    I have lived at Modera Hollywood for over 17 months and I love it. The views are incredible, not only are there rooftop views of the Griffith Observatory and the Hollywood sign but being this close to Highland and Hollywood it is often I get to see parades, premieres and more without even leaving the building. The Staff is otherworldly, they not only do a perfect job but they go a love and beyond keeping things secure and efficient. Letícia is always a warm face and like to make you feel like you've found a new home by being so friendly and developing community events. Joys is a great assistant manager, there is nothing she doesn't know about the building but still bubbly and positive in every interaction. Derrick has the biggest smile and brightens my day every time I enter and leave the building. The Community is filled with bright and engaging people. I couldn't feel more safe or fulfilled, the amenities are always super cleaned and well maintained, the maintenance team goes through everything with a fine tooth comb. Over all I couldn't be more in love with property and highly recommend it, will be renewing!

    Since being at Modera , Karim and Rachel have been very helpful. I love the atmosphere here, whenever I have any issues i feel comfortable to reach out to them and know we will find a solution.     The area around Modera is one of the worst areas I've ever lived in, and due to work, I live in a different city every year. The amount of homeless walking around the property screaming and yelling every night due to their untreated schizophrenia is unnerving. The property itself from the outside is definitely worth looking at. However, paint and amenities are just "skin deep" when it comes to apartment living. The amenities are probably the most attractive attribute to the community. They will definitely catch your eye while touring the community. The property is just over 2-3 years old, however, it is starting to feel old. This is due to the lack of upkeep from management. The apartment itself was okay..It was a bit odd to me that wood flooring went throughout the entire apartment, even in the bathroom. It was also a bit odd to me that the bathroom did not have a ventilation fan.... The kitchen appliances are brand new and top of the line however, the washer and dryer were not top of the line. The apartments are pretty small for the price, and nothing additional that you won't find at any other community in the area, is added to make your rent higher here than elsewhere. Management can not tell you the type of people that live here, but I can. IMMATURE. Expect parties every weekend, and every weekend you will not sleep. Expect to see naked people running down the hallways, and half naked young girls doing photo shoots in the lobby. A lot of the residents here just came from mommy and daddies house it seems - as they don't even know how to dispose of their trash properly. Expect to see lots of vomit, human and animal feces EVERYWHERE, and to get a contact high every day. Management here is less than to be desired. Rachel the leasing consultant is the best at what she does and MillCreek should be very lucky to have her. She is the only good thing about that management office. The manager Stephanie will lie to you, and say whatever she can to get you to sign on the dotted line and give the company your money. She lied to my mother thousands of miles away in another state (who was also a lease-holder taking care of our rent) about outstanding maintenance issues being taken care of - when in fact they had not. Guessing she wanted to make sure she got rent money that following month. Also, if you have issues with the on-site staff not doing their job or upholding the lease agreement, do not go to corporate. They will be the first to tell you that if you don't like it there, you can always leave (thus, inconveniencing you) instead of wanting to actually listen to their residents and rectify issues. In July, 2022 my neighbors hallway light burned out right after she moved in. In February of 2023 when we vacated, it still hadn't been replaced. For weeks, the move-in lobby doors to our building were broken, as a homeless person ripped off the key fob access panel leaving the door unusable from the outside. The day I moved out, I got a glare from the maintenance staff for using the main entrance to the building. Maybe fix your problems, instead of looking at me! The parking garage gates are always broken (due to resident negligence or homeless) which makes the parking lot unsecure. They say they have a posted security guard at the garage, however, several times I witnessed the garage open with no guard posted. Management is despicable in this community. They continue to allow residents the opportunities to ruin what should be an enjoyable living experience for those who want to call this place a "home" and not a dorm. The lack of professionalism at its best. It is quite apparent when the manager is allowed to have pink hair and dress like bozo the clown. All in all, for the price they are charging and what you get, go somewhere else. MillCreek Residential does not care about you or what will happen to your mental health if you live here, or your home. There is far better out there. This place will NEVER be anyones zen-living experience if that is what you are looking for. Really disappointing.

