The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

The roof on one my buildings had reached the point where the frequency of repairs were becoming…read more.. exponentially more frequent. So, it was time -- full roof replacement. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

Just from speaking with him, I could tell right away that he was extremely knowledgeable. He even pointed out that my roof hatch was very high quality, which gave me confidence that he really knew what he was looking at. A few days later, Bill showed up personally, walked the entire roof, and gave me a thorough assessment. A few days after that, after one full day of work, I had a pristine, repaired roof that looked fantastic. The price was very reasonable, especially considering the quality of workmanship I received. I would gladly pay it again for the peace of mind and quality of the work. He even went above and beyond and sawed off a lock the prior owner left on the hatch that we only found out when Bill attempted to open and the keys didn't work. If you need roof work done, Bill is your one-stop shop. Just call him -- you won't be disappointed.
