This company rented out a bedroom without a window (not legally a bedroom) for the same price as the actual bedrooms in the unit. Then they made it extremely difficult to get out of the contract even though the roommates had agreed that it was messed up what the company did, they sent a letter to the company and it was still hard to get the company to respond. Willow creek is good, cmg is alright. I mean anyone is better than TNT. unfortunately, I rented through these people last year& let me tell you they personally had it out for me. When you sign the lease they tell you to have as few visitors as possible (which is insane considering I was paying for a two bedroom and it was just me obvi I'm Gonna want some visitors lol) because if you have any visitors U are responsible for CALLING the TOWING COMPANY EVERY SINGLE TIME U HAVE A VISITOR AND BEGGG THEM NOT TO TOW THE CAR anyway, after that you're supposed to leave a note in the car stating, they are visiting & which apartment. One time I forgot to call (I had just moved in &I had assumed it was too late 9pm) My friend had driven up from Richmond, va. and I had a very visible note In the car explaining & and it was towed anyway, so I got into it w/ the towing people bc I thought it was very wrong they would tow the vehicle when there's a note & I pay rent every month I should b able to have guests park here!! they could have just came to the door and checked, but no they are money hungry and aggressive as hell...anyway after this they refused to come fix things in the apartment, my washer & dryer were so old the washer tore up so many of my clothes it's so rough & the dryer shakes so bad the filter fell out& got banged up so it would no longer fit. They tried to fine me $80 for that and I told them I wasn't replacing it actually because it was not my fault & I hadn't asked them for any money from the washer destroying my clothes. It took months for me to get another filter from them. They literally tried to evict me bc of my ESA animal (were unfamiliar w/ the fair housing act clearly) and I was the only tenant forced to show proof of the dog being an ESA even tho every apt around me had dogs they will try and get every penny out of you, very CROOKED, very UNPROFESSIONAL. When I was moving out my mom parents came to help we spent all day scrubbing the walls and every crack and crevice to make sure we get that deposit back (or so we thought) the lady had the audacity to tell my father we should have been out by 12pm when the lease said you have until the end of the day. She still made us turn in our keys before the office closed (even tho there is a box for people to leave them in that turn them in after hours ofc it wasn't ok for us to do that tho, everyone else could free of charge) she said we would b charged a late fee. It really upset me how she was talking to my father as he has been nothing, but so kind to them. Keep in mind I've never had any issues w/ rent or anything always paid everything on time, typically EARLY. SMH and I tried and tried to b so nice after the one incident bc I could tell they were childish. read more

First of all, they take the cake as the undisputed slumlords of Blacksburg, which lets face it, there's some competition! They will try to steal your deposit, lie, and play "gotcha" at any opportunity that they could collect a fee. So watch out. Some tips for if you decide to rent from them (DON'T), or if you've already signed your soul to them: 1) know what's in the contract. 2) talking like reasonable adults doesn't work for them. Everyone at that office, with one exception (Matt) is a total dimwit. They will try to outsmart you, but it ain't gonna HAPPEN - cause you read and understand your rental contract 3) Be on the walk out inspection, and fix the apartment up exactly as it describes on the move out checklist. Be aware that you need to have requested o be present on this inspection, in writing (says it on your contract). Being there will make for a LOT less made-up charges for bull$hit maintenance write-ups that these jokers will never fix anyway and just pocket YOUR deposit money for. read more

They are terrible! The apartment is not ready to move in when we got our key. Dealing the issue with them for a week and then we wanted to get out of the contract. Luckily they released us from the contract quickly and refunded us what we have already paid except for application fees. However, during the whole process, there is NO single apology and they did NOT even feel bad about anything. They gave us their poker faces every time we came to the office, but ironically, when there are new residents to sign up leases or pick up their keys they suddenly turned their smily faces and welcomed them. After 18 months of rental in one of their properties they pop up all issues that could to overcharge me - without any legal base - and deduct for imaginary repairs almost my whole deposit. So, please be very carefully with them - if you have no other options (which I strongly recommend) - ad follow next steps: - very first second you step into apartment make pictures for each detail / each corner (go into slightest detail like a small screw at the door knob). Be sure you put all things that looks odd into handover paper; - be sure you keep ONLY written correspondence with them about possible issues on apartment ( anything spoken or discuss over phone will be not consider by them ... ever!); - when you leave apartment be sure you make handover papers on the spot without any delays ... it's against the law to get the papers done after a while (they will charge you for imaginary works with huge amounts!!! Ex. door stops $60 / pcs.) - when you leave apartment make another round of pictures (again with all details possible) to have proof that everything was in order ... Final recommendation: work with them only if you don't have any other option!!! Even if they have slightly lower rent ... at the end will charge exorbitant amounts for imaginary repairs and overall you will pay way much more than worth ... + stress & trouble. read more