    Rent increase rates

    Modera presents well, but trust me, it's a façade that wears off quickly. Before moving here, know that it's run by a greedy corporation and the rent increase is astronomical -- see photo. Modera raised my monthly rent by $630 - that's an extra $7500/year for the same apartment and a living experience on the decline. And that's just for a 12 month lease; it's an 80% rent increase for a 4 month lease to get me through the end of the year, and 110% rent increase for month-to-month if I need a little more time to find a new place. I've been here for over 2 years and paid full rent during the pandemic, even when we didn't have access to any amenities for months, even when my mentally unstable neighbor made life hell, even when leasing didn't enforce its own policies which left me choking on smoke daily. To add insult, they are taking out expenses that used to be all-inclusive in rent like your parking spot and now charging them on top of rent plus also adding some other new BS fees. It's an absolute cash grab; at best it's a ploy to push out old tenants to make space for higher-paying ones, and at worst, illegal price gouging in conflict with Mayor Garcetti's rent increase limits that are in place through March 2023. A few other generalities about the place: the garage gate is terminally broken (only worked like 6 weeks total in my 2 year + stay), cheaply constructed unit and none of the walls are straight which makes mounting difficult, thin walls so you can hear neighbors above and adjacent, the property gets nasty as hell as tenants and their guests continuously deface the public spaces, hot tub is dirty AF as they rarely drain/clean it, front door smells like warm dog piss because pet owners allow their dogs to pee right in front of the entrance, oh and my expensive mountain bike got stolen from their "secure" bike room. Crime and safety is an issue - we get notices of threats like every month. There was also that time I stepped onto my patio to see 2 police snipers in full SWAT gear 5 feet away with guns aimed at a resident's unit, with no warning or context. I went to a meeting hosted by Modera to discuss crime, what I learned - two females were attacked walking home one in broad daylight, there are drug dealers conducting transactions 20 feet from our main door, and crime in the area is on the rise. That said, maintenance guys and Stephanie are super cool, but not cool enough to pay this much AND have a subpar living experience. Good riddance Modera.

    After a long long apartment search I'm finally so pleased to called Modera Hollywood my home! This is a brand spanking new building. There's parking! A beautiful pool and jacuzzi. Stunning architecture. The gym is to die for! The place is so clean. 24 hour security who are very friendly and help me feel so safe here. And the leasing team have been so friendly, accommodating, and responsive! I'm so happy I choose to call this place home! If you're touring apartments check out The Modera Hollywood and ask for Kathy! She's been such a gem and always goes above and beyond! And my view

The building also has a really nice gym, which has been a huge plus for me. It's convenient, clean, and well-maintained. The neighbors are friendly, and the overall community feels welcoming. One of the biggest reasons I've enjoyed living here so much is because of Danny and Stephanie. They're always helpful, responsive, and truly care about the people who live here. They don't make you feel like just another tenant -- they treat you like family. Anytime something needs attention or an issue comes up, they handle it very quickly and efficiently. It's reassuring knowing management actually cares and takes action right away. I'm really grateful to call this place home and would definitely recommend it to anyone looking to live in the area.

    What can I say about the place that I lived for over three years? What an amazing experience…read more Pros - STAFF! Hands down, so amazing - Units are S P A C I O U S - Neighbors actually are kind + talk to you - Communal area pool + ranges are amazing - Staff, did I mention that already? - Walking distance to amazing food + drinks - Well maintained building Cons - Parking for guests (street parking - plenty, so not bad) The parking is not a deal-breaker for your guests. If you have two spaces and don't have two cars, you can always get them into your other space to avoid street parking. With meters and lots all over the area, what else would expect from the city life? It's safe here and frequently monitored by SouthPark officers as well. What I'll sorely miss about this place were the relationships that I built. I knew the entire staff and would wave, talk, and truly lean in with them all. Whether it was before/after work, going out for the night, or chatting, they were more than friendly. They became my community of friends. They felt like family. If you want a place that does not feel pretentious, has a community of others that say "hi" to you, and is close to the core of DTLA, come live here. It will be hard to find a staff that manages the building and secures it, then you will find it at ELLEVEN. Highly recommended, and I'll miss the southern hospitality that I received even in the heart of LA.

