I am not sure why people are leaving bad reviews, so I thought I would leave a great one!! I have been living in an apartment leased by Raines for about 2 years now and I have nothing but good things to say. When I need maintenance I am able to contact them easily to set up an appointment, they are here within the next day or two. Everyone working at Raines is very professional and friendly. There was one time I was locked out of my apartment by accident and I went to the leasing office, they gave me a spare key for free. There are lots of guest spaces in the parking lot of the place I live so my guests cars don't get towed! Although the places Raines leases might not be the newest and cleanest, they have the BEST prices in Blacksburg. In addition, the kindness and hospitality of the business makes up for it. If anyone is on the fence about renting with Raines, I say go for it! read more

Townhouse was in subpar condition day of move-in, and after moving out our security deposit was used to fix all the issues that were there on day one. We went months without working A/C and the constant flow of ants from unsealed windows was ridiculous. Also had a couple of instances of me and my roommates being towed out of visitor spots, regardless of us having a parking pass to begin with. Calls and e-mails to the staff were usually met with no response. Any good review given to Raines is by someone who owns property through them, and is just happy with the money that Raines gouges from (mostly) young college students. Horribly managed properties and the staff isn't helpful whatsoever to the people who live there, I highly suggest finding someone, actually ANYONE else to rent a property from. Posting this as many places as I can to get the word out that this is by far the worst property management company I have ever had the displeasure of renting from, and I hope this will help people find anyone better. Harding Avenue. Complete ripoff particularly of college students. Don't forget to read the fine print, the addendums, oh and other items not in the Contract. Unfortunately, they will take advantage of you, particularly the refund program for the Security Deposit. Kiss that good bye as they will conveniently come up with charges for more than one cleaning service, repair charges which were noted by the tenants in the move-in checklist, painting and anything else to conveniently add up to the full value of the deposit. What landlord charges for complete unit painting between every tenant lease and does not state so in the base lease agreement where at least half of the security deposit will already be forfeited? After a ridiculous wait time of 6 weeks for a refund which was $0, we were filed a substantiated dispute. After a fair counter offer, we only received a fraction of our request (being 2/3 the full deposit value) and Raines unilaterally closed the case. We counteroffered again (to about half of the total deposit), with a deadline to pursue small claims legal action if not satisfied. Note: Other friends of ours were treated the same in the general area of these rentals by Raines and the Owners they represent. Be careful! read more

Terrible experience!! Worst possible management agency. Received the apartment dirty with a leak that caused black mold. They had the nerve to charge for the leak repair. It took them 3 months to make the repair. They also withheld over $500 from the security deposit for cleaning fees when the tenants left the place cleaner than they received it. They were abusive, nasty, made threats, and charged huge fees for things that should not have been charged. Never rent from Raines no matter what. It was a nightmare. read more

It's so bad I wanna give it a zero, but I can't so I give it a 1. The WORST I'm not kidding. Maintenance is unresponsive, mean & straight up does a bad job. The office personnel are nice, but I'm without heat for 2 days now, completely due to their neglect. I was gone for spring break (set the thermostat to 62) all last week and my heat went out while I was gone. I get back to my house and it's 45 degrees in here. I had to do my own digging to figure out what the issue is because they wouldn't send a maintenance tech out. Turns out they haven't been paying the gas bill like the lease clearly states is their responsibility. Even after that, they won't give me a space heater for the meantime. No one has apologized in anyway that I'm stuck in this 45 degree house. read more

