurements and give us formal bids. upon arrival, i was always up front about what i was looking to have done, and needed them to confirm the feasibility from an engineering standpoint. Ram Jack (Tom) was the only one who actually listened to what i wanted and provided a bid based on my requests. he confirmed everything with their engineers and let me know that what i needed done wasn't going to be a problem. i needed 8 piers, 6 of which were spaced to lift, while the last two would just be stabilizing piers placed 8 feet from center. the bid never budged and everything went great. every other company provided bids at double the cost and almost double the number of piers. when you begin your research, you'll see that the actual cost pier helical pier is pretty standard across companies. the engineering stamps, soil analysis and various other requirements tend to be the variable costs. permitting is pretty standard per your location. some companies said that i (unincorporated Vista) required soil analysis at the tune of thousands of dollars. Ram Jack confirmed that i in fact did not as county. cool. scheduling was handled via email and i was always given ample notice. they let me know when the inspector would be on site and what documents i needed to provide for final. we were scheduled the week before Christmas. the crew was awesome! very polite and mindful of landscape. they confirmed with me every single piece of greenery that would need to be removed for access. i told them which ones i needed them to work around and together we figured it all out. they cleaned up after every work day and on the final day, pressure washed and raked up. the void fill crew was awesome as well. they actually came in the monday before Christmas after an overnight job at a different location. i could tell they were tired, but they did not cut a single corner. taped up plastic sheets in the rooms, carefully moved furniture and pulled back the carpets so they could do their thing. after the voids were filled, they returned everything to their original places and went on their way. i tend to have a lot of questions and they were very understanding of my constant intrusions and took the time to explain and answer all my questions. this was true for the outdoor crew as well. all in all, very happy with my decision to go with Ram Jack. it's a crappy situation to have to lift your foundation, but the extra time and effort i spent on having 4 companies come out and bid out the job proved to be quite beneficial in the end. read more

We had Mike G. from RamJack come out to look at the foundation of a house we are buying because of a couple of concerns with some joists and footings raised during the inspection. The technician was very thorough (there for around 2 hours) checking all the elevations. He was told our specific concerns and provided pictures from the inspection prior to starting. Even when we gave him this information he seemed uninterested. After he was done he explained all the elevation changes in the drawings (ad nauseam) even showing other drawings of other houses. I asked about the concerns with the joists and he dismissed them. I asked if he would include the cost of fixing or repairing the damaged joists in his report and he said no he was writing it up for the steel post reinforcement system. This house is old. It is going to be out of tolerance, of course, but it is not falling over. There are no major cracks anywhere. Almost all cracks were vertical and able to be repaired with epoxy. We had a second opinion which fully agreed with the inspection report, he addressed our concerns with the footings and joists and came back with a quote that agreed with our inspector's opinion of cost. RamJack wanted us to spend $40,000 on a system that we do not need when all the repairs to the foundation including adding earthquake support is around $10,000. This guy from RamJack was a salesman. He came to sell us a system, not to fix our foundation. In fact we were told we needed a framer and an engineer to come in to tell us if the joists can be fixed which were the concerns we originally asked about. So thanks for taking my $275 and wasting hours of my time. It felt like a timeshare sales pitch and if we hadn't gotten a second opinion would have made us walk away from this house. read more