The women in the leasing office are always so rude! They have a stick shoved way up their buttholes every single time I call. I called to put in a work order for the crappy stacked washer/dryer machine a week ago. I found out that they did not put in my work order until the next week. So, when I inquire about you not doing your job--you know the one you get paid for--don't get snippy with me. The saving grace happened to be the actual maintenance company that is a total different company all together. I plan on looking for a new place to live. It's not that hard to provide good customer service (especially when I pay my rent within the allotted time every month and am a good tenant), but apparently it is for them! read more

I live in a TNT property and could not be more displeased with the level of customer service provided. There have been multiple instances where maintenance issues have not been addressed in addition to rude, brash, and unaccommodating run-ins with management. The instance today completely pushed me over the edge, hence why I am writing my first yelp review ever. I am a college student and have 4 classes today, meaning I am gone from 9 AM until 6 PM. I received a text message during class at 10:06 AM making me aware that Orkin pest control was going to be entering my apartment today and once monthly for the remainder of my lease. I have a pet bunny, who is allowed to be in the apartment as this is a "pet-friendly" community, who could ingest said poison and die while I was in class. I stepped out of class immediately and spoke to a woman on the phone who could not have been less concerned with the safety of my pet or my extremely inconvenienced day. I was unable to be told what pests were being treated (this was apparently a scheduled, routine pest control visit) and what types of poison were being used and where. I explained I understood the need for a preventative treatment plan, but requested to be notified at least 24 hours in advance of the next SCHEDULED pest control day so I could prepare my apartment and pet's safety accordingly, and was then told repeatedly "they'll be there next month" rather than a specific date. The lady didn't even attempt to look at a calendar or speak with a maintenance tech to try and find the scheduled date. I was told that my apartment would be treated before noon, so I had literally less than 1 hour to accommodate them and keep my pet safe. I proceeded to leave class early, sprint home (I walk to campus), and prepare my apartment and my pet for entry. I was gravely concerned for my pet rabbit as he could have ingested the poison and died while I was gone. I then spent $14 on an uber back to my next class (I only have 15 minutes between classes) since it was all the way across campus and I had sweated through my shirt sprinting home. I was then late to the next class. I don't think it is unreasonable to request advance notification of pest control services in a pet and family friendly community, it is rather basic human decency and the minimal level of customer service that should be provided for an apartment I pay $775 monthly for that has unresolved maintenance issues (mold in the bathroom since I moved in during JULY last year, in addition to a clogged drain and leaky faucets). Today is a Tuesday, so they had an entire business day yesterday (at the very latest) to notify residents. Not only have they blatantly disregarded the safety of my pet bunny, I missed valuable class time and spent money that I can't afford to be spending. According to clause 16 in my lease, "Except in case of emergency, a resident requested work order, condition report, newsletter notification of filter changes, or if it is impractical to do so, the Owner shall give the Resident reasonable notice of his intent to enter the premises." I did not request pest control, was not made aware of a pest issue, this was a scheduled preventative maintenance measure (not an emergency), and was given horrifically insufficient notice of entry that cost me time, money, education, peace of mind, and my pet's safety. Had I not seen the text message or had the physical capabilities to get home, my pet could be dead. The blatant violation of my lease by this company should be enough to elicit a response with reconciliation, but I doubt I will hear anything. I left a note in my apartment asking to be notified when the next pest control visit is scheduled and where the poison will be located so I can take preventative measures for my pet, but I doubt none of my basic requests will be met. read more

