    My daughter and her roommates rented on Lunch Pail Lane in Blackburg. It is a beautiful townhome…read morein a great location for a Hokie. However, they charged EACH girl $175 in cleaning fee (that's $700!) to CLEAN (not paint or for any repairs) the apartment when they left. We had also paid for someone to come in and clean it and had asked for them to inspect it to prevent the fees, but they denied our request and then went ahead and charged them anyway. I have filed 5, yes 5, inquiries asking for photos to justify the fees, with no response at all. I honestly feel they charge every resident these fees and just hope the renters will give up. Of our $400 deposits per girl ($1600 total) , we got only $200 back per student ($800 total). They are ripping off these kids. The question is how far would a parent go for $200 - I guess they know it isn't far enough for them to stop doing it. Sucks to do that to students.

Everything was fine until this past year. Suddenly and without any notice PW started taking money from my owners account when they billed the renter for something then reimbursed the owners account when the renter paid. This came to my attention when they charged a renter who terminated their lease a month early an entire months rent for the privilege. The renter never paid the fee but PW doesn't care because they charged me for it so now I am out a months rent. This is on top of the fact that they never told me the renter terminated the lease or that they were charged the fee. They just took it out of my account. Now I am being charged $1200 labor charge for a leak that was fixed with $100 of materials. When I asked for receipts for what was paid they told me no. Since the rent goes through them I have no options. I am terminating my contract with them.

I got unlucky and have a guy who I swear drags iron bricks with him every time he walks. He has made my ceiling fan shake. 2. Rent is expensive 3. Location is on a farm on a nice windy day the smell of manure can get in positives 1. Positive feedback from staff when needing help 2. If you come home any time after 6pm, good luck finding a spot anywhere near your building. Even during the day it can be hard to find a spot close by. The turns are also really sharp and there's a lot of blind spots- I've nearly been hit and/or nearly hit someone else several times because of this. * Noise. And I'm not talking about parties or anything like that, although my upstairs neighbors do like to throw loud parties every now and then. I'm talking random landscaping/maintenance noise. Here recently I guess they've been cleaning up downed limbs and mulching, which I'm all for, but can we start it later than 9am? Some people work night shifts and aren't thrilled being woken up by very loud machinery between 8:30-9am. Otherwise I've had a positive experience living here. Rent is a bit higher than other places in the area, but it's worth it IMO. The apartments are really nice, having a washer and dryer is a HUGE plus, and you (generally) don't have to deal with loud parties like other complexes. Staff is friendly and maintenance is quick to respond.

