Updated Review I'm…read morewriting an updated review for the building I live in, and I want to be fair, honest, and detailed. About the Morning Cart Situation Someone recently complained about a person coming to their door early in the morning asking for the cart. The carts are meant to be shared by all tenants -- once you're finished, you're supposed to bring it right back downstairs. It's not meant to be taken up to your apartment, loaded with your personal items, and returned whenever you feel like it. That's just basic courtesy in a shared building. Mishaps Happen -- What Matters Is How Management Responds In any apartment building, things will happen. That's just life. What truly matters is whether management is proactive and actually works to resolve issues -- and The Avenue does. Every time something has come up, they've addressed it. Past Issues With Dogs There was a time when some tenants thought they were above the house rules and let their dogs roam freely. That was unsafe and unfair to everyone else. Management stepped in and handled it, and that problem is no longer happening. ‍ Leasing Office - Tom Deserves Recognition We are extremely lucky to have Tom in the leasing office. He is always proactive, helpful, and genuinely cares about the residents. He's one of the reasons this building runs as smoothly as it does. Security & Nighttime Concierge They replaced the old security with nighttime concierge, and I couldn't be happier. These guards are skilled, alert, and proactive. They make the building feel safe, and that peace of mind is priceless. Pool Noise - Resolved Years ago, the pool area brought a lot of unnecessary noise, especially after hours. A nighttime concierge at the time contributed to that problem. Management handled it professionally, and that employee is no longer here. Again -- they were proactive. Pest Control - A Huge Priority This is extremely important to me. They stay on top of pest control, and that matters a lot, especially in Hollywood where roaches, rats, and other issues are common due to the homeless crisis and items being brought in from the street. As long as tenants follow house rules and don't bring in street furniture, we're in good shape. Cleanliness & Porter Staff The building is kept clean. Clemente, our porter, works hard every day to maintain a clean environment -- even though some people can't seem to hit the trash can. His work is appreciated. The Yoga Studio Downstairs I won't take a star away for this, but I will be honest: The yoga studio brings in too much outside traffic. The mail area gets hot, steamy, and smelly, and it doesn't feel like a resort-style environment when strangers are constantly coming in and out. In the future, it might be better used as a rec room, an extended office space, or even a larger maintenance room -- something that benefits residents directly. Staff Changes Over the Years It's been sad to see some great employees come and go -- Mary, Werner, Werner's brother (amazing maintenance), Adam, and others. Adam used to offer early-bird lease specials where your rent wouldn't increase if you renewed early. Those were the days. Extra Fees I do want to mention the extra charges. I already pay my own gas and electric, but the building adds their own property-related fees on top of that. The porter fee alone is over $50 per unit. With the number of units here, that adds up to around $12,000 a month -- and we all know the porters don't get paid anywhere near that amount (though they should be paid well). It would be great if new management reevaluated these charges so long-term tenants feel encouraged to stay. Final Thoughts At the end of the day, we've lived here this long because of: * Cleanliness * Proactive management * Safety * Great location (close to the 101, Sunset, and the boulevard) No building is perfect, but this one does make an effort -- and that's what counts. We just hope management continues improving and considers adjusting some of the extra fees so good tenants can stay long-term.

As I sit here in my overpriced, small, one-bedroom penthouse-level apartment, taking in the toxic…read moreand disgusting fumes from Wingstop, I write the following. I have lived at The Charlie WeHo for about a year and a half, and it has been one of the most miserable living experiences of my life. Let me save you the time and the heartache. To be clear, I was extremely patient and reasonable about all of this for months. I tried to work with management, gave them time to fix things, and remained respectful throughout. It is only after getting nowhere that I am writing this. First, the Wingstop directly below the building has an exhaust system that pumps cooking fumes directly into the apartments. I am talking about bathroom vents, kitchen vents, and dryer vents all filling with fast food exhaust. This went on for months--multiple maintenance visits, multiple repair attempts--and it was never fully resolved. To this day, I cannot comfortably use my patio or open my windows during business hours. The HVAC design in the unit is genuinely broken. There is one vent in the bedroom, one in the living room, one in the bathroom, and none in the kitchen. The thermostat is located at the front door, which is the warmest spot in the apartment and receives no airflow. Their own maintenance supervisor, Tremaine, acknowledged this was a bad design when I submitted work orders. There is consistently a 4 to 8 degree temperature difference between rooms, regardless of the thermostat setting. You cannot leave the AC on overnight without waking up freezing in one room and overheating in another. There were also ongoing issues with smoking in what is supposed to be a smoke-free building, as well as repeated noise disturbances. I made multiple complaints to management, and nothing was meaningfully addressed. When I finally asked to be let out of my lease due to these unresolved habitability issues, management initially indicated it could be worked out. Shortly after, they sent a letter from their property management law firm, Karsaz Law, formally denying my request and claiming none of my complaints could be verified. This is a building managed by Greystar, one of the largest property management companies in the country, and their response to months of documented issues was to involve lawyers. They are now asking me to repay a concession in order to move out. I do not consider this a legitimate concession, as the Wingstop opened months after I moved in (around August 2025), and the exhaust stack they attempted to repair multiple times clearly shows they were aware of the issue affecting residents. This situation was not caused by me, yet I am being expected to pay for it. After I pushed back with documentation, AQMD complaint records, and written correspondence--including acknowledgment from their own staff--they eventually agreed to early termination. However, I have still not moved out because they expect me to repay an $8,000 concession, which effectively leaves me stuck. The location on Santa Monica Blvd is convenient, and the building looks nice from the outside. But if you actually have to live here and something goes wrong, you are on your own. Management will ignore you, deflect responsibility, not meet you in person, and escalate to legal action before resolving legitimate issues by a simple chat. The lawyer still has not replied to me when I asked for a discount or prorate on the overall concession. In addition, the units facing Santa Monica are loud due to traffic and the shotty windows they installed. I wanted this to be a 5 year+ home but they ruined it with Wing Stop, overpriced units and bad attitude. Look elsewhere.