You will not get your security deposit back renting from this company. We we charged beyond our security deposit for "pet damage" when we didn't even have pets in the place, in addition to charges to replace light bulbs that they claimed were out but weren't when we left. We were also charged a crazy amount to replace the toilet paper holder and towel bar that were both fine. The townhouse was all FULL of black mold, in the window sills and blinds, bedroom and bathroom ceilings, the toilet would get mold within days after cleaning it. If you can (which you might not, because they basically have a monopoly in the area), I HIGHLY recommend avoiding renting through Raines. When we moved out, we were expecting that we'd have to pay for the typical paint and carpet cleaning (they warn you that it's almost always included and we had lived in the same townhouse for 3 years - BY THE WAY this is not typical for the cleaning fees to come out of your security deposit) - but we were shocked to find that we were charged for not only the cleaning, but also the replacement of things that had been broken BEFORE we moved in. We also had significant issues with needing maintenance and having to wait for an extremely long time - i.e., bats getting into the house and building a nest in the attic that we did not have access to, toilet getting backed up and sewage spilling into the house, ceilings leaking, underneath the sinks leaking onto all of our items. For each of these issues, we had to wait over 2 days to hear back. The company is very poorly managed, and they assume the renter is always wrong and/or can be bullied and pushed around - likely due to the fact that the majority of their clientele are college-aged kids living on their own for the first time and not knowing better. I cannot even count the number of times I had to patiently wait through a very rude lecture/rant by the woman on the phone before getting to bring up my issue because she completely misunderstood what I was asking. I don't believe that the people who work in the office communicate with each other because there were times I was told one thing (AND SIGNED PAPERWORK I might add) by and with one or two employees, only to call back or hear later from them that said paperwork never existed and/or there was no note in my file that such item had been discussed. I wish I could give this place 0 stars. Do not rent here. All the positive reviews are from people that own properties that are rented out and managed by Raines - and no surprise, because appliances are only replaced with the bare minimum when they break, nothing is kept up/maintained, and the renters are consistently charged for things that legally should be addressed by the landlords/rental company. Please save yourself the headache, and don't waste your time with Raines. read more

DO NOT RENT FROM THIS BUSINESS!!!! Raines is barely a business. Their accounting is horrendous and make sure to read the contracts. I have read some of the reviews on here, where people are erroneously charged for items that were broken or out when the student left. We moved in to the apartment with wet carpet floors. Window shades were broken. The plumbing didn't work. AC unit was broken. It took a week for them to get back and repair the issues. I wouldn't give them the one star, but I have to in order to write the review. Raines allowed smoking in the apartment complex Ivy Gardens. My daughter had severe head aches and the property management did nothing to stop the smoker or get him out. The stairs on the back part of the building are not accessible, it floods in back whenever it rains. The do not honor their lease requirements. They kept the majority of our deposit without just cause. The office staff would not return our calls nor respond to our request for assistance with our issues. would not recommend living here. The leasing office seems to be partnered up with the towing company and they are extremely aggressive about towing for any infraction they find, 24/7. Despite being a resident with a valid parking sticker I was towed recently. When asked why, they said that I had an old sticker, and instead of giving me any sort of communication beforehand instead they claimed they "put the new sticker on my door", with no other notice letting me know. Which is just about the least secure way you could possibly give somebody a parking sticker, as I never received it. When I asked for a refund for the towing fee I had to pay for their mistake they threatened to revoke my parking rights, which I guess is easier (and cheaper) than taking responsibility. It's frustrating living in a place where the management is actively working against you at every step. Service and maintenance is half-assed. Don't try living here during the summer months, they control the AC and won't bother turning it on no matter how hot it gets, maybe for an hour or 2 just so you don't die from heat stroke and they don't have to go through the effort of carrying your dead body out (which they will charge a cleaning fee for). Want to get a lightbulb changed? That'll be $50. Did the lightbulb go out on your first day living there? Fuck you, $50. The only worthwhile part of living here is that you get to live right next to the campus power plant so you can go insane from the droning noise going on 24/7 and forget that you live in such an awful place. read more

If I could rate this property management company zero Stars I absolutely would, they actually might even deserve a negative rating. I've never experienced a more incompetent useless group of people. We have had mold coming from our ceiling that has been leaking all year and we have expressed countless times how we would appreciate someone to come and fix it and they sent someone with half a brain cell to fix it but they didn't fix it it's still leaking. These people should be sued for negligence. The entire company is pathetic and there isn't a single useful person in the building. I think the training to work at Raines property management consists of how to be the rudest and most brainless person on the planet. I really hope one day someone sues them and everyone that works there for everything they are worth. I'm disappointed that this company even exists and I hope they lay awake at night knowing how awful they are. Nothing but hate for this company and it's employees. read more