There apartments are poorly maintained and the office admin treat you like second class citizens. I lived here a few years and paid my rent a week before it was due by check and they would lose my checks even though the payment was taken from my account and would have to fight the office to remove the late fees every other month.     I recently moved out of Windsor Hills after living there for two years. I have to say that my…read moreexperience there was a great one. I originally moved to Blacksburg due to a relocation with the military. My office was on the campus of Virginia Tech, so I wanted to live somewhere that was close by. Windsor Hills is just that, being a short two miles from where I needed to be. The second necessity for me was that it needed to be pet friendly, which it is. I found this to be a difficult feature to find, as the vast majority of the locations around Blacksburg are NOT pet friendly. This might be to shut out "irresponsible" college kids and their animals. As a result, though, it seems about 80% or more of Windsor Hills residents have a pet (mostly dogs). My two major concerns fulfilled, I'll discuss a few of their pros and cons. PRO: * Pet Friendly. Not only pet friendly, but caters to pet owners. There are numerous pet waste stations where they provide waste bags and places to dispose of the poop. There's a small dog park on the property where you can let your dog run free. They also host Yappy Hours on the hillside where people let their dogs run and play together, while also providing water and treats. Also, during the summer, they'll sometimes host pool parties where all the dogs get to jump in the pool and play with each other. Despite the amount of dogs that live in the complex, I've never been bothered by barking dogs and never have had to worry about dog poop everywhere. All of us were owners in the same community, so there was much respect and responsibility! * Hosted Events. They often hosted events in the clubhouse where there were themed parties, or just free food offered. This wasn't once a quarter or once a month; it was more like several times a week. Examples are where they'd provide free donuts from 8-11am from a great local donut shop, or during lunchtimes they'd provide all the fixings for you to come and make your own sandwiches. Great benefit for "starving students". * Pool and Gym. Their gym wasn't an LA Fitness, but it was pretty good for an apartment complex. They have a few treadmills, bikes, and ellipticals. The weight room is better, though. It actually has a decent selection of free weight and cable machines. Definitely enough for a good lift. Afterwards, take a dip in the outdoor pool. I don't think it was heated in any way, because it was always cold, but this wasn't too bad during Virginia summers when its 90 degrees out. * Tenants. I never had any issues with any of my neighbors. This, actually, was a great surprise to me. I'm not old, but at 31, I'm older than all the kids in college. My neighbors, however, weren't 18 and 19 year olds. The audience at Windsor Hills was primarily graduate students, a few teachers, or people like me that didn't attend school but were somehow connected. There were a few undergraduate students in my building, but mostly seniors. Regardless of age or situation, not once did I experience loud parties, drunk people stumbling back at night, or any other disruption. Even at the height of football season, I never saw any rambunctious behavior. Shocking! CON: * Parking. Honestly, coming from Seattle, I didn't find the parking that bad. But I can see how some would get annoyed at times. During the summer, or on Friday nights, parking is wiiiide open. But during the school year, it can get full after about 6pm. My building wasn't so bad due to its location, but down the way, I could see that people sometimes struggled to find parking out front. * Laundry Machines. This is a semi-con that could easily be a pro all the way. Each building has one to two washers and dryers in the basement. Very convenient versus going to a central location or a laundromat. My issue is that they're all coin operated and there's no on-site change machine. I once lived at a place that had machines that read cards that you could load money onto. Or, like a laundromat, they could have change machines. But everyone had their own solution. I would go to an actual laundromat and get a few handfuls of quarters. Others would go to a bank and get rolls of quarters. Not a major hiccup, but kind of annoying when you want to do laundry and then realize you don't have a dozen quarters on hand. Those are about the only two cons, and they're stretching it. It was a real joy living here during my stay in Blacksburg. To wrap it up, I have to say my end was nice as well. Easy staff to deal with and I got all of my deposit back. Not bad for living in an apartment for two years with a 85lb dog. Kudos for Windsor Hills. Check them out if you need a place to stay.

Yesterday, we finally closed on our home in Christiansburg. Thanks to the amazing work Jeremy has done for us! We've been wanting to sell this house since we left Virginia. We've used a different realtor before who wasn't very helpful at all. It wasn't until sometime last year when our rental property manager (Aaron Harris Kirby from Pointe West Management) referred us to Jeremy when we tried to sell the house again. Back then, it was rather late in the season for selling and colder weather is rolling in. While our home sat empty after our last renter left and after we had made major repairs on it, we decided to try to sell it. But we also couldn't afford to let the house sit empty a few months and our chances of finding a renter is also getting slim. So, we had our home listed for "rent OR sale". And we told our property manager and Jeremy that whichever comes first, we'll take it. Jeremy totally respected our decision and although we also listed our home for rent, Jeremy still went above and beyond into aggressively trying to find us a buyer. Well, we got a renter soon thereafter and we informed Jeremy to remove our home from his listings. He gladly took it off and we told him we would like to attempt to sell it again towards the end of our tenant's contract this year. We were pleased to hear back from Jeremy again a few months after. He thought his in-laws might be interested in buying a property in the area and it's looking like our home would be a good fit for them. The fact that he contacted us meant that he still had our property in mind - that's a good realtor right there! Then, a few months before our tenant's lease is up, we heard back from Jeremy again. He sent us statistics on the area and he said our home is in the perfect position to sell. He asked us if we would like to start listing it earlier on (of course, with the cooperation and consent of our tenant). It worked out perfectly as our tenants are also buying their own home somewhere and they needed to break the lease earlier. In a week or so, we've had multiple viewings and some offers! Which, by the way, has never happened when we went with our previous realtor. In less than a month, our house sold and the offer we took was pretty close to our asking. Almost 7 years of trying to sell this home and we now finally got to end this ordeal! Thank God for the amazing work that Jeremy and his team has done for us!! We very HIGHLY recommend!!