1 month update of our time at Modera:…read more The pros: - Naki, the leasing agent who took care of our move-in process is very friendly and attentive! He made our move-in so easy and was accommodating when we had to change our move-in orientation date. Actually, all the leasing/apartment staff have been so nice. From Stephanie the community manager to the other gentleman (I'm sorry we don't remember your name yet!!) at the leasing office to the maintenance guys.. they all greet us when we walk by the office or even around the buildings. - The finishes: I love the finishes of our apartment. There are a few scratches on the floor in the living room but not exactly the apt's fault (I just wonder what the previous tents were moving around to leave such big scratches on the floor lol). I do love that the island is moveable but that thing is heavy AF (can I even say this on Yelp?) I almost broke my back moving it lmao. We do recommend lifting one side of the counter up first and sliding a towel or something that'll help it glide easily as you lift/move the other side. Plenty of storage space for both kitchen and just throughout the apt (for our layout at least, we have a storage cabinet by our entryway and a coat closet). If I could change one thing about the layout of my unit, it'd be less bedroom space and more living/dining room space. - The amenities: this is the most time we've spent at our apartment's amenity. We haven't used the pools yet but we've hung out at both rooftops and both lounge areas. The gym has all the machines I normally use at a regular gym (the fiancé needs other ones but he's still happy with what we got). We've also used the karaoke room even (the system is kind of hard to use and the songs are limited). The dog relief area is super convenient for when I don't want to go outside of the building (but there are cons about this). I've even used the dog wash station for my big dog. - Walkability: I actually love walking around this area. We were actually quite worried and unsure about living so close to Hollywood Blvd because of the tourists/homelessness but the tourists doesn't really come this way and when we looked at the apt building on Google maps, it showed a row of tents one block away from the 3rd building but it seems like they've cleared it out. We have spotted 2 different tents that have been put up at the same spot but apparently we're in an area called "the zone" and the city does street cleaning/removal of tents during certain days of the week. There's a lot of things to do in the area, Hollywood Walk of Fame being one of them ofc and the Ovation shopping area. We've walked to Ghirardelli Chocolate Shop just to get hot chocolate one night, we've tried the amazing Italian restaurant a block away from the apartment buildings, I'd say if you really wanted to, you can even walk to a Target/Trader Joe's/Ralphs to do your grocery shopping (about a 20 min walk). Lots of coffee shops (Javista being our fav). This is the most walkability we've had compared to any of the apartments I've lived in in TX. (OK this is getting a bit long so I'm gonna cut it short) The Cons: - Noise (this depends on which building you live in and which layout you have and where your unit is located): we're right across from a drumming studio lol. And some times they'll practice until laaate at night (I'm talking past 1am late). Google says they're only open until 6pm but I guess students of that studio can just go in & out. It's not TOO loud but just a bit annoying at times when you hear it at night. The layout of our unit has our bedroom back to back with the elevator/hallway. So when we're in our bedroom, we do hear the dings of the elevator and "Going Up. Going Down." LUCKILY the residents in our building aren't too loud and not many seem to go out late at night so again, doesn't bother us too too much. Then just the occasional homeless/drunks yelling - the drunks have been kind of funny though. Idk we're pretty chill but others might find this more annoying. - Dog Relief: YOU LAZY RESIDENTS NEED TO PICK UP AFTER YOUR DOGS. Like goodness gracious. There are bags literally RIGHT THERE and I've never seen that bag dispenser empty. Also even if it's empty carry your own poop bags they're super cheap on Amazon but stop being lazy and dirty gahdamn. I hope the apartment does fine your a**. If you can't pick up after your dog why do you even have a dog? Makes me wonder how you treat them and your own house?? - Packages: some delivery drivers can be quite lazy in figuring out where packages go. But I guess you just have to be really descriptive in how you want your package delivered because I've seen packages left outside of our building that we've actually delivered to residents (these companies need to pay me instead). Anywho. That is all for now. Hopefully the next few months will be peaceful and we'll do a 1 year update c:
