My daughter and her roommates rented on Lunch Pail Lane in Blackburg. It is a beautiful townhome in a great location for a Hokie. However, they charged EACH girl $175 in cleaning fee (that's $700!) to CLEAN (not paint or for any repairs) the apartment when they left. We had also paid for someone to come in and clean it and had asked for them to inspect it to prevent the fees, but they denied our request and then went ahead and charged them anyway. I have filed 5, yes 5, inquiries asking for photos to justify the fees, with no response at all. I honestly feel they charge every resident these fees and just hope the renters will give up. Of our $400 deposits per girl ($1600 total) , we got only $200 back per student ($800 total). They are ripping off these kids. The question is how far would a parent go for $200 - I guess they know it isn't far enough for them to stop doing it. Sucks to do that to students. read more

If I could give negative stars I would. I started using Granite to manage my property 4 years ago. Pointe West bought them out about 2 years ago. Everything was fine until this past year. Suddenly and without any notice PW started taking money from my owners account when they billed the renter for something then reimbursed the owners account when the renter paid. This came to my attention when they charged a renter who terminated their lease a month early an entire months rent for the privilege. The renter never paid the fee but PW doesn't care because they charged me for it so now I am out a months rent. This is on top of the fact that they never told me the renter terminated the lease or that they were charged the fee. They just took it out of my account. Now I am being charged $1200 labor charge for a leak that was fixed with $100 of materials. When I asked for receipts for what was paid they told me no. Since the rent goes through them I have no options. I am terminating my contract with them. read more

AWFUL PERIOD! Extremely authoritarian and forceful when collecting money(justified or otherwise) and relentlessly removes more and more tenant rights from the lease contract while adding more rules/reasons for charging more fees to the point of being a paid prisoner, every year! Expect to pay THEM to renew your lease, and EXPECT that they will harass and threaten you to renew your lease 10 months before your lease will end. Any amenities that are included in your rent like wi-fi, laundry or appliances are the bare minimum and to be operational half the time. DO expect to take TIME out of your life to REPEAT requests for a work order/ticket, via EMAIL, PHONE, VOICEMAIL, IN-PERSON, as they will ignore you, despite the contract stating they must respond by 2 weeks, for any maintenance issues. Likewise, EXPECT to be IGNORED and IGNORED as they hope you will simply drop off the map and GIVE UP. EXPECT, severely low water volume/pressure, ex. 0.75 gallons per minute, so expect to take 30-40 minutes to conduct a basic shower(equivalent to10 minutes for a normal water volume output). EXPECT, for them to ignore the complaint of low water issues and them to GASLIGHT you and unexpected repeated last minute, "OH, we need to come in to check every building for water usage, you don't need to be home-they come and go and if they were your roommate, NO NOTE and HARDLY any NOTICE! EXPECT, that when they do do maintenance that they leave you a pile of trash and WILL need to clean up the rubbish in their wake. EXPECT that they use your toilet. Ask me how I know, because they LEAVE biological remnants behind! Additionally, if you have any plumbing problems minor or major, EXPECT that you will BE CHARGED HEAVILY and GASLIGHTED if you inquire about the astronomical fee --EXPECT no work order, NO note, and for the charge to MYSTERIOUSLY appear on your online resident portal and harassment from them to PAY IMMEDIATELY. Interestingly suspicious is that for every maintenance except for the change of A/C heater/air filter cartilage, they will NEVER provide a range of time or coordinate with you so that I can be home while the maintenance arrives! EXPECT them to have a worker who's job is to pry for things listed on your lease contract that paves the legal argument to fine you, for example demand that you not have any decorations in your entry way, including on your door. MIND you, I pay one of the highest rent in the town! read more

Dwelling unit was good while staying, Pointe West maintained professional communication and returned deposit in adequate time (though it could be quicker.) charged for plumbing repair at one point during stay which seemed an excessive amount for work performed (simple drain clog in bathroom sink that I could've fixed myself). Parking situation is very poor at Hearthstone Drive, being a shared lot with no marked spaces, first come first serve. If you work a late shift, late classes, or intend being out past 6pm by any means good luck parking anywhere near your building during the school year, though summer parking is not nearly as bad. This is the one of the most glaring marks since, with the excessive amount of monthly rent charged, you'd expect to at least be able to park within a few hundred feet of your residence. Often times there wouldn't be a single space available past 9pm, forcing me to park in an adjacent neighborhood and also risking towing. They automatically deduct and exhorbitant amount for cleaning and carpet cleaning from your deposit (close to 25% of monthly rent) (amount not listed in lease and is undisclosed), despite having left the premises near spotless after my own cleaning and care taken while residing there. Overall, I would recommend finding another management company to live under despite the unit being relatively well maintained and all amenities included. They are included in that huge lump some you will be paying, so it doesn't fully feel worth the premium. read more

Aaron Harris Kirby, take note of this name. I can only say good things about her and their company. There's only one regret we've had - and that is, not hiring them earlier on!!! We were referred to them by another friend who's been using this company for their rentals. Our friend spoke very highly of them. And for good reasons!!! Everything was so easy. We got our home rented quick and we've had great renters through them so far. Now our house just sold and it was a very easy turnover. They also referred us to our realtor (and a really good one too! It's called Nest Realty and I'm going to leave a separate stellar review on them as soon as everything is finalized). It's been an absolute pleasure hiring them. The only people that have written good reviews are the people who are renting out units. If you are a tenant on the other hand it's guaranteed you will have a bad experience. Every single time I've needed them to do something for me they've messed it up. Sent me the guarantor forms of someone else so my parents signed for the wrong person, after I moved out they continued to charge me for rent causing my account to be over charged, sent me the wrong mail key, didn't give me back my security deposit even though I left the place exactly how I found it. Definitely take advantage of the fact that we are college students. All of my friends have issues with them too. If you can avoid renting through them, do it. read more

Hiring Pointe West to manage our rental property was one of the best decisions we've made. They are courteous, responsive and are somehow able to deal with a ton of tenants and owners while still keeping smiles on their faces! I lived at the Pointe West Commons complex on 810 University City Blvd across from the Math Empo for one year. Pros: - Convenient location near Math Empo and campus. Cons: - These apartments are old and show it. Outdated appliances, old carpets and flooring, etc. - The walls are thin. You will hear your neighbors. - The A/C window unit filter seemed to not have been changed in YEARS when I moved in. - The management company will enter your apartment frequently sometimes with NO notice. They do not have a staged unit to show so they will have prospective renters tour your apartment WHILE YOU ARE LIVING IN IT (again, sometimes with no notice). - This complex is above a shopping center which can get noisy at all hours. read more

Awful, awful, awful. They don't care about the tenant....only filling their pockets. No air conditioning for 5 days and they took no responsibility. Would not give anything off on rent. They said because I get free electricity I should not get anything if the AC goes out. That makes no sense. My lease states that my electricity is included and that the apartment has AC.