Cleaning staff of what I can tell might be only 2 people do a great job of handling the occasional mess. Apartments: Well maintained, appliances are pretty good, but all compact versions as the rooms themselves are pretty small. Decent amount of cabinet space, and high ceilings so if you can make use of vertical storage, you should be in good shape. Floors are concrete so while they are easy to clean, they are also very cold. Not recommended for families due to size, but couples can make due and singles will be fine as long as you don't have a lot of stuff. Amenities: - Parking is limited to 1 space per apartment which would be one of the few drawbacks but some of the neighboring streets have free parking with only 1 day where you have to move the car for street cleaning. Streets in the area are also very safe seeming.. Building has electric car charging spots also. - Gym Equipment is relatively new, good quality and kept clean. Nothing too fancy, similar to a nice hotel. Would be nice to have 1 or 2 more items but definitely adequate for a relatively small apartment complex. Also, never busy and 24 hours (although be careful after hours as I believe the person directly above can hear the noise from the gym). Two large TV's for watching games etc. - Coffee Commissary: This place is great. While it's not part of MLofts, it is in the same building and is a good place to do work. - Pet Run: This is a secure walkway where you can walk your dog. A great idea in concept but I generally walk around the block to the grass. - Laundry: 1 washer/ 1 dryer on every floor. Seems like not enough but I've only occasionally run into a situation where I had to borrow another floor's. Laundry rooms are relatively clean (as far as laundry rooms go anyway). - Common gathering areas: Firepit, common area tables and penthouse grills are all well maintained. These areas don't seem to get much use. While they are nice to have, I think it's probably because it's a bit awkward to have a gathering or to hang out in the middle of the common where you are in view of basically everyone else that lives in the complex (unless you're into that sort of thing). The penthouse grill area is more private which is nice, but again, I've never seen a gathering up there. - Wifi in lobby/gym: This seems a little spotty, but there's general cell service in the area. Staff: Julie the Property Manager and Stephanie the Assistant Community Manager are definitely a huge plus for this place. Both of them are very responsive to concerns and will go out of their way to take care of issues. They have responded to all of our maintenance requests within 24 hours. They even move all of the packages into the locked office before they leave for the weekend and put them back out in front of your mailbox to minimize the chance of theft. Residents: Generally young professionals who keep to themselves, very dog friendly.

I've lived in many apartments in my life, and it is rare to encounter a leasing specialist like Shanice - who is truly a step ahead on the details and provides such an overwhelmingly positive experience. I've had a rambling list of questions, and she has put me at ease with her patience and with each answer (via email, phone, and in-person; excellent communication). I honestly feel comfort in knowing that Shanice and Jackie are on staff at M Lofts. I can tell they care, and it makes me feel at home.

We ended up going with a unit in a different area for work convenience, but honestly we really loved the concrete floors and the view from the balcony. The place looks really well run. Perhaps in the future when our current lease is up we would think about moving here. It's really hard to find a building with management who cares and it seems like this place is well managed.

The landlord, Sabrina, is an absolute dream to have on your team. She's personable, she listens, she cares, and she will do what it takes to make you confident in your home. Her team member Alex, is so sweet and hard working. Both of them rock a smile daily, and are very easy to talk to. The building is clean, they keep the units up to date and working efficiently and effectively. I went from a 2 bedroom, to a 1 bedroom over the course of a handful of years. My partner and I at the time were the very first renters to secure a unit in the brand new built complex. It was a virtually perfect living experience for us, and then myself alone in the one bed unit. Better late than never, I HIGHLY recommend this complex as a hop-skip-jump away from Sunset Blvd and all Silver Lake and Echo Park have to offer. THANK YOU for making me feel important and completely cared for.