My experience with this rental company has been wonderful! All the ladies that run the office are amazing! I call pretty often being a newer home renter with loads of questions and they are always so patient and give me great advice/options of how to handle any and everything. When we were going through the renewal process and going back and forth whether we were or weren't they never lost their patience or kindness. They have even gone so far as to book the new possible renters of our location 15 mins apart so they don't take up too much of our time. I came back from work and the furnitures have been moved from the bathroom to the kitchen. I thought I got robbed!!! I called the TNT very politely, but they were really rude!!! Never rent from TNT. They are disorganized, disloyal, and overall incompetent as a leasing agency. All the employees are never on the same page - each person says different things. They will lie to you in person or on the phone simply because they are too lazy to find out the real answer. We recently lost our entire security deposit for unreasonable and overall fictitious charges. We are asking for documentation for the charges but they simply ask for us to write a letter. TNT has amazing rental locations, but lack of quality, slow maintenance, and rude staff. It was the best apartment I have ever had because it was next to main street, but realistically our apartment was terrible. No A/C, no dishwasher, no washer/dryer and chipped lead paint. Over fall break a mouse got into our house and died in our couch and at night you could hear the others lucky enough to survive scurry through the walls. There was mold in our bathroom as well as a rusted sink that all visitors were too scared to use. Then at the end of the year they decided to rip up the deck but then not finish it completely with no railings and a makeshift step just waiting for a lawsuit from a drunk kid. I wish I purposely threw myself off this hazard because I would love some extra money from TNT considering we did not even get our full security deposit back. We got what we paid for, I mean we should've known when we moved in and there was a dead squirrel out front. Now...the staff of TNT. Each member of this staff needs to be sent to a bootcamp on customer service but then again they don't feel that they have to be polite because we are "kids". They know we are poor enough to want to rent their properties anyway. This staff is power hungry as they continually take advantage of people because they like to feel like they are above them. Age is just a number. I thought southerners were supposed to be nice but they do that condescending, "bless your heart" b******t, when I would rather have a New Yorker be blunt and tell me to f*** off. They think that we are dumb because we are younger, but news flash we all just graduated college. But it is good to see consistency with their company because they all waste negative energy on being rude to people who never had that intention for them. My son rented an apartment in a 65 year old building in Blacksburg---reflecting decades of maintenance neglect and featuring all original (1950) appliances, sinks, tub & cabinets. Bottom line: TNT Flinchum is predatory in their zeal to not only ensure you get NONE of your security deposit back, but to ensure you pay additional charges for "cleaning services" and phantom "repairs"---all a complete joke given the materiel condition of this 65 year old building. The TNT leasing agents exhibited ZERO customer service and were completely unsympathetic to reasonable questions and requests. Worst, my leasing agent, responsible for defending the countless unjustified charges, admitted she has never seen the building in person, let alone step inside any of the units. I'm a parent of a RU student. My student's 4th year was spent in an apartment owned by this company, 1110 Calhoun to be specific. The manager, Tom Flinchum, was rude and disagreeable to my student and treated me and my husband with disrespect. The apartment building is a dump. We were promise that the apartment would be thoroughly cleaned and painted before move in day. It wasn't. It was gross and I hated that my student lived in that nasty building. I thoroughly cleaned the apartment prior to move out day but could not be there for the inspection. Tom was rude to my student's roommate, insisting that there were multiple problems with the apartment and that it had not been cleaned thoroughly. As a scout mom, I assure you - I leave places better that I find them. However, given the state of the apartment when my student moved in, making it look better wasn't much of a challenge! Of course, Tom didn't return all of the deposit claiming the apartment had damage and needed cleaning. One more thing... The apartment building overlooks a "lovely" dumpster that does not have a lid. It was always smelly and over run with trash. I noticed other apartments in the area had dumpsters with lids. There was always broken glass around the dumpster and I did call TNT to report this and ask that someone sweep the glass. (I observed other management companies cleaning up around their dumpsters). Needless to say, on one ever cleaned up around the TNT dumpster. The last week of school, I frequently observed the locals go through the trash and even fight over the things that were discarded by the students. This is a town issue. Just an FYI, RU is great but Radford is not. My advise to the RU students... Live on campus and avoid creepy landlords and less than desirable towns. read more

The only reason they got one star from me is because there was no "zero stars" option. I applied for a townhome through TNT and it was my lucky day, because they declined my application. They require a $20 deposit for application fee, and if the application is accepted they require a guarantor form and additional $20. I went ahead and turned in both (two separate $20 checks)-- that way if I was accepted, I wouldn't have to go over and give them my guarantor form, they would already have it. Upon them declining me, I asked if they would cash the guarantor form check and both of the office assistants said "NO!" They lied. They cashed it. So I called and asked why they cashed it and they were complete jerks about it and said even though they didn't process the form they still charge $20 to even accept it. When I mentioned them telling me they wouldn't cash it, they called me a liar. I politely asked for my money back and they hung up on me. So I had to call my bank and open up a claim. They are con artists and thieves. I am so blessed I didn't get stuck in a lease with them. read more