Terrible company all around. Rented from them twice because they essentially have a monopoly in the area and was thoroughly screwed over by them on multiple occasions at both places. It does not matter how much you take care of your place or how much time you spend cleaning, do not expect your security deposit back. Slow or no response on serious issues in our townhouse like mold or bat infestations. By far the worse company I have ever rented from. Do not turn your property over to Raines. They had my property listed for over 2 months and did not have a single person interested in renting. After convincing me to lower my price I end up finding out the issue was actually over poor advertising. It was not listed anywhere they said it would be, not even a single sign in the yard. I did my own advertising and had 7 people interested in seeing the place in less than 24 hours. 2 of them showed up at Raines the next day ready to turn in applications and they were nothing but rude and acted like they had no interest in renting the place out. When I called to confront them they didn't even apologize but luckily they let me out of my contract. Not even a week later I have multiple people interested in signing a lease. I can only imagine how bad they actually treat their current tenants if this is how they treat new potential business. read more

This business (not so much a business) has been personally violent with me and in general unprofessional with me and many other I know that did do business with them, I rented once with this management company and it took them 2 months to clean mold from a central AC unit that lead to medical conditions for me , it took 2 months and the town of Blacksburg health inspector to get this major issue taken care of and i was still forced to live here even after the medical conditions. I then got another place with this management company same property but on the 3rd floor due to no rentals available and I had no other choice, the second time around this company accused me of things that were never confirmed and decided to back out their promise they had with me and while trying to resolve this matter in person the manager went on to literally yell and threaten me and use provocative behavior, I had to remove myself from the property before police intervention would have been necessary . We have owned a duplex and rented it through Raines since 1998. In that time we have had one month of lost rent due to no tenant. It has been fully rented the rest of the time. They do a walk through once per year and ask us to pay for upkeep items such as refinishing floors, painting etc. They do a great job documenting repairs needed and have never asked us to pay for anything that was the fault of the tenant. As an owner, I give Raines an A+. Hopefully our tenants feel the same way. read more

The incompetence that this company has is astounding, from the maintenance, all the way down to simple things such as email communication. Locked myself out of my apartment at 2am and called Raines Property Management 24/7 emergency hotline to let me in and when Mike answered the phone his reply was "and you woke me up at 2am for this" when it's his paid for job to be on call 24/7. The worst customer service ever received, this man hung up twice. When we asked for his name and his employer he refused to give it and increased the lock out price illegally to supplement his own income. When I called him on it he hung up. When I called the leasing office after Mike hung up they told me he can charge whatever price he wants despite the contract. When I talked to in upper "management" there were super unhelpful and I ended up having to wake up neighbors and sleep on their couch before someone could get back to me about letting me inside. Do not live here. Do not pay for 24/7 emergency service. They will not come and will overcharge you because you're in a vulnerable situation. read more

Do not rent any properties that Raines manages. Last year, my daughter and her roommates were in an apartment that they manage. One day when the maintenance man was in to fix something, he offered to replace a burnt out lightbulb. Next thing, the girls were charged for the service of replacing the lightbulb. As far as the security refund: Their lease was up the end of July 2016. A check did not arrive until September. I was fine with the list of deductions except wanted clarification on the $98.14 deducted for light bulbs and a receptacle. I spent over a month making phone calls, asking. My daughter and I were the last to leave the apartment and lights were working and nothing was broken that I could see. I was told by different people at Raines that they would look up the charges and call me back. No call backs. Finally, the last person I spoke with, turned out to be the manager, said he would look into it and call me back. No call. I finally got a hold of him again and he said the next day after a meeting he would call and have the information I requested. Instead, he sent an email to the roommates (not my daughter) stating the charges stood. I then called and when I finally was able to speak with him again his tone had changed. He told me he refused to discuss light bulbs and which receptacle was broken. Actually he has no record of what lights had no bulbs nor which receptacle was broken. He admitted as much. When I continued to ask for clarification, he was very flippant and rude. Saying, " it was the third one on the left." To be clear, I was not trying to get the entire security deposit back. I only wanted clarification on the $98.14 charge. I have had two children thus far who have lived off campus and rented apartments managed by different businesses. The worst property management company to deal with. The staff is consistently rude and seem to lack general customer service skills. If you have any questions regarding your property or your security deposit for example, your call will most likely be ignored or they will even hangup on you mid conversation-real professional. Expect to not get any of your security deposit back at the end of your lease because these people are money hungry and don't care about residents or their well being. read more