I unfortunately have to select a one star, there are no negative star options. Where to begin with this company. I've been a long term renter of TnT Flinchum, having lived in four different properties over the course of nearly a decade. With that said, we'll look into the cost, their extortion letters, repairs, vacating properties, and deposit return. Cost. Is paying their exorbitant prices worth the service you get in return, no. Are their prices fair market value per square foot, no. Are you better off getting a mortgage instead, yes. The reason their prices are so high is not supply and demand per se, but the supply of rolling college students year after year after year. Students will pay anything to live somewhere for a year, and live in subpar conditions (see other complaints). However, if you're not a student, then TnT Flinchum managed or owned properties are not for you. Each year your cost will go up, and I state again, each year they will go up. I've never lived in one of their properties that didn't go up in price each year. The increase ranges, that I've been sent letters for, $5-$25 per month. On the surface that's not bad, but year after year it gets to you. If you ask them about it, they'll say it's taxes. Listen, it's not taxes as much as small incremental changes are overlooked by a lot of people, but we'll get to the extortion letter next. Extortion: the practice of obtaining something, especially money, through force or threats. As everyone who has ever rented from TnT Flinchum, at the six month mark you receive a letter of intent to renew. In this letter it will state what your current rent is, what it will go to, and that if you renew now you lock in a lower cost (but still greater than your current rent). Now, I contend this unto itself is not extortion, merely offering a discount. I would say in my opinion the intent letters I kept and the screen shots of the same place listed on their website for lower than what the letter states is extortion. I'm sure they'd brush it off as 'a mistake with all the properties they manage'. Can you prove mal intent, no, but after it happens to you numerous times, you can draw your own conclusion(s). Repairs. I'm glad I'm a handy person, and that YouTube exists. TnT Flinchum is lackadaisical at best about repairs to the properties they manage or own. If it's a repair mandated by law, sure they're all over it, if not, good luck Chuck! Of course, they don't use email 'because of viruses', so you have nothing in writing, only phone calls. Which, as a side note, I would suggest using methods of communication that have records for posterity or court sake as I have kept mine. So, you'll have to call and call and call and call and call about repairs until you get fed up and do it yourself. Vacating properties. This is the fun one! There is no win for the tenant, pretty much ever. I learned after a few move outs what they look for and to prepare, but this last time was the straw that broke the camel's back. I highly encourage everyone to be present at their move out inspection, and to record it in its entirety. Their way of making money is to itemize everything with ridiculous costs associated with it. Per their own example, if you have oven drip pans that are dirty, they replace them at, if memory serves me $8/each & one hour labor at $30. Please, correct me if I'm wrong though. Anyone who has every vacated a property knows what I'm talking about. Deposit return. Now, if you're the tenant and you leave it looking pristine and leave, dropping off the keys instead of making the appointment, you're aware the deposit return (if you fight them for it) is always going to be chalked full of erroneous repairs, replacements, and labor they incurred to get your property up to par for the next tenant to enjoy. You could fight this, but of course the ROI is not there for your efforts. Per the law, they have 30 days to send you a written itemized list of deductions. This was never received nor sent to me within the 30 days of move out, strike one. Your deposit, minus the deductions is supposed to received by you within 45 days of move out, again, this was not accomplished by TnT Flinchum. Their excuse, as others have noted, they claim to have mailed it and got it back, then mailed it again and it never got to me. So, I had to go to their office and pick it up, lucky for me I remained relatively close vs someone who may have moved much further. This takes us to the shadiest part of their whole operation, cleaning. I managed to not have anything marked off during my move out (big accomplishment!), and was expecting maybe $50 carpet cleaning bill for my ~450ft^2 (32x14). Instead it was $120!! This is outrageous to say the least. When looking at the invoice closer, I noticed the PO box for the cleaning company was the same as TnT Flinchums. Come to find out they're sister companies. These people are horrible. We subleted through them and have been in our house 5 weeks. They said they were coming in to look at things THEY needed to fix and then sent us a list of violations. We called, got fed some lies, fixed what they said, and are now getting kicked out because it was "messy" aka hadn't unpacked all of our boxes. They gave us one week.... ONE WEEK... to find a new place and have all of our stuff out. I went to ask for an explanation and I got kicked out of the office. Granted I was a bit out of my head by the end of it but as soon as I came in asking questions I was told to loose the attitude or get out of the office. Like others, I believe one star is far too high for this crooked business. Run from them as fast as you can. They will charge you for things without explaining what the charges are. They won't answer inquiries, they will charge you late charges and admin fees for these unexplained charges. They will not return phone calls.They will not return emails. I was even told the staff deleted my messages as they were "not very nice." We have dealt with unresolved mold issues, and even had them remove a television from the house my daughter rented while she was still under lease. This should be TNT property mismanagement. I am currently filing with BBB and planning legal action if I don't get results. I'd encourage everyone to file with BBB. They have had several complaints against them in the last few years. If everyone who had unresolved issues would file maybe something could be done about these crooks. read more
